I am considering buying a Medview property in Hilltop or Seaview. I have been given a price of £70,000 for Hilltop and £60,000 for Seaview both with white goods and AC. This price includes all fee's.

I need help finding out if this is the fare selling price in the current market.

I f you can help with confirmed discouted prices this would be a big help because I didnt want to spend £60,000 never mind £70,000.

Hi Tyrone,



Are you sure that this includes all fees? I am saying this because I am a Medview owner and I know that the price does not usually include VAT, white goods or Air conditioning. They also add on prices for connecting to a water meter and electricity. Also another piece of advice is find your own lawyer and do not go with the one they recommend. This is common sense of course and I know you wouldn't dream of doing this.

We are selling three bed 2 bathroom apartment in Ozankoy fully furnished and all taxes paid for £75,000

so yours seems a little on the high side.

Hi all,



As Tyrone can only buy a Medview property, actually a swop from Skyline Residence. He will only be able to buy direct from Medview at their prices. So no resales or properties on other developers sites. This is my understanding of the situation, as Medview never refund deposits. Is this true Tyrone, I apologise if I am wrong?

As I said on a previous post, get all the info from Busy Bees, then go to Medview with your comparisons and get the price down.



Hilltop 2 bed aprtments are selling for inbetween 40K and 50K with furnishings as resales.



New they started at about 30K without white goods but that was 5 years ago.



Might even be worth loosing your deposit if you can get it £30K cheaper from Busy Bees!

Hello the Butler,

You are correct about only exchanging to one of their properties. But if you can buy a 2 bed resale in Hilltop for around £40-£45, they want £65K for a new build. seems a little stupid to buy something at such a loss.

Do you know if any other Skyline Residence people are exchanging or are they waiting to see what happens.

I agree with what you are saying and if Medview would give you your money back, then you could buy what

and where you liked. As I see it you are stiched up to buying off Medview at their prices, unless you can do some negotiating with them. I do know of someone who exchanged a Skyline Residence for a bungalow on our site and paid the difference. Also I have heard a whisper that someone else has exchanged for one of the new one bed apartments at Esentepe. I think the person who said that the apartments at Hilltop were only £30,000 when new is mistaken. They have never been that low, even off plan. £40,000 would be nearer the mark and the owners who are selling for that price are only trying to recoup the money they paid.

I bought new at £30k! Then negotiated the furniture package ontop.



Originally advertised at £29K when they were a field, although I never saw or know of anybody who paid that for a Simfoni apartment.



I had one of the middle block apartments when just the foundations were in and I know of a few others who also got that price.



It depends who you bought through. Anglo Cyprus sold them for about £45k including furnishings but the maintenance was fixed for a couple of years. Buying direct from Medview and being there infront of the staff means you can negotiate better. Avater International bought a block off plan at a huge discount and passed that on to many owners, although people who bought direct also got a similar deal at the begining.



Medview need the sales right now as do other developers so the ball is in your court to get what suits you not what suits them.

mess 13 - yes I can confirm sandcastles figures. In 2004 apts at Hilltop were £30K from medview with penthouses going for £35K. That was when building work was just starting. The prices started to increase in the second half of that year.

I have an opera bungalow at Esentepe, we only had Rhapsodi apartments on our site and I know they were more than £30,000 off plan. They have been finished 3 years and were 2 years in the build. I didn't buy off plan as personally I wouldn't take that risk. Medview have just finished some one bed apartments at the bottom of our development and they are £35,000 bottom floor inside and £50,000 for the ones with large outdoor terraces upstairs. They are only two storey high like the Rhapsodies. I agree it is a buyers market at the moment but it is sad when some owners desperate to sell, have to sell at less than what they paid Medview for their properties.

I totally agree with the Butlers wife that it is very sad for those who need to sell anywhere at a loss.



If people can hang on and ride it out its always better.



But for thoses who are trying to buy, they must use what they can to get the best deal.

We are selling our spacious 2 bed 2 bath apartment on Medview's Sunrise Beach Club development in Bogaz for £55k. The reason for sale is that we have built our new house further up the Karpaz and now need to sell the apartment. The price includes all white goods and air con and also curtains/blinds. We have reduced price to be competative in current market. In case it is of interest to you, the SBC site is free of any mortgages or other charges on the land - we have checked and have documentation to prove it from the Famagusta Tapu office.

Perhaps the best starting point for you would be to ask who has their deeds and if not why not after such a long period of time and is there a mortgage on any of the sites?



Then decide because you will then have the information needed to buy securely. It is no good having a superb property if it will never be truly and legally yours!

Hi cronos & Tyrone,



None of the Medview sites at Bogaz have their title deeds, in fact only one site that Medview have ever built has their title deeds. I think Sunrise Beach Club could be next but when, nobody knows. Hilltop will not get theirs for many years because it is an ongoing development. Once the mortgage is paid off at Esentepe, the parcellisation process will hopefully begin. Only Esentepe has it's own management company in place and the owners control how their service charges are spent.
