Holiday Homes from Hell, which is shown tonight on ITV.

The 2 uncompleted houses in the front row do not belong to any of the 7 UK buyers - they belong to the landowner Hasan Sungur

5 Years in November since these people have waited for their home. Cafer Yucelgazi is the Constructor and Hasan Sungur is the Landowner - Both have recently been in court regarding this matter and still nothing is done.

All 7 British buyers have paid their full staged payments except the last one which is due to take place when the property is handed over. One client paid extra in order to get the job done.

The Land is owned by Hasan Sungur

Who had a contract with the builder Cafer Yucelgazi- an unregistered builder (but did not sign the buyers contracts).

The houses were built on land with no build permit

They paid for Electricity Transfoer - which never appeared.......

What next

Hasan Sungur had a separate Contract with Constructor, his was for villas in return for the land. As Hildy, and the rest of them, the Constructor has not finished his villas, so he too is a victim. I have been told that he has offered the land to the victims for £20,000 each, interest free and they can take as long as they like to pay.



Terrible situation for them, but not hopeless, if they own the land, they would be a step ahead.

I buy a house in TRNC and loose my house in the UK ro pay for it and am left with a Crumbling house in which is on Hasan Sungur's land and 'HE' is the VICTIM???????

Now tell Kuluxiz (can't spell it) 5 that the Bank is the VICTIM!!!!!!! because they put their money good faith builder and the builder let the Bank down

Come On!!!!!!!!!

They have had a chance to live in their houses, and I understand Paultine Reade has received money for her bother, the Incesu buyers have got nothing. I agree with one thing if you think that Hasan Sungur is the victim the you are MISUNDERSTOOD.......... I wonder why?????

As you know Catherine, I am Pauline Read and I am from Kulaksiz 5 and I did win the Breach of Contract

case and I AM STILL WAITING FOR THE MONEY. This is the reason I am now part of the K5 ongoing case and the ECHR case. Clearly you know very little about the K5 case or you wouldn't write such nonsense. I hate the Bank and have been arrested on their instructions. As for having received money, you are delusional, I have never received one penny from anyone and I rather suspect you know that but because you have no other ammunition you are resorting to making things up. Deliberate lies are libel.



I have now met Mr Sungur, a week ago, not to interview him.



Catherine, why would I cut and paste 4 lines, I am a Luddite and not good at any of those things.



I trust no-one and that includes you.



I know after the court case you and Hasan Sungur agreed to work together and shook hands on it. If £20,000 is crap, why is there something for me to find out that goes with it

Have you ever thought that people are responding to your posts because you really are coming across as a sitting duck? Your arrogance and complete refusal to take constructive information and learn from it is worrying. You wish only for "positive" posts and belittle everyone who attempts to share their experience with you. Decent folks who do not want what happened to them to happen to you.



Living in the TRNC may be a happy time in your life. However it will be marred if you don't have a house, spend most of your time in your advocates or the court and end up not just paying for your unbuilt house but all the builders debts too.



If you are as enlightened as you say and know of a safe way to purchase, then please feel free to share this with us all. Guessing that people have not done their homework and gambling on the fact that "some" have bought without problems is hardly reassuring.



By the way, more property problems now than during the boom.

Well i plan to rent for six months,that will give me plenty of time to make sure all is okay if i feel there is a danger i will not risk it,but it is a fact that most people buy without problems,if i do buy and i get stitched up i will blame myself.



I undersatnd what your saying but im fairly certain ill be fine,i will leave no stone unturned,Its my decision my choice and if it all goes pair shaped,i will have to live with it.



I have had so much great advice on this forum about so many matters and thankfully most people are very happy and have not had to many problems with there purchase,i have also been told of the pitfalls as well.



I would never buy off plan anyway anywhere.



I would like to thank you all for the information over the last few weeks,good and bad,and i look forward to very happy times in the beautifull trnc.

The only thing to remember stelee77 is if and when you do decide to buy is to only buy something that as already been fully constructed with all services already in place and that the person you are buying of as the kocan with both the property and the land its built on in their name.



If you follow the above you wont go far wrong because you will have bypassed the stage when the majority of the problems occur.

You sound as if you have done your homework - we thought we had too.

However, we did not think of renting first - I wish we had. I think you are doing the right thing by renting first. However, don't judge too quickly, we lived in one area and were glad to get our of it. We now live in another area and we love it. We are living in rented property and wished we had rented here and never bought the house. We could have rented here for 30y ears for the price we paid for the house and left our capital in the bank and earned interest. Now we have nothing. We love TRNC and enjoy our lives here. We brought one dog and now have 3 (2 were abandoned KAR dogs who had had 16 puppies between them). We also acquired 3 cats who come to us for food - 2 like to be stroked the other one just wants feeding and knows how to yell for his dinner.

Life is what you make of it anywhere and I am sure it all goes to plan for you, you will enjoy living here too.

Most are renting in the TRNC. One of the important points made was that even though they had paid in full they were not the legal owners. Would you feel safe living in that villa, even if finished off?

That programe proves off plan is risky anywhere.

I watched the programme and I think that the 'overiding' impression that viewers will be left with is that the problem has arisen because of a dispute over how much money is left to be paid.

The main argument as we 'know' and 'understand' it - that, the 'law' and 'system' that allows this to happen is at fault - didn't come across at all.

Apparently the programme has just been screened - feedback I've had is that (for once) the political situation didn't figure at all and the usual 'Homes from Hell' tripe that all properties belonged to GCs and all were subject to demolition and all were sold illegally etc etc were avoided.



It was simply a story of a very unfortunate couple whose promises from a builder / developer had not been fulfilled which seems to echo a number of stories that can be found across the Mediterranean (and indeed in UK).



Very unfortunate for the couple (and I do hope it works out for them) but refreshing not to have all TRNC property experiences tarred with the same pre and post 1974 brush.

Catherine, I do hope things work out for you. I think there is hope for you if you negotiate with Mr Sungur. If the K5 landowner had been cheated by the builder I would have expected to have had to pay something for the land even though the purchase price included it, that was not our case. No landowner is going to hand over his land for nothing. At the time the landower had a separate Contract with the builder it was allowed and the law here, as we have found to our cost, is not retrospective. You have had your 15 minutesof fame and now you need to talk iwith Sungur.



So far Catherine, the rumour mill has had me sell my villa before the auction for £220,000 (C44 ) received the award of £120,000, a TC paper said I had two villas with pools in the south - ALL OF WHICH IS UNTRUE. The true situation is, I have no villa now along with Eva McCluskey and no money for it. At least the rest of K5 still have their villas.

It would be unfair to name the Estate Agent as the properties would have been marketed by many of them. The Estate Agent only INTRODUCES buyers to sellers, all contracts signed only ever mention the buyer and seller; so the only arguments that can take place are between the buyer and seller about what the contracts mean. The only other contract that exisits is between the seller and the estate agent.

The Villa is beautiful and the setting is perfect.

The villas were expensive when purchased as they were also reduce from £95k to £87k to draw sales. They are small compared to the villas we have lived in although it does have 3 bedrooms. The kitchen is tiny, but we had that exteneded. We paid extra for other items to be installed ie central heating, silver white goods, etc. The villa has very small gardens. So the cost of the villas was comparable with others at around the same prices/size etc.

Our Estate Agent has been excellent. She has been a fantastic support throughout the 5 years we have been trying to sort this out. We would have been a lot worse off if we had not had her help, guidance and support throughout. She has worked tirelessly with us and attended meetings, sent emails, contacted people etc when her part of the arrangement was already completed and she had no legal responsibility to take the matter any further, as stated above by Timothy Cadman.

Whilst I am very sorry for all the people who are having issues with property, developers and all sort of other issues, some of which were aired on last nighst on holiday homes from hell, surely the bashers of TRNC could not of failed to notice the deplorable issue that is going on right under our noses in the wonderful UK, I am talking about the issue of squaters and the fact that the law has no powers against this and it costs owners thousands of pounds in legal fees.

As previously said there are all sorts of issues in many countries not just TRNC.

At least the UK government are putting forward a Bill today to make squatting illegal. What measures are the TRNC government doing to overcome the problems in the TRNC?

We trusted an advocate and he dropped us right in it.

Now we have and advoate who we trust - I only wish I had known him then, but he was in the UK studying law and working in a Solicitors office in the UK.

Msg 65 , there was very little mention of Cyprus

or disputed land

it was more like he/she did not pay on either side

I watched the programme

no mention of the seller or estate agent

no real warning of buying in Cyprus

the land is 'exchange' land

the builder is now claiming that he is owed for extra's:

- Concrete and metal to builder the swimming pool - included in sale and not finished

- Conrete and metal to build a retaining wall - not built which is why we have the mountain moving down

- Tiles for the floors etc - included incontract

- Tiles on terraces and exteranl areas - not finished (there was not concrete under the terrace which is why is washed away.

In total he is claiming these extras come to £44k plus interest with the £8k we owe (when the property is completed) he is claiming £67k for a house which originally cost £87k. There is not roads, infrastructure, build permit, water, electric etc.

Cafer Yucelgazi's sums just do not add up - just as his buildings do not add up
