Hi we were delighted with our results not just with the build and standard of finish but also the after care. Many people on this forum have popped round to our place in the Sun for a coffee and I am sure they would say we got a good result. The comany who built the property is Tenas Construction a small family builder.

I wish you every success in your search to find the builder that will construct your property.

Best Builder? Yourself! You couldn't do a worse job than the majority do over here.

If you haven't the time or just can't be bothered then Tenas is probably your best bet.

Sydney construction are excellent.

Lindsay Hunter at Donaghy and Beyler introduced us.

We have seen their finished properties and had a tour of his own home.

We bought land separately and Zafer is halfway there with our house - saw it last week.

Zaf wants to use our house as "show house" during 2008.

Contact Lindsay at lindsay@donaghyandbeyler.com - http://www.donaghyandbeyler.com.

Contact Zafer at sydney@sydney-construction.com

our villa is being built by sydney construction and is almost finished. we were introduced to zafer by chance and what good luck, he was most helpful and accommodating showing us around various villas he has built to a high standard. he gave us lots of advice and suggestions to improve the plans we had and has bent over backwards to help us make the right choices etc. we get regular updates of the progress with lots of pics and we can ring him anytime we want to ask something. to date we are very happy with his standard of work and all his teams input.

Timothy I note that you said over here. Does that mean that you have moved back HERE. I'm reliably informed that you left HERE probably 12 months or more ago. When making comments it would be helpful to know members association with this place, their commitment to it and the country they actually live in.

Buys the land and then builds on it,however good or bad the quality of the building may be.You know that you WILL get your title deeds once you have your ptp.

msg 19;

Tootie;

As much as having to wait for a so called PTP(what a load of rubbish) before you could get your title deeds for something you had paid 2 years or so ago (I'm glad I havent got to,and I didnt have to when in UK as a foreighner)),because of security reasons and there are too many dodgy so called "construction companys" in TRNC,KOFALI would be my choice every time.I know who they are and where they come from.

I know greed takes over of how our minds work at what direction, but however much they may try to push you to get as much money as possible out of you,YOU WILL get your title deeds. With whats been happening in building industry in TRNC the value of title deeds are PRICELESS,for everything else........

I payed 50% August 2008 and 47% August 2009. I Moved in June 2009. The rest I have (not my Advocate). Developer is now in Turkey and cant get hold of him nor can the advocate. Whats my chances of title deed?

Shared title is sorted, ptp sorted and no mortgage on land or property. Plus all taxes payed, electric and water installed. etc

In that case, since you have your "shared title deeds",which means all duties are paid,I 'd sleep without any worries in my head if I was you.

Individual title deeds:States,X plot of land with X square metre dwelling on it.

Shared title deeds:States,X plot of land with Y many dwellings and Z size plot in the X plot with A square meter dwelling belongs to MR/MRS "YOU"

I can recommend Dovec Construction for Famagusta area. Pure and simple. I can also recommend Noyanlar again in Famagusta.

As for the ones to avoid, well just follow C44 for a good idea. Watch out for those who do not honour their contracts like not delivering what they promised and even worse frightening their buyers by flimsy court actions.

Nobody mentioned Kavanlar. Very good builder but soooooo slow and his catch phase is This is Gonna cost you extra. What you see in the picture of your house is NOT what you get i.e. front gate over 1K extra railing round your house nearly 2k. A simple change of paint colour from white to cream of course yes you guessed This is gonna cost you extra

My advice to anybody buying out there is be very very careful when buying a resale from a Turk especially if his name is Kamile. We got stitched up big time. We had to pay his water bill over £300 but the best one was his tax as he had sold three properties and could not afford to pay his tax so yes you guessed it we paid 9K for him. Solicitors said he promised to pay yeah right Leason learned the hard way is to have everything in writing as the man we bought from is nothing short of a common THIEF and CON ARTIST

I would say the best builder is the one who rectify's any problems you may have (after the property has been built) without any problems.

Don't leave your brains on the plane. Would you buy a house, or have one built without employing a surveyor????

Give Stuart Hillard a call, he's the only qualified chartered surveyor on the island..... 0533 861 2330

He also is very knowledgable about the builders standard and quality of work.

Why not buy something already built and lived in then all the problems should be ironed out off plan is always risky

Buy a resale - there are plenty of them to choose from and it's a buyers market.

I'd rather no more houses were built on anything other than brownfield sites but if I was contracting a builder I would go to High View Villas...

I don't live in one haven't bought one.... I have no axe to grind...

The sensible option for those with the full asking price is a resale...

Our house was built by Hedron Construction, good build and the afterbuild service is great everybody who live in the houses will tell you the same.

Our builder even lives in our street in one of his own houses.

So he is always on call if you need him

I lived at Chelsey Village.

Unfortunately.

The chair of the Owners association rented her property

to the manager of the maintenance company, which was owned

by a director of the developers, who also owns the building company.

No conflict of interest there then !!!

Watch this space for repercussions of those

Who 'invest' in the site.

Angel,

Again I reiterate NO DEEDS NO MONEY!

Don't be stupid enough to ever be in so many victims position, if you can't get DEEDS don't PAY ANY MONEY!!

It's only common sense! whatever builder, in any civilized country you would only pay your money when you have your DEEDS!

The Best of Luck (you will need it)!

I have had two houses built by Emtan Construction. Completed on time, very little snagging, DEEDS ! YES ! All services in place. No mortgages on the land. Not the most luxurious houses but good value for money. They are based in Kyrenia.
