| I own there, love it to bits, not v happy about how they increase service charges without any real reason though |

| Hi Pilgrim, Sunrise is a beautiful site and as you say finished but there are lots of problems there and disgruntled owners. I have heard it rumoured that the apartments that haven't sold are being turned over to timeshare. Now I wouldn't like to pay for an apartment with high service charges, to find the building next door was timeshare. |

| Perhaps you should look at this topic: http://www.cyprus44.com/forums/12376.asp As well as the extortionate maintenance charges by Medview, don't forget that there are many mortgages on Medview sites, so unless you want to take the risk of the banks foreclosing and auctioning your property, I would stay clear of buying from them until they pay off the mortgages |

| The best thing to do is next time you go, talk to the other owners there. My property at Hilltop has no mortgage on it, as found out when the Advocate registered it last year. Some of the other sites do. People who own there who have registered their property will know if there are mortgages on that site or not. Personally, I think the fees are way too high, but I love my place and if the fees were alot lower I would have no complaints. The other owners at Sunrise are the best to talk to face to face as each site is different with its own problems, so the ones who are there most are the experts. |

| Hi Pilgrim We can assure you that we obtained written confirmation that there are no mortgages or other charges registered against the land at Sunrise Beach Club. We have written confirmation from the Tapu office of the numerous Owners who have registered their contracts so it is certainly perfectly secure. I understand that there may be some charges on other sites owned by Medview but this is not the case with Sunrise Beach Club. We have our 2 bed apartment up for sale privately and mis-information of this nature really doesn't help! The site is beautifully maintained and the properties are very well built. In 2008 the SBC Owners voted to keep Medview as site managers as most Owners felt they got value for money from the maintenance fees. Please e.mail me privately if you want any further info. | Hi Pilgrim I live on a Medview site and the quality of the build is first class, We have a lovely finished house on a fairly well maintaind site, Yes the maintainance seems expensive, but I do not know what other complexes pay so I can not compare. At least with Medview we got a finished product to a very good standard. The value will hopefully increase when the world recession picks up When you look round some other sites like Sarcon, Araminta Valley, its very upsetting and makes you feel very sorry that some people have lost there life savings. So if you are buying a resale the cost of maintenace will be known so at least you can decide for yourself. Regards Cruella |
