If you decide to sell your house before paying your house taxes and getting the kocan, can the government take the house off you?

It's acceptable to cancel your permission to purchase if you are selling before it comes through. This does mean of course that whatever party currently holds the kocan will have to be involved when you sign contracts.

When we bought ours, the guy we bought from had not had his PTP so the person he bought the house from had to sign the contract of sale as well. It wasn't complicated. The contract simply showed that on X date, Mrs Y sold to Mr Z and on A date Mr Z sold to me. At that time Mr Z's interest in the property ceased and deeds would on receipt of PTP pass from Mrs Y to me.

That contract has been seen by the land registry and it was accepted with no problems.

Hope that helps.

Law changes too often to keep ahead of the 'game' but was able to sell 'contract of sale' at price agreed minus the then final 6% tax outstanding on initial new build price to then be paid by the new purchaser. That's been reduced to 3% so say, It's all an enigma! Don't be conned!

we did the same sort of thing as moomin, and agreed with the guy we purchased from that we would pay any taxes on a 50/50 basis.

he did pay up after a few phone calls ,reluctantly!
