Hi Everyone,



I purchased an apartment in Phase 2 and wondering if anyone who is living in Phase 1 knows how the Phase 2 is getting on?



Ive had some photos sent last year they got the tiles and windows in some blocks and were you apartments finished on time?

Hi Robbie welcome to the site,

Seem to be coming on ok, dont know about completion times etc, but someone there most of the time. Phase 1 has a really good finish, only problem at the mo is the pool not filled, (not a problem now but big problem if it shrinks or cracks) - and no communal lighting. Apparently no meters on the island.

When are you going to inspect?

Thanx , yep im new to the site, seems like there is alot of interesting things on here. By the photos on the net , they done a good paint job , and i also see the pool was empty. So did you buy a property there as well?



I also heard they are building a phase 3 and 4 is that true?

Hi Robbie

We have purchased a penthouse on phase 4. When we were over last october the footings were just being put in. I think we will be in for a long wait!!. From what we understand there will also be a phase 5 on the site. Phase 1 looked good. quite a few people seemed to be in their apartments.

we have bought on phase two site is supposed to finished by end of May. Phase three had the concrete up to second stoey in August. Photos supplied by Kavanlar in January showed them at a further stage,

I was given a completion date originally for November 2007 on phase 2 , but the new date now set is June 2008, not a problem tho. the tiles and windows have been installed looking at pics from estate agent.



Cooper- the link from travelmag was good a read.



Does any one know about the situation with electric and water meters in phase 2.

Looks a lovely development. Nice design. Love the stone walling surrounding the site. Isn't it nice to get positive feedback? I'm sure it will help future purchasers to buy wisely. This builder appears to have a good reputation and comes highly recommended. Blogger has a funny idea about title deeds though.

good luck to you all, anyone in phase tow that is, just about everyone i know is totally fed up wiht phase 1. you will be in for a very long wait, it will be 3 years in sept since we signed our suposed 15 month build.

that apart , finish very good, however dont hold your breath for anything, still no water in our pool and doesnt look likley to be soon either.

Hello. Reading your postings I could be a bit previous! but there's no harm in planning ahead...

We're in Doncaster, Yorkshire but operate throughout the UK. So, working closely with Olaytrans, who are EXCELLENT, we do the initial survey, inventory sheets, costings, packing, export wrapping and loading (skilled operatives trained to BAR standards), prepare the Shipping Lists, mop your fevered brows! then you relax and drink a few Efes while Olaytrans sort the shipping, ease your goods through Customs and deliver to your new home.

However you are planning on doing the move, whether you're being brave and going down the DIY route or using an English Company in association with a Northern Cyprus firm, you will need a clear itemised inventory and you need to be able to quantify, in cu.ft or cu.m, the amount of space your goods are going to occupy. If anyone would like an inventory sheet to calculate this, please phone or Email and I'll send you one. This way your move can usually be costed without the need for an initial survey.

My Parents moved from Leeds to Ozankoy in the 1970's so we can share some moving experiences!

Some of my family live on phase 1 and are very happy with nearly everything.

The only bug bears are the still empty pool, Ive said before this isn't much of a problem yet but if you dig a big hole there is pressure pushing back in to fill the hole and I know of one case where this happened and the concrete cracked. When you fill with water it balances out the pressure.

I know they have said there is no meters to pump the water, but if the concrete crack and the pool leaks, who will be responsible?

The other thing is no communal lights, this is dangerous and a pain having to carry a torch everwhere!

I have just found this web site and it caught my interest as we are living in phase one. There certainly are a few unfinished issues on the site - mainly water for pool and lights for communal areas. It is true that there are no electric meters on the Island and we have just been to check with Kibtek once again and it is not looking good for the next couple of months. We have no cafe/shop as promised and it does not appear that we will be having a security man as there are no toilet/washing facilities to make that possible. Our contract was for completion June 2006 we moved in Sept 2007! This delay cost us a couple of thousand in rent. But on saying that we are very happy with the finish and value for money. We watch phase 2 on a daily basis in fact we are woken every morning with the builders either drilling, banging, shouting or the cement mixer, water wagons reving their engines, so no one will be happier than us when your phase is finished.



They are at the moment working on the stone walling around the site and completing the installation of windows and iron railings. The roof water tanks are being completed and they have also been bull dozing the earth around the apartments which looks almost ready for the paving and tarmac.



The apartments should be finished by summer but don't expect the site to be completed and you won't be disappointed. They are worth the wait.

All I would like to say to anyone who has been and purchased on any of the phases, sorry too late for those of phase one. Beware he who speaks with forked tongue. You will not get any compensation and your contracts are worth nothing. Let the buyers beware. Big ears

not a scare monger at all. Relation has had a bad experience to say the least. The phase one by Kavanlar admission nobody could live or move in until October 2007. When with the 15 month build and 3 months grace which took it up to March 2007. They will not honour the compensation clause.

yes we did it for the apartment of our relative. Easy peasy. Costs were 49.5ytl for the registration, and £250 tax. It took us maximum of 2 hours. If doing for someone else you need copies of their passports and your copy of the power of attourney. Sue

Hi everyone, my name is Gail.



I have just purchased an apartment in Kavankoy phase 2. We only saw the apartments back last august when we were on holiday. They were suppose to be completed in September which didn't happen and then in January '08 which again didn't happen. I have now been given a completion date of April 30th. Does anyone know how progress is so far? Also what the process is with electric and water is as I am hoping to travel out in May to furnish and see my finished apartment.

Gail, if you want pictures of them then we could take them for you as for furnishing them forget it, we held our daughters in store fo over 12 months, as did Arcelik and Tarim. You will be lucky if they are finished this side of Christmas. And about electric and water the costs last year were £400 for the water meter which you have to do Do not give Kavanlar power of attourney to do it for you. Electric think from memory was about the same. You will also be asked about the generator, well people on phase 1 have paid for it, and not everyone wanted it, so it did not mterialise, well they have not had their money back yet!!!!! Whatch this space.

30th April What year.

Phase 1 were at least 7 months overdate. As of now the pool is not up and running yet!!!

They have left MEPS the management company to finnish all this sort of thing off. Kavanlar did not do the lanscaping, and MEPS wanted money to purchase toold for the garden and plants, and watering system. NOw they want money for meters for the electric that will be used by the pool, and the lighting for the outside lights, and the stairwells. The everyone will pay a part share of the bills. So what is the £40+ per month for. £40 x 30 apartments nets them 1200 per month. to pay for what exactly. To be fair a man cleans the blocks stair wells and the ground on Fridays he will get 60ytl for that, that is the going rate for a days wage. (around £24ish).

Don't make any positive plans for furnishing or moving in. You will only be disappointed if it doesn't happen.



I see it as very optimistic for a completion this side of July, especially as they don't seem to have a very big team working on them.



As a general note, especially to all those who wish to buy a Kavanlar property, if it isn't finished then don't buy it!

Thank you so much for all your feedback.. It is much appreciated.. I really don't know what to do now, feel rather let down. I thought that having been given a completion date I would be able to travel to Cyprus just before the summer and completely finish my flat.. That seems very far from happening now.



I always knew that the actual development wouldn't be complete, but I did hope that phases one and two would be completed.. Having read that there are still problems with meters and the pools all in all phase two even partially being completely seems impossible at present.



So are you any of you living in phase one or two? We have bought as an investment and holiday home.



We are in phase two in block 4 apartment on the 2nd floor on the left!??? Anyone know how it's getting on

gail, i realy wish you well, everyone esle beware, it will be a long hard slog, the so called contrat is not worth anything , infact you may as weel wipe your bum with it it means that much, you will not get nay compenstaion for late completion even with evidence. unfortuntley mis-selling seems to be more aproporaite as half the facilities that you hae been told you will have you wont, for one water in the pool for a start !! plus so called cafe bar and security. everyone on phases 2 and 3 should get together for comfort and suport !!!

be prpared to stamp your feet to get your snags done , and tape what you say , it is not nice being called a liar whn despite other people be ing a witness to what was said , kavanlar deny all knowledge . this has been a horrible experience , had we know half of this we would not have bought, AND for all you out there we DID NOT go into this with rose tinted speks , it was thought through sensibly and realistically.

sorry about the war and peace, but this isnt even half of.

I really hope that you on phse 2 and 3 dont go through what we have and are. although it sounds like you do have some issue already with the late completion.

Although there is a issue with completion times having read through all the comments it would appear that the overall opinion of most people on phase 1 is that they are very happy with the quality of the finished apartments.



There are issue's with the pool and communal lighting which may are out of Kavanlar's control if there are no meters on the island.



Having seen many apartments with poor quality workmanship i know i personally am prepared to wait that bit longer knowing that in the end i will have a good quality apartment giving good value for money.

Hi Cooper I think you have the right attitude regarding the delays etc. Yes its disappointing but rising the blood pressure will not speed things up. Buying off plan is always a risky business even in the UK. Good luck to everyone and I hope phase 2 is completed in time for you all to enjoy a holiday this summer.

Just visited TRNC two weeks ago to see progress on our appartment. We signed the contract in Dec'05 for the penthouse in block 4. It's been delay after delay, but it sure starts to look nice ! Let's see if Kavanlar will manage April'08, although I feel it's more likely to be July or August........



Update on progress: Some of the kitchens are fitted, roof tiles have been laid down, stairs got their railing (on the day we visited) and are now safe to walk on (without having the chance of falling down 3 stories) .......

Update on Phase 2. They have dug up trenches and are laying water and sewerage piping. Also smoothing the pool down looks like getting ready to tile it. Lots of activity going on and looking good.

Not been inside but will have a look on Sunday when no workmen digging on site. They have advanced since Lems photos all windows in etc. Seem to know that apartment Lem - do we wavy from out balconies?

I've already had Kav saying he's going to run an extension lead from my apartment to his from block to block this summer if he doesn't get an electricity meter.



My advice to all buyers on electric and water meters is, do it yourself! Goto the Beledesi in Alsancak and pay your £400 for the water meter and the £170 (now possibly more) at the Kibtek Office in Girne and know it will be done. If you give the money to Kavanlar to do it, you could grow very old waiting for your meters.

Before going to Kibtek or the Belediyesi you need to check with Ilker that the electrics have all been passed by Kibtek and that the water is officially connected to main supplies as they will not allow you to pay for either until Ilker has completed and payed for Kavanlars part of the connection. At the Belediyesi in Alsancak we needed passport and contract and it was quite an easy affair. The electric was rather more complicated as we were sent from one office to another to complete various parts of the requirements and it was a bit of a blur but Kavanlar sent help. Rules change here all the time so what happened 6 month ago may have changed. Kibtek office down same road as Unwins Girne office and has a pavement cafe at the harbour end that sells

yummy cakes and coffee.



As Lem said whatever you do don't give Ilker your money for the meters.

Kibtek's office is in the 2nd street on the right as you go down Girne High Street from the big TV next to the main carpark. You reach that by turning down passed the Colony Hotel from the roundabout where the Lefkosa dual carriageway turns off. When you go into this street which leads down to the seafront the office is on the left hand side near the sea end. When you go in there are 2 ticket machines, one is for bills and the other for meters. Take a ticket and wait for your number to come up. You will need your passport and copy, copy of your contract with has had the stamp duty paid on it, a 1 lira stamp and the fee. You get the application form and then have to take it next door uop some stairs to a little office where a woman with a face like a slapped arse endorses it, then down the hall to another office to have it stamped and then back to the main office where you get another ticket, wait for your turn and hand it to the man behind the counter who gives you a receipt for your meter. Piece of cake really!

Just one item of re-assurance. My mate had his apartment registered at the Land Registry Office after paying the Stamp Duty. It came back clear, there is no mortgage or impediment on the land being built on by Kavanlar, at least not on phase 1.

Just a couple of other points re the apartments. Most come with an aircon unit in the lounge and one in the master bedroom. The master bedroom outside condensor unit is mounted on the wall, but the one for the lounge is parked on your balcony just outside your kitchen door.



If you order extras like me, the condensor unit for the back bedroom next to the master can be again fitted on the back wall but if you have one for the smaller bedroom with the balcony it has to sit on the balcony. The reason is that the wall here is hollow brick with a cement skim so it can't be hung there without the weight pulling the brackets off the wall.



On a different note, the apartments do have immersion heaters in the tanks for hot water in the winter months and the aircon units can blow warm air. Each apartment has a 2 ton ground floor water tank which is topped up twice a week, the pump must be left on continually to maintain a supply. If you run out you may have to have your groundfloor tank filled up by a tanker. Don't be tempted to leave a bathroom window open to keep the place aired, a fine layer of sand will find its way into your apartment which turns a muddy brown when you attempt to mop it up.



The windows fitted in the alcove at the front of the lounge reach down to about 2 feet off the ground, there are no locks on them and the slide open easily. They could be death traps to any kid or toddler or even an adult who didn't realise the window was open and fell out of a top floor one. I fitted window locks to mine (£10 at B & Q) after a cleaner fell out of mine trying to take the fitting tape off the outside of a window unit.

Always arrange to have a spare door key left with a friend or hidden in a safe place, if you are locked out of your apartment there is no way you can get back in through a steel front door and smashing a double glazed window unit will prove expensive.



Sorry to sound a bit negative but I've never had any regrets buying my little bit of North Cyprus.

about the keys. there is a system wherby you have a very small box fitted somewhere convenient, like maybe near your electric meter, above the door, etc., with a combinations lock a spare key is inside there. We know of a few people who hav them for visitors staying in their property. Available from the south or Uk. they were 37 euros.

I can't see any problem with having the washing machine in the kitchen, Kavanlar just put in the cold water feed and the drain for the dishwasher, I actually bought the appliance package through Unwins.



As regards snagging, its best to snag yourself and then give the list to Ilker before final payment. Cleaning was not so good, we paid £130 and the place was still dusty afterwards, they explained the cleaner fell out the window halfway through! We were staying at the Almonds at the time and Gultan & Ali the owners quoted a very reasonable price for a full clean by their maids.

Kavanlar actually fit the hot and cold water feed and drain for a washing machine in the bathroom under the sink as standard. Kavanlar will quote for an appliance package as will Frank & Joan Gillin on their website and you can certainly get a silver as well as white.



For a large American style fridge/freezer, dishwasher, gas hob, electric oven, washing machine be preopared to pay around £1500. If you want to watch TV, you will have to fit an aerial onto your water tank on the roof, Kavanlar do provide a socket and piped cable up to the roof but you have to connect up to it. The light fittings provided are single rose and bulb and invariably its the electrics that need to be snagged. The doors are standard hollow matchbox so hooks need to be glued on, although bathroom and bedroom doors do have locks.

Phase 2 is pretty inaccessible at the moment. Tried to have a good look around yesterday but could only access first couple of apartment blocks as trenches are dug everywhere for the sewerage and mains supplies. Internal doors, kitchens and wardrobes are fitted in most. All electric lights and fuse boxes installed. No bathroom fitments in any. No main apartment doors installed yet and entrances still require tiling and Entrance doors need installing. Drain pipes on and outside water pipes and taps for water meters on. Water tanks and solar panels installed on roof and tiling for roof terrace. This I can only say for the first few blocks the others could be further advanced re bathrooms etc. No ground floor water tanks as yet. Septic tank being sorted. They are also starting to do the concrete skirtings around the apartment blocks. I think it will look pretty messy for a few weeks. Then the butterfly will emerge.

re builders clean. We had a really good job done by cleaning queens. They've looked after us throughout and gone the extra mile. Even organised water meter once I had sorted the faff on that is a power of attorney. I can give you their contact if you like. In the meantime I will contact Em and ask if she can take on any more clients.

They do a full cleaning service afterwards as well if you want. Speak English and Turkish - both fluently and no their way around buying and legals and stuff.... Also seem to be getting a good relationship going with the site manager which is handy for up to date news.

1. Click on the link below, it will take you to the Flock Photo Bucket Home Page, on the left hand side of the screen you will see at the bottom an option tab for Photo Bucket, click on that.

Not that I have very much time but if any of you guys want up-to-date information upon the four current Kavanlar sites at Alsancak, then ask as I pass by every 2-3 days. Phase 2 is liken to World War Four and quite how any contractor can forget to put drains in before they build is anyone guess.



Welcome to the infamous world of Kavanlar who as builders, would make Fred Flintstone turn over in his grave.



I never realized there were so many unfortunates, apart from the odd person who seem to think Kavanlar are good builders and provide an excellent finish.



One can only assume they need an optician or take less Columbian Marching Powder in their morning coffee.



Like some have stated, a Kavanlar Contract isn’t worth the paper upon which it’s written and their word and promises, are totally valueless.



As to Phase two, if this is completed before September 2008, then perhaps miracles do occur, or in other words, the Pigs are fed and ready to Fly.

jannan i dont think you will find many people who are not anti kavanlar especialy those on phase 1.

how many builders dont make provision for electirc meters until 2 years into a build or then decide to get a generator and ask for more money , and after peolpe have paid then it doesnt materialize ??

book covers can look great , but the intor, plot and ending can be crap and not worth the time t took to carry on reading.

Kavanlar - where to start? Their wonderful management team perhaps? The people's favourite, one Ilker Metin, project manager. Yes ladies, he is quite passably good looking if you like that kind of thing but his downside? Main interest is collecting backhanders from all and sundry. Also, extremely rude and downright hostile if any unfortunate buyer crosses his path attempting to get what they paid for! And no, this is not hearsay.

Properties completed on time, or any time - er, no. Compensation paid for late delivery - in your dreams. Standard of finish, for TRNC passable. Entertainment value - excellent, so long as you're not a purchaser.

Little man this morning cutting up the access road to the rear apartments on stage 1. Kavanlar forgot to fill in the 'ole when they laid the drainage pipes, tarmac laid over but now collapsed. Best to buy a 4x4 if you'd like to park round the back!

Interesting situation re the unfortunates who paid the thousand quid for a generator. Are Kavanlar going to refund this money - no sign of it yet, will anybody live that long?

ilker allways appears a decent chap ,sure he has his faults but he tries and he does correct every snag you report (doesnt he ) .

by the same rule that a hole has appeared ,its now being corrected etc etc .



compensation in trnc is all the builders shortfall and one thing if working together is to get the government to enforce a "two way contract" to protect both builders and purchaser,that will come i think .



i learnt quick in N.C that never hand over cash untill you can see the goods ,so the £1000 was optional ,and im sure will be refunded .



all in all i think ilker and kavanlar are a good company to buy from ,yes its not customer service uk style but then again it isnt uk (which is getting worse lol) .

The build quality is very good and ive seen otherbuilds that dont matc h up .



they have perhaps bitten off more than they can chew and the old saying "over promise and under deliver " springs to mind

Very simply ask anybody who has the misfortune to purchase from Kavanlar and most will pass the same comments.



Norah’s reply to Jannan, just about spells it out, as do others, but there is always somebody who sees things via “Rose Tinted Glasses” and believes every word Kavanlar say.



According to some, Kavanlar (In their Dreams) are known as the Master Builder and have an infamous reputation for:-



Worthless contracts, unkept promises, untrustworthiness, incomplete buildings and many more unfavorable adjectives, too numerous to mention.



Whilst they may be called Kavanlar Construction Ltd, in reality, they employ cheap Sub Contractors, who only turn up on site, if and when they feel like it and providing they have been paid for the work before, hence the reason why all the projects are way behind schedule. Weeks, sometimes months go by, without anybody on site. No worries mate, Kavanlar have had their stage payments and usually via bent Estate Agents send you up to date photos of progress.



Wrong again.



And does Senior Management care, of course not? The only time you will ever hear from them, is when they want money. Do they ever reply to overseas E-Mails from clients, of course not, mainly because they can’t even read English, let alone know how to reply? Habitually and due to Company policy, they don’t reply, especially if you have a request or want to complain.



Whoever Nostradamus may be, this individual seems to be an expert on Kavanlar and obviously knows them for what they are worth, as do many others who write within this Website. Imagine, if Kavanlar were that perfect, why are there so many complaints?



Not that Kavanlar have any idea and care even less, in the real World, when one buys a property overseas, terminology, like Builder’s Cleans and Snag Lists, rarely exist and Contracts are honoured. Furthermore, builders are compelled to provide, roads, water, electricity, telephones and infrastructure, before they start building. Oh really?



But with respect to “kavenkoy’s” observations, regarding Kavanlar’s Project Manager, surely Nostradamus and others wouldn’t concur. And as to the mentioned “hole” one assumes in the Phase One, it has been like this for weeks. You should see the holes and trenches in WWW4 (Phase 2).



Mind blowing!!



Why because Kavanlar, true to their ilk, used the cheapest Tarmac Company they could find.



And what about (Phase one) the empty swimming pool, for even longer. Yet according to rumour, Kavanlar’s chosen Maintenance Company are and have been charging for this facility since November last year.



What pure unadulterated Magic Kavanlar really are!!



Not knowing much about computers, for those interested, MM has many photos of phases 1/2, especially the latest saga, drains etc before and after the event.



How to send or attach, destructions please?



Apparently, Kavanlar have a promotion film about their infamous projects, but have never seen. Has anyone else and if so, is it any good, properly a pack of lies from start to finish?



For those (Jannan) who think MM is is bitter and twisted, try waking up to reality!!

But you are correct in your assumption that Kavanlar have "Bitten Off " more than they can chew, which by the way, was quite intentional, meaning Company Policy.



Like most of their kind, so-called builders, you don't need money to make a developement, just use the client's stage payments which in building costs, is virtually nothing and from there on, it's all Profit.



But you are also correct, Yes, Kavanlar did build Disneyland at the client's expense via, back-handers which Nostradamus claims, without Prejudice, is the "Norm" when it comes to Kavanlar's Project Manager. Where do you think this individual spends his vocations?



How do you think, MEPS secured the Maintenance Contract for 2 years and are now, sadly loosing serious money, wishing, they had never heard of Kavanlar?



Whilst on this subject, Phase 2, MM has seen two lorry loads of natural stone being delivered, yet they never dump a Full Load, leaving at least one third on board, one assumes to re-sell to others.



Who needs clients?



Nostradamus, speak to MM , because you seem to be an incredible person, very knowledgeable, with an in-depth knowledge of the infamous Kavanlar and do not suffer Fools gladly. Did the road, Phase One, ever get repaired?

Phase 1. we tried to move in last April and last August. No elec, no water, no white goods, no aircon. Got all our furniture delivered tho.

there were two people in with furniture but still had to live at local hotels.

Having said that, what we saw of the build was super in our eyes. couldn't snag the electrics. only managed to get water on in November and electrics two weeks ago and that was a BIG hassle. We signed in August 2005 and complete next week.... hopefully!

In theory, your arithmetic may be correct, if in fact the multiplication was 36 x £40 per month, however, Block one isn’t participating according to rumour. As to £70 per month, have friend on the Darkside, six blocks, much bigger grounds and pool, all immaculately kept and she pays, £35 per month for an apartment of 210 sq.mts !!



One assumes costs there must be higher, whilst here, they should be cheaper.

mm my maths are based on those residents going alone and arranging it themselves ,ie cost of pool maintenance per month £70 per month with local company ,arranging themselves a gardener and a cleaner ,if all residents applied £40 per month i reckon they could have 5-7k per year in kitty for property paintings when its needed ?



so a simple cost benefit analysis ,2 named people who live on site and a commitee agrrement ...job done

MM, if you have got your photos on Bucket shop, if you go to the 4 internet options underneath the photo in your album, click on "Direct Link" and a little yellow box will flash "copied". Then go to the message box and right click your mouse. This will paste an internet address. When the reply is posted on the Forum, anyone can see your photo by clicking on the internet address you pasted on there.



Re the shrubs on Phase 1, apparently Kavanlar did this and then MEPS found out they'd used the wrong sort of grass seed etc. They've incurred a lot of expense putting things right and must regret the contract.

Just arrived back from NC. Phase two has all of the underground sewage and underground electriciity cables laid. Phase two has some walls around some blocks and the concrete surrounds on most. No hallway entrances are complete similarly theere no front doors but if the promised workmen arrive from Turkey then the work may be completed. Many apartments on Phase one are still unoccuppied. So this might explain maintainence issues. How many have been bought as investments? If this is the case it might be difficult to get maintainence fees.



Ilker has said that the building work should be completed by the end of May.

I know that he has made promises before but I am conveying what he has said.



There does seem to be progress it was like a scene from the first world war with trenches throughout but they have all been covered in.

Anything I can answer plesae ask.

phase1 has block a un lived in and 1 person has just moved in there ,they are original land owners (halim lives next door) ,some are people who have chose to rent them and block b has 2 i think that were sold on after original sale .



no problems with fees on maintenance ,its simply a case of the site not fully finished yet . ie no pool ,no meter ,no shop ,no security lodge etc etc

Robbie, swimming pool is concreted and pipes laid but not tiled. Thet were creosoting the wooden pergola. Looked through a few in phase two particularly block five and block four. All are tiled and have internal doors but no external doors. All have there units fitted in kitchen and bedrooms but the unit worktops in the kitchens are not fitted.

not wanting to create waves ,but i think we have allready established there is no penalties in any contract that is payable....the developer asks everybody do they want to sell when most of it is built ,he runs on your money and has a buyer lined up.The build are good though and you can understand why people wait and see whats being built then pay slightly more etc .



will have a little side bet with you ,1 can efes says may be this december ?on form i should really say next easter ,but may get a move on .

I would like to take that bet but my head points to a July/August finish with then meters for water and electricity being a further wait. However, one must live in hope. As a friend said "these builders want to tell you what they think you want them to say", and they cannot give a straight answers because culturally they want to please despite honesty being a quality most Brits require so they can clearly plan. However, progress has been slow and in the past fortnight there has been some progress.

I don't want to worry you but I did hear that someone else on Phase 1 who threatened to do the same thing was told in no uncertain terms that unless they paid up, the locks to the apartment would be changed and any personal possession left inside would be deposited outside the front gate.



Unless you have a very large purse and are prepared to spend lots of time visiting the TRNC to attend Court with all the attendant legal fees when invariably the builder does not attend and in the event of getting a judgement in your favour, find that you are awarded the penalty amount without any of your legal costs, I'd stay pleasant, pay up, and try and negotiate for something which is in the builder's gift to give like an extra aircon unit or light fittings.

DIARY OF A NEW HOME: just returned having had our first stay in our lovely apartment - phase 1. seaview from the front and mountains behind - loverly...

2 or 3 of snaggy things for you all to watch for when you do all finally move in.

1. water emersion. if you need to use it only keep it on for up to one hour. anything more will burn it out. it is the first red-light master switch on the left in the hall near to the electric panel.

2. check your water daily for the first week. my husband and i ran out of water after 5 days despite others having plenty - and despite our care re wastage. Two probs may be occurring; blockage somewhere (neighbours had a blockage with cement wrap bag), water filling up tanks further up stream and not having enough to fill ours up on the appointed day - i've been told fill-up by Belediyesi is either Friday or Saturday and when the required amount has gone down the pipe, the off-button is pressed). However, we ordered two tonnes via Chrys who is a lovely lady for 20 ytl and it was delivered within 20 minutes..... yes, 20 minutes! (She also does insurance and car rentals for £13 at the mo) She is at the bottom of Sihet Munir on the unit of 3 new shops.

3. keep an eye on your water flush button in the loos. They sometimes work and sometimes don't easy to fix if you jiggle them but who wants to? - Ilker had someone out within an hour when we texted him to explain!! These might need upgrading.



Found that my cleaner had done a wonderful job of both builders and pre-visit clean.

Ordered curtains from curtain shop on monday. delivered and fitted beautifully on Friday.

Got a gas bottle for the hob from village shop in Alsancak (little goldmine in there) husband bought piping and regulator etc from Pintura on Lapta road and sorted it within five minutes -easy as... Kav had already drilled holes ready.

Paid water bill in Belediyesi in Alsancak - easy to find and they understood enough of my stuttering and hand signals to do the council tax and the water bill in one go.

Opened a Iktisatisbank account in Girne (going to have a branch in Alsancak) they do both water and electric direct debit and it was simple to do...

(Left switch card in machine for a whole day.....ooops had number plugged in - easy done i'm told.)

Restaurants - 3 within walking distance and mezze place and 2 kebab shops in Alsancak - all were good. (Also, Oleander on Lapta road for a curry was gorgeous).

Did the Larnaca run with car hire for the first time - borders no problem. Still would prefer the Ercan route if i was a better traveller on take off on landing.

Also, MEPS have a notice outside each of the phase 1 apartments asking for the £100 emergency fund money to support them re pool and electric. Asking everyone to send this as soon as poss.



At the mo, no pool water, no lights in hallways.

They come on a Friday - a team of them and give the grounds the once over.

Rumour has it that there are electric meters in Famagusta as we speak. However... don't hold your breath.

You'll need to visit the electricity office in Girne which is not far from the harbour on the right up some stairs. I didn't set ours up. Our friend Em did that for us - we gave her poa to do so and it took her a few goes but she sorted it in the end. They will send you a bill which is really pricey especially as you're not there - I think ours was 128 ytl per month but I might be mistaken.

To do the water bill, just go into Alsancak - the Belediyesi is on the right hand side and you can park outside. Ask about council tax and water payment and they will find your apartment in the book and sort that out for you. We paid in Sterling. Council tax was 78ytl each. I think its due again at end September.



Then, to do a standing order, go to the Iktisatbank (main branch is Girne with an English office upstairs - Tyra helped us really well). Take along both water and leccy bills and she will do the bank set up. You'll of course need to take some cash to open the account. You can manage the transfers in from home and you transfer into an English Lloyds account I believe then it moves again to Cyprus.



It was all efficient really - caught me by surprise. The only thing was that our electric was slightly higher but we just went to see the man upstairs in Girne and said we were told it was too high and he wrote on the new, lower amount. Easy as....



Registration was a cinch. Arrived into Larnaca at 6 a.m. was at solicitors office by 8.30 a.m. and outside court offices to register at 10.00 a.m. One person in front. Lady took the contract copy and we filled out two forms paid 49 ytl and that was it. We were in Bizimhan drinkin Efes by 11.45! We get it collected this week by Em hopefully.



P.S. We did all our jobs in the morning and baked in the afternoon (in the sun I mean). If you're organised it doesn't interfere too much with the holiday.

Glad to hear you had a great first stay, just a couple of things, when I went out in Feb to fit a few extrasI left my immersion on all night by mistake and it worked fine the following days, I think its hit and miss with these units but they're fairly cheap to replace. The other thing is that if you do connect up to a gas bottle, if you're going away for a few months completely disconnect it, the regulators have been known to leak. Re your hire car to Larnaca trip? Did you hire in the north or the south as during my stay I've got several airport trips to do to pick up family?

re emmersion elament .i brought our faulty unit back (used it twice and went off so replaced it) .the units fitted do not burn out ,there is a small thermostat sensor that simply slides out and costs £6 from b and q .so when it packs in it will 99% be that .my friend who is commercial plumber for 40 years tested it and showed be problem .



why pay £100 for emergency fund ?what emergency ?



sounds like a float to me .



so if the pools still empty whos been paying for that to be cleaned ?

Thanks for the emersion advice. I can only go from what others living on site have experienced. Not sure I can fathom out where the slidy out bit would be but I'll have a look when we get back. Not that we needed ours mind at the time.



Emergency fund - i hadn't paid this and only just checked the paperwork when I got back realising that there was something in there about it. I think you're right it does sound like a float.



Has anyone heard anything about when the pool will be filled and is it MEPS who are responsible or Kavanlar? Does anyone know how much water is lost a day through evaporation? I just thought MEPS were responsible for the lot.

i think they should be reponsible for the lot (meps ) but evry slight bill appears to want to be shared ,which cannot be right .

communal lighting bills should come from communal charges etc .



who is responsible for cleaning the pool ,as its been paid for for 4 months so far this year .



a commitee needs to be formed in order for all these things to be tackled ,currently if everybody just pays and just bows down you have no power of negotiation ,and as i believe meps is for 1 year only....not 2 as they would like .nothing against any contractor but they have to give value for money or alternatives have to be found .



on emmersion ,go to tank (turn off switch first in appartment) unscrew the cover on side of tank and you will see standard light switch ...turn off ....then unscrew central cap which has one single nut on it ,blue colured plastic thermostat ,unscrew ,slide out ,fir new and rewire like standard plug .

senyt you email and link .yours is a standard 14"element . sc rolldown then see 7" thermostat (allthough fried says 8 or 9 will do)

then see tool spanner if you need to replace it all .



as say 99% its not element that burns out its the thermostat thats set incorrectly and this burns out ,element is usually good has he says for 3 years plus and thats using it everyday (not just 1 hr) ,obviously if you have no water in tank and its left on different thing

Would you believe I've got one of those spanners already, I've got no immersion heater here so I'll put it in the suitcase with a spare thermostat.



I think that D-start TV package might be worth a try as well.



All I've got to do is sort out a decent supply of Strongbow!!!!

its 16650 the direct replacement and a 7 or8 "theromostat .





its the thgermostat bar that 99% of time is problem ,mine was set at 95" when we took it out

yes16663 is the easiest option and very very often the part that goes .



scrolldown to number 5 "flanges etc " then down past the emmersion elaments ,then see rod thermostat 16663 ......all you do with that part is take off cover and switch off power ,see 1 small screw connector ....unplug ,slide thermostat out ,refit and rewire and set to moderate 65" then cover and plug back in

Anyone know how phase two is getting on. Have bought in block 4. Was due to travel out yesterday but have been told not much can be done as they are not complete. Have been told wouldn't be able to turn on water and electricity yet. Is this true? Any help would be appreciated as I am now anxious my apartment will not be finished in time for my summer holiday to Cyprus in July.

Hi gailforce,

We were out at the apartments at the end of march/april. In the ten day we were there they dug out trenches, put in all the services pipe work and filled them in again. Rendering around the pool, laid concrete plinths around most apartment blocks and began to build the walls ( which do look very nice ) around the development. There was also work going on in some apartments too! However having said this there still seems a alful lot to do. Block 4 was at a very similiar stage to ours in block 2, kitchens are in, floor tiles are layed, waldrobe are in some, bathroom tiles are on, but no bathroom suites as yet, internal doors were being hung, but no Front doors on any apartments. The entrance areas are also not bult yet on any. I don't mean to dissapoint you, but i don't think they are not going to be ready for this summer!! We have booked flights in august so are in the same boat as you, keeping our fingers crossed!!!!!

However i must end on a possitive, we are very pleased with how phase 1 is looking, even though i know they have had a few problems. If our phase ends up looking the same as phase 1, it will be worth the wait!!!

Thank you for all your advice. Really appreciate it! I am very disheartened now. Phase one sounds like it is just the same as when we saw them in August/Sept time '07. Phase two doesn't seem to have progressed much either! I sure hope they are worth the wait!

Hi GailForce

We have just returned from our apartment in Kav 1 and I have to say it is beautiful. We've found the build to be very good (at least at face value - I am not a builder!). The finishing is better than our own home in England. Ours was a frustrating wait where we doubted the builder and worried if we were going to end up with nothing. However, it was totally worth the wait. We are really happy with our apartment, the space inside, location etc. As long as the pool is filled before it gets really hot then we'll remain content.

Sad news for all in phase 1 who know Jack and Nola in Block B. They had to return to England in January because of Jacks ill health and sadly he died last week. He was a lovely guy and will be greatly missed.

Has anyone heard from MEPS about the filling of the swimming pool on Phase One? When I was out in February, May was mentioned.



The other thing is, with an empty pool and no perimeter lights or any in the stairwell, what are the maintenance charges paying for aside from a spot of gardening and the repair of a patch of subsidence on the road way?

and one i have been chasing and pricing etc .phase2 also has same maintenance company as deal was signed with them and developer.



however in the contracts its 1 year and phase1 will be coming up later this year ,so work will have to be agreed with all memebers of the phase or it doesnt work .



i did a quick cost benefit .



pool yearly £850

garden maintenance £700

water toppage £150

cleaner for communal £700 total year £2400 .....



30 appartments then could pay £40 per month each =£14400 per year .



leaves 12k per year in kitty for repairs etc .....and then each 2nd or 3rd year pays for appartments to be painted .

Just heard from Andrew Cowley from F & J, he fitted the aircon in the small bedroom with the balcony and hung the condensor unit on the wall.



Excellent stuff, 9000btu unit fully fitted for £240.

Kavenkoy,difficulty remains will everyone participate. However this si something that might be possible. The real issue is that the owners are in control and tyhough might entail some responsibility for some. it at least empowers the owners.

owners are in control and like anything its a simple business like decision.

very easy to set up ,very easy to manage and why give all your hard earned to somebody to live of you ?



the figures i use are factual from companys that have quoted approx prices .



if all owners stick together you have power and are in charge of own destiny.



on 2 you will see shortly people trying to take from your wallet at every occasion and hidden charges etc .



learn quickly ,part with nothing until goods and service is provided .lol.

Good news for phase 1. The meters for pool and stairs have just been fitted. We are now chasing MEPs for the pool being cleaned and filled - looks like everyone can relax a little.



Lem, yes your condensor has been fitted on the wall, he thought it could not be done but I showed him that it had been done on an apartment in block C so he had a word with his fitters and they managed to do it. Was rather scary seeing them standing on the balcony railings though. Asked him about the having the living room condensor fitted else where but because of the size and weight could not find another option. Was a lovely man, very helpful.



Phase 2. They have been laying the block paving all week and almost finished. Hard core has been layed on the roads and have seen the painters around and it looks like each block is going to be a different colour. Pastel Green, beige, blue etc.

Here's the photos of the aircon unit for the middle bedroom as fitted by F & J for those wanting something to retreat to from the summer heat. They've managed to fit it on the outside wall rather than have it sitting on the balcony taking up valuable room, cost £240.
