Hi all,

No- But still looks like its coming on pretty quickly!!!!

Im going out in 5 weeks but Im sure by then alot of properties will be almost complete- as its starting to look that way already!!

Last may I went to SWB and all they had was the show apartment 3 villa shells and the shells of 2 apartment blocks- one being my own!!

Im secretly hoping that mine will be almost finished by the time I go out as when I spoke to SWB about a month ago now they said they had done the tiling and were starting to install the kitchen units and bathroon suites !!

SO EXCITED!!!

Take care all-D

hi D i sent them an e-mail wishing them all the best. ive had quite a few e-mails with keith and moira regarding the communial satellite that was proposed.the twenty grand figure that was first muted was supposedto have come from me. but what i acctually said to arthur( i was on site with him in oct) was twenty grand was the biggest cost that my company had charged for one and that i wouldnt know where to start on priceing SWB ! regards andrew

Hi andrew,

It doesnt matter now anyway as SWB are not doing it as its too costly and timely to do!!!

But what I have discivered is that the individual satellite system wont be as bad as we all originally thought!!

As its come to light that only 60cm dishes are needed now instead of the 1.5 metre dishes that we originally thought that was needed for each property!!

And also that there is a vacant roof area which has be designated to hold the dishes which is out of sight and out of mind!!!

Also I have been told through the grae vine that the dishes for villas and bungalows will be fixed to the sides of properties so it doesnt obstruct others sea views etc!!

But unfortunately I didnt find the good news about this until after I upset SWB regarding some sensitive issues!!

But all in all- Better news than we expected so we can all sleep again at night!!!!

take care-D

Hello all, I have just been looking at the new pictures on the web site the pool area looks like it is going to be fantastic, very clever how it drops down a level makes it feel

secluded. I also think the development has a village feel about it rather then a complex.

Looking forward to seeing it develop over the next few months

With Regards

I would have thought that to keep advertising is the key - I know that in my business (art gallery) you just have to keep on with it - I can reccomend SWB had no problems and I love the whole design of the place.

Hi everybody,

Just came back from a week in North Cyprus on Friday, weather good during the day, a little nippy a night but pleasant enough.

SWB is coming on nicely, the pool, (no tiles), was being filled to check for leaks, the gym area was having it's stone cladding put on, walls were being built, the shops were looking good, all in all you will be very pleased with the progress.

Met some nice people there who were buying as well, so it's looking good, though a little behind schedule I would say but not much.

This next bit is important for those people doing their own land registry, we queued five hours at Girne to find that SWB needs to be registered in Magusa at the Tapu office there.

There was no queue there though and we did it in about ten minutes and it also cost less, about 31.60 YTL saving us over £300.

So anybody doing it themselves take note.

All the best,

Loby.

Well done Loby - we're unable to get to NC until June here's hoping that they extend the registration deadline date beyond 30th April - otherwise we'll have to pay the £350. fee but hey!! Perhaps you could give directions though for the Tapu at Magusa - thanks

Hiya everybody,

Heather has spoken to Moira this week over there. So all is well. I don't have any gossip though but that she couldn't get photos of what I wanted as there was so much work going on over there and she would have had to wear a hard hat!!! She says it is all progressing really well.

I didn't realise there was a deadline to register contracts. Do you just pick up the original contract from the solicitors and are they supportive of this action?

Hi Gaynor -

What we did in February was to go to our solicictor (Naomi Mehmet - but her assistant Askin is handling our case - very good looking I have to say girls!) - they are wonderful we turned up without an appointment and they gave us the necessary documents. When we attended at the Tapu in Girne they told us that the law had changed 30 mins beforehand that contracts had to be in Turkish - well as you know the law has been reserved - staff are very friendly and helpful wherever we went anyway to be honest. It sounds llike Loby's experience was an easy one. Anything else I can help you with - don't hesitate to ask. Gaynor are you a neighbour? - we're C34 - Jackie

Hi jakki,

On the Lefkosa-magusa road into Magusa you come to an island, turn right, go across the next island and turn right before the old hospital and the Tapu is on the left with the old train in front. Easy to find, one small problem was they didn't speak English very well but O.K. to do the job. They kept the original contract though which was a surprise.

Somebody has said they did theirs in Girne but they wouldn't do ours that's why we went to Magusa because SWB comes under Magusa district (it's written at the top of the contract).

Loby.

Hi Andrew - but things were going so well I really thought that the windows would have been in by now!! Just feeling really disappointed - never mind. Unless things really pick up pace I don't think we'll be completing by 1st May. We are having a pool as well - can only see a large hole at the moment!

hi jacki i dont think any of us have anything to worry about .its a fact they are behind but the site is a hive of activity on the construction front and its only a mater of time before you get your keys. a friend of mine who owns a appartment at turtle bay has just returned after spending three weeks out there he visited our site several times and cant speak highly enough about what hes seeing develop at SWB says it will be the best when finished .regards andrew

Hi, we have just spent a week in NC, spent the week pricing up curtains and furniture. the weather wasnt the best though so it was ok. The site is looking really good although still loads to do. We are really pleased how ours is looking. We also registered the contract in Magusa ourselves, it was really easy. (long queues in Girne though). Cant wait for ours to be finished now so that we can go back.

I know what you mean but we were over in Feb. and saw so much going on particularly with our villa - but we just thought after a month that our villa would really haved moved on - of couse, SWB will not commit to dates re. work schedules ie. date for tiling etc. but have told us to keep asking for 'up-dates' this is not acceptable and after the week-end we'll press for dates surely they must know when works will be completed, what we don't want to do is to book flights for, say, some time in June only to find that our villa isn't ready and don't want to waste money on hotels - I mean why should we when we have paid for a villa? It really has left us in limbo do we book flights or not?Watch this pace!!

I do not think Phase 2 will be complete by May more like late June early July which is still pretty good. It is frustrating though if you are trying to book flights for the summer.

Jakki since we first started the purchase process I have contacted Yoav on several occassions asking for dates of completion for the various stages of build to help me manage my finances. He has been excellent and always replies very quickly and so far his estimated timescales have been spot on.

Just some info for GR apartment owners.

I've purchased a ground floor right apartment and I hadn't noticed when I'd been out before but the GR units have a fantastic storeroom in the courtyard space, this is almost the size of a small room. It will be perfect for storing all your bits and pieces.

I don't think the GL have this but I maybe wrong.

I cant see Phase 2 being completed until the autumn and Phase 3 (those sold early 09) how many are complete in Phase 1 in fact how many are completed at all, it looks like one totally completed and lived in with temporary services, We all have to be patient and hope in this financial climate that SWB is well financed. It is not a british registered limited company at companies house. I do feel sure they want to complete a prestigious development (if they can) as there was talk of a further development elsewhere.

Rocky

The development is backed by an Israeli company so therefore will not be registered as a British limited company. Overall if the development is running behind I'm not to bothered as long as the finish is good which so far it appears to be. I still feel that Phase 2 will be ready June/July. Phase 1 I think they made a mistake on completion dates.

Also with the finance aspect you will be aware of this as an ex banker, in the UK it is very rare to be allowed to get stage payments for any development, most developers have to complete their building get a completion certificate from building control and also NHBC before they can get ANY money from the purchaser. Sweetwater are getting payments as the build of each unit progresses and they are backed by a major International company so for the moment I am happy

Hi Jakki

Don't wish to put a dampner on it but if your windows aren't in yet I wouldn't hold out much hope of the place being finished in the next 4 weeks. There is a lot of internal stuff to do once the windows are in.

HI N4me, Which major international company is backing them? If one has a property built in the Uk the purchase/contract with the builder is often in stage payments but not on multi developed sites I agree. I think the development looks good but as I said I am going out next week I do think we all need to be patient. It would be nice if SWB decided to landscape the plots where they are not building even nicer if they gave them to us all at SWB to develop or sell on later!!

Hi Rocky

Sweetwater are backed by the Alrig group. Hope you have a good trip next week I am going out in 2 weeks time. I agree we have to be patient but as said I am happy to be patient as long as they maintain a high standard of finish as they are at present

the fact is this the site is behind and there aint anything we can do about it apart from complain to yohav or who ever. the most importatant thing is it gets completed as specified . we have bought a ground three bed appartment its 133 edith told me last week its still on schedule for this november ! and they aint dug the foundations yet i think she meant november 2009. when i asked her how was buisiness she said they were doing well and she had sold another two or three in the last week.if we have to wait a year longer than forcast im not bothered as long the site turns out to be what we all have been sold it will be . regards andrew

Just came back from SWB. Still a lot to do but improving. How the problem of generator for the electricity inside the unit will be resolved? They will include only generator for common parts. does a local municipality one exist? Should we put one small each on our property and make the place unliveble?

Why no will to resolve the issue of the satellite dish in commun? Will we have a lot of small dish mashrooms growing on the roofs, gardens, etc? Where is the maintenance contract that governs all this? Will any owner be allowed to bring in any animal (cats, dogs, elephant, giraf, crocodile, rino, etc.) or all of them will be forbidden? If not, who decides? If yes, what kind of insurance they should have? Who controls it?

Any opinion will be welcome.

hi bermuda . nice place bermuda been several times my sister runs her own company over there north cyprus a bit layed back like bermuda. i will coment only on the issue of the communial satellite system as i know whats involved i own my own company that installs these systems in blocks of flats etc. the main reason is cost theyve had quotes in the region of £200000.00GBP so its a none starter. secondly they left it to late it should have had ground ducts for the cable to run to the many street head ends that would have to be built and this would have been a major issue for some ressidents if one was put at the side of your property! everyone will need there own dish.showtime of nilesat all in english and only needs a 60cm dish so its no big issue regards andrew

Hi all,

Unfortnately deadlines are always there to be broken and this always happens in the construction industry as delays etc happen!!

All I can say is be careful when planning holidays etc as at the end of the day deadlines will be missed whereever you are??

We have been told that there is void roof space allocated in the apartment blocks for satellite dishes to be installed and villas and bungalows will have them installed on the sides of their properties!

The dishes are now only 60cm as that is all we need and that dishes will not be installed on roofs as to not obstruct others views!!

One dish system worked out too expensive and tiime consuming so that was a no go in the end!!

Take care all-D

We have contacted Yoav but no response, which I know is unusual, can only guess that he is on holiday?! We are now just going to kick back and relax a bit more when the villa is ready, it's ready! Going on holiday soon anyway - but just wanted to get in and buy the furniture etc. for the villa. It can wait - when we were over in NC we did notice Arthur and Dorothy's satellite dish on their roof it didn't obstruct anyone's view and it couldn't be seen - thank goodness. Don't think we'll get a dish though I can understand people living out there wanting to watch tv but we're not great fans anyway. I understand from Moira that all things medical will be stated in the Residents Association Memo. I suppose we'll sort this out when we've all moved in. I know that Davidoff has all the infor. Thanks

Copied message from Elko on an earlier posting not sure if its still relevant perhaps Elko could advise

KDV (VAT)

Cyprus Today article on KDV is misleading and wrong. KDV was introduced in 1992 by law number 47. So how can the paper talk about a law dating back to 1959?

Message posted by Elko

I have seen the directive sent out by the Tax Office to accountants asking for the KDV to be paid when the lkeys are handed over and this directive was based on law 47/1992 temporary parag. 1(2). This parag. referred to buildings started before the passing of this law and authorized the tax office to deal with KDV for part of the building constructed after the passing of this law. Thus it has nothing to do with collection of KDV at the time the keys are handed over and thus this directivre has no legal basis and is null and void.

Keıth and I arrıved ın NC after some wonderful adventures en route. We,re totally fallen ın love wıth thıs ısland and spend our tıme watchıng blue skıe, blue sea and green mountaıns. I also can't stop buyıng all the wonderful fresh fruıt and veg and have gıven up beıng vegetarıan ın consıderatıon of the qualıty of meat I'am buyıng!

I've had a quıck read through the forum and want to reassure everyone that SWB ıs SIMPLY SPECTACULAR - FAR MORE BEAUTIFUL THAN I IMAGINED - the archıtect should be awarded DESIGN OF THE YEAR.

The satellıte dısh proved too expensıve and we have dıscovered that we all only need 60 centımetres dıshes whıch can be hıdden ın the apartments, vıllas and bungalows.

The delay at SWB ıs not much behınd schedule (understand SWB have a 3/4 month delay clause) - our vılla was suppposed to be complete at the end of May but we thınk we'll be ın by the end of June (one month behınd schedule).

Concerns about the company ıs unfounded - IVE SEEN THE QUALITY OF BUILD - furthermore B18 has now been occupıed for four months WITH NO LEAKS AND NO DAMP. Keıth and I are very relıeved that we landed wıth thıs company.

There wıll bo no communal amenıtıes thıs year but mostly everythıng should be complete by the end of next year May.

Ive also seen the chart at SWB offıce and sales are very strong and I am now confıdent that most of the unıts wıll be sold by the end of May 2008.

SWB are gettıng a new water maın ınstalled whıch has now been approved by the councıl.

If there are any new members on the forum please emaıl Davıdoff (Davına) who wıll sen the draft Resıdents Assocıatıon lıst and also the Memorandum for us runnıng our own affaırs after the sıx month.

Anyone want any help wıth anythıng please emaıl me.

Keıth and I look forward to seeıng the gang thats comıng out later thıs month.

As I am on ınternet cafes I wıll only occassıonally post.

Regards

Great to hear from you and glad you and Keith had a safe and exciting trip.

I will be out on Tuesday next week so will catch up with you both at some point.

I think that Sweetwater should employ you as their PR rep as your enthusiasm is infectious

Its wed night (16th)got back from SWB the development looks good although 2/3 months behind schedule, thats far better than other developments we looked at!! With the economic climate I wonder why peole are risking reserving plots elswwhere where there is little or no progress!!! We pulled out of one planned for Bahcelli in Jan 07 it is still a plot of land with a few pegs so watch out folks its SWB for us. The site is very very dusty so I am glad we elected for phase 3 . We tried to meet the existng residents(Arthur & Dorothy)but they must have seen us coming they either hid or went out!! We did meet Yoav and Alan and Edith and they are all working hard I assure you. The people and restuarants are fabulous but I hate the journey even by taxi from Lanarca its Ercan next time or the new airport our friend Asil is developing!!!OK the orange moby worked ok this year an improvement on Jan 07.

Hi Jackie,

Yes I am the one you emailed so kindly last week. Diane says hello as we were with her on our whirlwind trip over the weekend.

Its all a bit new at the moment but we are calming down and looking forward to seeing everything come together.

Is there an actual Sweetwater Bay owners club yet? Mind you Essex is only across the water from us in Kent so maybe a meet this side would be good too.

anyone got any views on this. we have bought an appartment no 133GL we were the second people to purchase in this block of four in november scince then another unit as been sold leaveing only one penthouse to remain unsold. if you click on our plot number on the website it lists the three as sold but next plot to ours 132 two are listed RESERVED and have remained so scince november. how can they remain listed as reserved ? you reserve by paying your reservation fee of £1000 gbp then have to pay your first payment shortly after then it shows on your plot number as sold. but these two plots 132GL and 132GR have remained in reserve state nearing six months . andrew

Im not sure about the reserved situ on 132. When we bought our apartment we put

the reserve fee down and then got cold feet and that dragged on for a good while, then we got our contract and were not happy with it so that got changed and then we wanted plans, build specification, site specification, warrants etc all of which was supplied to to us but it took several months till we were satisfied and paid our first payment. All that time our unit was reserved.

Hi all!!

I've not been onto site for months & months - it took me ages to catch up!!! I felt quite cross with 'yips' posting - don't know what he/she is on about - too much sun maybe? Whatever their problem, I can only say good things about SWB. I purchased last year (2nd phase - & coming to stay 21.7 to September with my kids). Yoav & the gang have only been thoroughly supportive and helpful & the other residents whom I've had the pleasure of speaking with have been lovely and kind - everything (& more) than I had hoped for. Its sad that the communal stuff won't be done for our summer visit but we have the beach at least eh? So no whale catching for my visit please!! (I'm C57 by the way) Keep up the good stuff.

Best wishes to all, Jac x

To all purchasers on SWB,

I unreservedly apoligise for my flippant and unjustifiable remark, it was swipe aimed at the sales team for very personal reasons.

I should never have used the forum for my personal issue with them.

I understand the anger and confusion this may have caused and I deserved nothing less than the retaliatory replys.

SWB is a very good and beautiful site with a high spec finish.

car hire appears pot luck we used SUN (www.sunrentacar.com ) could have done with a valet before we took it over not bad at £220 for a week (with some petrol) in April for a 7 seater Touran. We got 10% discount through the villa owner where we rented in Karmi. Good luck

re: car hire

always used pacific rentacar, birkan is the bloke

they meet me at ercan and i drop the motor off there at the end

starts at 14 quid a day and i prefer a small suzuki fwd

only problem is i can never get the rear fabric panel to zip up

its a knack you either got or you havent

by the way if you dont want an automatic remember

to tell them beforehand

Hello to everyone,

This is my first time to post a message here, although I have been reading most of the messages for the last month or so.

My wife Linda and I have purchased a unit at Sweetwater, C33, we have only been to NC once and that was last year for an inspection trip, we liked what we saw and decided to go ahead and buy.

During our short stay there Edith was very helpful and showed us around the site and quite a few places in Girne, we are hoping to come over again in a couple of months or so to assess the progress and furnish the unit if it is ready.

At the present time we are living in Singapore as I am working here but we are both looking forward to spending time in NC once the unit has been completed.

I would just like to say that I have picked up quite a few tips and loads of advise from reading the messages on the forum and I’d just like to thank all those people who have taken the time and effort to pass on their information, hints and advise.

Good luck to you all,

Alex and Linda.

Hi Minty

We used Birdrentacar when we were in NC recently. We had a focus for 7 days for £14 a day. Would definitely use again.

Hi all,

Back from beautiful NC -the sea nd mountains are more beautiful than I remeber from my last visit a year ago!!

The weather was fantastic , the site was really taking shape and looking great and it was great to meet up with others to finally put faces to names !!

The sites looking great and moving so quickly now and I was really pleasantly surprised at how big and nice the communal swimming area is looking and really taking shape !!

So much has changed in NC in a year since my last visit already- new roads have been built or being finished, alot of other developments are finished and operational now, new shops, supermarkets, restaurants etc are appearing or are being built etc!!

Take care all-d

Hi Suzie,

Great to meet all you guys too!!!

SWB is the perfect site for lots of barbies!!

Just dont forget to bring the woolies next time- as it gets nippy at night!!

N4M- Talking of barbies we forgot to ask what the maximum weight allowance is for penthouses - can it take 80+ people and still counting!! lol...

Otherwise we might be joining your neighbours down on the ground floor- Hope they having building insurance??? eek..eek!

Take care-d

Hi All

It was good to meet up and as said put faces to everyone.

The site is coming on well and the pool area will be amazing. There were people working 7 days a week which is an encouraging sign. The layout of the complex is very well thought out and the sea views are brilliant. I no there may be issues we have to deal with but I think our site is one of the best thats out there and credit must be given to the Architect and design team.

Weight allowances for penthouses for barbies well that depends. If Moira (Milou) prepares the lunch like I had at their apartment last week then I will be the only one allowed on the ROOF Terrace!!!! Best Veg curry Ive tasted, very nice

A big thank you to Keith & Moira, Arthur & Dorothy for your very kind hospitality last week.

Hello everyone,

I'm looking for some advise here, me and Linda will be coming over to Cyprus to check on the progress etc at Sweetwater, maybe furnish the place and so on and we would welcome any advise on where to stay.

We have only been there once before and we stayed in a very nice Hotel near Girne called the Bella View, it is a very nice place but a bit far from Sweetwater.

Any help you can give will be really appreciated.

The site is really starting to look good from the snaps posted on the Sweetwater site and we're just looking forward to getting over there and get the place ready.

Good luck to all.

Alexo I would not plan to get to Sweetwater Bay for a May completion as they are likely to be delayed 2/3 months, check with Edith first. I think you are Phase 2 arnt you? Stay in Singapore a while longer,we were there last year visitng our friends and would like to spend more time there. We expect C32 (in Phase 3) to be completied in the new year rather than Nov 08 .

Rocky,

Thanks for the info, we are actually trying to arrange to come over in August or maybe even September as my daughter and Grandson will be staying with us here in Singapore for the majority of the Uk school holiday period.

C33 was designated for completion this month, May, but we realise it won't be ready, so we would just like to get over there and sort out the decor, curtains, blinds, furniture and stuff like that.

We intend to have a short holiday there and try to do the things I mentioned and at the same time we would like to do a bit of fact finding about the place and it's surroundings, i.e. try and find the best bars and restaurants but mainly bars as far as I'm concerned, Linda may have a different outlook to mine though.

Cheers,

Alex.

İf you need someone to look after your villa whilst you are away please let me know. I can take care of cleaning - gardening - payment of bills - car hire - airport pickups - boat trips - emails and photos for you or your guests . For those moving over with their pets I can visit the kennels in Nicosia to feed and walk during their quarrantine period.

Hi All -

Just to let you know that Edith left a message on our house phone in relation to our villa C34 and I thought I should share it with you. We are C34 and she told us really not to make any plans to move out there until August (contractural completion date 1st May) apparently they have had difficulties with mains contractors. I doubt if we'll go over in August as I understand it to be desperately hot then. I'll spent the summer here then buying up electricals, etc. as I understand that these sorts of goods are very expensive in NC - any thoughts anyone??

Hi jakki,

Do you mean mains contractor ie services or did you mean main contractor?

If they have problems with the main contractor that could seriously delay the whole project.

Not good!

We're going over in August and it is baking hot then.

Loby.

Hi all,

I heard through the grape vine that they did have an issue at some point a while ago- but all is well at SWB now so dont worry!

The contractor is a large reputable turkish/NC builder called emek I think?

They have lots of experience and come highly recommended so Ive been told we are in good hands!!

Take care-D

We were told the property would be ready some time in July, but the mains services (ie electricity and water) might not be available until August. We were not given precise dates.

Can anyone tell me what is next to Sweetwater Bay on the left as you face the sea? There are shells of properties on the hilltop but not sure if its Seaterra something or other?

Hi all

Does anyone know when completions for phase 2 are scheduled? I had emailed Yoav some weeks ago to pin him down to a date and he said that he expected it to take place end of June - certainly in time for my scheduled visit on 21st July (when I'd hoped to stay in the villa with my 3 children) - I'm getting a little anxious tho' having read Jakki's note about the delay in elec & water supply - also, arranging delivery of furniture is difficult 'cos I don't know when to schedule -?? What's everyone else doing? Apart from that, the site photo's are looking fab - v. exciting xxx ttfn x ps thanks xx

i think its about time SWB e-mail everyone in phase one two and three and give us all a precsise update and explain in detail what the delay is and give a accurate assesment of progress because it all seems to be word of mouth from the buyers. we were told november for our appartment in phase three (what a joke) i will be amazed if its ready this time next year! im shure it will be worth the wait tho regards andrew

Hi Jac and Bruce -

We've heard nothing from SWB (have you checked the other thread - SWB Completions) - it's all up in the air with no definite dates - We've given up worrying but it must be so difficult for you with three children to consider. I can only advise that you e-mail SWB or give them a call, I mean what else are we supposed to do - we'll only know when things are moving when a get a bill for works done!! If we do get any news in the meantime, we will, of course, post it here.

I thought it was common knowledge there is about a two month delay I heard it from Yoav and Edith when I was there so whats the panic. I have suggested to Yoav that it would be good practice to E Mail every one with an update and the reasons. It would be courtious so lets see shall we. We have a thread for completions if anyone has any news.

Hi all,

Thanks for the support. I have emailed Yoav & booked flights for me & children some weeks ago when he was confident that completion would be end of June. My worry is that I turn up in Cyprus on 21st July for 6 weeks with three kids & no home to go to.... Hopefully it won't come to that. I'm a little frustrated that I only get to know what's going on from reading the forum - I haven't had a formal update from S.W. for some time - as you say, when money is due I get a photo sent.... If I had known about the 3-4 month delay I wouldn't have booked flights (at considerable cost). S.W. really should communicate with all buyers - less room for confusion - esp as I cannot access the forum v. often. Thanks anyway for your kindness all - will keep a check on the completions site xx

Hi Andrew -

If you check the other SWB thread you'll see that Rocky has sent an e-mail to Yoav about this subject. I don't want to put a dampner on it but we waited some four weeks before we got a reply - let's hope Rocky can be more persuasive. My heart goes out to Jac though - you know why should she or us have to rely on other people's up-dates it should come from SWB directly.

Hi Andrew & Jakki

Thanks for your kind words. I have emailed Yoav again yesterday (in the past he has been very quick to reply - fingers crossed he will contact everyone & put us out of our misery). In the meantime I am making enquiries to rent another villa - in hindsight it probably would have been a safer option whilst I furnish our place - less hassle (but more money - I'll just have to drink smaller vodka's!!). So, hopefully I won't have to camp out on the beach after all. I've also emailed Moira (see if she can get to the bottom of things) - do you think the new Res. Association would have any impact/involvement ? I'm not sure what their role is at this stage ? Take care all, jac x

please see below unedited response from Yoav today:

I apologize for not replying yesterday – I was indeed buried (ALL SWB urgent issues, trust me).

We are about to issue a personal letter to all SWB phase 2 clients, which (in short) will explain the following:

Due to several issues (mostly to do with the infrastructure – electricity, water, etc), the delivery of phase 2 will be postponed within the 4 months grace period – I.E end of September 2008.

This does not mean that ALL deliveries will take place then, but rather BY then.

We are composing a full list for date “windows” for delivery of each unit, along with the full information regarding the delivery process, which will be sent individually to each client. An exact date and time for each client will follow, once confirmed with all.

Any client that wishes to take possession of his unit at an earlier date (with temporary facilities), can coordinate it with us.

The coming letter will review the full process of snagging, payments, delivery as well as required procedures with the authorities (we are currently still waiting for an exact official information from the Electric company, which is postponing us from issuing the letter for example).

I wanted to avoid a situation where we issue numerous documents to the clients, thus confusing them, but as time is passing, I realize the anxiety and appreciate your approach highly.

Please let me know if you are posting this on the forums.

I trust the individual letters will arrive to all clients by the middle of next week.

Regards,

Yoav

So thats its Guys and Gals please give Yoav and Edith some space I guess Im just a messenger so dont shoot me

£1000 payment towards infrastructure ? first ive heard of this , allthough the last e-mail i recieved from arthur ( allready living on site B18) was scathing about whats going on , he all but predicted this . more worying he thinks there will be more nice supprises to come. hes over in the uk shortly said he will drop in for a good chat. i will keep you all informed regards andrew

If you are exchanging emails come clean what r the concerns or do we have two individuals who like to moan?? What does ' he all but predicted this mean, what did he actually say?? what are nice supprises? I think it should be surprises but there we go

rocky im not scaremongering at all . arthur as my e-mail address and sends me regular updates on whats going on. he has major issues with SWB many about the bugalow hes bought B18 ie leaking toilet that he says they cant fix, so theyve told him go and get it sorted himself! im a bit concerned i admit but hes has living on site and i think hes in a better place to comment than anyone.the £1000 infrastructure payment was something he forcast in an earlier mail. i think it best you e-mail arthur yourself and see what you think. e-mail me andyaerial@blueyonder.co.uk and i will forward his last mail . regards andrew

I am not a plumber but there are only certain areas a toilet can leak from. If I was Arthur I would call a local plumber get it repaired and knock the cost off the 5% retention I assume we are all allowed to retain for snags. This does not seem a major problem to me. I think it is unlikely SWB would pursue him for this payment if they are unable to sort the problem for him. We have just had a house extension by a local builder. This should have finished before christmas 07 we are still chasing for paintwork to be finished a leaky porch roof and less than satisfactory standards of finish in some areas. So this appears to be an international problem doesn,t it?? I guess we have enough other things going on in life with little time to worry about snags but it must be different if you are retired and have nothing to do all day living in NC whilst the wife does all the housework (thats for davidoff)

Hi Sam,

We would love to live there but with teenagers in the middle of a levels and uni it will be a few years yet. Will you be a visitor or a resident?

Jac K is still out there I think and a few others are due to go out shortly so maybe lots more news soon.

Andysue was taken poorly after he returned so hope he is ok.

When do you think you will be going out to visit?

Have you seen the new pictures on the SWB website.

hi jakki , thanks for that. im shure it will be worth the wait , one of the reasons we decided on SWB was the availability of a true sea front dwelling, it didnt take long for susan and myself to say YES once we had seen the vieW ! ! regards andrew

andysue you have my email address would be interested to read Arthurs comments I hope there are some positives there. I feel sorry for Arthur that he decided to live on a construction site that may have skewered his views somewhat. which was evidenced in some previous postings. LOts of people are saying positive things although not many buyers are confirming that they have completed.
