Hi ,



We are buying in Turquoise Bay phase 2 . We have a ground floor apartment

overlooking the swimming pool and out to sea. Has any one got any up to date news on build progress to date.

Hi so far there is temp electric/water kindly provided free . There is a pub on there called the Kings bar and i think they will be providing food at a later date . We have friends who are living there permenently and love it although the site is still not finished . Nothing is to much trouble for any of the workers , so all in all things are progressing but slowly . Hope this helps .

Fogot to say that handover of apartment was very good , snaggings done very quickly although have to say there were not many , quality fittings , and it was handed over in a very clean condition . The only drawback to the apartments is that they do not have solar panels .

Turquoise bay is coming along nicely and there are a lot of people moving in now although the site is on temporary electris as yet, 2 of the pools are filled and people (brave) have been in swimming, the Kings bar is proving to be a big hit with people on Turquoise and Turtle alike it is good to see everyone getting on and mixing well we enjoyed our visit last wek and cant wait to get back out, paul was getting his big screen tv's installed and we will be able to watch live footie on more than 1 telly, there is also a car hire place opening at the end of the kings bar and they do insurance and property management as well, they look after our place and so far so good were in B9

Turtle bay and Turquoise bay is next to each other they r five hundred metres past on the left from the golf coarse heading from girne going to wards esentepe

if that is the Turquoise bay that cliffy was on about cos i believe there might be 1 on other side as well

Have you furnished your place yet as am wondering if you know of any good furniture company/packages? Wiggy Woo - we arrived to a fully furnished apartment!!! We ordered all our furniture through Joan Gillin - http://www.frankandjoan.com - curtains and blinds as well. Saved a lot of stress out of it too!

Mebbee i can tell yu that the people there are not maintenance company FOR Turq bay the company operates out of office on Turq bay and are a management company that looks after villas and apartments

Hello

Mary here, I can confirm that Glencoe trading Ltd are working out of an office on Turquoise bay, they are not the maintenance company for the complex as has been stated but they do offer a number of services including car hire - airport transfers - insurance - pool and villa/apartment maintenance - property letting -golf club hire etc

Up to today there is still no meter boxes , not sure about the apartments being finished , the gym and indoor pool are finished and the tennis courts were being built and coming on well a few weeks ago , we are next due out in July how about you ? hope this helps

I think they should finish phase 1 before they finish phase 2. Phase 1 is over a year late in completion and still not finished. They pressure you for final payment so you go over to check the work and fined out its not even finished. What is going on??? Are there any other T/Bay owners who are not happy???

There are quite a few unhappy , as you say they are very late , however the complex is coming on really well , indoor pool,gym,tennis courts are finished, and planting has begun , Electric /water still not connected the problem is that there is no communication from developers , they have let thereselves down at the finishing post so to speak , same old story in the TRNC seems to be the norm . Hope this helps update you we are out on the 9th July .

Hello peeps,

We looked at a lot of developments and plumped for Turquoise bay last month, it is nearly finished we were shown around and three of the swimming pools are up and operational and the indoor pool and gym are nearly ready, the tennis and basketball are installed and the electric company were there fitting some of the meters when we were at the offices, the maintenance company were telling us that the new bit will hopefully be ready by September, and they are doing the gardens and landscaping just now, they were saying though that only a handfull of people had paid their fees or answered e-mails, so they might have to stop work, hope not !!!

Alison.. Why are you concerned about the gardens being completed, or work being suspended due to the lack of money. They build and finish includes the outside areas. We have paid for this in our buying fee, we should not be paying again…

didnt want to upset you spudlie we just went and liked the place and put down our deposit, it was a lot better finished than most of the places we seen, it was a toss up between 3 then narrowed down to 2 and we picked this one, and i am not at all concerned about the gardens as you put it, after all we think we are lucky cause most new builds here and at home in Carlisle you only get basics, but we are happy so please let us enjoy that.

We spoke 2 the girl in the new office Eve I think she was called but I dont want to get her in trouble, but our contract does say there will be monthly maintenance charges so please you explain why you seem to expect this for nothing, we are very happy with what has been set for us and we dont think we will be payin again, only for the continuing maintenance

Remember you all own a proportion of the complex and so you all have a say on how it is run .

Seems to be a bit of confusion over maintenance company & construction company. The maintenance company have not sent any info out regarding their plans yet and the construction company are still completing bits around phase 1 & the buildings are not complete on phase 2. When I last spoke to the maintenance company they were in the last stage of negotations with the construction company

Alison.. I am sorry if you think I am trying to shatter your dream build. We bought our apartment in Sept 2005, and have waited all this time for completion with little information inbetween. False promises, fighting for contractual bits which nobody knows about. The whole build for us has been a shambles, but funnily enough on a whole we are pleased with the layout. Do forgive me for sounding dissatisfied, but now we are geting near to using the apartment we are still having to sort out building issues. We have paid in full for the apartment, but would like to know why we are having to pay for the gardens to be fiished when in our contract it says the site should be completely fiished. This includes gardens, pools and the roads not to mention the apartments. We were not even told there was a phase 1 and 2, how can they expect us to be satisfied, when the build is also over a year behind schedual.. The communal charge is what we expected, but not the extra money for painting the apartments, we would like clarification about the holdig meathod. Enjoy your dream as hopefully we will be ale to enjoy ours, but a lot of damage has been done.

All i was saying was we are really happy and do not know what went on before but we like the place and it is really close to all the things we want and the people we spoke to did not over sell the place to us

we are aware that everything is not all it could be but we are sure it will be in time, some peeps do expect a little toooo much

We spotted a bargain and went for it knowing that we will not get the build quality and things we would get in england, but we couldn't get a hen house at home for what we paid for this, good luck

I believe so, I had an email today. They should be sending out information to all owners re services / costs etc shortly. They are awaiting contact information from an investor on the site (brought 60 units) who has resold 40+ so they require email addresses for these people

Hi Everyone… Alison I’m all ales and no ables… Anyway, Glencoe have the contract at T/Bay. I know this as I have received there email and costs. Water is not going to be cheap. I think you may find things not to your liking. I think they are going to delay first payment till July 2008, but this has not been confirmed by Glencoe themselves.

I also got a thingy from Glencoe and they set out some of their proposals if they get the terms that they want from the managers who are alin

glencoe had started tidying up and planting but as they had no income they pulled their people off site, they had cleaners in cleaning all the communial parts so i hope a resolve of this is found soon

and on checking with the tanker drivers here and seeing other posts on the thing water seems to be about 7/10 ytl a ton most places

pipie, the electric people were in yesterday when we were there and guess what ?? they were fitting meters, yippee!!!! dont know how many but presume those that have paid

Hi pipie

was there again yesterday and there are a lot of meters going in, everyone who had paid there money is getting one fitted

i was speaking to Eve and she was saying that the complex has been finished for a while but the electric people had trouble with faulty meters delivered from china and had to wait ages for new ones, this was the delay, we went to the office yesterday and signed our acceptance form and got our keys no problem we are in a3 and our meter was fitted yesterday as well, the water tests are still being done and hopeful that they will all be finished in a week or so (but all houses have got water), the kings bar is on full power now as well so i bet paula will be well pleased

Has anyone mentioned to you about the landscaping. All the olives were already on site, are the constructors/management company providing any more plants/money. The term communual gardens in the contract is of course open to interpretation. Good to hear about the electric.

Evelyn has told me the local Muktah is in the butchers shop in Esentepe, has anyone else got a resident's certificate yet? I'm hoping he will not be to hard to track down.

I was told that they will be doing a lot of planting, they have put in a lot of Geraniums and some othere things but they will probably wait till later in the year now as it would take a lot of water to bed the plants in and there is a severe shortage and the police are warning people that if they are cought watering gardens they will be fined,

G-PAUL i have been in a couple of times but i will come back for food when you open fully as it is a bit noisy for us at night old fogeys you know, came here for a quieter life.

Highley, the mukter has the little grocer/butcher next door to the tumba restaurant as you enter the village, we just started our residency and got our letter from him i think it is supposed to be a free service but he took 10tl each from us

We looked at Turquoise Bay initially, and very nearly bought there. It was interesting going back in April to look at how the site had progressed. One thing that surprised us was where the indoor pool was!!! Right below (and part of) one of the apartment blocks. I wouldn't fancy having an indoor swimming pool under me with all them echoes from screaming kids when I'm trying to sleep at night, or worse still, all those 'trollied' youngsters staggering in from the kings bar and from Turtle bay for a mignight swim. Lets hope the management company lock it up at a reasonable time to prevent this.



Also couldn't quite figure out why with all that sun they don't have solar panels but rely on expensive electric to heat the hot water

we think you are trying to make mischief, actually we wanted to buy the apartment on the left above the pool but it was sold already, the views were quite stunning, sales lady told us that all four of them went quickly as the pool area was soundproofed and it's like having your own pool all year round , and i would think that it will be well policed and there will be no midnight swimmers indoors.

Making michief lol..as if!! I'm sure the 24/7 security will ensure the pool is well controlled. I'm told we have 24/7 on our site too! never seen it though!



Of course, i'm sure it's fully soundproofed, and damp proofed, with anti condensation windows on the apts above to boot. Yes the views 'were' nice, especially over the 'government land' opposite that SeaTerra are now going to be building their 'villas' development on. Sorry, I guess I am sounding mischievious, but it's Cynicism I suppose, coz you hear the same old stories and excuses that we all fall for over and over again.

you really have me confused now, you seem to have a lot to say on Turquoise bay, yet you say in message 56 'we have solar power ??? does this mean you do not own on Turquoise bay ???

As you are new to the forum , obviously you do not know that we have an apartment elsewhere , it is my daughter that has an apartment at Turquoise bay , i just thought that as you have just purchased you would be the most up to speed person to give us all an update .

i can only agree with you Alison, some are being far to negative. why should people think that there will be screeming kids and drunken yobs running around the site im sure the managment of the site and the owners of Kings Bar would not allow this to happen.

hi we have bought an apartment on Turquoise bay, and i agree that people are too negative, we also drink regular down at the Kings Bar and find it extreamly friendly and have never experienced any over roudy or loutish behaviour wat so ever, i do not believe for one moment that the managment of the bar would allow this, also i know that children under a certain age will not be allowed in after a certain time on a night, I believe that Turquoise Bay will eventually be a fantastic place for either living or holidaying, i for one adore the place, and enjoy the socialising down the kings Bar.

Hello 'TURQUOISE BAY' owners,

An update for you

The complex is now nearing completion, and all those who have paid for their electric meters will shortly have them installed if they are not already done, the complex's facilities will be fully operational next week after the final water tests have been done, everyone whose e-mail addresses we have on file will by now have had an e-mail detailing the way forward, if you have not received a communication please e-mail us with your electronic address ASAP

Back at work now for a few weeks, and will be coming back out early August late July for a few weeks. I havent recieved any emails/details regarding the maintenance etc. The Kings Bar landlady has my email address (has one of my cards). Hope to hear from you soon.

went to Kings Bar on sunday they are doing roast dinners now must say i was very impressed. all fresh veg and the beef was best ive had over here. there doing food during the day as well.

Hi heard some gud reports myself will more than likely be there for most of the football season as i'm a West Ham supporter believe it or not don't do karaoke personally but thinks its all gud fun n a laugh. I do live on Turtle Bay have been to the bar once or twice n find it a nice place.

Do you have any numbers that I can contact (now Ray has gone) to make sure I have a water supply (full tank etc) when I arrive. i think they were taking the tank we had away when I left last month.

did anybody see the desgusting behaviour of the lanlord paul of the kings bar a few weeks ago, running around thinking he is hard with a knife, the way he speaks to people is amazing, however the lady who is the other owner is great, at least she makes people feel welcome, and how she puts up with paul is beyond me, who does he think he is, his language is just terrible, not a professional bone in his body! well done paula for putting up with him
