Hi All,

Had to post a new topic as other one had 250 messages that is all it can contain.



Hope you are all well our friend is back home in NC now and he is to update us on how dfevelopment and apartments are progressing.

Just had an update from me mate out in NC. He visited the site yesterday and says quite a few blocks look completed or close to being completed to this stage (can't quite believe it myself). He also says that they look as though they are marking out the areas for the pools and landscaping. Things are progressing nicely it seems.



He also sent us photos of our apartment, if anyone is interested in seeing them let us know and we wil attempt to put them on the MSN site for you.

We were on site 2 weeks ago and yes there was lots of activity, especially on our penthouses ( block 1 L&R.selling one hopefully) so not too surprised when today we were asked for big payment. They do look very good and view from the roof spectacular.

Hi all

Just back from north cyprus, superb two week holiday vistied CBM site three times ,building work seems to be progressing very well. there were lots of workmen on site even at weekends. Visited the eagle nest bar and restarant which is just opposite the CBM site it turned out the owner is buying an apartment on CBM A6. Worth go for a drink and chat as he is keyed up on the up to date prices for CBM. The owner has got two or three photo albums of the wild flowers and animals of the area. Got chance to look at two or three furniture packages but we are not very impresssed , so decided to pick our own furniture and curtains after the handover. We visited quite a few shops and these three Fiskos Home design, Mermaid fabics and furniture, and Aysels at Alsancak and these three stood out for good quality furniture at very competive prices. We met the owner of Aysels when we were there last time-very genuine lady and her furniture is competetively priced(much to the annoyance of other shops) and exceptionally nice.

She was holding an exhibition when we met her, and she had nearly sold out!

Tony,

Nice to have you back its been a little quiet on here lately. Did you take any photos of the site when you were out there and is so are you able to post them for us to see how its progressing.



We went to the eagles nest when we were last over its a nice friendly place with great views and not to far from our site - I would say it could become our local - staggering distance home.

Hi all

Second week back at work ,Cyprus seems a long way away but its given us time to reflect about or visits to CBM. Firstly the construction work seems to be progressing at high speed the turkish workforce appear to be living on site. The work seems to be of a very high standard and on talks with the foreman he seems confident they will be finished off site by the end of the year. Whilst we were in Cyprus we visited four other building developments and CBM seem to shine out well above the others in postition, to the road and sea and the entrance road probably hundred per cent better than any other development. We also got chance to view the landscaping on other Evergreen sites and would be very happy for the same standard on CBM site. Just one other thing if anybody is going out to Cyprus in the new year Monarch airlines have got a good sale on from Manchester to Laranaca at £193-96 for two people return, on a Saturday flight. Hopefully on this visit we hope to buy the furniture for the apartment.

we keep looking at http://www.port-cyprium-marina.com to see if any up dates

great to hear from other evergreenies its so queit . We are not going out this summer, waiting until we have to .

Yes it has been very quiet lately. Not much to do but save the money up Its difficult not really Knowing what the final price for the apartments with the add-ons i.e., electric and water connection communal chargers will be. Decided not to buy any furnishing until all other bills are paid .Hopefully we will be in a position to furnish the apartment when we go over in march next year for the coming summer. Hope to stop at the ship inn have read some excellent reports about the hotel plus they have a indoor pool which could be very useful so early in the year .afraid cant help with the border crossing hell we could not find the crossing in Nicosia with three maps. Any pictures off the site would be most welcome hopefully this time next year the complex and the beers will be up and running

Hi all dont know if this helps at all, but i bought on CBV from evergreen and if your costs are anything like ours you will be looking at around £6000 in extra costs before you will be given your key. Thats how it worked out at CBV electric connection was around £1500 water deposit £500 landscaping/pool furniture £1000 vat £2000 and then there is the first years payment to lynx for maintenance, another £1000. Hope this helps, it was a bit of a shock to me when i moved, because i had not been told, its better to know and be prepared.Geoff.

Friend visited site , said they seem to be concentrating on blocks about 6 look completed at moment.

Asked about marina he said all over local press but stressing it will go ahead, alot to do with ancient ruins .

Thanks geoff for extra prices it is better to have some idea lol or is it !!!!!! they do seem alot .

Well we are saving and working hard to get extra monies together.

There was no request for VAT payment with the email, but I believe it is due on transfer of title.

Tony,

Possibly a misunderstanding on my previous post.

We paid 5% VAT to Evergreen on final payment, however there is also 3% land registry to pay on transfer of deeds, which is now due.

Our advocate also wants another £400 to transfer deeds to our names!

Hopefully this is the end of payments, my money tree at the back of the garden is looking very poorly.

I will be out there in September and wndered about staying on the site. I have A10 ground but don't think it will complete yet.

Hi gd427man ,we were there on cbm dev in June this year and have been told completion of site ,pools etc will be finished around December 2008 and then we will be able to pay final payment to Evergreen and have possession of our keys. I am buying b5 ground floor left and the apartment is finished when when we were there in June 2008.Excellent standard of finish no complaints, and brillant view and a foreman on site who speaks good english and very helpful. TONY.

i am also a new member



i have A10 pl and was out there in May. I had a look in a few apartments and i would not think that you would be able stay in them. I would not think you would have water or electric for a start.

i am also out there in september and staying in an apartment next to the Moulos Inn, which is virtually across the road.

Be nice to meet up one day for a drink or two to discuss being "neighbours"

Hi. gd427man We have not been offered any white good packages from Evergreen yet but are hoping to buy the a white goods package from the Frank and Joan website as the prices seem very reasonable and are bosch make and Frank makes sure they are fit properly for the customer before any monies are handed over. Almond village is a good hotel food brilliant hotel clean and spotless and they cant do enough for you. They picked us up from Larnaca airport on time and had a safe journey home. Tony.

Hi all



just come back from CBM to check on Block B9 and am very impressed with the quality, location and decor...as good as anything on the Kyrenia coast road.



On the site they seem to be concentrating on the access roads and some blocks to the front, rear and left of the proposed swimming pool/ restaurant area (still chalk marks in the rubble!).



I spoke to the owner of the Eagles Nest restaurant, located on the cliffs directly in front of CBM, who was equally impressed with the quality. Apparently, he used to own the CBM land and now has four CBM apartments!



I shall be uploading some photos and perhaps a short video in the near future.

Had a great holidy with excellent food.

visited the site and its going well.

The last few blocks are being built and even one of the pools has been started.

All the units etc were finished in our block (A10) and in all the back two rows.

Thought the units looked a little dark though.

looks as if they were putting in drainage / water pies etc.

Progress is good and evergreen told us that they expect to start the handovers early next year.

Started looking at furniture packages and do have some info on companies if anyone is interested.

Took a video of inside the apartment but havn't had time to download yet.

Also saw a newspaper article that said that the marina was going ahead aftrer complaints to stop it due to the dept of antiquities finding historical stuff on the site had been dropped.

Anyone heard anything? I saw it in Cyprus Today paper.

We are so pleased with our purchase. There are one or two teething problems with CBV but am sure will be resolved in time.

Going over again this Sunday for a couple of weeks, is there anyone from CBM there? there's a few of us meeting at the Moullos on Tuesday evening.

We finally managed to transfer electric in to our names last time,it had gone up to 837YTL, and there were rumours that it was to be increased to 1200, don't know how true that is.

My mum and sister were out recently and they are very pleased with the workmanship and finish of our apartment so far, they think the site is progressing well, but don't think it will be finished this year (more time to save lol).



We don't know if anyone from CBM is over at the moment, but if they see this message I am sure they would like to meet up at Moullos, as I understand it is quite close to our site.



I understand that costs are going up everywhere but the electricity connection prices are rising there in an almost ridiculous way - I dont know how the locals are coping or am I being niave at these prices are just for ex pats?



I am sure we will be seeking advice from yourself, who has gone through this process as it gets closer to the handover of our apartment and site.



Have an Efes or two for us when you get back over.

Hi, wine man We are buying on Crystal Bay Marina B5 Ground Left, and are going out in March 2009 for a week, hoping to purchase furniture and white goods. Hopefully the site should be completed and keys and Handover should be no problem. We went out in June this year and looked at several furniture packages and found them very cheap and nasty, so the plan is to visit several different shops and concoct our own furniture package, working on the assumption that a comfortable bed and settee are an essential part of life. tony susan

There's a fabulous little shop up in esentepe on the corner before the grocer's at the top of the village - it's on the right near the betting shop - run by a lovely local family. I bought a three piece suite - 2 three seaters and one 2 seater (all with storage space beneath, huge and they all fold down into beds) for £800 last year. They delivered it and put it all together for me. They get a lot of their stock from Turkey - I am delighted with it! Don't just go on what is in their window as they have a huge warehouse further up in the residential part of the village that they will show you. Good luck furniture hunting!

I have some pictures from September holidays and will put them on later, or I will try anyway lol. We were very impressed with the progress so far and visited the site 4 times. The bricks had been delivered for footpaths etc and work had started on the pool. Also went to Evergreen and Nurten said it was on target for December finish. I smiled and said "no way" . She then said " well probably January". There are still a few shells to finish yet, but I don't know how quickly they work ha ha.

Hi all,

Just returned from TRNC, had a fantastic two weeks, unfortunately didn't meet anyone from CBM while we were there (missed a good night at the Moulos)

Had a trip to see CBM, it's coming along nicely, however looking at the work to be done to the site, I don't think January 2009 is a realistic target for completion. The pools are under construction, and most blocks are complete, but after that stage there is the job of installing pipework for sewerage etc.

Thinking back to our development (CBV) it was at least 6 months from when they started that process to completion/handover. Please don't rely on stimated completion dates too much, as we were let down several times by these!

Trust me, it will be well worth the wait, although I know what you are all going through at the moment, and are all eager to take possession of your new homes.

To sit back on your patio with the first cold Efes is an amazing moment.

Tony - We went onto the roof in September, but to get there you had to go through the penthouse apartment, which was why I emailed Evergreen so that any wiring could be done before handover. Mind you I have limited experience with anything electrical lol.

Furniture we liked Olguns and curtains Mermaid Fabrics so far. Good idea to contact Evergreen about white goods as they will know the sizes we need.

We have also bought an apartment from Boray and they were and are far more lienient than evergreen. We completed in March and only now are they sending gentle reminders about the vat. They also let us do the snagging before final payment ! Evergreen are giving us a months notice and then want money.

We are over the 28th of Dec, so our first thing will be to check out the site, and the apartment, before we part with any money

spoke to friend in nc has been to site this am

Our apartment finished, road hardcored,pipes, manholecovers and pipes exposed etc lots of rubble making it hard to get to apartments, foundations to commual buildings in but thats all ,no tiling around and in pool, he cannot see it being finished for a while

What I do is download the pictures on the computer to a file ie.my pictures then go to multiply click on photos press add then you will see a empty list, click on browse highlight my pictures then click download. Tony

Like a lot of you I have just received the invoice for the final payment which is a lot more than I had anticipated and I also thought the email a little on the abrupt side. I am also confused.com about this interest on payment when all the payments that I have made have been on time. I remember the old message board about people saying beware the extra payments from evergreen well they were certainly right. The first thing I have done is sent the email I received from Nurten Peler to my solicitor in NC to get there advice about the payments that are being asked for, when I get this information I will let you know if there is any good news. I was out in late October and I thought the earliest that the complex would be finished would at the beginning of the year what does finished mean I assume it meant club house, swimming pools etc I would be very surprised if all this has been completed by now. I will watch the message board with interest over the next couple of weeks.

We have also received an item included as interest on payments when all our have also been paid on time, it seems like most people are getting this extra payment. we have also sent the bill to our solicitor asking for advice regarding this and the VAT payment.

Have just got an updated final bill from evergreen as the first bill was unclear.I am pleased to say we have had no demand for interest on stage payment .I do not know how everbody else paid, but after the first payment through the advocate we sent the rest direct to evergreen.Dont know if this could be the reason for no delays in payments.

Got my final bill too.

I have a ground floor apt. which i bought for £40,000

I had air con at £1030

Electric is £500

Total should be £41,530 Ignoring stamp duty of £206.

They calculate vat at £2051.50 (works out at just over 5%)



Total = £43581.50



I have paid installments totaling £38530 (wont bore you with details)



This leaves £5051.50 to pay. By my calculation. Not £6173.17

Does anybody have any more idea.

I too have paid on time (as far as I am aware) so don't know where the interest has come from. (I did pay and installment through solicitor but was not told of any delays)

Can anybody shed any light before we contact Evergreen.

Are there any fees we pay that are not listed on the bill ?

I think most of us are. Ours is a total of £375.83 for 3 late payments. The lawyer got the payments on time for 2 of them but Evergreen are charging for a couple of days. The third one I didn't get an email for the payment due.

I also had interest charges for late payments of approx £350.00 but have now managed to get them taken off as I had prove of payments being made on time it's worth checking. I have another query I see Tony Hickey put his bill on this message board and his delivery charge is £300.00 less than mine not sure how this can be can anyone shed any light what has everyone else been charged. I have emailed Evergreen telling them that my contact clearly states that the final payment should be made on complettion of all road access, pathways, and access paths including all facilities, I assume this to be swimming pools, club house, and gym, I have said I am quite happy to pay providing pictures are posted of all completed facilities. Having letf NC at the end of October I would be extremely surprised if they were all completed which means they would be in breach of contract if they are not finished.

We had a friend visit the site this week the pool is not tiled in or around and the gym etc is at foundation level.We have photos tried to put on multiply site but cannot do it , will see if i can get someone else to do it.

We also feel that payment should be on completion of whole site and have been reading the contract.

we have had some money taken off bill also for late payment lol

Hi all, things do seem to be progressing well , as for the final jobs tarmaccing proablly only days once the hardcore is down, tiling the pools and surrounds, weeks rather than months, the stone built gym etc again probally only weeks. Hi,

I have had confirmation from my solicitor this morning in NC that the contract clearly states that final payment should be made on completion of all communal facilities that's the 2 communal overflow swimming pools, childrens pool and playground,restaurant, indoor gym, snooker/pool room, and the letting management company. I have asked Evergreen to post photo's of completed facilities and if this is done I am quite happy to pay and look forward to going out in April.

Interesting that all invoices seem to be different. I too have Stage payment interest of £115.95 but all payments have been on time???

told her we have booked flight for 14 jan if all is done will give them the money and get the keys if not done wont pay till it is.

Is this catch 22? if we don't send our final payment out by the end of December and the apartment complex is ready we get charged a £500 late charge. If we send it early and it's not ready we have paid in advance i suppose it's a case of paying your money are not paying your money and taking your chance.

I too have e-mailed Nurten (3 times now) as they seem to have added my Air con payment in twice.

I too have had no reply. I read above that they have bayram till Thursday.

Is this a holiday?

I geuss she will be rather busy giving answers when she returns.

I also called evergreen on Wednesday morning but there was no reply.



It would be so easy for them just to put a few photos on the progress site and we'd all be happy.

Luckily we are out there for the new year for 2 weeks so we will be incorperating a snagging trip and checking that the whole site is complete before we part with our money !

If its not ready by the end of the month when they want our money, i wonder if they will pay a penalty for every week that it is late ?!!!

I don't usually read this thread as it is specific to your development, but I did just glance at it, and a couple of things caught my eye -

Legally, VAT is payable on 'Possession' - which can be interpreted in a number of ways - however the HBPG recommend (last I heard) that you do NOT pay the vat until you have PTP, are in residence with all services connected, and transfer of Kocan is underway.

Ignore any requests for interest for any reason, - the reason being that you may, at some point want to try to get some money back out of the builders if THEY are late, and you stand more chance of experiencing a Virgin Birth.

If your Advocate is demanding more money for the transfer of Kocan, see Marian Stokes, it is easy to do it yourself, at very minimal cost. Most Advocates are greedy incompetents who prey on the gullible. In any event, the advocate should do it for the price charged. Locals do not bother using an advocate for house sales.

I have just had an e mail from evergreen stating that the costs remaining are accurate. However, I noticed that they are trying to charge me £59.02 because my initial deposit was £977.50 and the contract stated it should be£1,036.52.



In reality I paid £1036.52 as that is the value on my credit card statement. I have asked them to deduct this figure of £59.02 from the outstanding costs. I have had to agree to the interest charges of £115.95 reluctantly although I do not believe any were my fault (1 was solicitor and 2nd was bank delays).



I will update you when I get a response.

For your information Evergrenn have realised they made a mistake with the initial deposit and have deducted it from the final payment - I know it's not a lot but its the principal.

VAT is payable once you take possession of the property and is 5% of the sale price.



You should not take possession until you are completely satisfied that the property and infrastructure is completed according to the contract.



There is no penalty for late payment of VAT and you should only pay it upon receipt of a proper company invoice - not an email demanding that you do so.



If you have any doubt as to the legality of the demands being made by Evergreen, consult the HBPG for further advice.

Message for wineman I am in B4M so it seems we will be neighbours.

I have also gone through the process of emails back and forth to Nurten re payments and at the same stage as many of you waiting for a reply from Evergreen. I am happy to pay the money providing the whole complex is complete we shall have to wait and see. I also received a snagging list from NCI who I asked to have a look for me and there seems to be quite alot that needs to be finshed off so would want all that complete before paying money, lets hopw we get some feedback from Evergreen shortly.

Hi all,

After several e-mails I have just had a reply fro Nurten stating they made a mistake on my final bill.

They tried to charge me for Air con again.

I pointed this out -THREE TIMES - and they have just acknowledged their mistake.

New bill now ok.

She also sent some Photos to show the state of completion.

They had fitted the wrong colour units so she demonstrated that they have been changed

She also included some pool pictures to show completion.

Or not - actually.

If possible I will try to put these on Multiply tonight.

There are only a couple but you should find them interesting.

I dont want to be the bearer of bad news but I have had correspondence with my solicitor and it seems that which ever way you look at that if the site is not complete you do run the risk of fighting a loosing battle if you dont pay your final fees. She gave me chapter and verse about the legal system in N.Cyprus and it does seem to favour the construction companies so if you did have to go to court for whatever reason it would probably cost you money and in the end you would probably be worse off and risk loosing your property. I have decided to pay the full amount it's totally against my priciples as I dont think by any strech of the imagination that the complex will be fully complete but in the end it has to be paid and I dont really want to take the shine off what I hope will be a good experience. In the end you will have to decide what you want to do but what ever it is I hope you all have a great Xmas and lets hope for a prosperous New Year.

The Advocates here are mostly greedy incompetents, if not outright thieves.

If they are not actually representing the Vendors as well as the Buyers, they are all still pissing in the same pot.

They will not do anything to rock the boat, or upset their main source of income, the Builders / Developers.

Don't believe everything you are told, use your own brains, and treat ALL Builders etc as you would a stranger that you just met in the street who is trying to sell you a second-hand car.

Caveat Emptor!

Sadly I don't think any of my clients buying from Evergreen have managed to resolve their issues satisfactorily and I am still in touch with many of them and if I can help them, albeit remotely, then I do so but sadly I would be unable to undertake a survey or snagging for you on an Evergreen site. I believe the only people Evergreen will allow on their sites to undertake snagging inspections are the ones they recommend, which I do not think is satisfactory and not in the best interest of their purchasers.

I'm visiting in Feb to sort out banking and start to look at furniture as I believe we have had very little support in this. I just feel as though I need to communicate face to face as sometimes e mails do not get the correct message across.

I have a few things I need to clarify.



According to stage 5 of our contract:



v. ₤2,500 (Two Thousand and Five Hundred British Pounds Sterling) is payable upon completion of all communal roads, access ways, pathways, infrastructure, communal facilities and a supply of electricity and water and in return for delivery of the Property to the Purchasers.



Does anyone have solid evidence that it is complete?



Plus is the payment due by the end of December or by the 15th January (re: the email sent by Nurten)?



I am going out for 5 days during February half term (16th to 21st) so if anyone needs any photos etc. just let me know?



If anyone can think of any things I need to sort out while I'm there please let me know.

Tony,

We have the same clause in our contract, it appears that they want the money by 31st December.



We have a friend who lives in NC who states that he does not believe site will be 'completed' any time soon, roads not done, pool not tiled and communal buildings just a frame. He is returning there at beginning of January and will update on any progress or lack of it. I think some people that use this forum or in NC now and are gonna update us when they return.

We have got the money ready to go, but we have e-mailed them to say we will not pay untill they send photos of finished site,of course i have had no reply.I am wondering if the vat payment will go where it should, or to a Evergreen bank account. The threat of the late payment interest worries me greatly but if we all stick together and insist they keep to the contract perhaps they will see it is easier in the long run to work with us and keep some good will on our side. I am hopeing there is someone going on site over the holiday, to take photos to show us one way or the other.

United you stand ,divided you fall,All for one and one for all etc. Got to be the way forward for any purchasers on a complex where the developers are blatantly disregarding the terms of the contract when it suits them and threatening enforcement of certain sections when it is in their favour,however stand together as individuals if you know what i mean think how much more it costs in time ,money and paperwork to try to enforce unfair demands on 50 seperate purchasers .



PS. I have no personal axe to grind either way,just fed up of reading about malpractice on this board and others.

Hi Corbytown Sorry for the late notice but if you get time could please have a look round our apartment B5 ground left for any snagging jobs. The only ones we found in June 2008 were shower downstairs ,waste pipe not connected up, stair rail loose in places and no covers on interior fuse boxes. to be honest not happy with evergreen, i bet lots of people have paid

we have booked our flights to check site in a couple of weeks and to pay if finished, looks like we have wasted our time and money for a trip thats now not needed yet, perhaps we should charge them for the flight and cost's etc.

Tony thanks for message that is what our friend has been telling us .He visit site on our behalf we can get regular updates as he just lives up the road, so will post on here ,.

Keith has a flight booked for the end of april , look on easy jet site got a very good deal to larnaca from gatwick, also booked for for the summer so hope everything up and running by then.

Hi all.

Happy new year.

Just e-mailed Nurten to say can she provide proof of completion of facilities so I can pay - as per contract - (Haven't paid yet).

Told her not happy to pay until complete as per contract, we'll see what her reply is.

Also to ask her to arrange snagging on 16th Jan. (apt A10 GL)

Going out there on 14th till 17th.

I see Mark is out there too.

Will also try to look at furniture, white goods etc.

Anyone need photos or help in there apartment let me know.

Will do my best but of course snagging is subject to everones own standards.

I also emailed Nurten and Sener yesterday about proof that the complex is finished. Sener already has our money, but cannot release it until I am satisfied. I have already paid enough for late payment and am not prepared to gift them another £500.

Hi to you all, I have a villa across the ravine from you all on Pearl Bay and wondered if any of you knew that we are supposed to be sharing your "Clubhouse/ gym" etc with you.Originally we were to have our own on our site then we were told they had bought more land and were building pool bar etc. Turns out after speaking with Nurten it is on your site.

Hi Pearlbayer

I had heard previously that some of the crystal bay sites were to share facilities. I must say it makes a great deal of sense to me, why you may say , well to have a busy bar and restaurants on site you do need lots of people to create atmosphere , and profit for the owners . Otherwise no bar, no drinks, no entertainment , no evening meal after a hard days sunbathing, no meeting place to meet fellow owners, Same with the gym the more people using it the more likely the site management will keep the equipment up to date and in good working order . Also should anyone be thinking of renting there apartments out they should find it easier on a popular site rather than a ghost site, I do realise you have to find a balance and not become mini ayla napa on a Saturday night but I don’t really think that could happen.

I think the idea of sharing is fine, I just had visions of people asking us what we were doing using their facilites. On the Evergren brochure for Pearlbay we had swimming pool(which we have), Tennis courts and gym. We were then told that Evergreen had acquired some more land and were building a poolside bar. Now we are told we can share the Tennis court with the development to the otherside of us from yourselves, which is not an Evergreen site. Also the gym + poolside bar is on your site. From experience I know its not worth arguing with Evergreen, been doing that for nearly 4 years.

karl we hire our car on greek side from economy car rental we have done this many times now, there small print say's no problem to take car to north, just get insurance at border,



we asked nurten why not ready like they said it would be her reply was

Hi all.

Wineman, all car hire companies in southe will let you go north as long as you get the extra insurance.

I too will bw using economy car rentals.

You cannot hire cars in the north and go south though.

Drive from Paphos takes about 2 & 1/2 hrs. Smooth roads not too much traffic other than near the cities.

Border crossing (done it twice) no hassle, you get a visa which you can use again. biggest problem we had is finding the crossing in Nicosia. Speeling for Kyrenia is different on some of the signs. ie Kerynia.

I will probably break up the journey and stay in Paphos wed night.

Will be in Kyrenia Thursday morning.

I think that the garden apt bedroom at CBM are the same size as ours at CBV.

Our downstairs is 2.85x2.85m and we have 2 single beds, they fit perfectly.

tip: get some graph paper, and cut out items of furniture to scale on paper, play around fitting them in to the rooms. It's great fun, all those years of watching Blue Peter paid off!

You will not get 2 single beds in the downstairs bedroom, you will get a normal size double ie 4' 6" wide.

Measured this in September.

A double is actually shown on the Evergreen brochure.

I've put a photo on your multiply website of our downsatairs bedroom.

I don't know the dimentions (width x depth) of yours at CBM, but you will see one bed against the left hand side wall, the other is on the opposite wall, giving aprox 1 metre between them. There is about 1m from the end of the bed to the wardrobes, allowing them to open.

One slight problem, the light switches are at the end of the bed, initaially the bedroom was designed to have a solid wall, not the sliding doors and light swithes were fitted to accomodate the beds with headboards against the left hand side wall.

Initially we thought that only a double bed would fit, but after we visited the apartment and took further measurements found that 2 x singles would fit.

I remember thinking it was so tight for space that when you try to open the cupboard doors you would struggle to stand in front of them, but if its possible then two singles would be better.

back yesterday.

We done our snagging list and ended up with a list as long as my arm. The evergreen rep mustafa and a builder accompany you and write down the faults. A snagging list to me is the minor faults you see, in this case, things like the toilet, bath were not even fixed never mind connected, tiles missing, poor paint finish, scratches on the bedroom wardrobes which to me will need replacing. I am not saying everyones will be in such poor state but i was dissapointed with ours. Nurten says it will be corrected within the month and i can resnag, i live in the uk !

I looked round your apartment Tony and the things you mentioned have not been done yet, plus there are no door handles and a crack in the wall as you come down the stairs but all in all in better state than ours ! and your amber solaire is still there !

In my opinion it will be at least a couple of months before the site is finished.

But i think it will be nice when it is eventually finished.

Off tomorrow

I have enlisted the services of a guy from JKA properties to come with me to do the snagging. He charges £89 and will make two repeat visits to see if the work has been done.

This should save me the trouble of returning to check. ( ree corbytown message 209)

He says he has worked with evergreen before but is independant - w'ell see-

at least he will be there to see what I see and work from the same list.



can only do partial snagging as I have just found out that there's no water or electric yet - should be March !!! (not happy)

Also meeting Nurten day after for a 'chat'.



Corbytown - have you paid any money. I have not been asked for any again but I gather some have been asked to pay vat, electric and interect etc. but not the final £2500.

They should have done this in the first place !

That must be Richard who you are meting to do snagging. He's a genuine guy, he helped us last year with 'after snagging' and sorted out a few minor problems with our apt when we got our keys. He was taken on by evergreen to get things moving with snagging, and was a great help to us.

Hi all,

Just received an Email and photographs of site from Nurten. The update is apparently that site will be completed by 15th Feb and that is the new date for payments to be made.



Site looks very good - but all photos from a distance and it has looked good from distance for a while.



I have asked Nurten to confirm if whole site will be finished by then, all communal areas, pools and water and electric connections etc.

Back from snagging.

I used Paul conway from JKA see link : jka.cyprus@gmail.com



He was more thorough than I ever expected and of course is there to do the follow up visits. Even after the water and power is on !

Totally recommend him as did MarkCBM from this forum who also used him.

New competion dae now 15th Feb.......No chance.

I see we have all been sent details of white goods. This does not seem a bad price. I priced some stuff up and even in January sales I only got down to around £1150.

I advise caution on the guarrantee claims though. The man in the Arcelik shop told me that tree years was only on larger items which means your hob and extractor only have a year. Worth checking with Evergreen if you are thinking of buying with them.

I also have some names for furniture but will post later.(no space left)

There have been changes recently to the procedure for the payment of VAT (KDV) on the purchase of property in Northern Cyprus.



Previously, it was customary for VAT (KDV in Turkish) to be paid on transfer of title to the property into the name of the purchaser. However the Tax Office has recently issued a directive to all construction companies stating that VAT must be collected on completion of the construction and delivery of possession of the property to purchaser instead of transfer of title. This directive has been issued relying on a very old VAT law which has rarely been enforced by the Tax Office in the past.



In line with this directive, many vendors are therefore now invoicing their clients for VAT, which is currently 5% of the purchase price of the property, on completion of the construction. Many people have criticis

Many people have criticised this new directive by the Tax Office because they fear that if the VAT is paid by a purchaser to a construction company on completion, the construction company may not account to the Tax Office for it. On transfer of title, the Tax Office requires proof that the VAT has been paid before it will allow transfer of title to take place. If the construction company has not paid this money to the Tax Office, the purchaser may not be able to take title without this being paid. Some pressure groups are lobbying the Government to try to change this practice so that VAT can be paid directly by the purchasers to the Tax Office on completion of the property instead of to the construction company to ensure that there is no risk of the construction company failing to account to the Tax Office for the VAT. However, this is not possible at present.



We are currently advising our clients only to pay VAT to the construction company in return for an official invoice

I too have seen the white goods packages available via Evergreen. I agree the cost of the basic White package seems reasonable - the only problem was when I asked Nurten to send some pics of the goods. The hob was GAS - I didn't think there was any gas on site - still not had a reply regarding this.



I am visiting the site from Feb 1st to 6th and am meeting an Evergreen rep on Feb 2nd to go through snagging - if all is OK I can then sort out bank details and furniture etc, etc. I am a little apprehensive about travelling incase it turns out to be more of a building site than I expect.



I am in B3(R) - does anyone else in the block want any thing checking or photos?

you buy a gas bottle for the hob - extremely useful in the event of power cuts and really easy to source and set up - got everything i needed from the supermarket on turtle bay complex near the golf course - it also saves you on electric if you use the gas hob for brewing up/boiling water in a whistling kettle - and they last a long time before requiring replacement

He knows the site as I took him to my groung floor apt.

you can negotiate to swap things..I have swapped the two singles for a double

Can't say what the quality is like but things in showroom seemed ok

If you contact him he has more to show you in catalogues than is on the web (hav'nt visited the web site)

He has a shop jst up from Ship Inn on opp. side look for a big Marshall sign, then shop has a gazebo outside.

They also gave us prices for linen items (bedding etc) but we brought this over from UK so, can't make comment on quality.

well the new completion date is the 15th of feb !

as gd427 says " no chance " and i totally agree with him.

Have we all decided that we are not paying the final balance until the entire site is complete ? as the contract states

We are back there the end of March and i honestly do not think it will be all done by then.

Hi all,

I have paid the vat, elec connect fee and shortfalls but will not pay the final £2500 until complete.

I told Nurten this face to face.and she had no complaints

She said she sent out the final bills because the builders said that they would complete by mid Jan. (she should have gone and checked herself)

I think they will have a hard time charging us £500 interest.

Has the @pay by@ date been moved back?

HI all

What’s the thinking on furnishing down stairs. Our idea is just one set of rattan type

table & chairs on the patio being brought in during bad weather keeping the down stairs as clutter free and roomy as possible. Going out in four weeks and will update the crystal bay marina site. Tony.

Hi,

We will be having a dining suite and 'l' shaped sofa downstairs and it will be a bit cramped due to the loacatiopn of the tv.point making us have the sofa into the room.

It all acme in the package but the table is glass an wrought iron and we have had the seats covered in outdoor material so we may put outside.

We may also look at relocating the tv and wall mount it, then we can turn sofa round so the back is against the wall...lots more space.

By the way I told you alll that the guys name from Aykoc furniture was Tercan...it's not. Tercan is in the Arcelik shop, near the roundabout with the fountains.

Best to take a tape measure and you can decide what's right for you when viewing furniture.

Just had a brief update from our mate in NC. He states the site progressing well, all drains in, topsoil going down and statrting to put flagstones around pools. He thinks there is still 4 - 6 weeks work before site finished.

Hopefully people going out there in the coming months will take pics and keep us informed.

From what I saw in january I think the clubhouse etc will be the last thing to be finished.

Maybe the Evergreen construction update sit will keep us informed (joke).

Hello,



I am back from NC but only just now been able to get on internet becauce during the snow (I missed most of...) a car hit our telegraph pole and allthe lines we snapped.



My apartmet PB3(r) only had some minor snags to complete. On the complex the apartments near to the clubhouse/bar look as though they will take several months before they are finished - they are just shells. The swimming pools etc have come on a little but still someway to go. The roads/paths are taking shape and the overall grounds are being levelled where the building appears to have almost completed.



I met Nurten who said they expected the site to be ready in March - this seems un-realistic especially for the houses near the main pool. The electric/water are not connected yet and apparently once these are connected the site will not take as long to finish?? not so sure about that.



I just need it to be ready for July as we are holidaying then.

Mike - owns the Homefront store (towards Alsancak) and can make almost anything. The prices are reasonable. Debra from NCI took me there and says if she can get 4/5 customers she should be able to get some deal - what that is I'm not sure.



Nurten also said she would be issuing a starter pack shortly that will invlolve everything we need from scratch. You will not have to order the entire lot just the stuff you need - gas bottle etc.



Also depending on how fussy you are there appears to be a few shops selling outdoor garden furniture that will deliver FREE if enough is ordered.



Is anyone else planning a trip soon?



To conclude I think the site will not be complete in March - hope I'm wrong...!!

thanks for the pictures mark.

We have been told our snagging has been completed , arranging for a friend to go visit to see.

We have ordered some of the white goods from evergreen but going to look for fridge with bigger freezer

Kieth out the end of april and then we are all going end of july , so hoping all up and running by then.

Will anyone be out in the school summer hoildays have a 16 son wondered if any kids will be there ?

cannot wait to be out in the sun after all this snow lol
