I have just come home from N.Cyprus last week. I cant believe how quick the apartments have come along since March. Dont think the pool will be ready in 8 weeks though. We went to look at other finished projects by Evergeen (bluebay) and that was finished really well. Athought I noticed that around the beach area people are leaving bin liners full of rubbish. Out side our Apartment there is a big drop, I was assured by the builder that there was going to be railings put there and I think that will just finish it off lovely.

I came away very happy, not only with Evergreen but also the quality of the apartment.

what block and number are you?We are block B middle.I was a bit concerned about the brick wall at the back of the property.Does it look ok?

Who are you going to use to furnish the apt.Any good contacts?

Good news you are pleased with the Park We are A5 Penthouse

Nurten has sent us photos of inside & out and everything is looking good

Large stage payment has just been requested

We were hoping for handover end of Dec as we wanted to go out for New Year

but Nurten cannot guarantee handover date

Will still go out for handover but will definately be out for Easter

Please keep us informed of any info you receive as I will also

We are in block A middle apartment. The wall has been made slightly higher at block b to cover the villas pool but it looks ok.

We went around to most places in Kyrenia and found that they do packages and we found that IPEK was the cheapest, he also does curtains. His email address is ipekdekor@yahoo.com ERAN is the man to speak to he was more than helpful. If you want to mention that it was Mark from A2 he will sort you out not before laughing to himself first!!!!

Any info on electric and other charges and have we a management company?



How long do you have to wait to get furniture delivered.We hope to go at Easter for three weeks.Stay in a hotel for one and move in for the other two.Any chance?



Other posts on this site suggest that our pool is not just for our use.Have you heard anything about this?



Sorry about all the questions but we haven't managed to get out to see the progress.Appreciate the info.

Hi Mags



Initially we will use it for Holiday Home hoping to visit as many times as we can

Not heard costs of electric yet.I believe management company is LYNX

I think furniture can be delivered quite quickly.We have friends on Crystal Bay View & theirs was delivered within days

We ordered ours from Olgun when we were out in May as we were hoping for completion September as per Contract Still hoping for completion end of year but am not holding my breath.Have booked to come out 2 weeks 4th April

but would like to go earlier

I have heard pool may be communal but dont know anything definate

If it is I dont agree to pay for pool furniture

The black bin liners are full of the rubbish from the beach. The government has a team of people going around to all the beaches to pick up the rubbish. I think the local municipality is supposed to collect the black bags.

The bin liners at CB were filled by volounteers as a couple of smaller beaches nearer to Moulos. All the beledeysi had to do was pick them up. I hear that we are now part of Esentepe as Bahceli has no facilities. This may have delayed the organisation of collection but Esentepe do seem to keep a clean town.

Yes very disappointed aswell as we have furniture lined up for the new year. I will just have to put it back. When do you intend to go out yourself? I was going to go over again in Jan sometime although I dont think there will be any point now.

We are going out Dec 27th for 2 weeks Meeting someone on site 29th to do snagging

We ordered furniture in May as completeion was hoped to be Sept then put back to Dec/Jan

We have also booked flights for Apr 04 hoping to stay in our Apt

hi mags just had e mail back from nurten we have arranged a meet for snagging to be done.asked about electric price she said they will let us know she sent some great photos of the inside of the apartment plus 3 of the outside 1 showing pool being dug.she said it would be within 4months to handover we are going to go out again in may hopefully to stay in the apartment fingers crossed.we will keep in touch c u later gary

It was just this big hole & I must say I was a bit panicky that Evergreen would get planning permission & building regs

But everything seems wonderful now

Hi everybody just returned from n. cyprus, met a guy called mustafa who did the snagging with us very helpful not much needed doing ,found things i didnt The pool is huge but only concreted at the moment.We visted evergreen offices but nurten was on holiday we spoke to a guy called irjan i think this is how you say it. He was one of the bosses also spoke to the main man he was very helpful. I asked irjan howmuch it was for fitting the meters he said 300 hundred elec meter 100 watermeter and 600 for electric connection.

I also asked about the maintenance company and charges, price 35/40 pounds per month, he said they may use a british company not sure if this is lynxx also they are now going to build a sixth block which will stand next to A block but they said this will not hold up the landscaping and such. i think they are trying to get things finished before april. I asked if the pool and so on was for cbp he said yes regarding the pool but gym and tennis shared 2 b con

Continued. But he said we may use the other pools if they use ours. We bought furniture 3 pcs suite and beds and netts from mermaid fabrics this were the best price we found location left hand side of main road going towards kyrenia the lady who owns the is denise she speaks very good english and very helpful we visited many shops and found this to be best price, this is a large shop with 3 floors, they deliver and fit all poles and curtains. Finally the weather was not so good rained for 3 days solid, but once the sun got out it was very nice, hope this helps everybody if you need to ask anything please do. Happy New Year Clayton

Just joined Cyprus 44 and noticed your post on 6/1/09. I am called Chris and buying on Crystal Bay Park (D5). Going over to NC on 6/2/09 to inspect and report any snags and see what progress there is on the pool. Surprised to learn that there is another block being built. We were over there at easter and was not told about it.

hi joall i think the prices are good as you are getting delivery and fitting, but if you are not sure check the shops out when you are there in feb.we have gone with the oven hob and hood plus 2aircon units ithought the fridge freezer was a bit steep. what we are hoping to do is put a small fridge in the opening where dishwasher should go so it keeps everything in the kitchen, we will buy this in may when we get there.

Enjoyed our Break in Cyprus I think we just missed you We also stayed in Pia Bella & arrived as you went Home

Happy with our apt but was not aware of 6th blockOur contract states this was going to be office.Mustapha& Amakan assured us handover would be end of FebHope so as wehave booked to got out again 04th April for 2 weeks

All furniture & curtains.Ordered all Bosch goods from Evergreen May08

Nurten only told us when we called to see her that they no longer use Bosch but

local Beko equivelentWould not have been happy not knowing till I moved in

Negotiated deal on costs because of this

Amakam also said 9 have cancelled on our site

Would like to think They are still included in electric costs

We are in A5 & have just returned from 2 week stay

Mustapha & Amakam both told us office was going to be built next to our block which is on contract.Only reading this site did I find out this was going to be

a further block of APTS Not happy about this as I would have thought handover would be completion of site.I dont fancy staying in Apt with Builders wondering site I have asked my Solicitor to advise on this

Hopefully we may meet some time on site

We are out again 04th April

Checked with Nurten about block 6 & she confirmed this is true & will be Apt Block I have voiced my concern as this was not on my contract

We hoped to be able to stay in Apt on next visit April but wont be happy with further building work & builders on site

I was told 9 cancellations were because of credit crunch & they have all lost 30% of cost.How do evergreen think they can sell these 9 & also new block of 5

Have asked Nurten will these 9 be included in share of electric charge

Maybe worth all Parkers checking this

I will let you know if I hear any more

hi wainy no way should this effect electric prices. the electric is already connected to the villas behind e block so all they need to do is feed it from the junction box on site to our apartments i am expecting to pay around 600 pound as qouted. also if they have been paid thirty percent of the other nine properties they are quids in.my concern would be the maitenance charges but with the money they have recieved from the other 9 properties they should cover this as a goodwill gesture for the inconviniance we are going to have from the sixth block being built .what do you think c b parkers it looks to me though an investor has pulled out rather then just individuals. gary elaine

My solicitor has said that Evergreen always intended this office to be Apt Block

Concerned it will spoil my view from roof She is checking this

Also concerned where office is now going to be situated

This new block is supposed to be finished in 2 months but we will still be able to have access to our Apt in April This info from Evergreen

All charges should be split 30 ways now

Hopefully Chris you will come back with some good news

Will keep you informed any further news from my Solicitor & Evergreen

He was impressed by the quality and Evergreen were willing to correct most of the faults which were very minor.

Also check whether the site plan and the numbering has changed since you paid a deposit....this does happen and can lead to problems re registering title deeds.

Hi all CBP,s

Just got back from TRNC, Update as we have been informed.

Apartment blocks A to E all look to be at the same stage ie. fully tiled, kitchen and bedrooms complete with fittings. We did our snagging and Mustapha from evergreen very helpful.

Spoke to Nurten she said completion in April. But new block founds are under way next to block A, restaraunt/bar, tennis courts and roads not started, swimming pool concreted and under test. So draw your own conclusion. Site foreman said approx 4 months to completion. All service charges will be divided between 30 apartments.

Have taken photos, if anyone wants, please foreward e-mail address.

Hi we are here at the moment the pool is in the same state no tiles but they have leveled the area out meet for snagging Thursday they are starting the top floor now but the resturant and gym are not started yet.We have had very heavy rain so will give the building a good test, it been like this since Feb.Its good to stay in the builbings to get an idea of how to fit it out. Will take photos.

Just returned .Pool nearly completed tiling

Trenches all round apts waiting for electric approval

New block come to a halt as they dont have a buyer Very unsightly at the moment

Air conditioning being installed whilst we were there

I am pleased with everything apart from new block

Love the area & when completed it will be lovely

Met lots of nice friendly people while we were there and all are talking about

cleaning Beach.

Blue Bay where we stayed is a very well maintained site Hope ours will be same standard

Had good meals in Hati's,Stevies & Antique all reasonably priced

He couldnt walk & all lads on site helped to carry him upstairs

Julie reckons he is ok but unfortunately he is housebound

Wainy,

I think if you check with Ami, it is still their intention to clean up the beach and build a jetty out into the water. This however needs a licence. Ami says the relevant authorities are in agreement with him on this but takes time. Perhaps the new Government might get it through ??

I would however be willing to chip in and help. Also Paul from the Management company may throw some light on this for you.

Clayton my understanding is that evergreen are doing the management of the site thenslves. Ment to ask did you get the pics , as when we got back 2 of the emails i sent never arrived. we were using 3g turkcell and ity would take an hour to send an email.

We are going out in June then 5 weeks at the end of August.

From my understanding Lynx didn't want to do the Pearl Bay And Crystal Bay, C. Park, View etc sites. My neighbour who lives on Pearl Bay with me, although he is there permanant and I am not for the time being, is running the management Co. called Trevergreen (I believe). Paul , obviously has all our interests at heart because he is living there and consequently affects him the same as us. It is only just nicely up and running and Paul tells me he will be in touch with all via e mail when your properties are nearer completion. Paul is starting to make things happen though, believe me.

I too know Paul. He is a nice bloke. I know that Paul has been given the unenviable task of getting the beach done. A JCB was sent down there a couple of weeks ago or so but was unable to do the job so they are sending an earth mover down there to scrape back the pebbles.

Can not say I agree with Lynx not wanting to manage the sites though. I have thought that if it managed internally then it is sometimes a little unhealthy as you lose the objectivity and impartiality. Lynx manages my site CBBR and I can honestly say that Alex is a good guy.

I hope that your site is getting there, ours is after a slow start.

Just to put things into perspective. we have Lynx doing the maintenance on Crystal Bay View, and after some initial problems, things are getting better all the time. I agree with elipsys, Alex is a good engineer who knows what the problems are and is keen to get them solved. The major problems we have on our site are where Evergreen are involved and we dont seem to be able to get these problems sorted. We have had a problem with our pool and jacuzzi that Evergreen have been trying to put right now for over a month and we are still no further forward.

Regarding Lynx, I was not commenting on the quality of their service and I apologise if I insinuated that by mistake. Last year that Lynx would be taking over the Management of our site (Pearl Bay) and that they would be in touch with us. Then a couple of Months ago Paul informed me of this new Company that he was running and because it is "inhouse" , our interests would be well looked after. I don't beleve impartiallity would make any difference but thats my personal view.

I am glad that you are happy with Lynx, its nice to hear someone singing praises on here instead of slagging people off. Look forward to meeting you all at some stage.

Hello there. Hey no offence taken at Lynx not delivering quality of service or anything. It is always best to get along with everyone and I like Paul in Pearl, as I said, he is a really nice bloke. He picked me and the parents up from Larnaca once and I like to think that since then we have remained good friends. He is lousy at emailing me though - lol - so if you read this Paul - pull your finger out!!

I like Lynx though. I think Alex is on the ball and Jackie is a nice lady. There will always be the 'wish' that we get emails/replies back quicker, but I guess that is the same with any site or issue.

This forum sometimes does get a little negative in its comments about service delivery sometimes but I have always tried to get on with everyone. I agree with you if it is being run 'inhouse' then it may well be the best thing. I genuinly hope that everything goes ok.

I am over at end of May on CBBR.

If so there are sheets & towels No one comes into clean

Only thing there were no curtains downstairs.You get used to it after a while

Need to take an adapter as all sockets 3 prong but kettle 2 prong.

Also take a hairdryer if you need to use one Most important cork screw & bottle opener

Crockery & cutlery supplied

Pool with Sun Loungers open also gym open for use

There was no pool bar on site we were staying

Pop-In bar not far They show most football games

We are hoping to hear some news this week if we can take possession on our trip early June

Enjoy your Hol & hope you are pleased with your Apt

Its along way to walk are you hiring a car you will need one, it 10 15min by car when we were out they closed about 9.30 ish but its now the summer season they may be later..

Hi all,

we just got back from TRNC on Wed.Weather great for first two weeks but became windy and cloudy and cold at night so take a jumper if you are going soon.

CBP is nowhere ready.The pool is tiled and they were laying the tiles round it when we left.The extra block is at a standatill but the tennis court is finished.Its massive.A waste of space.I think they have their priorities wrong somewhere.The local kids use the one on Blue Bay for football.

The partitions are not done but Nurten gave us keys to apts at Blue Bay to let us see the finished job.We saw examples of all the options and all are good.

The road in is not done so watch your car.

The pool is amazing great size but we will have to share it with all the other Evergreen sites so it is not as private as we first thought.We also have to share the tennis court so our little development might become quite noisy.Its a pity cause the place is lovely and private at the moment.

The build quality is very good and we couldn't fault it.

Taxis are very expensive and all local restaurants are not within walking distance.The nearest one is the Moulis a lovely place for a drink or a meal.

Simon the guy who had a stroke at Blue Bay is slowly recovering but he and his partner Julie need help with shopping so if anyone is staying on BB please help.They are getting married in Aug all being well.

I think I've covered most things.Get back to me if I can help with anything.

Overall I think everyone will be pleased with the site,we were but who knows when it will be finished.

We bought a bottle opener for the Evergreen BB apt so no need to take one.

Our lawyer suggested making the final payment to her and not straight to Evergreen to make sure all the snagging etc is done.

Nice to be back.

hi mags glad you had a good time.we are going on the16 may for 2weeks so will give them a lift with their shopping.mags i dont think any of us will pay the final payment till site is fully completed so keep it in your own bank.we will check on all apartments while we are there.we have a meeting with mustafa on monday to make sure all the snagging we looked at over christmas has been completed.cant wait for a bit of sun.we will update everybody when we get back.as any body got any questions they would like us to ask evergreen.

so therefore no compensation will be paid.Not sure i believe it is all down to Electric I think it is something to do with new build which I personnally think has ruined the site

The same things that are happening to you ie , the promises etc happened to us over the road. We have now decided to still go over in June as Evergreen are letting us have apt on Crystal Bay View

Still very disappointed but if we cancelled we would have lost our flight costs

We are out 03rd June for 3 weeks If you are staying on Blue Bay we will hopefully catch up

Miracles do happen Not sure about Cyprus though

If you think 3/4 weeks before we go & 3 weeks there we may see some progress

We have also booked flights for Sept. Surely site should be finished by then

Hi all,

the tennis court is enormous.It would have been the ideal spot to put the gym and pool bar but they're going down at the bottom end near where the cars will be parked.There are three lovely palm trees next to Eblock and I hope they don't cut them down to put up thee structures.

The pool is the biggest in the area and both it and the court look ok but you could probably get another block on the court its so big.

We hope to go again in Oct but I'm reluctant to book flights as our three weeks in May was supposed to see us settled in the apt.Well you live and learn.One day!!!!!!

not sure where its situated but thought it would have been better to build the unfinished block there.then it wouldnt of blocked anybody,s views.i presume its at the top end of the site.heard on the grapevine there is a 5 a side compo being held there for the whole of north cyprus.and the swimming pools being used to clean their boots off.lets just hope the management company will keep an eye on it when there is nobody there.i no we are not in britain but seems like a good hang out to me.

when we were there at christmas i asked mustafa where the bar and gym were going and he smiled and pointed next to e block.i dont think the bar will ever be open, not enough people there at any one time.cant make out where the cars are going to go,we are all suppose to get one space each thats thirty cars cant see where the space is.also hope they dont cut the palm tree,s down nice feature as you enter the site.i will ask mustafa when we are out there.

I know that we have debated the issue of 'inhouse management or not' but I just wanted to post something a friend of mine wrote on her recent return from CBBR. Her words say it all.



".......I was very pleasantly surprised when I arrived as the site is definitely taking good shape and is been kept nice and clean by Lynx. Alex has been an absolute marvel especially at the beginning of my stay when water and the boiler were the main issues. However through much trial, error and I must admit some tears the water and boiler now appears to be pretty much stable.I had reported no problems within the last eight days of my stay and if whilst you are there you have problems the best people to call is definitely Alex (Lynx) or Mustafa (Evergreen) The water is usually back on within a couple of hours after a phone call."



Nope I dont work for Lynx nor Evergreen. I just like a bit of positive new for a change.

A positive post and I agree with your friend.We stayed on Blue Bay and any problems were dealt with promptly by Lynx but I have heard that other sites pay less and get good service.I can't remember the name of the company but I don't think we have a choice as Evergreen give Lynx the contract for the first year.

I feel the fees are a bit steep but maybe I'm wrong.

My father has a place on BBV.



It is a well drawn out argument about why we ended up with Lynx etc etc. I have heard so many stories and accounts of why and whether people want to stay with Lynx etc etc. My own view is that they have took on sites that have had a lot of problems arising from the construction stage. I think that they took on a lot. It can not have been easy having to deal with Evergreen at times but ..... BBV is now a very nice site and is a testament to the builders, the management company and the Residents Committee that has been formed. If people work together it is amazing what can be achieved and I have always tried to promote cooperation amongst the groups.



I think that Lynx have definately been the right company to take the site on at year 1. If that changes at a later date then people can vote with their feet (albeit it takes a year to vote them out). Sometimes you get what you pay for, you know what I mean?

hi everybody

just got back this morning.the pool is now finished,the pumps have been installed,evergreen cant do anymore work till kibtec have been to pass the electric.asked nurten when they were coming she said last week,went down to site everyday but seen only the builders painting the tennis courts which are now complete.the pool looks fantastic.spoke to paul and his wife in there garden who gave us a drink,paul will be running the maitenance and has a lot of good ideas,he also lives on the site in one of the villas so it is in his own interest to make the area look nice.he will be getting in touch with everyone once the site is near completion.once kibtec have been it should take between 4,to 6 weeks to finish.paul works for trevor green,so evergreen are keeping the maitenance contract for their selves.it will be 50 pound per month plus 400 pound contingese fund.excuse the spelling.the maintenance will be some of the villas and ourselves possibly arou.nd 50 of us

forgot to mention nothing will be happening with the new block till they have buyers.the gym is next door apartment to us.this is only a temporary measure.bloody hope so anyway.they will possibly build the communial building in the winter months.it is going near the palm trees about 6 metres from e block.the car parking is going along the side of the road leading up to the site.fridges and washers were in the apartments plus the aircon was fitted downstairs but not upstairs,they were waiting on delivery of the small ones.

I guess everyone has received at CBP update from Nurten. Is it us or is everyone surprised/shocked at the cost of Electric, Water & Sewerage connection costs £2,500?. Friends on Crystal Bay Marina had their costs capped at £500.00, we are asking Nurten for a breakdown of the costs.

Surprised that the restaurant/bar will not be completed until 2010 - also whats happening to the extra apartment block is this to be finished or left as a shell - looking like a building site? Has anyone heard anything would be grateful for any info.

the extra block is staying as it his,they have no buyers for it.also asked nurten for a breakdown,the price is scandilous considering there are already villas on site that are connected.i think we are paying for the empty apartments.we all need to do something about this,sorry i set eyes on the money pit.hope evergreen you read this well pissed of.and ripped of.think you need to be getting the communial building soughted out and the gym should go where its meant to be.the price you are charging is day light robbery 2500 for connection charges.,where you connecting us from turkey.

going to wait for the breakdown before i e mail nurten.we cant do anything legally but i will let them know how we feel.what gets me they want to charge us extortinate prices,then leave the site unfinished till it suits them.didnt buy a apartment to have the gym put in the apartment next to us.willing to put up with this but then they kick you in the teeth with these prices.i will be looking for conpensation if they leave the gym where it is.thats not in the legal documents.

our apartment was left open all day for anyone to go in. the place is a mess so i will want that cleaning by evergreen before we move furniture in it.

mags, That sounds like the final payment for your property, you still have to pay for electric connection.

If it is of any interest to you at CBP, we, the owners on Crystal bay View are still waiting for our gym to be built, and we took posession of our properties over 12 months ago! The equipment is still situated in an unsold apartment.

Good luck, the fun hasn't started yet!!!

Just looked at 7v this is our final payment. 7e says we agree to pay our share of the costs associated with the connection and supply of electricity, water and telephone including meter deposits and sewage taxes/charges - no mention of amount. Is anyone going out early July or thereabout and can check if all infrastructure is complete, we all need to know if complete before we pay anything. Think we are being taken for a ride!!!!!!

Hi people we are out here at the moment and the channels for the electricity water and sewage are covered up now the electricity company have signed it off. Most of the stairs are complete and the walkways around the back of the properties A to D Blocks are complete sorry Gary and Elaine but your block is next from what I gather. People our little dream in paradise is coming together very nicely not very far now. I believe there are a few of us going out in Sept when we are out then all the wait and anguish will be all worth it. We all picked wisely, meet Libby and Les and if the rest of you are half as nice and funny as them well what a community we have.

sounds like you had a great time.did you find out about the extortinate price they are trying to charge us for connections,do you think it will be finished by the end of july.gave up worrying about e block there not even finishing the stone wall that goes around the complex,being finished in chicken wire.i believe we can pay the maitenance charges monthly,with one month in front.sounds a good idea to me.

I agree Lynx are a reputable Company. I have 3 apartments ion different sites in the Lapta area and one of these is on a site that Lynx manage. This is by far the best maintained site of the three. On the others we have a different maintenance company who are ok but not up to Lunx's standard and on the third residents are trying to maintain it and are struggling. Lynx are improving all of the time and are assisting us with getting some of the building faults put right that haven't been successfully cleared up by the builder. They have a professional staff and are also spending a lot of time and making a big effort at getting everybody to contribute to the running costs of the site which as I am sure anybody who is involved in this service is only to aware is not an easy task in itself. Well done to Jackie, Alex and the rest of the team. If anybody is genuinely interested in visiting our site to see what their service is like I am only to happy to show them around our site.

Thank you for your positive feedbacks. Without the support of the Committees/Homeowners it would be difficult for us to achieve that level of service. Ref msg 120-121 and subsequent messages we wish to clarify the following: Lynx successfully manages several Evergreen sites (Crystal Bay View, Blue Bay Village, Crystal Bay Beach Resort..)During the initial period it was a challenge for Lynx but now in our 2nd year of maintenance we have transformed these sites into well-run communities. Many people have subsequently questioned why Lynx is not involved in Crystal Bay Marina and Pearl Bay Villas. We would like to make it clear that Lynx has been instructed early on that Evergreen will manage the projects for the first year in order to deliver a mature, operational development. We can understand this and agree that it may give the developer more leverage over the contractors to iron out any snags. We however look forward to the prospect of assisting and working with you in the future. Lynx
