Hi Bloggy,

Just returned from TRNC having bought apt at Palm Bay View. The site is looking great, we are due to complete in twelve months. They were filling swimming pool structure for leak test ,due to be complete in May.

Was very impressed with Developers/Builders.

Get the beers on ice for this time next year.

Hi Bloggy,



We have bought No 18, founds were in and assured complete in twelve months. Hope to go back out sometime in October but flights are still difficult from N.Ireland so not sure of dates yet. Flew from Dublin last time, good price but total of 19 hrs travelling. Might try Larnaca this time.

Was very impressed with Builder/ Developer and managed to negociate a few extras. Roll on next summer as hope to spend a lot of time out there.

What agent and solicitors did you use?

Hi Paul,

If we fly to mainland we get screwed on the short flight but get a good deal onwards but most of the time have to stay overnight as unable to tie up flight times. Dublin flights were good but takes two and a half hours to get there and three to four stop in Istanbul. £245 return ex Dublin. Flights from Belfast mostly charter to Paphos, when looking for last trip supplement alone ex Belfast was £180.

sorry to here about your flight probs sounds like a real bummer we fly to Larnaca from Brum but there is an Ercan flight on Monday afternoon in the summer so we are tryin that later in the year.Its easy to arrange for transport from Larnaca if you have any probs let me know

Hi again Bloggy,



Looks like Dublin again for October. Looked ex Brum but flights from Belfast too expensive and would need overnight stay. Can get the flights from Dublin with Turkish Airlines via Istanbul for £230 each and only costs me £6 each for coach travel to Dublin. If I could be assured flights to Istanbul would not be delayed would only have one and a half hour stop there but too risky. Looks like another long day. Flight going is not a problem but coming home leaves Erchan at 5:00 AM, matchsticks holding eyes open.

Maybe see you when we are out there, will be down to see how apt is going, measuring up for curtains, organising furniture etc so maybe you will have a few insider tips by then if you are getting your apt soon.

I have also purchased in Palm Bay View, No 49 Pool side crescent. Ive looked for others like yourselves a few times before, its nice to finally hear somone else talking about it. I bought over two years ago when it was just a field and my 2 year contract is reaching its end. Im soon to do the snagging and collect the keys. However, i will have to furnish it and wait until next summer before a holiday.

Just had another load of photos from our agent. She says that they have not yet started to tile the pool but expected in next few days.



The photos are mainly of blocks D and E as that is where we have bought, they are certainly not hanging around. If anyone wants the photos PM me.

We are no 11 and now from South Coast (lived in Epsom many years ago) we will miss you this trip as we return on 30th July. We have 5 children only one still at home, Louisa 17yrs (a big Abba fan, Down's) but you will have more in common with the grandchildren. Erin is 3 and Ethan 2 (plus one arriving any time now! We are likely to bring Erin out next year, but as a family its likel to be the year after. So your princess should have at least one friend.

Morty from No 9 PBV writing, good to have you with us. I understand you have been told of the private garden situation i.e we the owners are liable to cover it !!! I was out in TRNC in May and got some details of artificial grass, see other posting for PBV which I will bring up to top of the pile. Bloggy (No 10) is also looking at a decking option. Any thoughts.



We now have all the owners of garden appts No's 8, 9, 10 & 11 on this forum.

Have spoken to Bloggy by phone and am waiting for some prices on the decking option and he also spoke about the artificail grass. Either one sounds good to us as they both have their merits.



Really looking forward to getting out there. Not sure if the pool surround is totally finished yet but we are hoping.

Shame we will miss you but will be interested in reports from your stay. You may even get to see our furniture being delivered during your stay as it is due to be there just before we arrive. Had some photos sent by the office over there showing the completed road to the back of our apartments, looks good.



My wife Margaret is also a big Abba fan so will no doubt chat to Louisa when we get to meet, could even be a Dancing Queen duet after a wine or two.



Tilly was 3 last Friday and I am sure will enjoy playing with Erin in the playground when it's finished. If you want to meet Harry just hang near the pool and he wil introduce himself to you.

Just for info I will post the details I have for the artifical grass on this PBV thread, the other one seems to have disappeared off the face of the earth !!!



1. What prep work is required ? Easy Lawns (Tolga) do all the work on the ground & it is included in the price.

2. "Grass" is guaranteed for 5yrs.

3. It stays in place by way of a special glue.

4. It lets any water through into the ground.

5. It requires little or no maintenance.

6. It does not discolour.

7. Costings are between £25-£35 per sm.



Easy Lawns are located on the road to Karsiyaka, head for Lapta then some.

Approx 20mins from Kyrenia. It is recognised by the "Tolga's" Bar & Restaurant sign on the left hand side, Easy Lawns are aside. Tel No 05428 593212.



As I write no exact measurements re the the garden area are available, but Sheila (No 11) is looking into this on her hols. Hopefully, then we can work out the costings.

I've just heard the pool will not be completed in time for our holiday, very disappointed! still there is always the sea. Yes I will try and get a total size of our gardens while I'm there. I've just been in Deal seeing the new grandson into the world, so now three grandchildren.

got the gardens measured 35 sq metres thats each am getting a price off easy lawns and will le you all know what the damage is also am now waiting for a price for the sail cloth over and will keep you all posted.Sorry to here the pools not finished but at least some of the roads are in.

compensation whats that,sorry but dont even bother .

swimming pool ,as far as i know it won,t be ready becouse there is a ban at

the moment on filling new pools due too the lack of water.

the complex slows down a little this time of year due to the heat.

i went last year and the year before in july and progress was slow ,but it picks up rapidy in the cooler months.

still it is one of the best complexes in the trnc

Acapulco Beach Complex has been getting positive reviews on a number of threads over the last few weeks. Seemingly it has a very large pool, 4 water slides, sunbeds & parasols and a beach as well. Family of 4 costs 40 ytl for a day.



It may be worth considering as a "pool" alternative until next year.



Have a great holiday at PBV & I hope everything goes well with the moving in.

yes we are back, thank God! I've told Carol-Anne you are welcome to borrow any bits from our apartment while you set up. We enjoyed The Grove inn as a free pool, only needed to buy a drink, also Escape beach was great. Laura beach was also nice. There were disappointments but hopefully will be better next year. which block have you bought from, my cousin went two weeks ago while he was passing by and he says that there is some tarmac down and the pool is finished ,however no water ,but it is coming along albeit slow .

it is very hot so the work slows down this time of year,but picks up around

september.

Hi Kamal, we spent 2 weeks in our pbv apartment, but rather wished we'd waited until next year, lots of dust so constant cleaning (to be expected while building work is still underway) and some problems we didn't expect, so don't have your hopes set to high.

Hi,

I am buying an apartment on PBV as well. We are travelling over to NC in 3 weeks time.We had been led to believe that we too would be able to stay in our apartment, that was, until last week. Some "technical problems" have arisen, whatever that means! At least when we visit the Island we shall be able to go to the site and make our own assessment. I understand the Developers will be installing the meters and then pass on the cost to each owner.

We were out in TRNC in early June and spoke with Chris Ritchie (Sales Manager). He indicated all apts would have electric / water meters installed at a cost of approx £450 per apartment. Perhaps, this is a matter you could seek clarification on when you visit PBV in a few weeks. When you read the connection costs of others on this forum it makes you shiver !!!

Would any of my neighbours be thinking about renting out their apartment, late May/early June next year? My son has decided to get married in Kyrenia so we will need extra space, providing there is water in the pool and most of the building work is completed. Could be quite a party!!!

I have just returned from NC and visited PBV two or three times. The likely cost of the services is still said to be around £450.00 per apartment. Still no date for the meters as these are in the hands of the government bodies. Not many workmen around in view of ramadan etc but the workmen were due back on Monday of this week.

Carol Anne advised me that the sangging for all of the Crescent phase is due to start this week.

Progress, as everyone knows in NC is slow, but we arre getting there. Work is under way with the changing rooms beneath the pool.

Look forward to hearing from anyone one who may be going there in October..

Popeye, Thats the message I finally got from Carol Anne with regards to snagging..........which should have been done 4 months ago on Mine!



Im going out there Oct 6th to find out progress on mine and try and hold them to a handover date.......fed up with waiting its over run by 6 months on my contract. Its not just going to be a holiday home for me but permanent residency. The delays have cost me dearly here in the UK....wanted to be in Cyprus July of this year.

OK Happy Bunny! I will try to remain calm...true it could be worse from some of the people Ive met who have lost all their money or still waiting for completion on their properties after 5 years!



Ive been very patient, I believe Palm Bay view is to a high quality build development. It will be worth the wait Im sure.....but not much longer I hope!

Thanks for this update re the meters, here's hoping the cost stays around that £450 mark. It was also good news to hear that progress is being made at PBV, even if it is slow. Sorting out "our" snagging hitches is another move in the right direction even though it will result in a request for final £2k payment.

Dear all PBV purchasers, I recently visited the site and my apartment. To cut a long story short they have curtailed the contract with the builders.



I am not sure for what reason/s, but I would imagine they were not delivering!

They were in Yavas Yavas mode.



They have new contractors now that have imediately started work on phase 1 and the Cresent area to complete asap. PBV in my estimation has lost 6 vital months of production which is a shame but it now seems to be back on track.



My estimation and promise is it will be ready for Christmas!



If any of you are buying a phase 1 apartment then you need to start making noises of compensation, as there is a breach of contract and penalty clause for late delivery currently on mine 3 months (That is not including the 4 months grace period)



I have agreed with PBV Management to refrain from posting negative info on PBV. I believe it will be a prestigeous model piece development when it gets completed.

Nunu states his estimation is for completion around Chrismas. I wonder if that estimation applies to all the first three blocks known as the Crescent phase - lets hope so!

I phoned PBV on Fri 24th Oct and spoke with Carl Anne. I raised some of the queries that have been rasied on this forum over the last couple of weeks.

Answers :



1. Completion of complex is aimed at May 09.

2. New contractors have not yet started work, although final negotiations are taking place with one and it is hoped they will start on PBV very soon.

3. Snagging as per owners wish list has started on buildings A, B & C.

4. Christmas completion is not on.

5. As per newsletter blocks A,B & C are being connected to the water tank.

6. It is hoped before the end of the year PBV will issue a newsletter explaining what owners will have to do re electric meters & connection.

Think we may have noted how we got on on another thread.

Couldn't stay in the apartment as wasn't finished, and stayed at Turtle Bay instead - very nice!

Please with the progress so far, despite our disappointment when we got out there!

Looking to go out in Summer hols next year and fingers crossed all will be finished.

Didn't know about the £450 fee for the elec/water meters though - we thought that PBV management were fitting and were going to bill us all individually for the cost of elec/water?

Waiting for prices to become available with Pegasus for flights (seem very reasonable) next year.

Must check our contract as I am sure we must be due compensation now (think this should have started from August)

Hope the wedding goes well - sounds like a fantastic thing to do!!!

The new Contractors, when appointed, will have to get their skates on if they hope to complete complex by May 09. I would be shocked if that time scale was met. It is encouraging to know that snagging is on going. Are you in Blocks A B or C?

I agree, the May completion will require a major push by the new contractors.

So, the sooner they are appointed and get going the better !



I have also been told that Nadav has purchased an old wooden boat for the show piece entry. It will be treated and restored then placed some 25ft in the air surrounded by plants , palms & walls.Sounds like you won't drive past PBV without getting an eyeful (so to speak).



I also repeated Mike's request that we should be informed of the completion date, delayed or otherwise, as people will be looking to holiday next year.

On the assumption that Block C is the furthest one from the entrance, I reckon you must be in the same block as me. Ours is plot 54 and I am told this will be the postal address. It is a penthouse apartment. Perhaps, the garden ones are numbered quite differently. Any idea of the apartments on which they have so far completed snagging?



We were hoping to go over early Spring for a short break and arrange final matters before holidaying in the summer but at this stage of development, with no completion dates etc it is so difficult to arrange anything. Not sure when Pegasus release flghts for Summer as we flew with them last time. Which company did you use?



So a new boat is going to be sited there! Probably rename the complex "smugglers Bay View" next! Seriously, I am confident the site will look quite stunning when finished.

Your apartment is above Morty's. We're number 8, next door to Morty - what a small little world we are all living in!!



I am sure that the snagging is starting asap on Block A (our one).



We are hoping to go out with Pegasus in the summer, but are waiting for flights - I would imagine these will be released in the next month or so - I will put a post on here if I manage to get a date. As you are booking with them again, they must have been good??



We are also getting excited at the prospect of an early summer finish so we can have a fantastic 2 or 3 weeks out there in the summer hols.

When I spoke to Carol Anne she indicated that the snagging re blocks A,B & C had just started. In any particular order ? I did not ask. She would not be drawn on a completion date for this but I did ask we are kept informed on an ongoing basis as we all have to plan visits / holidays.



I think if we have any chance for a May complex completion then blocks A,B & C will have to be completelty finished by early Jan 09.



All that I can say is that after speaking with Carol Anne she 100% convinces me that all at PBV, especially Nadav is working towards something that they & we will be very proud off. It may just take a liitle longer than we hoped



Popeye, we have put all our eggs in the one basket and booked already for PBV (wishful thinking) ..... TRNC for next Aug 5th - 19th 2009 . We booked with BA into Larnaca for approx £250. It might not be the cheapest but we wanted to make sure we got out at a reasonable price, so, virtually booked a year ahead !

I believe that January is a realistic time for completion of phase1 around the pool area. They have lost a vital 6 months hence they need to really go for it and complete phase 1. It will help them sell the remainder of the sea front apartments.



Once again phase 1 people, you will be due compensation payments so please dont let them off the hook! I will be instructing my Lawyer to deduct the compensation payments from the final payment.



A CONTRACT IS A CONTRACT FOR BOTH PARTIES. I have paid all my money all bar the final and still do not have my apartment delivered which is over 3 moths late! (+ 4 months grace period overun in addition)

We went out last August and eventhough hot, the air conditioning and sea breeze were brilliant! Kids didn't moan about the heat either.



I rang Pegasus yesterday and their summer flights do not come on sale until END OF FEBRUARY. A bit mad I think!



I have checked flights with Cyprus Turkish Airlines (www.kthy.net ) and to go in August for 3 adults and 2 children the price was £1005 - not too bad, and flights are on sale now. They fly into Ercan - with a stop somewhere mainland Turkey.



Hope this helps anyone looking for flights next summer??

thank you for the news, I know I'm thick but I can't work out the other thread! It does look a close run thing for the wedding so we won't book the site restuarant, the reception is now booked next to Bellapasy Abbey.

I am way over contract I believe I was one of the first to sign and insisted on 18months plus short grace period.

I've booked our flights with Monarch at just under £200 each but it is May/June not August.

On looking at your flight prices another job well done !! It just shows if you can stay away from the main holiday periods the cost of flights are very good value.

Well the PBV newsletter has arrived, looks like PBV slowly progressing. I am just hoping that a PBV holiday in August 09 is still a realistic dream !!

Spoke with Carol Anne today Thurs, found out the following ;



New main contractors appointed but not yet started, finishing off their other project, it is hoped they will start in December. Sub contractors are only finishing off exisiting work. New Construction work will only be undertaken by the main contractor.



It is expected that the snagging for blocks A,B & C will be completed in Dec.

This will lead to a request for the "final stage payment" being made. Also, Blocks A,B & C (Pool Cres) have passed the inspection of the main Electricity company. Details of what will be required / proposed from us owners re electric meters etc will be detailed along with the request for payment above.



It is still hoped that total site completion will be in May 09.



Fingers X for all of the above.

Thank you very much for the update and for taking time to phone the site.

Did you get the impression that, say, over the last month they have actually been working on the snagging for Blocks A B C? Lets hope they will finish this project in December.

I am surprised that the New Main Contractors have still not started although I should'nt be surprised really!

Good news about the services so may be next Spring the Crescent Phase will be ready to occupy. Lets hope.

I have relations staying at Turtle Bay over Xmas and New Year and as they know PBV very well I will ask them to go again. check things for us and take photos. I will gladly report back the progress since they saw it last in September.

Teamcharms, I too finally got an email with the same request etc. No photos were sent of my apartment, and the most annoying thing, NO APOLOGY for late delivery! Yes you are right 8 months late and as far as Im concerned I will deduct the agreed monthtly penalty amount as per my contract.



PBV attitude is wrong an apology would have been a starting point, I have a friend that is a quality builder that lives very close to PBV and has been kind enough to keep an eye on things and has reported back to me almost on a daily basis. I will get him to inspect my property and he may for a small fee do the same for anybody else on PBV, But I would have to ask him.



The delays and non apology and demanding all the money has taking the excitment of the dream for me with PBV.



Another point that you should all take not of. VAT! To date I have not had my permissions to purchase, also I will pay VAT when I get my PTP and see the Kocan (Title Deeds) on the TABLE!

PBV Owners to be, Club to together! In other words, all unite and stick together and get a fair deal..................PBV,,,......... OWE us!



PBV is a quality development, but they are very late in delivery, this happens in the building industry, however, this is not buying a packet of cigarettes.!!!!!!!!



AND they should be flexible, FOR some people this is not a holiday home, this is going to be a holiday home......not a nice to have OH well when its ready !!!!



THE 8 MONTHS DELAY HAS COST ME DEARLY!!!!!!

Hi All, I to have had the email and am very concerned, some of the most serious faults with our apartment, ie water leak from above, blocked drains etc didn't come to light until we had been there a few days. I would like to be part of the mass inspection. My contract was 18months not 2 yrs so I'm 14months over contract,

I feel very disheartened I have just been robbed in England so feel vunerable and fearful of another rip off, when I really can't afford it.

Hi all,



Carol Anne has confirmed, via E Mail, that all the Pool Cres has had the snagging completed. She stated that the landscaping is complete at the front of the Pool Cres appts. Also, work will begin very shortly on landscaping the main entrance area & the pool area.



With regard the maintenance this will be held in a separate account earning interest. Initially, it is hoped that this interest will go a long way to paying the running costs of what requires maintenance now and in the near future, ala what has been landscaped & soon to be landscaped. However, when the pool and other water suplies / functions are up and running this could eat into tthe capital figure. She did hint that by spring the pool may be up and running.

We are waiting for a message back from our solicitor, but Carole Anne has stated that the 'penalties' will not be deducted from final figure. We have to pay final figure up front and the 'penalties' are sorted at another time. Apparantly deducting this amount is 'not what's done out here'.



Not sure how long we would have to wait for our money, but not happy sending such a lot of money off and having to wait for an amount of money that (due to contract apparantly not worth the paper they're written on) may take ages, or dare I say never to arrive.

Teamcharms I doubt if anyone who has bought in TRNC has been given these compensation payments that are in their contracts, or been allowed to deduct them from their final payments. I'm sure your lawyer is going to advise you to pay the balance in full even though they oversaw your contract and put this clause in it, they knew it was a fraudulent clause put in to entice you to buy. People who thought they would get this compensation payment were deceived by the vendors and by their own lawyers. Trouble is the vendor holds all the cards until the laws are changed here. He know you've paid the majority of your money now and cant afford to lose it so he will tell you that unless you pay the final balance you cant take possession and they will cancel your contract. It's the same old story here. Blackmail!

Hi all,



Spoke with Carol-Anne on Tues 16th Dec. She informed me that the new "main ciontractors" had started to appear on our PBV site within the last couple of days. Nothing major done yet, but a large digger has appeared on site.



Popeye, perhaps you can ask your relations to give it the once over and hopefully confirm that some major work is ongoing.



Sub contractors continue on with the more routine stuff.



I ordered the shower cubicles as per last news letter and have been informed they should be fitted within the next couple of weeks. That of course has lead to a request for payment, be advised if you are in the same boat.



All PBV ers, plus others, have a great Christmas and a healthy & happy 2009.

Hi Morty and others



My brother in law will be checking the snagging on our apartment on 23rd Dec. He dealt with the snagging before and knows the site very well. I quite expect to hear from him before Xmas and he will be able to look at the site in general. I will most certainly ask him to check the progress on the new Main Conctractor and take photos of the grounds. Keep our fingers crossed for good news!

Does anyone have any other particular questions? I certainly want to know more about the installation of meters, the cost and timescale!

Hi - we have just joined. We were the first to buy in PBV (Plot 38 Garden apt.)

Cliff Side Zone. We bought in August 2005 and hope to see our apt. finished before we go to the other side of the grass!! We have taken Nadav off our Christmas Card list many times but still believe that the wait will be worth it.

Nadav told us he would honour the Penalty Clauses but having read recent reports from the forum "one wonders". We live in Dorset and are going out to PBV late April 2009 - managed to get flights from Gatwick £90 return to Larnaca (Easy Jet). We would be interested to find someone reliable to carry out our snagging.

As you say, it is one thing having the apartment finished (we hope) but to be able to walk to the pool, instead of accross a building yard, and swim in the pool is just as important.

Grandma, Morty and others,

Just heard back from my brother in law.

The pool will be filled in April. Carol Anne could not make any comment on the hot tub or the shop. The area between the garden apartments and the pool area is still just soil. In fact it has been raining heavily and it is just a mud patch at the moment. The main Contractor has still not started and he was told they would start when the weather gets better!!! The installation of the meters can take between 2 weeks and 5 months. Carol Anne is still waiting for the final costings before being sent to us all. We can move in when the meters are in place.

On the plus side, snagging had been undertaken to our apartment. Most of the faults had been rectified and a few items that were unfinished will be done within a week.

I await photos taken today.

Just a quick follow up to message sent earlier.



I have just had it confirmed that the water is to the apartment. Once we know the cost of the elec meter we need to give the Developers power of attorney to apply on our behalf. What format this will take I do not know. It occurs to me our respective Lawyers' could sign this, under the POA already given.



When I know more I will update.

Many thanks for this update, very much appreciated.



Running water and a swimming pool by April, fingers crossed for your first swim in May Grandma.



Electric supply does not appear to be quite so advanced, we can only hope, given their timescales, we are sorted for early summer 09.



Hope those main contractors get on site asap, we need that for any hope of getting the site finished / near finished by summer 09. If it's not, that will be a major kick in the crutch.



Great Christmas to all and here's hoping 2009 brings us what we want, health, happiness and a great PBV complex.

Presumably you all received the email today with total cost and requirements for the Elec and Water meters.

Cost, once again is more than mentioned earlier but perhaps that is reflected in the poor state of the pound at present against other currencies! Still at least it is another move toward what I hope will be a completion soon.

I have emailed our lawyer and suggested he may be able to supply the documents directly to the Developers. Has any member any thoughts and comments?

Has anybody any thoughts on the £700 for water / electric meters & connection. It does not seem a bad deal to me, considering the horror stories elsewhere. We can only hope this is not a long drawn out process.

Yes , the £700 is a bit higher that mentioned but it appears that amount will include a credit to the water / electric company's. If these utilities are connected & working before April then that will do for me and it will be money well spent. As you say a step in the right direction.



No news yet about the main contractors though.

We did baulk at the meter cost, but I suppose we will be paying for this electric and water service directly with the supplier so PBV management will not be adding a service fee we assume? Interesting that Carol-Ann had not mentioned on her email that there would be credit on the meters.



We can't wait to go out in August and have everything ready for us to have a wonderful, hitchless holiday!



As we had 30 days notice from 5 December to snag our property, I wonder if anyone (nunu??) knows of someone reliable and 'cheap'!!!

Hope the hang overs are better, and you are thinking of going back to work!

I had also been waiting for a reasonably priced independant to do my final inspection, so am disappointed to read Nunu can't fix it for us.

I have also emailed TRNC solicitor as they already have Power of Atterney, but have had no reply yet. But I really need Power and water for April so won't mess about long! Pleased to see the Pool should be working, but have concerns over the other "bits" that were promised in phase 1. Thanks to all of you for the updates, I have no contacts in TRNC so it is reasurring.

I have been in contact with Carol-Anne. She has advised me that the main contractors have now started in earnest with heavy machinery etc and they are concentrating on the roads to J and K (seafront) so that is good news.

Has any body yet paid their final payment to the Developers. I imagine this would only apply to those blocks around the pool.

It would be interesting to know if any of you are dealing direct with the appropriate authorities for the installation of meters!

I was fortunate to have my brother in law over there at Christmas. He was therefore able to undertake the final snagging check. When is it that Chris is hoping to get over?



I was aware that PBV will deal with the meters for £700. I will arrange for them to deal with this aspect. I await the power of attorney document from them.



We too are around the pool/crescent zone and hope to enjoy a summer holiday there. Just hope that the meters are installed in weeks rather than months. There must be quite a number of others in a similar position around this zone but only a few registering on cyprus 44. Would be pleased to hear from anybody else. Moonmelon 1 only joined recently and so perhaps it is still not widely known.

hi guys as i mentioned before we have appt 86, on cliffside area. we have made a final 4th stage payment but not the final £3000 +kdv,(late finish compensation currently running at circa £3000) we are flying over on friday to snag our property. we will also try to take a good few general pics of the site for those of you that have not had chance to get out there recently, personally i have not been onsite since april so hoping to see some major changes. we have not yet had any contact from carol anne regarding meters etc. im sure that will come after the meeting i have with them.



has everyone had their permission to buy from the Tapu and also checks done that there are no outstanding mortgages onthe plots....

I think they are totally out of order at PBV and Bloody ignorant in not replying to my e-mails. Im glad you have held back your compensation figure of entitlement as per your contract.

our permission to purchase was applied for at the time we signed contracts, your solicitor should have explained this is part of the procedure of buying in trnc. checks on the plot from the TAPU was something we requested back in april and took about 2 weeks to come through, as we were not in trnc to collect the results my solicitor collected on my behalf. but i have not seen the results myself yet , will collect next week.

im not sure this check is a requirement by law but does help you to know if the land has any outstanding mortgages and that the seller is the rightful owner.

im not sure if my check covers the whole of pbv or just the broken down plot our appt.is on. the PTP from the government is a requirement by law. this would be done by your solicitor but would prob not inc. their fee



just to clarify we have not withheld any monies yet. the last payment (which has yet to be requested) just happens to be about the same amount as the accrued compensation should we get it....

with regard to pbv not answering emails , i know they did have problems with emails and not receiving them as i had to send 1 email 4 times before they received it. i can only hope they were being truthful in saying they had not received them as the email was to their advantage not mine....

my understanding of the process ( and i could be wrong but this is as i understand it) is: you assign a solicitor who then arranges for the land registry checks ,as we do in the uk. they will also apply for your PTP from the government, this process takes around 2 1/2 yrs although we were quoted 1 yr. about 18 months ago in responce to pressure from people and HBPG (home buyers pressure group) to protect buyers from unscrupulous sellers/ builders, the government introduced a process to protect buyers by allowing you apply for checks to be carried out whereby your contract is registered with the Tapu office and they also check to see that the land is eligable for sale and have no current outstanding mortgages on the land/property.

this check with the Tapu office is best done in person#9with your contract and passports) and minutes to apply and results takes about 1 week. your solicitor will offer to do this for you but at pricely cost for their time. i suggest anyone unsure....

hope that has been of some help to you, as i say that, this is just my understanding of the process but the website above should be more helpful and probably well worth dropping into their surgery if only to check your purchase is going as it should do, im sure they can help with the mindfield that is connection of meters etc.

We have had a response from our lawyer and they say there are 3 processes - land registry report, police report and security report. We have been grantedthe first two and waiting to hear on the third. Not sure what this means though - will keep the board posted.

we have vısıted the sıte on monday. slow but thıngs are happenıng wıllpost pıcs when ı get back. ı have had a meetıng wıth my lawyer and ı am told they are ready to transfer tıtle deeds although buıldıng ıs not yet complete on the sıte. they had spoken to nadav as he has not yet organısed the parcelısatıon of the land and untıl such nobody can complete the deeds transfer. for those of you who had completed snaggıng and expectıng to take ownershıp soon ı suggest you try to help thıs process along by speakıng both to your lawyer and pbv as there ıs also a 3month wındow endıng end of march whereby the fee you pay for transfer ıs temp. reduced by a sıgnıfıcant amount( somethıng ı was unaware of) fınally any one know a good restaraunts ın the PBV area we can try out? all the best we know are gırne

hi all, might be rubbish weather here but we'll all soon be relaxing in the PBV sunshine!!! (eventually) Just got the newsletter, not a lot seems to have happened other than the arrival of a digger and truck but you never know. Has anyone been out recently and noticed a change? We're buying appt 12, second row back nr the roundabout, are there any neighbours out there. has anyone found good flights this yr, we're thinking of going out september, 'cos its bound to be ready by then!!!.

We're going out for 3 weeks in August and have been told all will be done at start of summer.



We've got apt 8 and Chris will be out to finalise and check the final snagging work at the end of Feb. I will make sure he takes pics, etc then and post.



Moonmelon1 has just come back (or is still out there?)and will post their pics soon.



Cheap flights either go with Pegasus (www.flypgs.com ) or CTA (www.kthy.net ). We travelled with the latter last year and not too bad. Chris is going in February with Pegasus so at least we can compare. Chris just got return flights in Feb from Stansted for £140 return which is alright as we booked them last week! And both fly into Ercan - Bargain!!

Hi all,



Have just had my final snagging done at No 9. Beware, there was a fair number of things pointed out to PBV in June 08 from our 1st snagging trip that have not been sorted.



Well at least we have the main contractors on site and hopefully it's full steam ahead now. From the pictures supplied in the newsletter we are still some way off site completion.



We all live in hope for this summer.



Moonmelon, looking forward to seeing the photos.

I've been spitting feathers again as I've found out our solicitor didn't register our deeds!!! cost us another packet and a trip to TRNC consulate in London, so others beware.



Payne I'm No 11 so I assume you are over me, I'm still not just hoping but praying the site is ok with swimming pool working for my sons wedding in Kyrenia on June 4th. We are arriving May 20th.

Finally heard from PBV Lexington Lawyer. If I dont pay final monies within 14 days I will be sued, Contract terminated and property sold by Lexington!



What sort of customer service is this? They (Lexington) Are 9 months late in delivery, No Apology, No deduction of compensation payments. No response from several e-mails, No photographs of completed property, AND Still facilities are not ready or completed! (Swimming pool, Tennis courts, Restauarant, bar etc)



Lexington are a disgrace!

Have you spoken to Carol-Anne asking for pics? I know I get fairly good responses to the emails I have been sending recently.



As far as I was aware the facilites were going to be completed around May / June time? Have you completed the checking of the snagging work work done in your apartment? Chris will be going out there to do this at the end of February.

Hi there, I haven't been out since last April. My final inspection is being completed by a 3rd party out there (recommended by Carol-Anne). I'm #53 overlooking the pool. I should get the keys in Feb sometime.

They are making progress, but it has been a painfully slow process. Hopefully now that the new contractors are well in place, things will move swifter!

Hi Mike, I'm based in Dublin and have flown a few times via Istanbul (sometimes having to overnight - v expensive). I've discovered a better way to get there this time, but don't know how it would work out if you had to make your way from Belfast to Dublin. I can fly with Ryanair to Stansted really cheaply, and then pick up a Pegasus flight from Stansted to Ercan. Have a look at their websites and see what you think. For flights during April and May it works out at about €240 return. Ryan Air flights are selling for nothing so you just pay your taxes on those flights. Hope this helps somewhat.

Teamcharms For some reason Lexington Developments have turned on me.

All I asked was for an explanation as why no construction went on for over 6 months. Photographs of the finished apartment, compensation entiltelment figure deducted from final costs and my anger at being charged £500 admin fee if my payament was not met by the end of December.



I am disgusted at the way I have been treated by them, As this has now gone legal I will have to have to watch what I say. However I really do hope Carol Anne and Nadav read this! They should be ashamed!

nunu they cant just cancel your contract if you have registered it at land registry. Have you done this? If you have they will have to get your agreement or obtain a court order to deregister it and they wont be able to resell it until that happens. Without seeing your contract its difficult to comment, but it would seem you have some sort of dispute with them otherwise you would have paid your final payment. The rogue developers here do try and bully you in to paying. Speak toHBPG.

Can I start with your accusations that you were “refused” entry into your apartment – you were not “refused” entry, the keys were held in the Engineers Room and you had been asked to let us know when you were coming to the Project so that the keys were available. I might have thought you misunderstood this, but no, you confirmed by email that you would let us know when you were coming a few days in advance. You turned up within half an hour of telephoning alerting us to your arrival! This was also the case with your representative who turned up twice without an appointment (one day on a recognised Bayram) and then didn’t turn up at all when an appointment was made. You made the accusation that your apartment had been broken into (twice) and promptly went on to the Forum to say so. Had the company been as bad as you are making out, they might have posted a photograph of the front door to show the “scratch” on it, whereby it could be proved that no break-in had occurred!! It might not be lost on some of the other forum members that the keys are held in the LOCKED engineers room, which is why the company needs to know when someone is coming!!!!!!!



You have constantly said one thing to Lexington Developments personnel, then gone on this Forum and said something completely different. You make little mention of the meetings and mails you have had with Nadav (and Carol-Anne) but are very quick to imply that no-one ever answers your mail. completed apartment which today is worth approximately £20,000 more than you paid for it and I could guarantee you that any of AGA buyers and a few others would bite your hand off to be in your position. I can state first hand that I know how passionate the Directors of the Project are to hand over a first-class development to each and every owner on the site and they WILL DO JUST THAT.



It does not take a mensa member to realize that perhaps you are in a fortunate position. You have an apartment, a completed apartment. I do wonder how many readers of this link think “lucky you, at least you have something to show for your money”. Did you ever for a second stop to consider how difficult the past few months have been for Lexington Developments? Did you ever for a second stop to think how easy it would have been for them to have “thrown in the towel” and completely disappeared from the island, leaving a long list of very unhappy buyers and unfinished apartments? Did you ever for a second actually think that perhaps the owners of Palm Bay View have done everything in their power to make sure that the Project as a whole is completely finished? No, I think not. All we have ever heard of on this forum is how badly you have been done by. In the past 4 years that I have lived here, doing the job that I have been doing, I can tell you that most developments over run, Lexington are not unique

There are always two sides to every story and while I will not fall into the trap of listing the things you have done to Palm Bay View and its personnel, and you alone know what they are, I will say honestly that I am aware everything possible has been done for you Neale in the past when you required help to make sure you can enjoy what you have at Palm Bay View and to say that Lexington Developments has “for some reason turned on you” is completely incorrect. Perhaps they have just got tired of your continuous unjust accusations.

pokerman i think your response is quite unproffesional. You also fail to mention anything about the late penalty payments issue. I am a genuine person an sorry you see and feel that I am not in your eyes.



I have posted positive threads about PBV in the past. Only towards to end have I felt it necessary to air my views on my interpretation of the way I see things going, facts and the truth.



I have a number of questions/issues concerns that have not been answered or resolved yet.



I have waited patiently for 3 years for this property taking the gamble of buying a property overeseas in a Country that is not internationally recognised.

Put yourself in my shoes buy the time July/August 2008 had passed and still no sign of completion of my property and facilities, (As per contract) the alarm bells started to ring!!!! I was worried and concerned and I was not getting the answers or any responce.



Even when I visited PBV in Oct 2008 Nadav could only spare me 20 minutes meeting and the appointment was bo

Palm Bay View is a big gamble and investment to me, Its not going to be a nice to have holiday home but WAS going to be my permanent residence.



The site and amenities ie, swimming pool, tennis courts, restaurant are not finished yet. My apartment is 9 months late in delivery,



I will state again "No Apology from Lexington" Just a legal letter threatining to void my contract and sell my property!

Hi Chris,



I am too sorry to hear you're leaving the PBV project.

I have had excellent communication from Carol-Anne who has reassured me at times when I have been alittle worried about delays etc. The fact that new contractors were brought in, to me, shows great integrity of Lexington Developments in the project as I am sure this was no mean feat.

I am looking forward to seeing the completion of the project.

Yes, at times the long wait has been frustrating, but I guess anyone who buys 'off-plan' must be prepared for this.

Cocos, i don't know who you are or your knowledge of the circumstances but you are of course entilted to your opinion the same as everyone else. I have been selling properties in cyprus for 4 years now and probably dealt with a couple of hundred clients or so in that time. You are the first person to comment that i am unproffessional so if i go away with that ratio then i think i can live with that. If i feel something is unfair then i will speak up and that is what i have done.

NOW that I have seen recent photos of the PBV site, it confirms that its still a building site, and far from finished. I could not possibly consider living there in those conditions and certainly no chance of letting out the apartment.

Yes Chris, (Pokerman) I will continue to give a true and factual account of the situation at PBV....................If you care to read the traits of a Taurus or Dragon in the Chinese signs, you will see that we are honest, trustworthy loyal, faithful and hopeless liars. Wooden pergola on Penthouse? PBV purchasers, have you noticed the absense of the Wooden Pergola on the rooftop finished apartments? If you care to look at your glossy brochure or original sales sheets you will clearly see these wooden constructions what I call "Grape vine supports".



Have these been forgotten or has the final delivery design changed?



Does anybody know the answer?

yes , i can answer that, because wood can weather very quickly. in order to keep all pergolas uniform and looking nice, they will all be fitted together at the end, this i think was a good idea by pbv as im sure nobody would want there pergola ageing before you even get to move the furniture in especially as it was stated at the start of the proect that phase 2 should complete 1 year after phase 1. meaning those of use in phase 1 would have had our pergolas fitted and starting to age 12 months before the rest construction on the site was due to finish.

Popeye, I have not completed yet as i am not satisfied with a number of issues with PBV and Lexingtons. They are ignoring other Purchasers e-mails and requests for confirmation of completion of the full usable facilities, completed landscaping streetlighting etc. along with the final phase's etc.



Im trying to negotiate with Lexingtons, but they are the most ignorant uncompromising bunch. They are not doing themselves any favours!



We have waited for 3 years (YES I KNOW I KEEP ON) and still the project is far from finished. Have you or anybody else had an apology yet or compensation payment? I think i know the answer.



Why doesnt Nadav stop pissing off back to Isreal and get a grip and deal with the basic issues. Im sure most purchasers at PBV have lost the "Feel Good Factor about PBV"? Yes?



I know Im a thorn in THEIR side, but I like fair play and honesty! Not silence and ignorance.

They just need to get confidence back, apologise, admit and compensate! SORTED!

The issue of Meters, Electric and water I presume. £700 connection charge plus the lawyers fees, you may as well round that off to yet another £1000.



What a con! If I am not mistaken when you buy property in most parts of the World, especially Uk the services connections come with the purchase price of the property? Yes? No?



I know for a fact that a local Cypriot can get an electric meter connected for about 400 Turkish Lira. So why do we have to pay £700 or 1500 Turkish Lira?



Would like some honest answers?

Yes I have read your emails before and I know how disappointed you feel. I suppose I only came on the scene and reserved last year and so have not had to wait the length that you have. I have, however, always had prompt responses to my emails.

I have learned to accept that we cannot compare the construction industry in NC to that in the UK. Here, completion would not take place until the property was habitable i.e. services installed. That said, the appropraite bodies dealing with services, are not under the control of the Developers. As I understand it, there is nothing to stop one making alternative arangements for connection but from a distance, it is simply not practical. I was always aware that the meters would be at an additional cost.

I remain confident that the development will look outstanding when finished. Frankly, I am more concerned to see a succesful end to these re-unification talks.

I have completed on my apartment, without going out because I still trust Carol-Anne and Nadave. I have always found them helpful and even though my visit last year did lack the feel good factor, I was told things were not complete so more fool me for going. I was among the first to purchase and yes its been a long time but anything worth having takes time. Its a wonder poor Nadave hasn't given up on the developement if I was told to p..... off I would ,please don't lets get rude on this site we don't know who is reading it, and it might make people think we are a right bunch on PBV. The credit crunch has affected all of us, money is tight but the knock on effect must have caused a slow down in buyers for PBV. so lets look forward to the sun and our nearly finished developement, but NADAVE don't forget the hot tube!!!!!

i agree with grandma, lets try not to hang a black cloud over PBV, grandma is right in saying we do not know who is reading this forum it is open afterall. things had are not really that bad at PBV i was watching tv the other day where several people had been duped into buying property in Hungary where the builder, solicitor, estate agent were the same couple under different guises, they have collectively lost £100,000's . now i know NC and PBV is not in that league. there area also about 30 appt.s unsold at PBV and the sooner the are sold the better it will be for all of us, more money in the maintenance pot etc etc.

grandma, did Lexingtons deduct your compensation entitlement?



Have they indicated WHEN the Pool, jacuzzi, tennis courts, restaurant and landscaping will be finished?



With regards to selling the remainder of the properties at PBV this should not affect the finishing of PBV.



88 x 600 = £52800 Thats the total fees for maintenance that will be collected from the properties. Nice little earner eh?



My comment if you care to read it again carefully, I did not tell Nadav to *iss off!

I was relating to "If the Cats away the mice will play" That is what i believe is the case with regards to construction production at PBV. You have to monitor and manage 6 days a week...I tough job I know!

Nunu, I am so tired of hearing you complain about the staff and the way things are progressing at PBV, this is North Cyprus and yes there are problems things take a little longer and slower and if as you say you want to come out here to live I would suggest you change your mind set or you will become a typical whinging brit, look on the bright side this is a place that offers friendship, relaxation, warmth and sun.

I am sure that once you see the positive side of your potential life here (if you stop moaning for a bit). You will come with eagerness, but one thing to keep in mind employement here is limited so unless you have pots of money think again as it is getting more expensive every day.As for the complaints made about the way the staff at PBV treat you I know how hard they are working to ensure that their clients get what they are paying for and if and when you come out I would like te oppertunity to meet up with you and personaly show you how your attitude could be reversed.

We could meet up at the local Spor Klub Bar in the village where you could meet many of my friends who are local people and you will see how friendly and helpful they are and who are very protective of the "incomers" who try to become part of their community as I and my wife and son have.

You see Nunu we have gone through as much if not more because we came out at a time where all the developers were interested in was making a quick buck and didnt give a damn but now times have changed and developers such as Lexington are working harder to improve that image.You see Nunu the reason I know how hard they work is because my wife comes home at night and inevitably tells me about the problems and frustrations and of course the positive side aswell, and if you have not realised Carol-anne is my wife so accept my invitation I would like to meet you. So I can show you how hard she and the others work.

I would also like to mention on a lighter note I am the Chairman of The "Esenetepe Zerdali Festivali" which had its first ever festival last year which through a lot of very hard work by the Committee who are all local villagers was a great success and we hope this years will be as good if not better. The date has yet to be confirmed but the start will be around the last 2 weeks of may.

I imagine Lexington will read this so just to say we are still lookiing for sponsors Nadav!!!.

Also any of PBV clients are more than welcome to come and enjoy it is a lot of fun.

Zerdali, Hello Yes I admit I have had a good moan! I would very much like to meet you one day and you will find that I do have a positive side to me.



I am fussy and a perfectionist in all that I do so maybe thats what come out in my character, who knows?



I do not want to be the typical moaning Brit, in fact when I come to Cyprus every time I feel very happy and positive, hence that is why I decided to but property there and hope one day to move there. Zerdali unfortunately I do not have pots of money far from it. The credit crunch and downturn in the UK economy has hit me and my trades hard. I knew it was coming hence I wanted to be settled in Cyprus last Summer.



Life has to go on and people still need to live and work/earn money. So all I can offer is my skills and trades when in Cyprus and hope that people will let me prove to them I am a quality worker and multiskilled. I still have not found my true purpose on this planet, hence maybe I will find it in Cyprus.

Cocos, Thank you for pointing out a very important issue I have with Lexingtons/PBV and Zerdali's comments.



They have totally ignored my requests e-mails etc with regards to the compensation that I am entitled to as per my contract, along with some other points/questions that I have.



To date they are still ignoring my questions and concerns with PBV.



I am a paying customer and require some answers, re-assurance and a bit of customer relations dialogue. Its not hard to work out why Im aggrieved with them?

Thanks for details re "Homefront", looks good stuff and we will check it out.

I am hoping we find a shop that meets the majority of our requirements, that would save a lot of time & travelling about, we shall see.



If my memory serves me right Chris is off next week for the final snag ?

If that is the case hope all goes well. Always good to get news from a PBV on site visit.



Any thoughts for sorting out the shade canopy & artificial grass / covering ?

I would like to try and have this sorted for our August hols if possible.

I know money will be tight but it will finish the outside off very nicely and not be a case of if only.

Yes you are right Chris goes out next Thursday - Sunday so a very short and sweet trip. Hopefully he will get everything sorted that we need to get done!



As for the shade canopy / grass money is tight at the moment, we thought as an alternative just to have a parasol umbrella which should block out most of the heat / rays. As for the grass not really thought too much more about it - we were hoping that the ground was going to be levelled as promised by Nadav and then go from there. Not sure if prices have gone up or down due to the global econimic 'crisis'.



As for Homefront, they do pretty much everything and within a 2 week timescale. I think they posted us a material swatch last year and everything was delivered when we got there last summer.



As for you being in the Man U catchment.......Chris and Sam support Leeds Utd and we live in Surrey, though I think their credibility has probably gone out of the window!

As well as having a house ın north Cyprus I own property in Slovenia, right next door to Hungary. Both countries are EU members and what you mention is the exception, rather than the rule ıt seems to be in outcast and lawless TRNC. Buyers beware.

From recent pictures seen I believe the garden is filled in & flat. Chris will be able to clarify the exact position next week, lucky man. We can then decide what & when is the best way forward, along with the others (no 10&11) of course.



Homefront is now on the list and will be visited in June. So much to do, so little time !!

Yes money is very tight so also hadn't given the shade and grass much thought, we bought a very large umbrella last summer which is ok but needs to be moved. You are welcome to borrow it until we get sorted. Having said that if you find a solution to grass and shades that is fairly easy on the pocket lets do it, as my money situation is unlikely to get better in the short term and not at rock bottom yet, but post wedding who knows!!!!

Hi I am Popeyes relation, i have just been reading pbv, and with regards to furniture suppliers, we have trawled round most of the furniture shops in the area, and our personal opinion is, that you ought to look at Ronnies, before you purchase anything. It is traditional cypriot furniture, hand crafted by local people, and reasonably priced. It is on the same roasd as Homefront but nearer to Kyrenia, on the opposite side. Hope you all enjoy your apartments this year.

Good idea. Most PBV buyers will probably need these services once the project is up and running. Probably best if we all try to get a Contract with the one company? Safety/power in numbers, and all that.



I will certainly be looking into this once my apt. is rentable (ie. the project is practically completed). Perhaps then we can negotiate a good and competitve package after doing some research.

Just looked at the pics on Google Earth and nice to see it on there at last eventhough the updated images are from June 2008. Much has been done since then.



As for the management services - we are paying Lexington to maintain the properties and surrounding areas, pool, etc, so we would only need somone to keyhold and clean, check post, etc. Am I right?

Hi Teamcharms, Yes you are right with regards to general site maintenance.



I was refering more to interior design/furnishing, welcome packs, cleaning, key holder, paying bills etc..............This small company http://www.superiorinteriors-nc.com/ would be ideal for such when non residents are not at there properties etc.



The monthly/Annual maintenance fee will only refer to and cover pool Maintenance, street lighting, grass cutting etc.

Hi All,

I know some of you have completed your purchase and possibly now have possession of keys. I wonder if any one has any definate news on the rather important issue of when the meters might be installed. Without these, it is rather like a car without an engine!

We have completed (although I just await our Lawyer's confirmatory email) but still anxious that the weeks keep ticking by toward Summer.

Chris and Margaret, I am pleased you had a succesful trip and yes I would appreciate sight of the photo's.
