Can anyone give me a rough idea of what the average complex fees are for pool maintenance/gardener/communal areas, etc.

Also, would someone who purchased a 1 bedroom apartment be expected to pay the same monthly fee as owners of, say, a 4 bedroom villa?

We bought into a development of approx. 140 units ranging from one bed apartment to three bed villa/bungalow. We anticipate paying approx. £50 per month to include all communical areas, ie. gym, pools, sauna, club house etc. Irrespective of size, each unit will pay the same as each unit uses the same amenities and the charge doesn't provide for any service to any individual unit.

Thanks for the info. I guess what you've said about each unit paying the same because they use the same facilities makes sense. Although I hope NOT to buy on a complex, I'm looking at all my purchasing options and the various extra monthly costs involved post-purchase. £50 seems a bit steep to me, especially as I hate using pools, and won't feel as if I'm getting 'my money's worth' so to speak. All these 'extras' make a difference and have to be taken into account when thinking about what you want to buy, especially if doing so on a budget. I wonder whether £50 is the average per month. Collectively, for 140 units, this sounds like a great money making scheme for the developers, as I doubt whether the monthly running costs comes anywhere near how much they collect from the owners every month, or am I being really cynical......

hi abby

i can only give you a estimate on how much you will pay because this varies on the size of the development, what is actually on the site i.e pool-gym-sauna-security-gardenman etc

most of the time on sites you will pay the same if you have a 1bed apart to 4 bed villa cos like milou said every property uses the same amenties apart from lets say the pool-sauna-gym cos in theroy a 1 bed property you will only have max 2-3persons using the facilties compared to a 4bed villa where upto 10 people will be using it

i know many people who pay between 25-50 pound a month so if you aim for around this figure you cant go wrong but if anyone of the developers say more i would advise to stay clear just figure if you pay lets say 60pound a month thats 720pound a year for the rest of the time you are living their.

personally i dont agree with all these big extra payments ill tell you the reason why lets say you got a site with 100 apartments on it and each one pays 40pound a month thats 4k a month thats 48k a year i dont know about you but to me thats a rip off cos it dont take that much to upkeep the gardens a pool and any other facilties plus for some people who only spend a month thru out the year it is not very cost effective compared to a family who lives their full time and also who uses a pool or facilties during the winter months so why should it reman the same as the summer period

so my final summary when you are looking for a place abby make sure this service cost is high on your list aswell as price-location and whatever else or just buy a place which is not on a complex and that way you dont have to pay no service charge on top of your other monthly outgoings like electric-water-phone etc

Thanks, you've highlighted exactly the reasons I'm reluctant to pay such heavy complex fees and why I'd prefer, if possible, to buy away from a complex. My brother is trying to persuade me that a complex would be better for me as he'd prefer to think of me surrounded by other Brits/Europeans, as I am purchasing alone. However, I, on the other hand would much prefer to buy an old house in a Turkish village, and really soak up the local atmosphere, and the added bonus is that I wouldn't be obliged to pay for amenities I probably won't use. As he's coming with me on my viewing trip I'll be sure to look at a large selection of properties, on and off complexes, to see what's out there, so that he is satisfied that I'm not making a hasty decision based on limited sources. As you can gather, he's the sensible one and won't let my heart rule my head. We may have a fight on our hands because I think sometimes in life you HAVE to let your heart tell you what's right. Wouldn't it be funny if I fall in love with an apartment on a complex after all this!!

Normally the developers and/or owners employ a management co. to run large complexes - £50 is high but we, at Sweetwater Bay, intend opening our own company and running it ourselves which means we will be able to start a sinking fund (important for maintenannce) and reduce the fee. You also have to take into consideration that it costs approx. £50 per month to have your private pool cleaned by an outsider. It really depends on what you're looking for - we wanted a pool and all the other amenities that SWSB offered but couldn't afford it ourselves, so this is a good compromise. I guess at the end it depends on how much time purchasers who live permanently on site are prepared to give of their time.

I agree with UKTurk generally but SWB is special - sorry I have to plug again for this complex but I love it, of course I also love UKTurk! Now for the FINAL....



I shall feel lonely without a neighbour next to me and as No. C37 is still available for sale - just think - beautiful villa, beautiful view, minute to sea and more importantly YOU CAN HAVE ME AS A NEIGHBOUR!!!!

you should not be sorry to plug your own development if you love the place their is nothing wrong in saying so, its when some posters mentioning no names but i will say they are newbies they bad mouth over sites and develpments when they know nothing about them this is what gets on my tits

Just had a look on the Sweetwater Bay website; if only my budget would stretch far enough for the villa, but alas the 1 bed apartment is all I could afford unless I plan on spending another couple of years working overseas! And as for a pool of my own, I just have to dream. Damn it, I knew I should have never divorced my ex-husband! I could (literally) be living a luxurious lifestyle - to which I am accustomed - until my dying day. However, I have to get used to the fact that I have champagne tastes on a lager budget ........... boo hoo ....

Hi Milou

We run our own site maintanence on our development and the cheapest pool cleaning we found cost £300 per month for two cleans through the summer months and one in the winter, the cleaners use all their own equipment and chemicals for a pool 25m x 10m. If you have a company that is prepared to do it for £50, could you please forward me their names and we will give then consideration as always looking to cut costs.

Look at SWB apartments



Graham the cost of £50 per month was for a 10 x 8 pool - this was given to me by Edith at Sweetwaterbay in NC. I am sure she will be happy to pass info on who cleans her pool. Alternatively, maybe I should go into the pool cleaning business!
