very revealing aussie



in view of recent controversy about mortaged properties in the trnc

it seems that the situation in south cyprus is dire



you may think that the unrecognised character of north cyprus

and the blockade might result in poor conformity with honest business

and ethical principles, compared to the roc south cyprus



but despite the slow and bumbling character of the trnc approvals system,

and some developers unable to operate transparently in today's tough economic climate we are being naive if we think the roc is "safe" in comparison



it would be very interesting to find out if the thousands of pensioners

are being systematically tricked out of their rightful deeds in south cyprus

or if it is rank inefficency?

the british foreign office is now warning prospective buyers about "cyprus" too and not only the poor old trnc



if not mortgages, what do the roc's "developer loans" really mean?



and what do these horrors imply for any reunited cyprus?

lilli I swallowed all the bunny about the north being unrecognised and fraught

and the republic of (south) cyprus being the street legal and more dependable

of the two states on the island



but if the shocking and sinister situation described in the cyprus mail is correct

I have been very badly misinformed



maybe we can go to live on an ice floe in the arctic having legally exchanged it with a polar bear and enjoying the official blessing of the roc property cowboys

My partners friend in the ROC has been pushing for her title deeds and has been informed that the apartment and block has no planning permission granted or has ever been sought. 10 major builders are also under investigation for this type of practice.



A minefield this property game lark!

There is no excuse for the ROC title situation given their far greater resources and in recent times EU membership and funding.



The issue has been well known for many years and hasn't just sprung up given the long duration of the previous property boom there.

the problem has always been to what can you compare the common snags

people experience in north cyprus?



it is well-known buyers encounter difficulty trying to purchase a holiday or permanent home anywhere and I do not propse to delve again into the expensive fiasco of arcos nova and dozens of similar scams,

because this is at the opposite end of the mediterranean



north cyprus has problems many of them not of its own making

but an inescapable charm not found elsewhere

like others on this board I have always tried to put a brave face on it



yet I absorbed a lot of stuff comparing the trnc adversly with roc,

as you say a resource-rich state, which is well-integrated into the eu

how can they cheat many trusting buyers of their basic rights?

at least the mortgage con's blown, down south it's called "deveoper loans"



we await a defence of the republic of cyprus' sleezey homes-in-the-sun sector

from their diverse apologists creeping about this bulletin board...

i saw on tv recently that the eu have got behind the developers in spain for bad practice's and i think the roc said they were about to reform theirs as well.

i think it was on euro news last week.

But Andre weren't you saying that mortgages could be sorted out by a reasonable solicitor and pretty much advocating buying on a mortgaged site on the Seaterra thread?

I've not seen anyone come on here and claim that the RoC haven't got to deal with mortgaged land and non issuing of deeds- and that is ISN'T a huge problem.



The difference is that it will be possible to march / protest and get the British High Commissioner and European Commission on side - and I'll wager some action from the CY govt will ensue..



Goes to show how one should heed the UK's warnings re buying property.





ANYwhere in CY - best to rent , first and buy somewhere that is built and has deeds - one's that are internationally recognised of course.



As purchasers of AGA found out - the UK wasn't even prepared to take up the matter with the "TRNC" .



To claim the situation with deeds in RoC is worse - proportionally - is "naughty".. I paid the CY land registry via a good solitictor in CASH - with a receipt and got the deeds in 12 weeks.



No need to have PTP, etc. EASY

I hardly think its naughty to say the ROC situation with title deeds is worse proportionately but a basic interpretation of the numbers 100,000 long term unissued title deeds with many individual cases quoted in the ROC papers as going back 10 years seems worse to me. How many cases of buyers in the TRNC not receiving deeds after 10 years have you read about ?



ROC buyers have been protesting and complaining about this for many years to their respective governments and got absolutely no where.



With the long duration of the construction boom and substantial resources available to a succession of ROC governments there is absolutely no excuse for them to have dealt with this long before now.



I saying this I am in no way disputing that both TRNC and ROC have unacceptable problems with respect to getting title deeds issued, especially for off the plan buyers.

perhaps it is wrong to lump you in with the greek cypriot enemies of the north

you are an independent thinker and to a great extent a realist



the area where we part company is over the partition question:

you say you want to see the island reunited with all "wrongs" righted

for my part I cannot see that is at all possible and for the area

currently under the control of the trnc would be a complete disaster



since "re-unification" in our lifetimes is increasingly unlikely, you cannot blame me for wondering what your postings will consist of after december 2009
