good day to you all in nc the weather here in london is cold, anyway enough about that, anyway, when i was over there ( home ) in march i paid my stamp duty, now, i know i must have had my head in the sand, but what do i have to do regarding land registry, sorry i seem a bit dense here, must be one too many efes.

cant wait to get back again in june for a couple of weeks

Hi Gillybean

When we were over there last month we paid ours, we needed the original + copy of your contract, building and plot plans of your property, passport.

They give you some forms to fill in.

Its worth getting there early about 0745hr, to beat the rush.

sorry, i appear to be completely thick but what am i registering here, is it my contract or what

my villa is finished so what would i have to register please dont all shout at me i am having a senior moment

You will be registering your property, and that the land that it is on is yours and not some builders. Whilst I was in the queue paying mine, there were 3 people in front of me, that had builders with mortgages against them.



Your contract off your solicitor is just to say that the property is yours.

The land registry is an important document which gives you some protection and right of claim. As I read it, you currently have no documentation to lay claim to your house (other than the contract of sale which in essence is only a list of what has been agreed between you and the builder and in my opinion is not worth much). It would therefore be very much in your interest to log your land registry, which will hopefully lead to you obtain your Kocan (title deeds).

You only have until the 30th April to register. My friend went before 5am to ensure one of the 20 places a day.

For interest it has slowed down a bit now the deadline has been extended.

Although I was No 9 at 06.20,last Friday, there were only 15 of the 30 places taken by 10.00am. It took me till 10.15 and I was finished but the receipt still wasn't ready on Tuesday afternoon.
