I cannot see how a bank and a solicitor can give a guarantee e,g if they dont have themoney they cant pay remember if it sounds to good to be true it probably is. Anyway who would want a guarantee of a bank these days...If I had such a deal available I would not share it with anyone. Are you the stewart that was looking for a 3 bed apartment east of Girne just interested.

Yes I am the same Stewart, I have someone who wants east Kyrenia.



Note: The money from the sale of the property will not be touched and will be held in trust untill the purchaser has recieved 3 years at 10% per annum.



Perhaps I should not have offered this to forum members first....was this my mistake?

Didn't builders offer such a scheme on new builds at one time? I'm sure a forum member explained how they did it. They were able to do so by upping the asking price enough to cover the 'guaranteed' rental income. Did anyone ever actually get the promised money from the builder if they didn't manage to get the income?

Dear Turtle......It would be 10% annual income of the purchase price ie if the selling price is 65k.....annual income would be 6.5k



Both the property and money would be held in the purchasers / my name ( albeit in a trust ) for the 3 years untill the income had been recieved.



All my property I sell, is paid for...I can afford to tie up my money for the 3 years...



and of course, I will make money from it, without cheating anyone.

Dear Rowlo.....If you had tried to pay me your money...you would know that I do not want it ( and cannot touch it )...it is to be paid directly to the solictor to set up a trust...interest would be paid out monthly for the 3 years.

someone invests ?? k to buy a property in anywhere. money and property will be held by the purchaser and the seller, controlled by a fund which is under control of a solicitor until 3x 10% is payed and then transferred to the purchaser. correct?

i would say that either the property is too expensive or the seller really wants to get rid of it.

sell a 50 K property for 65 k, get 3500 normal interest rates, pay 3 times 3000 from my own pocket (or get it financed, the trusts money as a cash !! security) and still a profit of extra 6000 is achieved. Hector seems to be right as no answers are given to him.

The alternative for keen investors:

pay me 4000-4500 for a solar pool pump system, no trust or solicitor needed, and you save guaranteed 600-800 per year on electricity. thats 15%, for 15 plus years.

The global property market is a slump now. No one seems to want to give credit. You have to be careful what you are signing and how easy is it in the TRNC to evict a bad tenant.
