Hi were in block G. According to our contract our property should have been completed on 8th April, but no where near. Have flights booked for 3 weeks in August, keeping my fingers crossed it'll be ready for then.

Out of interest has anyone raised the issue with the developers about Phase 2? It appears the expectation is that the additional 5 blocks in phase 2 will share the 1 pool, but my contract quite clearly states that the pool is for 6 blocks only. I've tried to raise this with both the developer and the solicitor but getting no where.

Hi Trish

I was not aware of the pool situation but thanks for the info. Looks like we've all been given different info.

It's probably a good idea if we all keep in touch as we're all in the same boat !!

Hi Winter and Trish

Our contract of sale states that the developers are building 6 blocks, each with 6 appartments and with 1 communal swimming pool. We raised the question with Unwins at the time of purchasing the appartment about who would use the pool and we were told only residents of the 6 blocks facing the pool will.

Incidentally, have you had regular updates from the developers/estate agents? We last heard from them in Feb. Have had no reply to our emails of late.

Hi Lotus and Trish

I purchased direct from the developers and the last email I had was at the beginning of March when they were requesting the latest stage payment. Before I sent money I requested photos to show what had been done and sure enough the kitchen etc had been fitted.

I've got some relatives who are going out in mid May and they have purchased from these guys before. Their going to keep an eye on progress for me.

Will keep you guys updated if you like.

Hi Lotus, Trish and Winter,

We have purchased in block L (I am in touch with Winter via e-mail so he knows all about our situation). We were told by Ahmet that we could stay in our apartment at the end of March. When we got there it was obviously not finished so had to find a hotel to stay in! (not much fun with 2 young children!). Ahmet could not defend himself as to why he let us travel there as he had assured us that we could stay in our apartment - the bathroom was not even in! He has now told me that our phase 1 will be complete in a month which I very much doubt as the pool is not even dug out and the whole site is still a mess. I have spoken to my solicitor who now thinks we should serve notice on Ahmet to receive compensation as we also should have completed a few weeks ago. We too are going our for 3 weeks in August which Ahmet is aware of and again said it should not be a problem!

Would be great to hear what others are doing about the situation, and, as I have just informed Winter, I too am concerned about the size of the pool as 66 apartments will apparently now share it?

Sorry Simbas, even though from Swansea speak no welsh at all!!

Cheers Billbob

Hiya

So glad I found this site - I really think we need to get together. Have tried to raise the issue of the pool with the developer for the last 12 months, but got no where. I even witheld my last payment, but ended up in a slanging match, where he accused me of not paying cos I couldn't afford it! Needless to say I told him not to contact me directly after that. I have asked my solicitor to sort it out and also to request compensation, but they are useless. They definitely seem to be on the side of the developer even though we're paying them. Perhaps if we appraoch them together it may help - which solicitors are you with. We're with Munir Akil.

Hi Winter, Billbob and Trish

Unwins informed us on 6th Feb. that floor and windows would be fitted in 2-3 weeks there after! Has anybody had further progress on these instillations apart from Winter's kitchen, etc.?

Email to both Unwins and Ahmet a week ago has not received a reponse. With all our concerns, not surprising!!! Munir Akil is also our solicitor.

Winter, any update would be much appreciated as we're planning to fly out but, when?

Hi Lotus,

When we were at the site at the end of March most of the 2 bedded apartments were fitted with kitchens, inner doors etc, but I have to say most of the 3 beds were not. We looked around a few with Ahmet just to see if there was much difference in size. I wish I could remember your block more, but what I would say is they were slightly behind the stage of the 2 beds. We made our payment for windows etc at the begining of March.

We were told that he is also working from the top down so our block being the one at the far end should be completed first.

I agree it is very hard to get hold of Ahmet or Unwins via e-mail, but after my husbands furious visit to both offices in March I am hoping they will stay in touch more!

Thanks Billbob. Quite reassuring that we're not alone in experiencing this difficulties with the developers. Ours is the 3rd block and 1st 3 bedded apartment from yours.

We won't be surprised if your apartment will be completed before ours because there were a lot more of activities going on your end when we visited last June. Besides, we were told to expect completion from 12-15 months. So, given the maximum time, they have another 5 months to play with and hopefully will deliver as planned!!

We have 3 appartments in the last two blocks (us and two friends) we also went in March and were told it would be ready. We have friends who have bought in Alsansac and they said you cant rely on completion dates, you have to go with the flow. They got no where with claims for compensation and were told if it went to court it may take 5 years and you would not be allowed in your appartment whilst this went on. We were impresed with the appartments in lapta and as stated the ground work had not been started. We have been told now that completion will be in september but you have to keep in mind that you may have to organise and pay for water and electric meters and this takes time. We are hoping that Gilgamis will sort it but this may not happen.

Ouir friend had to pay £400.00 for water meter and connection and another had to pay £2000.00 for electric on the Kafali site in Alsansac. so lets hope?

Hi ebbern5,

Which block do you say you and your friends are in? We are block L. I don't know if you have been sent any recent photo's from Ahmet at Gilgamis, but some of the blocks have now been painted and progress is being made. He assures us that we can stay in the apartment in August. If you look at the "Gilgamis Construction" site on the internet and scroll down it has some new photo's of the whole development.

Cheers

our friends (jonnie P) and ourselves have the two penthouses in the furthest block from entrance and another has one penthouse in the adjoining block.

they are all two bedroom.

Hi ebber5 and Jonniep,

As Winter has stated above there are already 4 of us that are now in touch via e-mail, myself, winter, trishybabe100, and lotus, so its good to get another 3 on board! I'm sure it will help when it comes to agreeing maintenance charges etc?! You are in the same block as us if you are the end block. We are the apartment below you, on the right looking at the apartments.

Next time I e-mail the group with any developments I will include you both.

Cheers

Would be great if you could take some photo's next week as we are holidaying out there in 5 weeks! I am interested to see if the pool and park area has been started for the children!

There are reputable lawyers and builders/developers here but the bad ones are pulling the good ones down with them. If the Specific Performance Law was changed and the KDV was payable direct to the tax office, then it is a win-win situation for everyone. The buyer gets their title deeds, the tax office and government get their money and the developers deliver what they contractually promised.

There are not enough signatures on the petition. If people are worried, they can sign the petition anonymously. People also have to consider what will happen if their vendor dies without transferring the title to the buyer. In this case the property will become part of the estate and will be dealt with by probate. This can cause even more problems and headaches for people, especially if the vendor has debts.

Without a change in this law, it means you cannot take action against your vendor to compel them to transfer the title deeds to you. Thus some unscrupulous developers are not adhering to their side of the contract and are not willing to transfer the deeds to the buyers, using this a leveridge to extract extra funds from purchasers.

Please see this weeks edition of Cyprus Today (June 21-27), who are covering this very important issue. http://www.hbpg-trnc.net/documents/Press/CT210608_SP_petition.html

The petition was started some time ago by Ismet Ustuner, a very helpful and knowledgeable member of this board where legal matters are concerned. The petition is backed by the HBPG.

This is the link to the petition:

Hi Trish,

We purchased all our furniture back in March from Homefront in Alcansak, and with the apartment not being ready when they tried to deliver they have been excellent in storing it all for me. The quality and service is second to none and pretty much anything you require can be made up for you. If anyone does visit speak to Ebru and say Ruth recomended you. I would like her to know how grateful I am for all their help over the last few months.

Hi,

I don't know if you are able to e-mail me the photo's? if so would you please to ruthharris@ntlworld.com. I'm afraid I don't know either how to put them on this site? We are supposed to be staying in our apartment in 3 weeks time, but it's going to be hit or miss! - Ahmet still promises it will be finished in time, but as far as I am aware we still have no bathroom and the kitchen has not be tiled / sockets fitted. If you have any further information about the 2 beds I would be most grateful! (I believe we are the apartment under you). All our windows and doors were fitted a while ago? Many thanks.

hi bilbob

we came back last week with ebbern5, the place is like beirut, there is no way you can stay there . we met builder and were told that all would be well in 8 weeks , we said we are booking flight and he said that he would pay for hotel if they were not ready ( Thats in six weeks time so how confident is he? )

ebbern5 said he will email you photos.

Many thanks Johnny. I am glad you have put us straight as again two days ago Ahmet said it would be ready for us (not sure what planet he is living on!!) He did also mention about paying for a hotel so I am going to get back in touch with him about that. I have had a few quotes, and as we are there for 3 weeks it is not going to be cheap!, I am wondering how much he is prepared to pay and how I actually get the money off him!?

Thanks again, Ruth.

Hi All.

I will be really interested in how you get on with Ahmet with regards paying for your accommodation. As some of you know, we should have been out there for 3 weeks in August too, but postponed our flights as we weren't confident that the apartments would be ready. We are intending a visit in Sept/Oct and will also press Ahmet into paying for our accommodation, if the apartments aren't ready. If any of you has any recent photos, I would be greateful, if you could email them to me.

Thanks, Trishx

Hi all, I know someone who purchased a house from Ahmet 4 years ago and it was not finished on time (surprise), despite him saying it would be. They stayed at the ship whilst they waited and had to pay for the room at the time, but he then deducted it from their final payment. He also paid for their goods to be stored. They've been in the house nearly 3 years now and are really pleased with everything. I think he's a bit slow but he does seem to get there in the end. Good luck!

not much going on, the sit has started to be tidied up and walls built around the large drain on border with rose garden, I think they are waiting for more money to come in off of new blocks and excisting customers so they can proceed.

we will get there in end but dont count on staying there in near future

Hi ebbern 5

We hoped to fly out end of September with view to assess progress on our 3 bedroom apartment. However, reading through your notes, it explains why Ahmet and Lyndon haven't replied to our emails of late. They couldn't possibly meet the deadline of 3 extra months from June!

Could you tell us please if you noticed windows or doors have been installed on the 4th block (H) from the far left. On Gilgamis site, the outside walls don't even appear to be painted, but the 2 bedrooms are.

Thanks

Further to my post 40, it transpires that as part of the build on those houses, enclosed balconies were meant to be built. Ahmet said that they had to be finished/done after the deeds were issued (something to do with the m2 size of the house on the land or something), but now this is the case, he is refusing to do the balconies and complete the properties. This is despite them being on all the plans, contracts etc. Apparently he does not have the funds to do these, so beware I think....

Hi All

I have just had an email and pictures of our apt from Ahmet. Could be something to do with him now wanting our next payment!?!?! I will forward on the pictures, to you all. Ahmet has said that the apts will be finished in 4 months............anyone wanting to take a bet?!?!?!

We're in block G, apt no.2. From the pictures it appears that block H are still awaiting windows. I suspect that this may be to do with the no. of apts sold in each block.

I have also found another forum for TRNC, where I requested photos of our development from the members. See the link below.

http://www.phpbb88.com/northerncyprus/viewtopic.php?t=13222&mforum=northerncyprus

For those of you who cannot or don't want to register the guy has said that he couldn't get onto the site as it's a hive of activity - pretty impreessive in those temperatures I'd say!!!. He took one picture from the road and you can see they are starting on those phase 2 blocks nearer the road.

Anyone else out there got any news?

Hi all

can anyone join[even a Yorkie?] We were out last week and are purchasing j2 a 2 bed apt.

we visited the site 3 times in the week and the most we saw were 3 guys on site .

no start to roads or pool but a jcb was parked up [fairly new one at that].

Jkl were almost complete apart from snagging and bathroom fittings and final clean.

We were led to believe that all 66apts would share the pool.

Has anyone had the 1/66part of the deed registered yet or am I just dreaming ?

Hi Bazpropper,

Yes believe most of us have registered either through solicitors or whilst out there. The jcb has been there for months and months, if your lucky you will see it started up once in a while!! We are all slightly concerned about the pool situation aswell, but true, we will apparently all share one. Block L was almost complete when we were last out there in August, but our block G is a far behind.

Hi Billbob

Thanks for that, reassuring to know several have registered .

I worked in Iran and Saudi and most work got done in the winter due to cooler weather and lack of alternative work .Hope the same applies in Cyprus .

Hi All

Welcome Baz - we're from the same neck of the woods - "Yorkie"!

I have an appointment with our soliitor next week, and one of the things I want to discuss is the pool issue. Our contract quite clearly states the pool is for 36 apartments, although contracts in TRNC don't appear to be worth the paper they are written on - compensation for delayed completion springs to mind!

Will keep you all posted and I will take as many pictures as the camera will allow.

Hi all.

Arrived back 10 days ago, but it's taken me this long to pluck up the courage to add a post. Not good news I'm afraid. Ahmet has now informed me that the development will be another year!! So I've bought my furniture and forked out my hard earned cash, 12 months early for nowt!...

As for the solicitor, it appears...surprise, surprise, that the contracts not worth the paper it's written on. To cut a very long story short our only option is to take the developer to court (re: compesation and pool) - which is likely to be very time consuming and costly - so not an option really.

On a more positive note, when I visited recently I stayed at the Almond Village - I can highly recommend it. Had a fab time and still have no regrets about buying in TRNC, just the length of time it's taking.................still it'll be worth it in the end!

Hi all,

Anyone have any further news on Gilgamis Construction, Rose Garden or Ahmet!? Don't seem to be having any luck getting in touch with him. Out there in April and looking at staying elsewhere.

Hi Johnny,

I have now had a response from Ahmet and my solicitor who informs me that we will complete on our 3 bed apartment at the end of April - I am not holding my breath though judging by the photo's. Nothing much has changed as far as I can see from when we were there last August. Ahmet assures me though that all the electric and underground sewerage works are now in place and things are moving. We are out there from 6th April staying elsewhere and plan to get more info then. I was myself getting very worried at the beginning of the year but feel slightly more relaxed after finally getting in touch with Ahmet.

Cheers

Hi Guys,

After chasing Unwins I have now got a Schedule of Works which they compiled with Ahmet last month regarding completion of the site. It states that the 2 beds are to be complete in approx 1 month, the three beds 2 months, the pool dug and complete in 3-4 months and the whole site complete, along with landscaping etc in a maximum of 6 months. Whether this will happen who knows!, but has anyone else heard the same from Gilgamis or Unwins?

Cheers Ruth

Hi All

I've had the same info as Bilbob, from Unwins. Development completed in 6 months. Needless to say I won't be booking any flights just yet, but at least things seem to be progressing.

Dear all

Has anybody invoked the compensation payment which is applicable after 12 months from date of signing the contract (this is normally £250/calendar month payable by the vendor to the purchaser)?

At the current rate of progress, this would mean in our case, probably 2 years compensation and could quite well exceed the final stage payment. If this was not taken into account, at an earlier stage, it may well be difficult to rely on the good faith of the vendor to honour the terms of the contract.

lotus and others

I think you should seek advice from the Home Buyers Pressure Group http://www.hbpg-trnc.net . You are not the first to have hit these problems unfortunately.

You can email for advice or meet when you are next over. I'm afraid the idea of a developer in the TRNC actually sticking to the terms of a contract is a non runner although they will expect the buyer to do so.

The chances of getting compensation from Ahmet of Gilgamis is as likely as plaiting fog. He is like the Scarlet Pimpernel

I ahve never heard of anyone getting money from a late delivery clause- I wish you luck. Plaiting fog or nailing water to the wall is easier.

Hi Evertbody,

Visited the site on the 23rd May and I have to tell you that there is no way that the site will be finished in the summer. They have started the pool, and they have started work on one of the boundry /retaining walls, but the rest of it looks like it is going very slowly. The 2 bedroom appartments are the furthest ahead with the first 2 blocks of 3 beds now having windows installed and kitchens installed, the rest rest of the 3 beds are a long way off being finished, and in my opinion it will be at least 2 years before the site is all finished and that will depend on the size of the workforce on site. That said, it is still progressing slowly which is more than can be said about a lot of the other building sites around Kyrenia.

When you say first 2 blocks of 3 beds, are they G and H? We shall be out there, too, in 2 weeks time. Hope there's further progress since your last visit!

Hi Both,

I don't know if you saw on another thread titles Gilgamis, Lou has put message on stating that the pool has been started but is very small? This is a worry as Ahmet has built so many more apartments than when we originally bought in 2006. Maybe if you are out in two weeks you can give us an update, we are back out at the end of July.

Hiya

I received an update from Lyndon at Unwins yesterday. I have to say I'm really surprised at the recent progress. The pool is now in situ, although I can't comment on the size as the picture was taken from above, which can distort the size. It seems OK but who knows!! Also they have started the paving. This is now completed in front of all the 2 beds and the 1st block of 3 beds. Apparently the site seems busy and according to Lyndon were back to the completion date of October. I did ask myself which October?!?!?! Happy to forward the pictures on if you want to email me at trishybabe100@hotmail.com

Hi all,

Just arrived back in uk after week visit to Lapta. We can confirm installation of pool is taking place, although it does seem a bit on the small size compared to other pools in the area especially if needed to cater for up to possibly 12 blocks as we have found an extra block "M" on the Gilgamis site plan ! Paving blocks are being laid so far up to block H although there appear to be quite a few which are cracked/poorly finished and not helped by the regular vehicles which trundle back and forth over them as they have not yet been vibrated in.

The retaining wall at the front is being constructed to form a storm drain and is up to Block K. Electricity Station block has been erected and wiring is in most of the painted blocks, although the transformer could be some way off as it will probably be installed when all blocks are completed.

Met Ahmet at site and his completion estimate is 2 months although I believe this to be vastly under stated, so don't hold your breath !

Hi All,

As we all seem pretty upset with the size of the pool, I am wondering if anyone else has approached Ahmet about it? We did last month and he insisted that all of the new blocks he is building are not going to be entitled to use the pool??, and that he is also considering building another? I do not know if yet again this is just another of his stories, but as there is no way the pool can accomodate even the original 6 block then is there is anything we can all actually do about it?

Cheers

Hi Everyone

I am buying a 2 bed apartment on the site and was out there in August 2009. Hardly any work had been done in a whole year. Yes pool looks small as all of you think. I smile as I read that some of you met the builder on site - we thought we were the only ones that had done that this year!! only joking. Has he asked you for a large sum for putting on the electricity? We mentioned about the late payment charge and he said if he paid us all he would not have any money to finish the site!

I was so excited when I purchased my apartment but it has given me so much misery since-do you feel the same?

Mornin Scruff & Everyone else,

Sorry if you think this was inappropriate to advertise on this thread, but it seemed if you all have differences with the builder at the moment, then 1 less thing to think about by having to search for a reliable ' Property management company' may help !! At the end of the day that's what our company is about -'Helping people'.

Hope you all have a nice day regardless.

I feel alone in this horrendous situation of buying from Gilgamis. Can you guys write and let me know what you think is happening towards completion of our apartments? Have you sent any money for electric and how much? I know that palm trees near approach road have been planted and plants around the pool. I wanna move in-anyone moved in? Please write back asap. we are going over on the 25th to see how things are? gilgamis are asking for £1500.00 to connect elect. in my contract we only have to pay £500.00 so that is all we are paying. we are not very happy with our app but hope to sort it all out when we are over. Hi all,

Looks like site is nearing completion now, we are hoping (??) to be in at the end of July. Sunny do not worry too much I think we are nearly there! Have put another message on another thread asking for info from JuliaMoons, she said her friend has just picked up the keys for her apartment and her white goods have been delivered - that's all we are really waiting on now (apart from mains electric and water!!, but we are happy to go on builders electric if we can just get in). Pool and surrounding area is looking pretty good now although pool is yet to be filled - anyone planning on going out this summer?

Hi Billbob

Our friends have just gone back. They spent a week in their flat which is one of the 2 bedroom blocks down near the end of the site. Whilst there they managed to get a fair amount of snagging done. They were told that Kibtek would be in next Wednesday to start sorting out checking the electrics. The only thing my friend Vale complained bitterly about was the fact that the washing machine was a silver grey colour all other items being white. The site is starting to look good now with lots of planting etc being done. If you would like any more information email me on julia.simmonds@gmail.com

Thanks Winter, do you know how much the water and electric meter will be as we are hoping to sort all that out when we are there at the end of July?

Hello Bilbob

Trying to sort out dates for flights at moment. By the way the electrics on Site have definitely been approved by Kibtec and Ahmet has confirmed this to Unwins, so we can all apply for our electric meters.

That's great news sunny!, I was told by Unwins a short while ago that the electric meter will cost around £1,300 but not sure about water? If there are a couple of us out at the same time maybe we could go to Kibtec together?. I know Trish might also be out at the end of July, who has a three bed in the same block as me, and think there is a lady called Val who is a friend of JulieMoons, who has a two bedded apartment up near you? Quite a gang of us all now!

Cheers Ruth

Just had more good news from a very kind Julia who visited the site today. The pools are full of water and the railings around shouldn't be far off. The site has a name "Ecesoy" and our apartment block (G) is called "Nevin". Thanks again JuliaMoons!!

Things are looking great. I've also had an email from Ahmet confirming completion and mains electric. I'm so glad we persevered. As they say the best things come to those who wait!!

I've just arranged snagging, with cleaning to follow, so hope to see you all very soon. We should have a celebratory glass or two, don't you think!!

I will go and take some site photo's next Sunday (of the Roses Garden Site (Ecesoy)) and post them on my facebook for you all to look at. Ruth I will take some personal photo's for you and email them to you. It really is a fabulous site and is looking really good. The apartment blocks near the beginning of the site of course are no where near finished, but even at that end it is looking reasonably tidy. If there is a fair no out in July, could have a big party as it sure is looking lovely.

Thanks Julia that would be great, I don't do facebook so e-mail would be much appreciated.

Would be fab to have a site party at the end of July, especially as the pool area is now looking so good. As Trish said it's been a long 4 years waiting but looks worth it now. Looking forward to meeting you all soon!. Ruth.

Hi Trish,

Was going to e-mail you tonight as I am back in work now. Julia (Moons) a friend of Sunny's e-mailed me this morning to say that her friends stayed in their apartment on site recently and there was no problems with electric or the air con units like your report said. They also contacted Kibtec about mains electric and it has definately been approved. I didn't have a good night sleep last night worrying about it either - back on track now though after confirmation from Julia!

Cheers

Just out of interest, does anyone know what kind of air con units are fitted in the properties. I've been reading some reports about good and bad, so was wondering what to expect?

I went along to the site to take some photo's to post here. Although I took photo's I am not bothering to post them. I was hoping to see the usual brisk progress that has been going on, but the site looked a little untidy, the pools are green and still no railings around the pool yet. Sunny 44 is coming out on Friday and will not be amused. Tried to find Ahmet to ask him what was happening but he was not around. Will go again next week in the hope of posting some better news.

Just received email from Ahmet wanting last stage payment (which is only due on completion of snagging) and electric money which is £1000 more than the contract price.

Has anyone else encountered this from him?

Just got back from the site and stayed in our apartment for nearly 3 weeks. It is looking good there now, but you do need to actually be there to get Ahmet to finish things! Pool is very nice indeed and we spent alot of time in it, railings etc not yet fitted and grounds not complete but we were still pleased.

Apparently we are one of the luckier sites as many have now been left unfinished as the developers have run out of money and people have been left with half finished homes. We were advised by many whilst there (not Ahmet I must add!), to pay our electric transformer money and also the maintenance of £50 when it is requested shortly, as if we don't then the site will not get finished as there is no money there to do it.

Having agreed to pay Ahmet the Transformer money I have now been asked for £600 for a years maintenance!

Has anyone else been asked this yet? I expected to have to pay the £50 a month maintenance before long, but not the whole amount a year in advance? Any thoughts from you all? He mentions something in his e-mail about a pool bar?

Hi Sunny, yes as Julia said we had out meter fitted, it was done whilst we were out there only because kibtec cut off our temporary supply! Apparently Trish underneath me has also now had hers fitted.

Ahmet has now asked me for £600 yearly maintenenance up front which I have not sent, don't know if he has asked anyone else this?

hi all

haven't posted a message before as didn't have much to say, but bought an apt in L block, 2 1/2 years ago. we have just got back after staying in it for first time! for 2 weeks. Have electric meter. when we got there the water pump was broken so took 4 days for Ahmet to get it fixed, luckily the pool was ok to use, its not now, deep shade of green. then he wouldnt supply any from well as it is summer, so had it delivered ok. the family above us are selling as they are fed up with problems of getting water from Ahmet as they live there.

When we saw Ahmet he didnt mention the maintenance money, which you would have thought he would while we were there, but are not inclined to pay a year upfront, we have also heard he may be having trouble finding a maintenance company to take it on.

doesnt look like many people have moved in yet, maybe see you all there one day

it was nice to sit on balcony and admire the view after all this time! but is the hassle worth it?

Hi Everybody,

Was told by Ahmet my apartment ( H4 ) was finished and that the final stage payment was due so came out this weekend to have a good look and do some snagging.Well it soon became apparent that it was not finished, anyway met up with Ahmet and gave him a list of items to be done before any final payment would be paid, which he said would take a few days. But reading some of your comments I am not so sure they will get done because I have now returned Home. The pool was indeed a slimy green colour and some of the plants have now died through lack of water , the site is still being worked so money must be coming in from somewhere, any feedback on anything I have written would be welcome.

Hi all,

We were obviously lucky then using the pool for the three weeks we were there in August!

I have paid Ahmet the money for the electric transformer, but am not paying him £600 maintenance, the site is still not complete and sounds like it is back in a mess again.

Oldspice, I am sure if you tell him that the payment won't be made until he completes your list, it will get done. I am still waiting for my bbq and pergola to be put on the roof before I make my final payment. Ask him to send you photo's as proof.

Welcome to our link Reileys! I believe we now have 10 owners on the forum, so at least we can all stay in touch and are not on our own trying to get this site finished.

Trishybabe is going back out to stay in her apartment shortly, so I will aks her to update us on her return.

Hi billbob ,

I spoke to Ahmet and told him the apartment is not completed and that the final stage payment could not be paid, he agreed and said he would take care of it, it was all quite amicable . I will go back to see for myself when he says it is completed . I still have the water and electricity to sort out as well which I am sure will not be an easy task ,but I like a challenge .Any new info I will post on the forum .

Thanks

Hi ebbern5

I think costs are approx £1300 or if you are lucky enough to know a local who can be your guarantor, then approx £200.

No water meters yet or mains water.

Hi All - I'm back!!

The latest update is this....the pool is still green and the no. of builders on site is significantly less than in July/Aug. When we asked one of the builders he told us that some were working on a site in Girne. Anyway we arrived to no water, no electricity and an extremely unhelpful Ahmet. To cut a very long story short we got it sorted and Ahmet's issue was the fact that we had not made our final payment despite us being in possession of the keys. He was vey threatenting, so we asked him to visit the solicitor with us, to sort out hte issues. (the reason we had not paid the money was because of outstanding snagging issues.). All is now resolved - Ahmet was given a couple of days ot sort ot the apartment, which in fairness he did. The solicitor was very helpful, but did say that our mistake was to take possession of the keys etc without the apartment being totally finished. He said that because of this we had in reality accepted the apartment was complet

and therefore the payment was due, however he was helpful with influencing Ahmet to complete outstanding works. Just a word of caution to you all - do not accept keys/move in unless you are happy with the apartment. As for maintenance, there is a man on site called Mehmet who told me in the summer, he was the maintenance man. He was still there last week, so I can only assume he is. He is very helpful and even put some pictures up for us. There is still no mains water and some people did run out whilst we were there. We paid to have water delivered - 20ytl for 2 tons, which lasted the 3 of us for the week, including using the washing machine, so it's not expensive, but I suppose the point is, we should be on mains water. No idea when or if that will happen. Met quite a few people on site, Dutch, German, Russian - all very friendly. Having said all this, we've waited over 4 years for our aparmtnet and there have been times when I desperately regretted buying, but now it's

finished, I am extremely happy. The apartment is great and I still love the place as much as ever....it was a real wrench to leave. Granted the site is not finished, but given how long we have waited, they could have dissappeared along time ago and haven't so I am reasonably confident that eventually all will be finished ....I suppose the only question will be how long we have to wait!!! One thing in our favour may well be my neighbour in block G, who is a Cypriot policeman!!!! If anyone has any specific questions please email me on trishybabe100@hotmail.com or ring me on 079044 36129. Lastly I'm back out at the beginning of November, so will update again then

Hi There,

I have just joined the forum as i have an app on site, J6, we bought 3 years ago and have been pretty patient however reading the entries all seems to be pretty good. We bouight as an investment and now plan to sell, as for the elec transformer fees our solicitor Munir Akil and Unwins have advised us to pay only the contract quote of 500, but that might change! As my wife and i live in and work in Saudi we've not visited for over a year, if anyone has any snaps of the up to date situation i would be very happy to see them.

Thanks

Hi Everyone

Just returned from Cyprus and had 3 weeks of lovely weather - temperature like a good English summer's day. We sunbathed and even swam in the sea a couple of times! Problem now for us is really just the mains water not being connected. We kept running out and had to have 2 tankers deliver. Next time we go back in the Spring I am going to go and visit the Lapta Council people and ask that they connect us up. Met up with "Lotus" which was nice to put faces to a name. Deekie, there is one 4 sale sign-ground floor. Problem with a lot of flats not being finished apparently is that a lot of people have paid their initial deposit and then disappeared and are noncontactable. Think Ahmet is not working on site now.....and Hussein is chief honcho who doesnt speak English. Lyndon is no longer working for Unwins either. Ah well..........the saga continues...

Hi all,

I have just been informed by Munir Akil that Ahmet is longer in the buisness! Obviously this is quite worrying and wondered if anyone has any further news? I am told that Husseyin has aksed for a little time to try and sort everything out.

Hello Billbob

Merry Christmas to you. Yes I had definitely heard that Ahmet was not in charge of our site but no longer in the business - oh dear but he had made a total mess of it all hadnt he? Your roof wooden structure is erected by the way-did you know? Someone else has had a similar thing on their front balcony which looks a little unusual? Hasnt the snow been a pain-wishing I was in Lapta most of Christmas!

Hi Sunny,

Merry Christmas to you too and Happy New Year! Yes wouldn't it be wonderful if we could all be spending New Years Eve at our site (completed that is!!), it is still looking nice and warm out there.

I did know about the Pergola thank you, Julia sent me a photo a few months ago, and Ahmet before he left (if he actually has, as he is telling me his partner is trying to get rid of him and he is taking him to court!) Roll on next year ay....

Happy New Year to all our friends on the site...

hi heard that water supplie can't be connected as the belediye (council) wont give the go ahead as Huseyin has messed up again. But he is still demanding MONEY for an unfinished apartment. Is anyone else having these problems with Huseyin or anyone else that think and calls themselves a contractor?

I visited the site a couple of days back to check on my friends apartment. The site has been tidied up a lot. When they dug the trenches up through the site and quite close to the apartment blocks they made a hell of a mess. But I am glad to say that most of the mud and muck has been cleaned away now.

hi msj 165 he live on the far right block as you enter the site, yes apparently mains water. however the two partners have now split and there are apparently going to have loads of different injunctions slammed down... not good but if I had brought I would definately speak to my solicitor and ask them to speak to the developers... just a heads up to you all...

Thanks Stevo, I know that there are big porblems between Ahmet and Husseyain but should we be very worried about that? Had already spoken to Solicitor about it who said we should not worry but it does seem to be delaying things.?
