Hi all



have just returned from a 5 day trip to North Cyprus, originally having booked a trip to complete the handover of the apartment.....(remember that email about completion in December??????).



Nothing much to report.....construction of roads, walls, swimming pools and other infrastructure seems to be progressing well.



I have partially completed snagging.....electricity and plumbing outstanding.



I also met up with Nurten who can't give any definite dates for completion but states that a directors meeting will be held at the end of the month!

Had quite a nice trip, saw some fantastic thunder storms!



I have not paid the final payment yet and do not intend to until it is ACTUALLY complete, in fact I mentioned this to Nurten and she agreed , she also apologised for requesting the initial request for payment in January ( apparently the construction company told her it would be ready, but rain has delayed things !!!).



She did also say that some people had infact paid even though the site was incomplete.



I also spoke to Saul from North Cyprus International who said that he would gladly check if the site was finished before we pay the finall stage payment.

Hi all,

We are not going to pay our final instalment until site is completed as per contract.



Nurten also informed us of the directors and builders meeting at the beginning of March, when, she stated it is hoped that we will have a definate date for completion.



We have booked summer holidays flights for July so hope it is all finished well before then.

Great pictures -the pool looks to be coming on.



Unfortunately i paid before I went out in early Feb as I thought i was going to see a complete site. However, Evergreen have agreed to deduct the interest I have lost for paying early from the site fees , however much they are?



Northern lad2 - I am also out there in July with flights booked. It looks as though there has been a good amount of work since i was there in 1st wk of Feb. fingers crossed or i have 3 unhappy kids....

Hi All,

Just had word from our mate in NC, he states all major snagging jobs completed on our apartment, only a few small finishing touches to do.



He states site is still a bit of a mess, pool tiled but no paving stones around it. No electric or water to apartments and roads are not complete.



He does say that they are working hard on the site.



Wineman.



I am out on me own at the end of April - hope site will be finished! by then.

We are taking our sixteen year old out in July how old are your children?

have a good time.

I like most of us, would be interested to see pictures of the pools and clubhouse etc. as these seem to be the last bits to complete.

If you meet up with Nurten see if you can a completion date from her after her 'directors meeting'

Not that I think it will make much difference how many meetings they have , it's the builders who are in control and it will be finished when it gets finished !

Hoping to go out again ourselves maybe June. Will it be done by then?

Hi to you all,

I am going out to Cyprus on the 3rd of April for a couple of weeks with my young son so I will feedback re CBM on my return. I am meeting Evergreens rep to go out to check if the snagging has been completed, he did this with Tim Cheetham from NCI and sent me the snagging list, all I need to do is check if it has all been completed. I am hoping to go out again late June for 3 weeks so hopefully by the time I leave everything will be in place. I have ordered the white goods from Evergreen and the Air/Con Frank & Joan's web-site, and hope to get furnishings from Botanica as there prices were reasonable and the quality seemed to be good. Looking forward to meeting all the CB Mariners. I have B4M APARTMENT

Hi all. Just got back happy to say work on the site seems to be steaming ahead. All apartment blocks are now constructed, small swimming pool is concreted around the patio area. The large pool was ready for tiling Stone walls around the site are speedily being built. The white good packages have started to be fitted to the apartments. Tarmaccing machinery is now on site and the talk is the finish is to be expected within two months . must say we were well pleased

Great news and good photos.

I see one particular photo of a ground floor apt. with fridge and waher near space under the stairs.

Washing machine was under stairs fridge freezer was not.

Did you notice the reason for this?

I ask this because I bought an Arcelik fridge freezer (450 ltr) to what I thought was the same spec as the evergreen package and have found (according to the dimensions) that it wom't fit.



Can you shed any light on this.

Anyone else know about any problems?

Great photos - looks like a lot has happened in 5 weeks since I visited. Do you think the bar/restaurant and main pools will be ready by the end of May as per contract?

Were there several apartments/blocks along way from completion near the main pool area?

hi all

gd man Don’t worry about the fridge freezer not being under the stairs, they have just been deliver to the apartments and they were being in the process of being set up.

Wineman. All the apartments near the main pool are completed structurally meaning no more concreting is required, some are still awaiting rendering on the exteriors. As for the club house and pools being ready for May almost certainly the pools will be ready as one of the workmen was applying waterproofing to the large pool ready for tiling. The club house yes if they get a move on. Will the site be finished in may i think so.

Not long now guys.

I have been reading all your posts on proposed completion of CBM and it reminds me of about 12 months ago when we were in a similar positiion with CBV.

Believe me it is well worth what seems to be an endless waiting game.

I will be over 22 April for 2 weeks, and will gladly take some pictures for you of the progress. Will any of you be over there around that time? feel free to come along to CBV and have a chat, or I may even see you on site as I am noseying around.

Hi all,

We asked Nurten about electric connection on site and to our apartment. This was the reply:



"The contractor has completed all the under construction/infrastructure works and also the transformer room.



The electric company has to visit the site for the final approval in order to have the meters fitted, we are expecting this any day now".



This all sound good, but I am not quite sure when the NC any day now really is lol.



Nurten also sent us some very recent photographs of the site - which is looking good - we will post them later today.

Congratulations on your PTP, another hurdle over!

We had notification last september that ours had gone through, and that it would be approx 3 months from then for transfer of title deeds.

I contacted our advocate in Jan this year and was told.......another 3 months... we're still waiting.

The reason for the delay rests with Evergreen, they are still not ready to transfer title, no reason given.

I had forgotten all about this, and thanks for your post, I will contact TRNC again for an update.

We found out ourselves by emailing our reference number to the TRNC Propert office and they informed us that our PTP had been given in March, they were quite quick in replying to our emails.

Another hurdle over but I have a feeling we are going to have to get over a few more yet before we are sipping an Efes or two on our roof terrace at CBM - I did send you a private reply to your Email.

Andrew,

We informed Nurten that we now had our PTP and asked what was the next step. This was the reply:



Unfortunately the transfer process is not ready as yet, once we have

completed handover of apartments at the site then the parcelation of title

deed is processed and the file needs to be approved at each government

office and finally is taken to the Land Registry Office for transfer. This

procedure can take anything between 3 months upto 1 year after handover.



I think this is fairly clear and could mean that we will be waiting a long time for our deeds, as I understand from a number of previous posts that is the norm.

The annoying thing is that we were told that parcelization was complete and the final process would be complete within 3 months, over 6 months ago. Contacted our advocate again the other day, and have been told...guess what....another 3 months, as parcelization is not completed!

just had an e-mail from nurten saying expected completion by end of may and she attached the latast photos of the site.

I will post these on multiply as soon as I can.

She also advised us to contact her again before booking any flights !!

We were looking to go out in June but better wait and see.



Maybe some of the Furom members who I think are out there now will come back with good news.

Hi Wine Man,

I was at the site between 3rd April -17th and think it highly unlikely that the site will be complete by the end of May ,when I was coming away the roof for the club house was just about to be errected but I think they have some way to go before the whole thing is complete. Having said that I was quite pleased with the site the only bad point is that there are about 8/10 units which still have to be completed, Nurten informed me that an investor who had brought these was having financial problems which means the site will still look like a bit like a building site until these are finished. I think you should be okay by the 5th July I am hoping to come out about the same time to finish one or 2 things, would be nice to meet and have a chat.

Have you either had your keys handed over or been given a date when this will happen?



Reason I ask is that we have selected furniture etc and want to know when the keys are being handed over to enable delivery before we arrive - it's not long now and time passes fairly quickly.

Hi all

Had a great weeks holiday , site looking good, builders working hard to get bar finshed roof went on in the week i was there.Site foreman saying will be ready by end of may.

Managed to pay deposit on furniture package went to botanica.

Opened 2 bank accounts needed to take contract and passport, one in sterling and one in lira.

Got quote for air con need handover first to be able to put in. Had a quote for apartment clean , £90 from a friend of a friend.

Have some photos will try to post. Have had trouble getting on sites as forgotten pass words lol dont know if its my age or the efes and sun.

Has anyone had email regarding electric ?

Has anyone looked into insuring apartment ?

Stevies bar 10mins walk from apartments !!!!!! enjoyed a good sunday lunch there.

Andrew it was nice to meet you and sue , hopefully be able to invite you up to our apartment for a beer in the summer.

Glad to hear you had a good holiday,recieved an e-mail from Nurten last week to inform us that the electric authority have approved our site and payment is required by the 10th of May if you wish Evergreen to connect the electric to the apartments.

I can agree with nortern lad - Steve's bar (message 142)is a nice place for some food & a drink.



I have had 1 quote for insurance just to get a figure to work from. The company was intasure (usually advertised at the top of this page as North Cyprus Property Insuramce) http://www.intasure.com. The cover seemed fairly basic -



Buildings £1 million

Contents £7k



Total premium was £164.72



Has anyone else looked into insurance?



Looking forward to the photos - and it appears things may be on track for the end of May accordaing to the latest reports from you all.



Has anyone bought curtains for trhe large arch window in the Penthouse apartments?

Have not looked at insurance yet but was wondering if the management company will have a group policy because I dont see how we can insure our apartment if the other four in the block are not insured. Does your insurance include earthquake cover. Tony

This does include earthquake cover, along with accidental damage. I can't rememebr if I asked for cover if I rent it out but will check before I or if I take out the policy.

Regarding group cover - how do occupants insure in flats in the UK? Maybe that's another question to ask or does it just mean that if 1 property is insured that the other 4 occupants need to pay for the re-build out of their own pockets...??

I think basic buildings cover is a requirement/neccesity for owners (unless you are very rich...)

Regarding insurance: Intasure are able to quote for individual apartments/full blocks and even the whole site, which is fine if you know all owners of your block, and can all agree to take out a policy with them. Originally, Lynx, our maintenance company were going to provide insurance and take the fees from the maintenance charges, but this didn't happen. They are able to obtain insurance from one of their local companies on your behalf, but the cover isn't as comprehensive as Intasure.

Hi Corbytown, Wineman,

I went to Stevies bar just for a drink and it looks like a nice place easy to get to and within walking distance and its nice to know who my neighbour, I will be I there in early July so we may not meet this time but I'm sure we will at some stage. Karl the information on the hand over of the keys from Nurten was once the site is completed and all monies paid we would be able to get the keys which I assume will be at the end of May or when you are next out there. My intention is to get my furniture package delivered when I'm out there early July I have paid 50% to Botanica and also to get the A/C fitted before I arrive in July. Still a bit to do but I'm sure it will all be worth it when it's finished.

Stevies bar from Blue Bay, it could be possible to walk. If you set off just after breakfast you may get there in time for lunch!

Some friends of ours walked from Crystal bay View to the Moulos (about half way)? it took them 45 mins. That was last week when the sun wasn't shining, so in the heat of the summer I wouldn't recommend it. Don't forget you would have to walk back again, and after a lunch and a few Efes.........??????????........

So yes we will be paying by the 10th hopefully, as I have so far sent 2 emails telling them to pay

we are getting air con from a friend of a friend living in nc, hes away at the moment but can get the number next week if you want it. Weather was cloudy some days , sunny others but 26 degrees on last day.

But the cloudy days made better by a pint and a half glass of efes , beats a pint.

I too have paid the final payment thinking it would save all the hastle.

Evergreen are fitting my aircon so I have asked them to tell me when this is likely to be done so we can complete snagging.

Interesting that roversman has had no reply from Sener law firm, as over the past months I have sent them e-mails and have heard nothing. Is everything ok with them. Do they still exist. lets hope so.

Did any of the recent visitors over there see if they were still in the same building as Evergreen.



Looking at going out Late June.

Did anyone fly to the south? I have heard rumours that they are starting to hastle people again.

Probably just rumours. I have flown to paphos 3 times and never heard a dicky bird.

I went to the Evergreen offices last week and Sener Law firm are still upstairs from them, last time we had problems we Emailed Evergreen and they spoke to Sener who got in touch with us.



I did notice a lot of Aircon units have been fitted by Evergreen already when I was up at the site.



I flew into Larnaca a 2 weeks ago - no problems - just had my case searched coming back into the South but only for fags and booze.

got a bit disillusioned with forum for a bit (not this thread) but with the negativity and back biting of certain posters, got dragged in and lost my cool that’s not me so I decided to leave forum for a bit.



Anyway back now but promised myself I will only post on this thread.



Was in Cyprus end of last month sold our villa in Yesiltepe which was so good for us with credit crunch and all that, signed contract one hour before Oram's case hit the fan again, So well pleased with what we got for it.



Feel very happy to be apart of 145 other owners etc and feel there is safety in numbers, Took loads of stuff from villa to penthouse and Nurten said we could put it all in wardrobes and put pad lock through door handles.



The site is looking amazing we are so impressed, very little snagging to do and they had done all we pointed out before.

We paid our final payment yesterday so evergreen could get the electric connected, We also priced a/c when we were there, could get it cheeper but the firm were worried about having any problems with the pipe work in the walls etc so we asked and paid evergreen to fit the a/c yesterday as well.



Once we had done all that we decided to email senar law and ask about ptp and Ayhan emailed back today and said it came through in march so well pleased.



Looking forward to meeting you all, I think it's going to be a great site.

The 8/10 uncompleted units is a concern as I assume that the maintenance contract will be for all the units in the complex, does this mean we may have to pay more until these are finished. lt will be interesting to see what the charges are going to be hopfully they will be reasonable. Can anyone tell me where I would get pillows ,duvets etc not to bad for most oher things but if anyone can help that would be good. I have booked my flights and will be there from the 2nd July-23rd July so if anyone is around it would be nice to meet up for a beer and a chat A10PR.

Thanks for the info I will also be needing curtains so that sounds like a good option, bringing over a few bits and pieces with me but duvets are pushing it, just a bit too big. I have heard that there is a shop for other house hold items I think it's called 1001 near Ercan airport do you know of this shop, I'm sure there are other shops but it would be handy to buy everything under one roof.

It's all completed and I now have A10PR , it all went reasonably smoothly the usual extra charges which were incurred due to solictors fees but other than that pretty straight forward. Looking forward to going out in July to get all the rest sorted furniture in etc and all the other bits and pieces that are required. Hope to meet you at somme stage.

just had an e mail from Nurten stating that the keys can commence handover once I have sugned the maintenence contract she attached - I will try to post this on the multipy website!! Also I have asked if this means the whole complex is finished.



A couple of questions to ponder on:

If the whole complex is not finished do we have to pay maintenence fees?

The agreement states a start date of June 15th 09 - does this mean that we are entitled to a payment regarding late completion (contract stated the site would be finished by end of May 09)??



If anyone has any answers please let me know.

thanks have found the email .have just read it . What a shock (pleasant one) Maintenance fee £52 per year plus a float of £300 pounds would expect the 300 float to have to be topped up quite frequently in the first year or so as the shrubs for the landscaping are purchased and a water system installed, plus the purchase of poolside furniture.which will not be cheap in TRNC. I have read the rest of the contract and to a non legal eye like myself it does not seem to bad,would like to hear from anybody else with their views and I have put a copy on Crystal Bay Marina site. Tony.

Thanks tony for posting maintence agreement we havent recieved anything yet.

Have read it agree £52 yearly great only concern was how many times will they be asking to top up float , understand first year will be greater than others but dont want them asking to top it up ever month !!!!!!!

We emailed this week to ask about electric meters company meeting monday , should go in this friday.

I dont believe maintence fees should be payed until site communal areas are ready to use.

We would like to know also if this includes pool side furniture

We have a friend who will look at site to see if ready by 15 june

If i were an owner on the Marina site i would pay the £52 asap. on every other Evergreen site, the fees are stated as a monthly figure, so this looks like a bit of an own goal. Pay it quickly and then sit back and see the fireworks.

Hi to you all,

I have had a look over the maintenance contract and personaaly I think it is a typing error when you consider that all the other evergreen sites are paying considerably more. The other reason is if you look section 4 maintenenace obligations (c) it states that if you are late with payments that a charge of £5-GBP will be charged daily but then the writen word states £50.00 per day, so I think it's a typing error, more likely to be £52.00 per month and a float of £300.00 but lets hope I am wrong.

Hi Bruno Hope it is not a typing error but you might be right, I was thinking the 52pounds a year was the management company fee as according to the maintenance agreement all costs ie. chemicals,cleaning. pool work weeding,watering paying the community area utility bills, carrying out maintenance and repairs are all paid out of the float. If it is only 52 pounds a year times a 145 apartments would come to 7540 pounds which does not seem a lot for the management company, if it was 52 pounds a month it would be 90480 pounds which seems more likely.We will just have to wait and see. Hi all, Just had an e-mail from Nurten saying we can have keys when we next go out there. An evergreen rep will meet us and handover keys on site if we tell them when we are arriving.

Not a single mention of Maitenance fees, but seem to recall a conversation we had with them that it would be around £500 per year depending on which company they used.

The contract on the crystalbay site was kindly uploaded by Tony as I sent the copy of the contract to him. Before we all get carried away the £52 per year may be reduced for myself because I paid my remaining owed monies prior to Dec 31st as they originally requested - However, becuase the site was not finished by end of Feb (laugh...) I managed to persuade Evergreen to deduct the interest I would have lost on ther final payment from the Maintenence fee - so therefore the £52 per year may change.



However, since I received this contract I have asked Evergreen how much of a reduction from this contract I should expect to receive for loss of interest. To date I have had no response apart from some more pictures which I will upload to the multiply site ASAP.



If this contract is the final deal then some of you I am worried how many times we will be asked to top up the float, especially as it costs £25 per foreign transaction??



Anybody got any ideas??

just had another e mail from Evergreen stating that the recent contract for maintenence fees had errors. The main error was that the cost is £52 monthly (£624 p.a.) - the floats remain the same and the other error was that the £5 fee/fifty british pounds for late payment is actually £5/five british pounds.

This will be the contract we all receive - I am still awaiting my deduction, they seem to ignore that question......repeatedly.



Also they stated that regarding topping up the float - as an example Crystal bay view did not have to top up in the first year.



Looks like we should have returned the initial contract with payment straight away.



Anyone else received a contract?

Karl,

We thought that £52 a year was to good to be true, sadly, £52 a month seems on par with other Evergreen sites i've heard.



We think that this is a hell of a lot of money when you think if only 100 apartments are completed and sold etc with the float this comes to over £92,000. Would like to know exactly what we will be getting for that amount of money - when the TRNC supposed to have a low cost of living and wages - may well be justified but it would be interesting to see the breakdown.



We have not received our contract yet.

Hi all.

In response to wine man's post No 115, Our float at Crystal bay View was £400 for the first year, and yes, we haven't had top it up. Next year's float has been reduced to £300 because we still have funds in the kitty. Out of this we have paid communal water/electric/ pool cleaning, and even the fitting of gates to our copmplex.

We have just heard today from Debra Gardiner (our snagging lady) that the electric meters were linked up yesterday, and that keys would be available by next week.

hello all

received our maintenance contract and i agree it is a bit steep. With the float, which i can see being a yearly thing its over a grand ! x145 apartments is it !!!

From when is this contract due to start ? Some people got theirs a while ago. All Nurten says is sign, obviously date it and return, does it start when you return the signed contract ?

i also think a fiver a day if your late with the payment is a bit steep, this maintenance company has obviously got ties with evergreen !!

Just got my maintenance contract. Section 3a says that the first years contract is deemed to start on 15th june 2009 (subject to 4g).

4g refers to services being witheld unless enough monies are collected.

Ithink the float mony is a little steep but will be worth it if all is kept well.

I don't fully understand how much they are asking for.

They want the £624 + vat what is the vat rate?

They want £300float but hen say the owner is to top up the float when it reaches £200 within 21 days of date of notice.



Can anyone explain how much we are to pay?



P.s Does anyone know if aircon is in.

and how i see the float issue, when THEY say it is down to £200 you have 21 days to top it up (if you dont do it within this time you will probably have to pay a penalty... £50 a day!)

So i think i am right in saying they want £1030.08 up front

I think i'll e-mail Nurten for confirmation. Not that I doubt you, but if we only have to pay the £100 pounds when the float is running out, maybe we only pay £200 pounds now making a total of £930.08.

Does that make sense.

Also the vat on the property was 5%. Is it different for services?

I emailed Nurten yesterday asking what rate the vat was but she is out of the office until tomorrow. If it is 17% i agree corbytown with £1030.08 up front. Next years will be invoiced 4 months before expiry (February 2010 and has to be paid in 14 days. So we are actually paying for 8 months, at least this is how I read it. Others will probably read it different lol

Will they issue a statement of all money spent? I do like to know where it all went.

Only hope they don't ask for a topup to many times.

we emailed nurten this week and got email back from a lady called Jenny Catlin she is the "managment and letting manager" for CB Marina



we had asked of break down of maintenance contract, reply was £723.38 inc 16% VAT plus £300

TOTAL £1023.38



we asked if water and electric was on yet, reply was.... the electric and water are being connected and will be checked by our company engineer on monday



we also said would the "C" blocks be paying maintenance so the bill's are shared by all 145 apartments reply was..... NO as these apartments have been put on hold for the time being



has anyone got any up to date pictures ?

Hi all Just sent this to uur new contact Jenny.



There are a couple of things that we would like clarified.



Our understanding is this, as an example, if there are 100 apartments completed and ready this makes the total maintenance fees of £70,000 ish and a float of £30,000 ish.



The contract appears to show that the maintenmaence service charge will cover:



Chemicals,Cleaning and Treating of the pools.

Watering and weeding the garden areas

Sweeping, weeding the paths and roads and

Maintaining the community area lighting



The Float money seems to be for:



The utility bills for communal areas

water supply to the site

Maintenance and repairs to communal areas and insurance risks



It would appear from this that most running costs are to come from the float and we were wondering if you could supply a breakdown of what the maintenance charge, the £70,000, will be used for.

Is it just me or does anyone else think the maintenance fees are about what was expected surely its going to take two to three people full time running the site. As for the unfinished apartments I don’t think evergreen own them as according to my contract evergreen only own 5/6ths and the previous land owner 1/6. As for knowing what the money is going to be spent on there should be a full break down in the yearly accounts and if we are not happy we can vote for a new maintenance company, But to be quite honest up to now we are happy with the way things are progressing.

All maintenance companies should keep accounts and receipts for all services and items purchased for the site. A file should be placed in the office so that these can be accessed at any time by owners - the only way is to maintain complete transparency.



Have you asked the MC if they are keeping these type of accounts and will they be available to you all.



Without it you will never know where your money goes any professional MC should be keeping full accounts for tax purposes anyway.

tony we have not been getting any replys from nurten , we have sent any questions to jenny about contracts

we only recieved ours yesterday so have not done anything yet was waiting to see .

We did think yearly fees would be up to £50 a month so no surprises there !!

My big concern is an unfinished site and then when we start holidaying a building site in progress it would be good to know what the long term outlook is for unfinished apartments

There is another thread about maintence company, positive feed back from other site using them and they send owners a monthly news letter informing them of whats happening

As for the electric they have been going in every monday for the last month lol

I understand it will take a team to keep the site running just believed some of the bills paid from float should come from yearly fees

I have never had the pleasure of talking direct with you but have read many of your posts. With regard to the MC, you will pay your fee+VAT. The staff/management (of Trevor Green) will be paid from the MC Fee. You each then have to pay a 'float'. All communual bills i.e. water, electric, consumables etc will be paid for out of the float. When the float drops below a certain point (normally around £500 or so) then the owners will be contacted and a request for more money sent. You will have in your contract a time limit in which to pay. I think yours is 14 days ?? personlly I would have that changed as it may not give everyone the time needed to pay, (you receive the demand at the beginning of the month and not get paid until the end .....).

ALL receipts for bills and expenses to the site have to be made ready for inspection but ideally you should have an online account so they are accessed centrally as we do with Lynx.

My site is local to yours and our site is Maintained by Lynx. We have a Residents Group established and work closely with Lynx on managing the work to be done and budgeting/financing. We have our costs broken down and are available from the Lynx Website. We have a regular update from M Company with online reports and photos. Part of the service is to write a monthly report on the site detailing issues such as Health and Safety, General Site Maintenance etc etc.



I hope that Trevor Green will follow suit for you guys.

I too have sent a query regarding the maintenance contract.

How much do we actually have to pay and by when. What is the vat rate etc?

I have sent this to nNurten and now forwarded it to Jenny.

Still ne reply yet.

I'm going out there on the 5th July so I have asked is a signed contract is ok if I take it to the office on the 6th.

I spoke to Nurten some time ago about these flight dates and she said she would arrange for an Evergreen rep to meet us and hand over keys. I have asked for this to be the 6th also.

I will also try and meet with them and discuss the rental package they spoke about. Will we be 'tied in' how will it work if our friend and family want to book dates... and so on.

I'm sure you all have similar questions if you are thinking of renting.

Does anybody know if we have water, electric aircon etc.?

Just received this from Jenny, I must say the site is looking great we will try to post the photographs:



The Gym and Restaurant have windows and the interior is being painted today. We have all the Gym equipment ready to be put in as soon as the paintwork has been completed.



Both pools have been filled and should be running as from tomorrow. I have attached some photos for you.

We have our electric meter fitted for the apartment, dont know if we have any electric to the apartment as yet, however we were told that engineers should be on the site last Monday and sorting out both electric and water to apartments.



When I was there at the end of April a lot of apartments appeared to have had there Air Con units fitted.



Look forward to your update when you have visited at the beginnning of July we are out the end of July.

I think I am in a similar situation as yourself I am over on the 3rd July for 3weeks and have an appoinment with Nurten at 9.30 on Monday 6th this is to pick up the keys and meet their rep at the site just to check all is in order. I was hoping to be staying in the apartment on the Monday but it will probably be the Tuesday now, I am getting my furniture delivered from Botanica on Monday afternoon all being well and I also need to sort out electricity, so the Tuesday looks the safer bet. I havent done anything about the maintenance contract as yet I was hoping to take it over with me and sort it all out Monday morning, as you said it's not very clear as to what we are paying, how much is the VAT I know it was only 5% when we paid for the apartment, I would have thought it would have been the same for the maintenence contract however lets wait and see. Hope to meet you when I'm over I'm sure we will have a lot to talk about.

I have just had a reply from Jenny our new contact at Evergreen re the maintenance payment. Her reply was as follows:

The maintenance fee for 12 months commencing 15th June 2009 amounts to £723.84 which includes service rate VAT 16% + £300.00 float.



Total amount due £1,023.84

I think they are pushing for the money now as the contract actually started on the 15th June but we will be taking the signed contract with us to the office.



we have been told to meet the rep on site and get keys at 10.00 am on the 6th. We will need to find somewhere to stay for one night as we fly on the 5th and I have been let down by a furniture compny who seem to have disappeared. (lost a big deposit) so will be looking for a bed first of all. hoping to get white goods delivered on the tuesday so at least we can eat.

Do you know if we have electric and water yet?

Has anyone else used Naomi Mehmet as the solicitor for the purchase of property @ CBM? If so please check the contract as clause 6 states we should be paid £100 for every calendar month if the site is note completed by May 1st 2009. By my reckoning we are owed £100 as the site was not declared finished until June 15th - or is it finished?

Although you are obviously right to think that compensation is due , I would count yourself lucky that you are only 6 weeks late and notionally £100 out of pocket.



Some poor folk on here have similar compensation clauses and are YEARS late.....yet they have no realistic chance of getting their compensation as the TRNC is not very hot on enforcement in cases like this.

I am also with Naomi Mehmet and the same thought had crossed my mind regarding the £100.00 late payment ,also the fact that there are about 8/10 uncompleted units on site would count for the site not being complete. I think that we would be fighting a loosing battle to try and get compensation however it might give you a bit of lee way if you have other issues which I do.

There are just a couple of points I picked up on from reading the last few posts. Firstly, different buyers interpret 'finshed' in different ways. For some it is as it says in the contract and that means only the apartment/building itself being connected to the ammenities i.e. water and electric and the communual pool.



Whilst others interpret it meaning the site being finished. Noone likes to think they have been handed over an 'finished' apartment on a work in progress building site. Secondly, when looking at compensation it seems that Evergreens defence will be that due to a delay with kibtec installing the meters etc etc...... I agree with Bruno that the delays may give you a bit of lee way if you have other issues.



At the end of it all Evergreen are only bound by what is in the contract and for some it does not measure up to what is expected for the individual. Sometimes you are so tired of the wait and struggle that you are just grateful to get it.

Not expecting to have to go to the electric co. as Nurten said if we paid the final payment by the !0th May (and I did) the electric would be connected and then all we would need to do is change contract to our name.

I enclose a segmnt from her e-mail below.

Getting Electricity to your Apartment

In order to get electricity to your apartment you need to register at the electric office and have them visit the site to connect your apartment. This process can take anything from as little as a few weeks up to a couple of months - depending on the number of installations the electric company has in that area. However, we can instruct the electric company to connect the apartments on behalf of Evergreen (we have sufficient number of apartments for them to come immediately) and then the apartments will get electric supply. At this point you can use your apartment upon arrival and all you have to do is to change the account on your name once arriving to Cyprus.

Evergreen is going to connect ONLY the apartments that their owners will make their final payment before May 10th 2009. We expect the connection to be done no later than May 15th 2009. We strongly recommend you to take advantage of this service as it will save you time and money.

Re msg 157. Thats great if they are all connected. I think there's about as much chance of compensation as there is of penthouse apts getting the pipe boxed in behind the wardrobe. I think that stinks.



Just like the dark units we chose are not actually the ones fitted which are much darker. We were promised they would be changed but after 3 months they said no !!!! so now everyone who chose the dark units has darker ones than they should have due to a supplier change.

Still on the bright side I'm with Tony, nice to have a finished apartment.

I agree that it will just be good to have a finished apartment. And yes evergreen are contesting the date and blaming Kibtek as per a previous message. I just thought it was worth a try and that it may buy us some time so we can pay the contract fee when we visit in July.



On a brighter note Debra Gardiner has collected our keys today - on the down side the a/con has not yet been installed, the kitchen sink (scratched) has not been replaced and it was unable to be tested due to the water/electric not being connected to the apt, but the white goods are in situ....hooray.



Hope the electric etc are connected soon?

Is anyone unhappy with certain parts of the contract. Is the site finished? i.e. swimming pools filled. the clubhouse ready for use. I understood that the empty blocks near the clubhouse were originally, bought by a company that has now pulled out. Will there be any maintenance coming from those- around 30 apartments.What happens to our level of maintenance, and our money, if maintenance company says there is not enough money paid in-see clause 4G of contract.We were out in may,so unfortunately will not be able to get our in the near future, to see how things are progressing.

I like you paid the final payment so I could get the electric meter fitted, that's a bonus if we dont have that worry but I thought we still needed to pay additional money to kibtek? I also agree with you re the wardrobe cupboard having exposed pipes to me means it's an unfinished product and I'm not happy with this at all.

If there are enough of us that want to get the pipes enclosed perhaps we should try to find a chippie who would be willing to do quite a few it might reduce the cost. I just think it looks naff especially when everything else looks a good standard I cant see their thinking behind this for all it would have taken to get this sorted.

Still mustn't grumble

we also payed final payment with the hope electric sorted for when we arrived, we also believed we would have to register eventually

have people paid the maintence , and if you havent have your keys been handed over ?

we will be happy to have a finished apartment , with pools and club house, to use this summer as have booked flights.

We are concerned what will happen to the unfinished apartments and when, if they decide to continue with them will we be living on a building site, also believe pipes should be enclosed.

We also have compensation clause in contract , maybe they can take that off my £5 a day late payment for maintence or off my float fee lol

NL2 - our keys have been handed to Debra Gardiner, who is helping sort out the firniture etc. Currently we have not paid our maint. fee as we still waiting for Evergreen to deduct the monies they owe us frrom this which is what was agreed.

I have suggested we pay it when we are in TRNC on July 5th to 19th but no answer as yet.



Also, re compensation clause - it seems like a dead end and will take lots of time, which I do not have for the sake of £100 - it all boils down to the fact that Evergreen are stating it would have been ready on time if KIBTEK could connect utilities as planned. Not even photographic evidence is deemed worthy as the solicitor says these could have been taken anytime - we need witnesses etc and it has to go to court, blah, blah.



If anyone requires more info then please contact me direct and I'll forward on the e mail from Naomi Mehmet and evergreen.



I'm just looking forward to visiting on July 5th and a little bit nervous....

Site looks good with water in pools and must admit the units behind look more finished than i thought they would.

Looks like the gym kit was put there just for the photo but nevertheless, its there. Wonder how the resteraunt is doing?

I have Paul from JKA (snagging) going out there soon to tell us about water electric and aircon as I still haven't had a definite answer from Evergreen !!! Bet you're suprised!

Apparently (believe this or not) there were 10 water meters not delievered but will be delivered and connected today. Strange that ours was one of obly 10 apts??



Also Evergreen have agreed that I can sign/pay the maint. fee when I visit on july 5th to 19th.

Hi all, just a little thing for you all to think about.

Friends of mine are buying on Crystal Bay Park and they were talking to a couple who are also buying on there. They were not too happy paying up front for the maintenance as the 'Trevorgreen' company set up to do the maintenance are new and are not yet proven in doing site maintenance, so the other couple had a meeting with Evergreen and apparently they are going to pay their maintenance monthly in advance, so that if there are problems, then the maintenance company only have one months payment up front. I thought this was a good idea, as it gives both sides the chance to show that they can work together. I am on one of the Evergreen sites managed by Lynx, and 'touch wood' everything is going quite well.

I think we should all think about how the maintenance payments should be made,on a monthly or quarterly basis, what happens if things go wrong and we have paid a year in advance what do you think the chances are of getting any money back? Personally I like the idea of quarterly payments I think it makes sense and if they are a new company what do we know about them, equally they may be great but it makes sense to have a safe guard and if all goes well maybe next year half yearly might be an option. It would be nice to get other peoples views so we could then make representation to Evergreen or Jenny Catlin on site.

Trever Green is surely just TR Evergreen - A company owned and operated by Evergreen themselves with no history of maintenance.

If enough owners form an association prior to paying the maintenance then there would be more chance of reducing the term to say 6 months - The blue bay residents only pay six monthly.

If we all pay a year in advance there is no chance of retrieving any money if we are dissatisfied and also have to give 12 months notice to get rid of the maintenance company if they do not perform well.

Incidentally, when i asked Jenny Catlin for contact details of other owners (how else can an owners association exist) she told me to visit cyprus44 - where only a few owners post comments.

Perhaps it is not in Evergreen's interest for owners to be in touch with each other ???

During the initial period it was a challenge for Lynx but now in our second year of maintenance we have transformed these projects into well-run communities. Many people have subsequently questioned why Lynx is not involved in Crystal Bay Marina and Pearl Bay Villas. We would like to make it clear that Lynx has been instructed early on that Evergreen will manage the projects for the first year in order to deliver a mature, operational development. We can understand this and agree that it may give the developer more leverage over the contractors to iron out any snags. Saw the message about the bar on the Crystal Bay/Evergreen Developments post.



We to think it is best to go ahead with Trevor Green and if not up to scratch get a new one next year when

we can get together and sort it.



We have electric at our apartment and have been told that we will get water turned on a week before

we arrive in late July, I saw a lot of apartments had Aircon in April when was there.

just back, have to say the site is looking good, even better when the landscaping is in.

The restaurant officially is opened on the 15th (a bit of work to do in 2 weeks!)

My only concern is according to akaram (the director) C blocks will be left unfinished until whenever. If you look at the site plan, C block is behind, at the side and in the front of the club house, restaurant, swimming pool etc.

To me not a nice thing to be looking at when you are having your garlic prawns and efes ! especially if and when it becomes a building site again to complete.

I too received the email they want another £100 for the maintenance. I bet in another 2 months the float will need topping up !!!!

We are also having worktop, tiles and doors changed in kitchen to look a bit more to our taste,

I totally opposed to paying the maintenance contract a year in advance...we know nothing of this company or it's employees and we should be more careful especially in this economic climate. I put this to Trevor Green and was offered a 6 monthly option instead, with an extra interest and admin fee to be added on top (of course!).

I spoke with Nurten on the phone on Friday (3rd July) and she stated the electric and water is connected. The electric is working- confirmed by Debra Gardiner. however, the water is connected but not running feeely to the apartments. Debra has ensured we will have water when we arrive on Sunday July 5th but we may need to ask to top the water tranks up every 2-3 days until July 15th when all the water is signed off as complete (same day as bar opening).

We are staying at the apt from day1 and are looking forward to it. I'll try to look at as many apts as poss and feedback on my return.

Also a/con is allegedly being fitted today (Sat morning).



The pools are apparently not fit to swim in currently as they are being tested - Hopefully should be ready by Mon 6th - better be or I'll send my kids round to the office - a morning should do it.

Can you beleive the apartments are not finished yet even though we have paid in full, yes of course you can.



We should be staying from day 2 (monday night onwards) if we can get furniture sorted.

Funny you should say that Tony, we were wondering if the 2 sailing boats and 2 jet ski's will be available?.........we will also be trying to find the childrens playground that was printed in the brochure.......but we are only there for 2 weeks.??!!

Restaurant looks very good tables and chairs etc all very good quality

hi all,

Just got back from CBM and as above great to meet Mark, Bruno, Angels and wineman (Karl & tudy) as well as a couple of others Ben & Ian (who i can't remember if they're on the forum).

Site looking great. It came on alot in the 2 weeks we were there as they wanted to get the resteraunt open. Pools now usable and bar is open (Hoorah). Official opening of resteraunt was Monday but we were lucky enough to get a sample meal on Friday (thanks angels) and I can say that the food was great.

Bar staff are warm and freindly and the chef has a good reputation as we foung out from various sources. I must say by our sample it is well deserved.

They are still doing some of the snagging work and your aircon units will be fitted by priorityaccording to when you're going out. Ours is working but was 3 days late.

Gym is also nearly finished, just a few bits of kit to unwrap.

I will post some pics on multiply as soon as I can and then post a link.

Hi to you all,

Just back from Crystal Bay Marina having spent about 3 weeks there getting things organised re furnishings curtains etc and pleased with the way things turned out. The site although not completly finished is looking good and I think once it's all done it will have been money well spent. I met Ian, Andrea, and Karl and his family while I was there I enjoyed there company and hope to meet them some time in the future. The new restaurant Joya is open and I had a couple of meals there and have to say that the meals and service was excellent, Genkis the chef has a good reputation and I am sure he will do very well. The guys in the bar are also very friendly and go out of their way to make you feel welcome which is a nice pleasant change from the norm, Im sure when you go over and try the food you will agree. I would also like to mention Diane alias Angel who was very helpful and she will be managing the apartment while Im not there.

If anyone is looking for someone to look after and manage their apartment while you are not there Diane is happy to take on more people and the more people she gets the rates will be more competitive, her email if anyone is interested is diane@emaarcyprus.co.uk she does the usual airing, flushing, on a weekly basis.

The weather was very hot so if anyone is going over in August be very careful as I think it will get even hotter.

Still getting conflicting reports re the marina some say its started others say not but I didnt see much activity while I was there but keeping my fingers crossed. Those of you who are still to go out to Cyprus Im sure will be happy with the way things are and I hope you enjoy your holiday.

Hi Bruno,

Yes, I was in spain last week but back now to the lovely british weather.

Thanks for your help with the furniture even though i know it hasn't arrived yet.

I will be contcting him shortly and getting Paul from JKA property services (who is doing my property management) to let him in.... if it ever turns up.. Fingers crossed.

Enjoyed your company same goes for Karl & family and as soon as i can get a job I'll be looking at when we can go out again.

Can't wait.

Sorry I havent been in touch I have been in hospital for quite a big operation and not had access to the internet until now and am recouperating at my sons house. Once Im up and running again I will be in touch with contact details etc so you can contact when needed. Hi all,

Just back after three and a half weeks in our apartment soaking up the wonderful Cyprus sun, apart from a 30 minute downpour whilst sitting on Turtle Beach - thunder and lightening very impressive lol.



Pleased with the apartment overall apart from the toilet seat saga - cheap and nasty - three in three weeks I hope its the seat not my seat that is the problem lol.



Site is looking good, but really needed sun beds for round the pools. Joya the bar/resteraunt is very good, staff friendly and food good, I think this will get very busy, its fairly busy now after a few weeks of being opened.



Sorted electric into our names a pretty easy quick process 285TL deposit.



I can't wait to return - wife and youngest still out there - not jealous at all lol



Paul and Ali if you read this drop me a line - come on you Warrington Wolves -

Burnley what hapenned!!

We took a stamped copy of our contract, our passports and a photocopy of our passports. apparently the 285TL you pay when you put the electric in your name is a deposit that you get back if you sell up and when the buyers put the electric in there name, so we were told. It was quite easy to do took us about forty minutes to complete.

I can highly recommend Paul Parkin. He is based up on CBV and looks after quite a few on most Evergreen Sites. He has been doing it for a few years now and I can not fault him. I have no problem recommending him to anyone. Most of us on CBBR use his services.

Hope the illness is not serious.

Furniture still not sorted but I haven't chased yet becuase job hunting not going too well so if I chase furnitue I will have to pay the balance !!!

Managing to do odd jobs for people so I can pay the mortgage and buy beer, so could be better but managing to survive.

As soon as some money comes in I'll be on to furniture man and looking at flights.

Can't wait to get back out.

Just had an e-mail from Jenny saying that in the next few days the main bedroom in the garden apts will be blocked in with glass and a door at the gallery level. Great.

but does anybody know if there is a charge or is this in the original price.

I don't really want to ask evergreen as i think i may get the answer I don't want.

Personnall I remember this being talked about when i purchased, so I think it should be in the original price.



Any thoughts.

Hi All. Hope everybody is well, Ian I was talking to Jenny during our holiday in August about having a metal rail on the upstairs balcony as I thought it was dangerously low and she mentioned then that according to the original planning permission the was a option to have the balcony filled in and it did not seem the way she talked there would be any additional expense involved.But I could be wrong, I am still going ahead with the balcony infill. We are using Jenny from the maintenance company as key holder. Is anybody else using the company? Has anybody any information on the 9 empty blocks, in august they had been sold but the deal had fallen through. Has anybody given any thought to setting up a Owners/Residents association to look after our investments .

I am new to this forum. I have purchased CBM garden A1 middle. I keep track of the site updates through this forum. Unforunately, I don't intend going out until early next year (I did visit the site in 2008). I still have lots of questions around snagging, electricity and the evergreen management company. Again, most items have been addressed within this forum. I hope the site, soon reaches correct standard so that I can just furnish the property. I did accept having the balcony filled, there is no cost for this if anyone is concerned

Hi everyone - not posted anything for a while as I we have been busy sorting ourselves out after baby Tommy arrived on Sep 20th (8 weeks ago).



Tony H - you mentioned about filling in the balcony - is this the actual roof terrace or the patio terrace? How is it filled in?



We are not out again until June but have some weeks being used by family & friends in Apr/May.



We had an e mail from Debra (our keyholder) with photos of water marks in the entrance/hallway from the heavy rains - has anyone else had these problems. Hoping to get sorted via Evergreen as we still have the initial year building guarantee. Will inform you of the response.



also has anyone had the walls filled where the a/con units have been fitted?
