I was not aware of the 5 donum limit for pre-existing buildings for foreigners. I thought one donum was the limit. We learn something new every day.

It was stated in cyprus Today some weeks ago regarding the 5 Donums.

It has not yet been passed by the Government, but it is proposed to allow foreigners to have 5 donums, providing there is only one dwelling built on the said land. I have also read this on Naomi Mehmets web site.

A proposal is not quite the same thing if that is what they had in mind in that advertisement. I am keeping an open mind on this until I find the relevant law and check it for myself. I will let you know tomorrow what the current law says on this subject. The important thing for me is what the law says as opposed to what the lawyers say. What do you think Dutch?

I have just looked at the long term lease law for foreigners. The lease cannot be for less than 10 years and not more than 99 years. The maximum land allowed for foreigners is normally one donum but up to 5 donums is allowed provided there is only one dwelling on it. The Council of Ministers may restrict the long term lease of certain areas to foreigners by making a regulation and any agreements after such a regulation will not be valid if it involves land coming under such a regulation.



Long term leases must be registered with the District Land Office within 30 days otherwise the agreement will be invalid. Any lease agreement must incorporate the conditions in relation to any intended buildings.



So it seems that PTP is not required for 10-99 year leases. The relevant law is 52/2008.

Interesting, that the PTP is still being bandied about like a nice to have option. No sales should go ahead without it. Pay no money before you have one.If the builder objects tell him to get the system changed.
