Hi Angel

Just spoke to you on another post! Batuham Halim of Gozel Halim Law Firm http://www.GozelHalim.com Not only does this guy speak good english, he has a fantastic sense of humour and knows what he's talking about. I would seriously recommend that you at least consider him. If your estate agent has that attitude, dump him/her and at least talk to Huseyin or Bulent at 'Royal Crown Estates' http://www.royal-crown -estates.com These boys (two brothers) are fantastic and nothing is too much trouble for them. They have been so helpful to me and 'er indoors ( I think in the military they call it services above and beyond the call of duty) If you are thinking of investing in TRNC, at least invest a couple of quid on a phone call (get number from web site,or e-mail me) and speak to these boys=====They are top notch!

Regards

Ps Angel

I am not on any sort of incentive bonus but feel i owe these boys bigtime for the friendship and help that has been extended to me and Vivvy('er indoors) and made our purchase far from being a nightmare like some poor souls suffer, but an absolute pleasure, with a lot of fun along the way. I absolutely adore these boys! What have you got to lose? If you ring them tell them Nigel recommended them, so at least i feel i'm going a little way to repaying the massive debt that i & Viv feel we owe them. don't worry, you will get no pressure, but an unprecedented amount of help

Take Care

If you're happy with the contract that is in front of you then, yes, a Noter is all that is required.

Remember the Advocates here are NOT lawyers or solicitors. If you don't instruct them as to what you want them to do to the letter (check to see if there's a mortgage on the land, does the builder own the land? etc.), they will do little to nothing and charge you £1000 to £1500 for the privilage of them having your Power of Attorneyand spending time on your Permission To Buy (which you can actually do yourself). If the builder doesn't stick to the contract your advocate may well say ,"sue them". He'll then charge you again for the privilage of sueing them.

Hello Paulkay

We bought one of the jasmin palms villas(best days work I ever did.) Was over there last week to check progress, look for furniture etc., and am pleased to report that everything is on schedule for end Jan 2008 completion

Huseyin and Bulent, the two brothers who run Royal Crown Estates really are SPECIAL people. These boys dont just take the money and run, they have helped me and Viv

every step of the way, and it's been an absolute stress free pleasure. They took time out to help me open a bank account in Girne, got me the best deal immaginable on my furniture, are going with me sorting out the electric and water meters, pick me up from the airport at any hour Etc. etc. The list is almost endless. We both really adore these guys!

They have one villa left on jasmine palms in karsyaka. They are building more at another location (completion 24 months) but they will be £20,000 to £25,000 more money!

Paul If I can help in any way, please don't hesitate to contact me. If you want my phone no to ask any questions, I will be more than happy. Just drop me a quick e-mail asking for my number. I hope I've been of some assistance.

Warmest Regards (and I hope you end up having a truly lovely experience like we've had)

Hi legin

Have emailed the royal crown today so should get a reply tomorrow.

How many villas are on the jasmin palms estate.

Thanks for you help Paul

P.S. Do you think they will get the extra £20,000 to £25,000 on the new site for the same build,as at the moment it seems to be a buyers market?

Hi Paulkay

There are 8 Villas and they are really beautiful. One is owned by the manager of the construction company(next door to me) and one is owned by Huseyin and Bulents father. We looked at many properties before we bought, but we kept being drawn back to Jasmin Palms. You get a decent sized plot and the design of the property is nice(not a square box).

As to whether they'll get another £20,000 for them, I would hope so,but it's going to be 2 years before they're ready. Bulent showed me an e-mail from a man who wanted to buy two of them but didn't want to wait 2 years .There was only one left and he offered me the chance for a quick profit if I was prepared to wait 2 years for the next batch. I honestly wouldn't sell mine for £150,000. I absolutely love it.

Best Regards from a very happy Legin

Hi LaptaDave - she was about £1200 if I remember rightly but please dont quote me on that it may have been less than that. She was very good though and I know several people on our complex have used her and been happy. We got to meet her in October and she did Wills for us as well - very efficient and all the girls in the office speak very good English (two of them were English anyway).

Naomi Mehmet (link below) is the NC market leader and has offices in Kyrenia and Famagusta firm do carry out all checks as far as the land registry will supply information

You are greeted with an introductory video explaining the buying process and its pit falls and I believe you get a free 15 minute consultation if after that you chose not to continue I thin you leave owing nothing

Don’t use a noter this is false economy as the contract you sign (often in Turkish ) will be drawn up by the seller and be strongly in their favour, not yours

Use a qualified solicitor (check that they are qualified) and ask them to go through the process and contract with you, if there’s something you don’t like in the contract ask for it to be changed

Lastly and perhaps most impressively all the interest earned on her client account goes to charity ( I think she is the only one who does this in Cyprus) so the company has no incentive to hold on to your money

Not sure about the charges about £1200 I think

We used Debra Dolling of Naomi Mehmet. They charged us £1250 for our TBV apartment, and £100 each for the draft of our wills.

Good price, and service.

I have also heard good things about Naomi Mehmet -- soliciter prices between 1,000 and 1,300 GBP are normal. It is always best to get a soliciter of your own with a proven record and connections to a good UK soliciter.

Angel,

Once piece of advice -- do not go to an agent or developer recommended soliciter -- they are often together as one. Get someone independent.

The soliciter you choose could mean saving thousand of GBPs down the road!

Good luck!

I would highly recommend Ayhan at Seners. I send her emails in the morning and more often than not get a reply the same day, latest the morning after. Wrote to us before all the publicity about the new law to explain the situation. Professional, friendly and speaks fluent English. Also didn't pay as much for her services as what some are stating on here. I would highly recommend her.

hi trisha , is there anyone else attached to the practice that speaks good enough english to explain to you whats going on .i think because you engaged him to work on your behalf, and you knew at the time his level of english .you will have to give him the chance of him providing the information you need in a language you can understand .if he cant then you are within your rights to engage a lawyer that can . that way there' no bad feeling . i hope this makes sense . it is of course , purely a personal opinion

good luck simbas

Here is another company that came highly recommended - we and many other people have used them - perfect english, efficient and nothing is too much trouble. THey are on the left hand side as you come to the roundabout leaving Girne and going east - you can't miss the sign.

Hi Tricia,

We used Sener Law Firm and agree with everyone who's posted about Ayhan. She's really on the ball and much cheaper than the amounts being quoted. I think we only paid around the £600 mark

I also used Sener Law Firm and Ayhan. First thihg she will do is change the contract you have to give you more protection. Who has drawn up the contract? If it is the builder or estate agent then it will be drafted to meet their needs rather than yours. I also paid £600 and feel it was money well spent.
