we have our ptp, just waiting for parcelisation and deeds to be sorted, we have done our snagging just waiting for that to be completed and then for services to be connected and the roadway then i guess we pay our £3000

Hi Moonmelon,



Thanks for starting a new thread.



I am surprised you have your ptp unless through your Lawyer you applied for this a year or two ago. I was advised recently by my Lawyer that the approx timescale for the Concil of Ministers to issue this is 18 months! This of course follows various checks both of me and searches at the Land Reg.



Looks as if you might be the next one out in April! Late June is our next visit.



I have no more news at present re the meters.

Thanks for the info. On that basis I am about a year behind you then!



If your PTP is thro, once you complete your purchase, I wonder how long it might be for you to have your title deeds to the apartment. Mind you, I dont know how long the Land Reg would be processing the application!



I guess the Land Registry transfer fee of 3% then has to be paid.

I heard from Carol-Anne that the landscaping around the pool area is nearly finished and they are currently moving ahead with the childrens play area, visitors parking, restaurant and changing rooms and that the whole area is beginning to look different. We are going out in August is anyone going out then.

congrats on completion, does this mean you have paid your last £3000 and deeds are sorted? we had asked our solicitor to urge on completion but i was told pbv have not yet completed the parcelisation to allow deeds to be transfered, any news on electric and water?



have you paid transfer fee, which i am told is half price until end of march?

also VAT and stamp duty.

We have paid the balance, we had paid stamp duty last June and that was when our contract was stamped. VAT we paid with final balance. We have a receipt from the land registry to say they have received our PTP but they are still waiting for checks from the military authorities. As for the deeds and transfer fee, I am not sure......I am pretty sure we have nothing left to pay except for the transfer of title fee which we cannot pay until we have our PTP (I think?) as we are a 1st time buyer the amount is 3% of the property value, as the usual amount is 6%. Wasn't aware there was a time limit!

hi, no time limit, however the government has said for a period ending 31 march 09 transfer fees will be halved this includes payments made by the vendor the the government but we cannot make those payments until parcelisation is sorted, i would imagine you still have that to pay as i was chasing our solicitor to try to get in before the 1/2 price deal ends but not likely for pbv to have relevant paperwork back themselves from the land registry.

its only about £400 so not exactly a lottery winning amount hehe.



3 weeks and counting 'til we're back out there ;o)

I echo the comments of the others and extend my sympathy. Like many others, I know what it is like to lose a parent - it leaves a void that cant be filled again.



I seemed to remember that you were intending to visit NC this month. Iam not out there till June but do have a relative visiting there end of this month and to bring my keys back with her. If there is any particular message or thing to look at or pass on, please let me know.



Morty, if you find anything out concerning the rather important topic of when the meters are likely to be installed etc then I would be pleased to hear from you.

just returned from PBV having spent eight days on our wonderful complex.Things are going full steam ahead now ,the new builders are working very long hours and the progress just while we were there was amazing.I would like to thank Carol-Anne and Nadev for all their help during our first stay,its been a long wait but it was worth it

Sounds as if you had a good time on the complex. That is encouraging as we are over next month. Are you located in one of the blocks around the pool?



I have some photos taken last week and can see that all the paved areas around the pool are complete.



We do not yet have electricity meter but only the water. Were you lucky enough to have both installed?



I seem to think Grandma was also over there around now for a wedding. Has anybody heard from her?



Steve, I have heard nothing on the title at pbv. Personally, I think the Orams case is not likely to resolve issues over there as I believe there will be a political solution one way or the other.

council tax (belediye tax) i am told is paid to the Muktar of the village. my solicitor says this is 1% of land registry transfer fee, so for us this £4.56 sterling. sounds cheap to me, not sure if this is a one off payment to tax office seperate from normal council tax, i am also unsure how this is worked out, ie: weekly monthly etc.

i will ask my solicitor when im back out there in 2 weeks. anyone know any different?



has anyone sorted buildings and contents insurance yet or had quotes?

council tax should amount too £35 /£60 per annum.



has anyone thought about upvc or alliminum shutters instead of curtains or blinds ,as shutters are more secure and need less cleaning unlike curtains ,remember there is a lot of dust in cyprus.

I had not given a thought to Council tax. Certainly we are liable for Insurance even though the title will not pass until final permission to purchase is granted. Our Lawyer has given me a recommended Broker (at least i think it is rather than the actual Insurer) but Ihave not yet had chance to get a quote but will do so. If any body else has a quote perhaps they could share it with us!



How many, I wonder have their Elec meters?

thnaks re tax musin, we would consider the shutters, will have to get some prices.

as for insurance yes we would be liable for buildings insurance but to protect ourselves from day 1 of having the keys contents insurance would probably be essential.

no meters for us yet, will set that in motion when we get out there.

I had a quote from Steve Dickinson (good reports on him on Cyprus 44) and quoted us in January £126 pa. Sounds pretty good to me. To quote his email regarding the property not inhabited most of the year - "You will not find a buildings and contents policy in the world that does not have a sixty day rule[in some cases thirty] which stipulates that property left unattended for these periods of time will not be covered in the event of a claim.The way round this here in cyprus is to have the property checked by a neighbour or a property management co."

As for council tax - doesn't seem that will break the bank - thank GOD!!

We hadn't thought about shutters, but we have got curtains and we will be having a shade on our pergoda (as we as an umbrella) so should keep shaded (hopefully).

I am incredibly jealous of anyone going out at the mo as weather there is glorious!!

Thanks you for the contact regarding the Insurance. I will try to find that contact and get a quote. I will getone or two others as well and pass on this information in casse it is of use to anyone on the Development.



You mention a Property management Co. That is another matter we must sort out. No doubt we shall be the same as many others and that is we shall require a person to clean, wash and iron after the last person leaves the apartment and before the next arrives. I have heard of Sharon management - does any body have any other reliable source?

I have heard of Sharon management and believe the are or were looking after Turtle Bay. Think it might be wise to put feelers out on Cyprus 44 regarding this as word of mouth is the best way I think!! Not sure how much Lexington are willing to do considering they are looking after the complex for at least the first year :0)

hope all those with an apt to visit are enjoying them and the site! we wait in hope that we will be able to stay in our apt by the end of the year (block D apt 12)



has anyone confirmation of the ownership of the land, with all the press regarding the Orams case, we keep wondering!. solicitor has done all necessary checks but you never know, would like someone else to say all ok.



do believe that the development will be fantastic when finished - cant wait to shop for the furntiture and holiday out there.

Am not long back form PBV and things are moving on.



Vast majority of cliff side apartmetns are externally completed, others just about externally completed.

Lots of indoor work ongoing in these areas. Pavement to this area is down, though no road tarmac.



Middle cres apartments are all up and they are starting on finishing off the outside walls and the fancy brickwork. Plastering on the inside has still to commence. No pavement or tarmac road.



Pool cres is fully completed and it's just snagging matters left.



Pool is fully functional and a joy to swim in.



End of year is target for site completion, I think that is a tad optomistic.



Did take pictures but my computer and my knowledge of IT are crap so cannot post any photos, sorry.



We are out in August for our 1st PBV (Pool Cres) family holiday and are looking forward to it.



Anything I can do for you when I am out just let me know.

Hey Morty,



Good to hear feedback re your recent trip to PBV. I'm out from mid-Sept for 2.5 weeks and looking forward to it.

Shame site won't be completed until late this year, or realistically next year? Means another rent-free and mortgage-paying year for me (and others, I'm sure). Oh well, c'est la vie, apparently.

Anyways, still looking forward to my hols and staying in my brand new apt. Let's hope there's some opportunity to generate some income from the long-awaited resort in the next 12 months...and that September won't be my first and last stay in my dream home. Am keeping the faith though and (trying to!) stay positive.

Hi All

I'm just back after 3 weeks at our apartment in PBV and a great time was had by all. Carol-Anne was very helpful in every way and Peter is a huge asset, things really got done and although there is still a little way to go I have come home this time totally confident they will be done and really looking forward to my next visit. We were in the swimmingpool at least once a day, it got warm really quickly, the grandchildren had a super time in it and there water skills improved in only a week. The main event of our stay was my sons Wedding and I can only say it was perfect and totally magical. A number of Wedding guests stayed at The Grove Inn and I was very impressed at the extremely good value for very nice self-cater apartments and staff that couldn't do enough for you. Will try and post a few pics when I get them. Those of you that are worried be rest assurred my dream is back on track. grandma

Hi all, Just back 2am this morning after another great trip to HOT NC. Flew direct from Belfast to Larnaca this time with EuroCypria, two hours late going and three hours coming back but at £206 was ok. Met again by Bellapais Car rental, taken to hotel where car was waiting, once again great service. Out to PBV on the Monday and managed to get all of our concers resolved, site looking good and if current builder manages to continue current pace of work, completion by end of year is viable. All cliffside apts are basically complete, working on blocks D,E and F. Road along cliff side turning circle in and ready for base coat. Had the pleasure of meeting Mr Mrs Bloggy (Ian and Bet) coffee and a long chat so hope to keep in touch over the coming months/years.

Managed to avoid Sandflies/Mozzies but did get bitten by something resembling a flying mouse, saw his approach,biggles hat and goggles and swear I saw him going his arsenal of weapons before firing selected missile into my neck.

not itchy but very sore and red all week.

Rest of week sorted out finals on furniture, curtains etc and either relaxing by the pool or eating out in great restaurants. Did go to Lefkosa old City but had to abort early as it was like walking around in an oven, think that is a venture for cooler months. Popeye was also out at his apartment but did not manage to catch up with him, hopefully next time.

Took our daughter with us this time as she had not seen the apartment, got her seal of approval and she is already planning her next visit for later in the year.

All in all a wonderful and fruitful week, speaking of fruit, went to Girne market on Wednesday. Managed to leave it after a couple of hours with nothing to show as we ate everything we bought on the way round, the little plums and peaches are to die for.

They should take some of the EU Farmers out and let them see what real food should taste li

hi all,



been in touch with carol anne and have been told work is stopping on our appt block D - any one out there been told the same? she has offered us an alternative appt for use which is a block down from ours, still negotiating but will see out it goes.



the estimated time for our appt to be completed is now back end of 2010 - which is dissapointing, the site completion therefore will not be until at least then.



hope to be going out in october - anyone got any good flight deals for this time?, hope to see some of you there.

Crikey Payney, I thought site completion was going to be end 2009. I had been told that the contractors had been working like trojans so it could all be finished asap.

We are going out in a few weeks and staying in our apartment (block c) and know that this is complete and the walkway to the pool will be ok and the pool is finished.

Hope you get sorted - how disappointing (to put it mildly!)

got back from cyprus last night ,i have been to the site all week doing bit,s and bought furniture ,



just caught carol anne before she shot off to bonny scotland,however peter is on site and very helpful

We were out about 3 weeks ago and as others have said, the workmen were putting in 12 hour days. I knew there was really no realistic chance of completing the site this year as there is an awful lot of work still to be achieved. That said, I wonder why they are stopping work on your apartment, or is it the entire block that is being put on hold?

Tuz is a cleanig fluid very high concentrate very useful for cleaning your tiles and patio but very corrosive use as per inst. and do not use high concetrate near metal available at the supermarkets in Girne

I reckon I must have lost half a stone in that fortnight scrubbing, cleaning etc - all I could hear was you attempting to sing!. Mind you, that Tuz is damn good stuff. When you are trying to shift excess cement, grouting etc you need it. The morning the water was turned off by the authorities (presumably to conserve supplies) I had just stepped into the shower with sweat dripping off me - good job I had a gallon of mineral water to hand! Hopefully nothing to do in September other than have another Effes Dark. The ladies will do the rest!

We bought the bottle of Tuz from the small Supermarket on the Turtle Bay complex.

Hi guys,



writing this from the veranda of the show flat, Nadav has very kindly let us use his wireless connection.



It's over a 100 degs & only made bearable by our beautiful pool.



News ;



Pool Cres blocks A & B landscaped at front. Block C nowt as yet. Pool area is ready for landscaping and we are told this will commence Oct 09. All paths in the pool area are complete. This phase is done bar the landscaping.

Middle block has all the outside brickwork done and only needs painting. Inside they are making good the walls & in most the electrical etc wires / pipes are also installed. No road or pavement down.



Cliff side. It looks to me that all compartments are completed with the vast majority having had the kithchen, cupboards etc all installed. Pavement down, the whole length, with only about 10 yds still needing doing. Road ready for tarmac. Street light up as well. Very nice rustic fence now up all along the cliff wall.

The footings seem to be down for the bar/restaurant/minimart and think that they should be built nearer the site completion date.



We have plenty of water, so no worries there. We have also heard from our advocate that we now have our PTP too!

payney, homefront is who we have had quote from but not ordered yet, not sure how much you can barter. i'm told sales are slow over there so you should be able to get a good deal.



as for car rental, we have used Sevener several times (last time i booked on their website before we left)

excelent service good clean cars . also best price i found with a discount for booking online.

We purchased from Homefront and would highly recommend them. Quality was excellent and the price very good indeed. They work off a product brochure which has a price for each item of furniture and as we were buying a package we obtained a 15% discount on these prices.



They have a number of product designs and hundreds of fabrics to choose from. It can also be made to measure or if you fancy take out a picture of what you want and they can work from that.

We visited the showroom and had a look. We did not pick a particular package but made it up from what we liked and was practical re PBV.They were happy for us to choose from their range of sofas, beds, tables, chairs etc as we went along and not stick with a named package.

100% give our backing. We were perhaps slightly unorthodox and purchased from the web without actually seeing anything. Incredibly pleased with price, delivery and quality. Dining table we ordered was too large for our apartment so they agreed to take it back and they made us a breakfast bar instead.



All material swatches were sent through the post and everything was waiting for us when we arrived last year.

Back home after a rather delayed flight.



Just a mention that the taps were being fitted to the outside of block C as we were leaving - we had said to Peter that they must put the grass back where it was, and if not they would be entirely responsible if not re-laid correctly.



Block B have just had a metal 5 bar fence/rail put around the back of the garden (to avoid the drop) and same around the pool

We had gone for a 6 seater dining table and we felt it was too large for the apartment and we had a table for the patio anyway



We went in to the shop and spoke to them and they took it back. We drew up plans for a breakfast bar with 4 high stools which is fantastic and gives extra work-top space in the kitchen. The stools fit under nicely so it doesn't get in the way at all. They delivered and I fixed to wall.

Its been a while since I posted on this thread matter. I understand there are a number of very dissapointed purchasers let down badly on this Palm Bay View Project. As most of you know Im not exempt from that list and still waiting for a response for solution to my purchase on Phase1.



Lexingtons are a big Disappointment...Ive aired my views on this in the past and have been shot down in flames and told "Ive rocked the Boat too much!" Well I think I had a right too air the truth...



I will always give credit when due....but Im struggling on this Project.....Yes things do go wrong and not always to plan..................But come on Lexingtons?!!



It would still be nice to receive an apology from Lexingtons and a way forward resolution meeting for the many patient purchasers that have kept their side of the bargain and contract.



We are waiting in anticipation...

Hi all



well soon be going out to our apt - can't quite believe it!



does any one have any recommendations for curtain supplier that they have used for the development, a two bed penthouse if any one can give approx figure.

At the risk of sounding like a Homefront No 1 fan they also do curtains suitable for all the rooms. It may be worth an enquiry, when and if, you are doing your furniture through them.



They did ours and again did a top class job.

Thanks for the reply, we are ordering furniture through Homefront and they have quoted approx £700 for curtains, fittings etc - does this seem about right?

Our curtains & blinds cost £685 inc fitting & poles where required. We had black outs plus curtain material for the 2 patio doors., this included poles of our choice. Then Roman blinds for the kitchen and the other bedroom, these included a black out backing as well.



Word of caution re blinds, not all these windows are the exact same size, make sure, if you proceed, that they take your measurements and don't work off ours or others.



Alternatively, pop in and see Mrs Morty have a glass of vino and check out the curtains yourself to get a better idea of quality.

Hi Payney



We measured all our windows and drops, etc and purchased blinds and curtains from Ikea. It means a trip over the border and if you are happy to wunderweb/sew up the bottom of the curtains yourself and cut the blinds to size (we have a tool we purchased from Ikea to make the job easier). This with iron looking curtain poles which adjust to window size, the whole amount was certainly no more that two hundred-ish pounds. My husband did all this will a little help from me, a good drill and spirit level.



Have a restful time out there, we can't wait to go back in April

i take it you mean electric meter ,if so yes ,if i remember rightly it was last year ,however when i

was there in june i went to kibtec and paid monies in advance ,this is to cover standing charges .



if you do not pay these charges ,they will disconnect you and this incurs penalties and further

deposits ,so work out when you will be there again next and add 10% EXTRA .



you can pay by d/d ,but this is expensive.

We paid for our meter way back in feb and were told it would take somewehere between 1 and 5 months for the authority to install it. It took nearly 5 months for installation. On this basis, it ought to be about now you should get confirmation. Best of luck.

I have just booked flights for a quick visit, so we will be arriving 21st Oct for a week, will finally get to see the grass, and with luck the pool will still be useable. Hope to see you there Liz.

Hi



Well the sun was not shining! (rain, rain, rain with a good display of lightning and thunder)



At least if you see the site like this it can only get better, really pleased with the apartment and the site is coming on but road progress, landscaping etc delayed because of the weather - and it did rain (a lot!)



Site staff worked really hard to help us out and did all they could to try to reconnect water/elec, so they were great. 3 days of neither with 3 young children was hard work.



A big thank you to Grandma and co for the loan of the tv/dvd - we did get to watch a couple, and thanks to Mrs Morty for the candles!!



What a holiday,

You poor payney's, we had lovely sunshine for the first 4 days then afternoon showers also very good flights so one of our best stays. I think we have all had to survive the breaks in supplies its part of the initiation, but having survived things can only get better! So sorry we left so much rain behind, it was lovely to meet you lets hope we catchup again next year in the sun!

Just back, got keys to our apt and apart from a few minor snags we are really happy, stayed in the apt for a few nights getting things sorted.

Site is coming along well, they were laying final road surfaces and doing lots of planting and landscaping. Still working in blocks D and E. Work on restaurant/shop is due to start so hopefully next time we are out all should be nearly complete. Paid for and did paperwork for electric so also hope that will be in place for next visit.

Thank you Mr & Mrs Bloggy....we're out here right now for a Christmas break in our wonderful PBV apartment, just putting the finishing touches to our Christmas tree and hanging a few other decorations. Apart from Nadav and the rest of the PBV team there doesn't seem to be anyone else out here at the moment.

The weather's great, the cycling's fantastic and I'm even adding to my tan!



Merry Christmas to all other PBV'ers...hope it's as much fun in the UK as it is here ;-)
