Just had a look on the net and it says that boyut construction have been trading for eight years and mentions a project called the sahara oasis in alsancack.Looks like a good websie and seems to tick all the right boxes the local number for the sahara is 0392 815 2011.Hope this helps,

Thanks Paul, yes I mean Boyut Construction. Had a look at their project in Alsancack which helped persuade me to buy from them. However, I have not met or spoke to anybody else to discuss their experiences. I am out on Wednesday anyway, so will see for myself what is happening on site.#

We looked at the Sahara development about a year ago but decided not to buy no problems with builder just too long to completion.

Some friends of ours bought on the Harmony site at Karsiyaka about 2 yrs ago and they are delighted with their new villa.

Proceed with caution my friend - I knew I had read something about boyut last year on a forum - found it. It's the old TRNC Villa Owners forum - if you get to it and follow the link to their new site - type boyut construction in their search engine and a thread from last August will come up.

Also, please note that I have been reading Elko's posts for several years - a genuine, well respected and authoritative voice of TRNC IMHO - he knows his stuff!

Glad you're going out there - always go with your gut instinct my friend.

Have bought through Boyut in Upper Girne, the Il Yal White Trio complex. Had no problems so far and work in my block seems to be progressing very quickly. Its due to be completed in May so fingers crossed!

Hi Jon, Dont want to press the panic button but have heard Boyut are in difficulties. Completing properties on a pay as you go basis problems arising on final up front where work is often left incomplete and snagging/ guarantee work non existent.Proceed with caution one of the partners has already gone back to mainland sounds like the empire is starting to crumble.

Correct Dixie. One of the partners has departed to the UK, apparently never to return. Reason? To avoid army service, allegedly. His brother is furious at the loss, but is determined to carry on, cover debts and complete all projects. Their other 'business', The Old Grapevine Restaurant is really struggling with manager Melih off sick with back pain and customers in short supply. The huge rent on the premises has not been paid since Christmas, the loyal staff are on half wages, Jimmy (the legendary owner) is getting very worried and it seems may 'pull the plug' shortly.

Debts at the restaurant are 'small potatoes' compared with the construction projects, so as Dixie suggests, proceed with caution or get out if you can.

Thanks for your comments about me. I am a professional Electrical Engineer with many years of research and develpoment work behind me and thus I have the training to look at things from basics. I became interested in law when I had to write a Defence for my mother in 1961 and had the case thrown out of court. I lived many for years near Hammersmith library which specialized in law, so it was a great opportunity for me to read up on the subject. My wife is an advocate (the very first lady advocate of Famagusta) and that is an added bonus. Knowledge is strenght and thus it gives me great joy to conduct my own trials in court at every opportunity. Many government offices love me for that. BOYUT is bankruped. They were partners with Israeli developers. They separated from boyut and this group is continuing the SAHARA ALSANCAK. Totally safe project. They have their own money. If you go to the site you will see they are working. But boyut has no more connection with them .

Boyut has started a site here at Karsiyaka ( less than 30 metres to the sea and totally destroying the environment, btw!)

They only started work on it a month or so ago, Firat was here doing the salesman act on the neighbours. Do you think the Israelis have taken this one over too? More information would be greatly appreciated ......

Theres going to be an increase in bankrupcies in the construction sector and an increase in banks calling in the loans and auctioning off peoples properties in 2009. The way the current climate is at the moment things can only get worse unless the government take action now

Krin 52, Israelis has no connection with şirinyalı project. They are only finishing Alsancak on the mountain side. This project is % 100 secure.

For starters lets make a few points clear, Boyut Construction are not bankrupt and never have been, work is happening daily on all our sites, and by visiting the sits you will notice the progress being made. Secondly the land in Karsiyaka on the sea front is being built by us, but the land owners approached us with the plans and asked us to build for them, this site has nothing to do with our israeli partners and never has done the owners of the land are from the UK.



Sahara Alsancak, Firat is still working with Rafi from Sahara and they are both in regular contact with one another.

Sahara Alsancak is managed by Rafi one of the partners. From what i can gather work is happening and the site should be completed within 3months.



All the site needs is to be connected to water and electricity, the paintwork needs to be finished and the swimming pool and other activities courts which are available, to be completed. If you would like more information, i am more than happy for you to contact me off line and i will find more information out for you from the project manager.

Please notice the date, message 13 was nearly 9months ago. As true cypriots we have been back from Turkey for the last 7months and will be paying the tax... Taxes would of been paid whether or not we were in Turkey.

This however, should not mean that all developers and agents are prosecuted without the full facts.

Kermanfu, Rafi is not the boss there are 4 partners in Sahara, three israeli's (rafi) and Firat the owner of Boyut construction. Boyut did not leave Sahara ALsancak to be left and finished off by isreali's.



Where ever you are getting your information from or the TRUTH as you put it, you need to let them know that a few porkie pies are being told as none of what you are writing is correct.

Boyut - if you've got the cash to pay the 6.25% taxes - why not give the money to the respective purchaser's solicitors while the paperwork is sorted out, then everyone will know of your honerable itentions...

Of course i am bothered, just like everyone else i do not know what is going to happen in the future. I wish i had more money than sense, that is not the point i am trying to make.



The point i am making is people apear to revel in the negative side of the proerty market and are quick to punish wthout knowing the facts. I know relatively little about Boyut therefore i will not comment on them as a company.



And PtePike I am not being funny the housing market on the South appears to have the same problems. I know people that have waited 12 years to get their title deeds!!

I don't think the situation in the south could ever be compared with the north. In the south things are legal, and if there were any hitches individuals have the full force of criminal and civil law behind them, as well as European directives. In the TRNC people are utterly on their own surrounded by sharks. They have barely a hope of justice in a lawless, politically unstable territory.

He said that " WE ARE THE OWNERS OF SAHARA ALSANCAK AND BOYUT HAS NO MORE PARTNERSHIP WITH US. THEY ARE STILL TELLING AROUND THAT ARE OUR PARTNERS!!!".

Kermanfu, you must really have it against us...... As you believe the lies that are being told right infront of you, the plan was originally to leave partnership with Sahara but and this is a big BUT the contracts and final details have not yet been approved and finalised which means (correct me if i am wrong) we are still in partnership with Sahara.

You have no more connections with Mr Raphael and his group. They are finishing the site with their own money.



You are still using them and still insisting you are the partners. They were the developers with money and they used you as subconstructors. You couldn't finish the work on time because you lost your money.....???? Don't you know where you lost it? Ah sorry but we know unfortunatly.

reply to keithcaley thanks for your observation re contact, but i obviously thought that as krin52 was conducting a personal 'time and motion' exercise on my site that it would have been noted that I have spent the best part of last week and this weekend actually on site therefore available for cross examination! Seriously though I presumed that if information about my site was required contacting Boyut's office would have been the most obvious action. My base is in the UK hence the profile info.

Glad to see you've retained your sense of humour - this IS only 'Cyberspace' after all...

I take you point, but wouldn't have thought that your builders would have given out any personal information about you - I know that I would be really miffed if mine did!

O.K. I appreciate that they could take a message, pass it on, and in the fullness of time, you might get back to 'whoever' - or not, as the dfancy took you - after all, you might well think (as I would) what the hell has it got to do with them?!?

Thing to remember is, this is like the local coffee shop, where people sit and natter, ask questions, and just generally gossip.

TRNC is like a large village really - everybody's affairs get known, and discussed, and squeezed until that last little drop of interest has been wrung out of them, and then the gossip moves on to another topic.

So your 'little project' will have it's '5 minutes of fame' - my advice is 'just smile and resign yourself to it...'

No, no do not do it. There is a Boyut site next to my house should have been finished 2 years ago, nothing near being completed, absolute building site. Out of the 8 homes ( do not like to use the word built) only 1 couple are living there, and for the past 2 years they have endured hell. People are tryng to sell their homes but no chance when prospective buyers come to the site.

Oh Kermanfu its you again...............



Actually the Kibris newspapaer disclosed cheques that have bounced over the last 2 years, that cheque that bounced was a year and a half old and we can show you all the accounts to prove it. The government had put a hold on writing bounced cheques in the paper, but now the rules have changed. AGAIN.



Obviously kermanfu has a massive grudge about us and is more than happy to sing off her high horse about how much she hates BOYUTS AS WE ARE LIARS, BUT WE ARE NOT. Our office is opposite anafartala school in Kyrenia up from 1001 and me are more than happy for any of you to come and see us and our accounts, or any more information you would like off us

Oh and Rocking (RITA), regarding your comment.



We are aware that you are one of our neighbours, and a friend to one of our customers. Your our correct in saying that the site is not completed, but the villas have been completed for 18months, and monthly the customers come out to stay. Apart from the delay in completing the road, and mains electric the customers are happy with there villas.



Mains electric will be connected this week, once all of the customers have contacted there solictor, once that has all been ticked off and Kibtek are happy then the finishing touches will be made.
