Has anyone had the experience of getting their Property registered on their Kocan ? We have had our Kocan issued but it is only for the land. As there are 4 Villas built on one plot of land we have been told that all 4 of us have to apply to get them registered at the same time, at more cost. Any advice greatly appreciated.

There is a little office opposite the Tapu offices occupied by an ex employee of the Tapu. This guy sped through our Kocan application and filled in all the forms regarding parcelisation. If you cross over from the Tapu and walk away from the town his office is the last little office next door to a lawyers and before the corner. Realy helpful little guy.

Mr Vince, were you able to do this just for your property or did all the other property owners on the same plot have to go through this process at the same time ?

Hello Mr Vince, doesnt the builder have to do this? as think they charge you for doing so in the buying, re tax ect. Doesnt someone from the property office have to measure up the land ect to check that it is built on the right area? Dont know, the same as spireite, any info on this is interesting as have a friend with problems who has a solicitor doing their names which has so far taken over 9mths, still no names on his kocan.....

It sounds like you have a shared title deed, i.e. 1/4 share. If that is the case, all shareholders must consent to the sub-division of the property. They can apply individually or give Power of Attorney to someone to do it for them.



To separate the deeds, final approval must first be obtained. Take your title deed to the District Office and find out if it was granted.

Hi.





I would have thought the properties would need to be parcellised first. Usually the builder sorts this out but you can do it yourself if you all pay towards this. Once this has been carried out and you all know who owns which bit of land then you can apply for title deeds in your own names. You will still need the builder to participate in this, as he will need to pay his taxes and any KDV you have already paid him. If any of you speak Turkish or can find someone who will go with you to the Tapu office, they will help you.

Our builder had applied and files forms for parcilisation, and we and 2 of our neighbours had to sign a document of power of atorney for the builder to submit all the papers on our behalf. He still owns 3 houses on the site and 3 others are sold. The little guy opposite the Tapu office contacted us to ensure that we were happy to submit the plans given to him by the builder. He then accompanied us to the Tapu office to try to expidite the Kocan document. No cost implication...just a very helpful guy. Might be worth a call to ask his opinion.

Thanks Mr Vince but still confused.



All 4 of us have had Kocan's issued, all of us have paid required taxes & we all pay annual immoveable property taxes on our Villas.



The properties were built by a local company on land owned by a local family, all of their taxes have been paid.



Why would we still have to go back to TAPU to get Villa's registered on Kocan's , shouldn't this have been done before Kocan's were issued ?
