We purchased a property on the sahara oasis site offplan in August 2005!



This property was supposed to have been finished in 18 months (plus the 4 month grace period) well its now 2009 and there is still no sign of when it will be finished.



Have wasted so much money on trips over to see if any more work on the property has been done and everytime we have been disappointed.



If there is anyone out there involved with the building of this site could they please let me know some definite answers as to what is happening as no-one seems to be honest with any answers!

It's no comfort I know,but you are not alone....this has happened to many people on various developments throughout NC.

Hopefully some members can offer advice...and you should also contact HBPG who may link you up with other "owners"



By the way....where exactly is Sahara Oasis?

There will be many more sites named/shamed shortly , what is wrong with these developers do they honestly feel that owners will just keep quiet , the home buyers pressure group have started to named/shamed these unfinished sites , ok after giving these sites 12 month grace i think they should be named/shamed .it is these arrogant developers that have really given TRNC a bad name and put some people off coming to purchase in the TRNC , maybe the good guys should have a go at these dimwit buiders who could not care a hoot .

sahara oasis is in Alsancak - lawyers are no help - yes I did see the hpg web site but that didnt help either - I know that this is happening to other people aswell - and there is still hope at the moment that we will get our property at the end of it because there is still work going on on the site but it seems that although we keep our side of the contract it doesnt work both ways and there is nothing we can do about it!

Pipie, whilst I cannot disagree with your sentiments here, and also feel desperately sorry for climakool and his/her situation, I couldn't help but notice that you refer to the dishonest developers/builders as "dimwits". What's "dim" about taking people's hard earned money and doing a runner with it? Please don't think I am condoning these appalling acts of dishonesty, but I can see nothing "dim" about this.

do not want to get into any arguments and I feel really p---d off about the whole situation just wanted any feedback - I have found out more about what is going on by going on this site than going direct to the builders/lawyers!



Thankyou for any information anyone can offer.



Again, have booked to come out for 2 weeks in July and find accommodation at my own expense I should be staying in my own place!

rowlo, I see it as extremely unfortunate for climakool and the many others who find themselves in this dreadful situation. The point I was making was, rather than the developers/builders being "dim" they have been ruthless, underhand and crafty to have been able to get away with what they have done.



"Dim" as I understand it, means "stupid" or "slow".

The -wicks yeah you are right did not explain myself very clearly , what point i meant to get across was this if these developers genuinly run out of cash to finish a project they could strike up a deal with buyers on a way forward were both owners and developers would have a positive outcome .



Now when you have developers who refuse to strike up talks on a way forward and just leaves things up in the air that to me is dim /stupid etc as talk talk talk is better than war war war .



On the other hand if you do have developers who intentionaly do set out to fleece buyers , well yes they should be hounded and brought to justice , hope this explains a little better .

we bought off plan in 2005 and because of the delays operated the cancellation option in november 2007.we agreed a settlement figure with the developer at a substatial loss and gave him until december 2008 to pay.this did not happen and the response we keep getting is payment will be made when the property is sold.guess what?_the price has been increased by several K compared with our contract!if you expect cosideration from the developer DONT HOLD YOUR BREATH!

I really feel for you. When your development was launched with all its pomp and ceremony it appeared as though all was fine. It soon became apparant that the properties were over priced for the market of the time and sales were stagnant.



The Jewish Investors got the cold feet and started to try and bail out but land purchases and ground work had gone to far. With no properties selling they couldn't get their money back and also couldn't afford to finish the project.



Had the properties sold as they were supposed to, all in 12 months, there would have been no problems. Even today barely 50% are sold with the top properties still up for sale.



The same problems occurred with Sahara Kyrenia, although they finally did sell, and are likely to occur with Sahara Alsancak Village. These properties are grossly over priced for their location and specification. Maybe in a few years it will be different. In this econonic climate they don't stand a chance.

Hi Climakool...



Sorry to hear of your plight.



Best advice I would offer is to use this forum to try and make contact with other buyers. For instance how many plots were there originally and if T/Cadman is right and half were sold you at least know you are not alone?



Small consolation I know but I honestly think it is a start. Personally I would try to get others on board and work together before issuing writs or class actions because I think this will take years. It also lessens the costs you will probably incur if and when others are going out to TRNC re your site.



Once a few of you are on board try to set up a meet with your builder to see what can be done before any more monies are handed over perhaps agreeing payments only when targets are met and seen by co=ordinated visits.

I think working with rather than against your builder would be my first option?



Organise should for now be your first move I think

Remember that your advocate does not consider that they owe you a duty of care. You didn't ask the right questions is one of their excuses. Beware pouring good money after bad into the lawyers pockets. They are very pleased to take your money but not it seems for their clients benefit. Better to go with the advice given above by finding as many others in your situation on your development and act with the help of HBPG.
