ive finally joined the board . So hello to all the genuine folk out there who make this forum the unique arena it is. I want to get ur valued feedback on a new project, as I heard Cyp 44 can make or break businesses here !.its regards a new project in kyrenia. Due to lack of high quality entertainment, we are going to build a type of boutique hotel / leisure centre / spa& wellness centre combination . ( non casino based only 50 rooms ) hotel aside , the facilities have a 1000 sqmetre spa /wellness centre & 3000 sqm leisure facilties on 10000sqm land. facilites will comprise of 12 lane bowling alley , games/arcades room, Food Court (with international food franchise brands signed up) a 300sq metre themed childrens playcentre, 5 bars , 2 full dining themed restaurants , Outdoor indoor pools We are talking dubai style service and state of the art finishing and equipments, International management , International architects, world renowned interior designers etc not ur usual cyprus lark

I pop up to my place there as often as possible to get away from "the service".

8 quid a pint in Dubai so go easy on "the Style".

What time scale do you have in mind and where abouts are you going to be located? Next to the Antique Bar perhaps?

hey chegs , 1) what i mean by 'dubai style service ' to clarify , is we feel that customer service is not quite upto scratch in trnc , professional management, employee training & customer service concepts are usually lacking, therefore we have brought in a dubai& austrian hospitaity managemnt team to run the place, to give a proper level of service , basically like 5 star establishments in other parts of world. Pricing will be according to trnc standards , no 8 quid pints dont worry , the location i cannot divulge exactly right now but i will in the near future, however it will be east kyrenia in a very accessable location

hi doyen ,thnx for comment , the seemingly out of proportion leisure facilities is because the main target audience is the local community serving them for 12 mnths of the year aswell as catering for tourists in the hotel facilities, the design cleverly seperates the 2 with seperate entrances , but maintains access from the hotel part. Furthermore , the 50 rooms could have been over 100 , but since the objective is to not squeeze out maximum room numbers to get a casino license , these 50 rooms will be much larger than found in other hotels in trnc , offering several residence suites , and long term stay options,

I do wish your venture the best of luck but I can’t help but feel that the attraction of the island is just that it doesn’t have any bling that you propose in the sense that entertainment has to be provided. At the present time and given tourist numbers anyway. All the “Blackpool” stuff can be had in and around the resorts on the South side and other Med’ destinations. I came to TRNC because it was the nicest place closest to Dubai that was still natural and relatively unspoiled and more or less, you know what you are getting for your buck.

If I, as a potential tourist wanted Dubai Style I would go to Dubai!

Next to The Antique would be handy though!! Nod Nod, Wink Wink.

hi cheg , let me clarify what i mean my dubai style , its to bring something of quality and proper management to the island, customer service how it should be , management how it should be , design and ambience done by professionals , also an architecture that blends into the natural beauty not a futuristic eyesore , 70 % of the land is gardens/outdoor areas , .. i myself have found a lack of quality chill out /entertainment facitlies, dont intend to create a blackpool type affair , i appreciate what you say , so are you suggesting that this type of entertainment facility will not be used by local expats and tc residents aswell as tourists its not attractive in north cyprus , pls explain , oh by th way where is antique bar ?

sounds great, but if too expensive, the ex pats wont use it, most here are already on or waiting for their pensions, as you know with the state of the economy at the moment, pensions are now worth a lot less, even here! Good luck!

The more effluent of the majority of the expat society may stick their heads in for a nosey but to meet predicted revenues I would imagine that you would need a pretty high footfall to make money. I just don’t think the numbers are there at the moment nor will be for the next 24 to 48 months. Of course, as you are well aware the "situation" that the island is dealing with at the moment is not that conducive to investments of this kind just now, in my opinion.

If it was then I would have opened a bar by now!

Locals are still very much family at home sorts and similar to Spain 35 years ago.

When the numbers start rising with the opening of the skies and the ease of access to the island then yes.

I would just bank the land and wait.

And there are loads of chill out places where the sun can be seen setting, the waves can be heard lapping and that is why I like it. I do think that the majority of the "older" clientele, myself included, like it as is.

There seems to be more negative feedback here than positive, so far. I don't think tommy13 would be proposing to spend all this money without having done his sums, so lets encourage the employment that this will bring, both during the construction phase and afterwards. There are now enough expat owned and operated companies which could also benefit from this investment so I, for one, look forward to the opportunities this will bring. A 10,000m2 complex will not detract from the TRNC as a whole, as I hardly envisage dozens of places like this opening any time soon. If the local population are to be the target market then it will have to be reasonably priced or stand empty. I congratulate tommy13 for his courage in proposing to invest what is obviously a very large sum of money in the local economy, at a very difficult time both here and in the rest of the world.

thnx for the positive feedback corby and trnx vaughan , much appreciated , yes guys the prices will not have a premium it will be affordable , staff ? well the maagement company will do reruiting and training , we will try to train as many locals to the level of quality we want but we will be bringing in exec staff from turkey dubai and europe too .... we really want international standards of service , courtesy and profesiolism , we wat to make a real difference to what we are used to hear , it means , staff motivation strategies , smiling , courteous , friendly trained staff ,, .. very few places in trnc uderstand service we find

Lets also take into account that this complex is liable to be built in a commercial/tourist area and not in a residential area. Provided it does not impinge on the night sky/neighbourhood either with laser-light shows or loud music, I really can't see how anyone could object to it.

tommy13 - good luck with your new and, may I say, ambitious venture. I understand you must have done your homework regarding this project, but having read about and heard of so many ventures here that never get off the ground, the staffing thing puzzles me a bit. I am certainly no expert on such matters, but do you foresee problems with recruitment? So many times I have heard stories about the archaic ideas they have here, e.g. jobs must be offered to TC's first (and last in some cases) and quite often given to local people (quite rightly, in many cases) whether they are qualified to do the jobs or not.



Having said that, please don't think I'm trying to put a dampener on what sounds like an exciting project, but would be interested to hear your views/experiences.

Someone said that locals wouldnt attend, how do they know, familes cant attend if there isnt anything like it in kyrenia. Bowling alleys etc sounds good to me, young and old alike. Go for it. Good luck.

Any chance of a small community theatre in there - say 500 seats? The local am-dram groups (KADS, TheatreLambousa & ChorusLambousa) are always oversubscribed. Gordon's theatre in Chateau Lambousa does sterling work, but it only seats 200, has a damn great pillar in the middle of the stage, has no proper theatrical sound and lighting systems and - to be honest - needs some fairly serious renovation work, which Gordon would be crazy to do if the hotel's closed!

Theatre is very important in the TC community too, so you could bring in local as well as expat bums to go on the seats.

Good luck with the project; anything that will help to put North Cyprus on the tourist map will be very welcome.

I think this sounds wonderful, would be interested in using the spa,leisure centre pool etc, the kids facilities and the restaurants. This is exactly what cyprus needs, although I cant see you earning that much from it. Good for us but what about for you?

thnx for positive feedback , the wiks ,,, thnx for your comment , very interesting and you are very correct, this is how it is , We have an international management comapny who will recruit and train according to meet the standards they want, Theyre an austrian firm , austrians are known to be 1st rate class in hospitality management, They will fill many roles with qualified international personel , however im a turk and its important too also create jobs locally , So we will endevour to fish out the best we can find in trnc , and train if necassary , unfortunatley turks esp, tc;s are not the world renowned in hospitality and service industries. We will do our best to find a balance , but to maintain highest possible standrads , we will have to bring in international , experienced hospitalty trained staff otherwise wont be able to maintain the quality of service we are striving for , and make a difference between us and other establishments.

thnx wicks , thx sissy , and hal , thnx so much , thats the kinda feedback im looking for , i will consider what u say , and i will contact lambousa gordon as he gave me his number , i will see if this theatre thing can be incorporated , we do have 500 sqmetre conference /hall/ ballroom facilities , mayb that could double up as theatre premesies , i will talk to gordon, also yes im aware i wont be the 1st bowling alley , but im sure we will be the most frequented as ours will be in a league of its own in terms of service , facilities , interior design etc , remeber our 12 lane bowling alley will have a food court with internatianl brand food franchises , sports bars , gaming rooms , childrens playcentre ( with 80 feet wide and 30 feet high themed castle , dragon play structure , etc ) all set in 3000 sq metres , then theres all the other facilities , 1000 sq m spa/wellness centre , conference , ballroom facilities , indoor outdoor pool , pool bars , buddha bar style restaurant ,etc

I know of a couple of places that charge that but I don't frequent with anyone rich enough to pay it.

Many places as you probably know are charging 38- 42 chips for Fosters and the like.

Bottles around 25-28 so at 5.3 to the pound that’s around the low 7 quids for pints and almost 5 quid for a cheap bottle of Corona.

I know there are slightly cheaper places but on average anywhere down Jumeriah, even now in Al Barsha, the prices have increased dramatically since the Dirham went from a healthy 7.5 down to 5.1. The Madinat bars are just as bad. All very nice places but I do doubt that that sort of theme would fit the Island just now but I do wish the venture success. A tough time to provide luxury and top service anywhere.

Red lion is Ok as are other places but still very expensive for a swift half.

I have used the Barracuda for the last six years or the home delivery service from Ajman Port.

And just to keep this on thread that’s why I commented on “Dubai Style” and mentioned prices.

Good luck to you Tommy, forward thinking, innovative and much needed, it's all in the detail, thats what makes the difference, and is sadly lacking in some establishments here. Thats as much down to training and how customer expectations are perceived as much as anything else.



From an earlier post, whilst there are a lot of pensionable people here, there are also a lot of 30's + 40's, with and without families, so there is definitely a market for your facilities. Just one thing, please don't go with any 'British' themes, offering english breakfast, karoke evenings and fish and chips, even if it is done with style!



The theatre/concert venue is a great idea.



Go for it!

Hi again Chegwin, you are right when it comes to 5.3 exchange, I hadn't really thought it through and was still thinking 7:1 exchange. I rarely go anywhere these days except Long's and occasionally Barasti but always run a tab so my apologies for the quizzing.

Completely understand the thread mention of Styles, might have to hit Longs again tomorrow for a few to keep the buddies happy, seems to be a bit of a fallic symbols only these days but its where the boys hang out and I am off to Girne on Sat for a week before heading offshore again.

People do think outside of the box and there are plenty of things other than Karaoke going on all over the TRNC. You will find everything from Classical music, Theatre, Rock Music, Live Bands, Singers etc etc. Problem is most people do not want to travel to watch/see any of it because it means that they might have to go without a drink so they can drive. Rather than go to the local, get drunk and drive home!! The reason that there is so much Karaoke is because that what the bars are asking for and believe it or not it does have a big following.

May I ask what experience you have in this field? If you were to separate each of the areas you mention i.e hotel, 5 bars, restuarants, spa, bowling alley etc. would each one make a projected profit? What market research have you conducted? Is your business plan wholey dependent on all year round patronage by locals or can it still create a profitable revenue stream during the tourist season and allow you keep on your valuable staff out of season? I totally agree with your view on the need for excellant customer service without which you will lose one of your USP's. . Have you discussed the issue of employing non local staff to assist in that with NC officials? I trust that your site is not on exchange land to enable you to attract investors and or bank loans.

to Rttci ,, I have no experience in this field , its my first project of this kind , thats why i have employed Hospitality and Hotel Consultants from Austria . Feaibilty studies firm from dubai , Architects from Usa , Branding specialists from usa , Conceptual Vision Consultants from Turkey etc etc , it has all the proper corporate trimmings behind it that almost any development has in most parts of the world , except TRNC. Thats why it will stand out from the rest and have no comparison . Dear claire , at this present moment cannot divulge where exactly due to various reasons, when the planning permit is issued then i can say. pls understand that revealing it anytime before that could undermine our efforts in some areas. I can say though East Kyrenia Region , somewhere between karakum and ArapKoy in a strategic very visible commercial location,

hiya cypwine , we have 2 projetcs , the following has begun construction http://www.ikontower.com and should be complete in 12 mnths , the Hotel/Leisure project is awaiting its building permits so construction can begin ,Hard to put a date on that but when we obtain it it should be complete in 18mnths max , however our human resources department will kick into affect 6 mnths prior to completion,

There is only 2 things needing research if you are about to build an entertainment centre and hotel complex.



1. Hotel Bed occupancy............ 25% last time I read.



2. Possible increase in buyers in the TRNC who will be staying in the hotels awaiting/looking for property................slow market and predicted to become even slower.



Does not seem the best business proposition in the current climate. But good luck anyway. At least you are not building more houses and apartments, which nobody wants, so they end up being unfinished building sites and blots on the landscape.

What is wrong with exploring every avenue for information?

I would agree that it wouldn’t be my first choice at this time with present economic uncertainties coupled with the political instability to go down the multimillion $ investment route but each to their own.

If Tommy 13 chooses to post his intentions and is serious about his venture then so what.

The overall negativity of most of the replies in my opinion would cast a doubt but hey. Maybe he knows something we don’t.

At least he has been reasonably open and quite pleasant given some of the bow shots.

Would make a great story if he turns out to be Billy Butlins grandson! Plenty of Red Coat candidates to choose from.

Another hotel we do not need ,but we could do with air conditioned shopping mail with everything under one roof.Lakeside would do.

yes ustwo , shopping mall like as you describe would work here , we almost tied up a deal , fell through , the location was perfect though , i know few people thinking about this seriously , whomsoever does it first should clean up ... im sure it will happen ...

well your anwser says it all tommy!!!!! i think people are already worried enough with there properties ie, orams, what makes you so sure your little venture will even get of the ground? sounds like to much of a risk dont you think?

Heres a tip. May I suggest that your new hotel & all seeing & dancing complex has, unlike the new furniture shop off the Girne / Lefkosia road, an access road? It appears that the shop owners simply cut a way through the dual carriageway crash barrier to enable customers to get to the shop which the authorities have closed off again.



Perhaps the furniture shop partners forgot to use international consultants or should have consulted 'the experts' on this forum as you have done?

Cypwine , im sure about my ventures and there is no risk as far as im concerned and they will be going ahead , thank you . Arbee ,,, - i have the right to discretion and dont have to answer everything im asked , im not here to prove anything , , as i said it was just a little personal market research . Cypwine and arbee you guys sound like your from the ROC and are ever so negative about trnc investments as if you dont want them to happen .........
