Hello,musmus, we have bought on phase 4, and the management fee is 50.00 per month for the communal maintenance charges. We dont have an exact breakdown of what is included.

Is that amount average in North Cyprus and what does it usually include -- are there often any hidden costs that I should be aware of?

Musmus as far as I know it no figure has been set in stone was suggested may be as high as 90-100gbp but was only talked about, and was alllowing for a security guard which I think has been scrapped.

In the contract that we have,it actually says that the management fee will be no greater than 50.0 pounds per month.

i am on phase 1 and i also have heard that the security has been scrapped and that there will be gravell poured on some of the areas where we have grass. so this makes me wonder what we are actually paying mantanance fees for.

Hi to jamesb & musmus, we are buying on phase 2 and just wanted to ask you how things are on phase 1, regarding anything really - electricity & water supply also did you have to get someone in to do a builders clean once your apartment was finished.

Only problems so far is there is no communal lighting anywhere, the stairwells are pitch black, I know of someone that has already fallen. The pool is not full yet, not a big problem at this time of year, but I know of one pool that is knacked because it wasnt filled for a while, due to the pressure of the earth pushing back against the concrete. We shall see if its ok when they fill it. Meps seem to be looking after the grounds ok. We know a few people out there so arranging a builders clean wasn't a problem.

Thanks JB,is there no communal lighting because they have not set a communal charge yet, have you got electricity and water in your apartment & is it a easy process sorting your elec meter out and is it expensive or did kavanlar sort that,Also could you reccomend anyone to do a builders clean.

Hi



IIf there are enough of you living there permanently and you're prepared to give of your free time, it might be worthwhile considering settng up your own management company. This is not a residents' association but a registered company which will entail all the normal company legal procedures such as audited accounts, banking etc. The residents will nominate the board who will be resonsible for the running of the complex, ie. employing staff, collection of maintenance etc. Once a year there will be Annnual General Meeting for discussion, ie. allocation of sinking funds for future maintenance, improvements, re-electing board, disputes etc.. Our lawyer told us it would cost £2,000 to set this up. The advantage of this system is:



You control the amount of maintenance fee

You can start a sinking fund for maintenance

You can do future improvements to the complex

The board is living on site

You can organise a separate inhouse company for rentals and charge

You, as a group, have control on standards and wishes for the complex



As, we at Sweetwater Bay intend going down this route, we have started producing draft documents to this end which includes the Memorandum, the residents association list of rules and regulations. I'll be happy to send these draft documents out to anyone who is interested - please email me separately.
