Why bother with estate agents. I tried most of the above and they were a waste of time. Most of them never showed my villa to a single person. Also they all want very high commission rates.

I stuck a 'for sale' sign with a phone number on the front gate and sold it in no time. Anybody can fill in the forms at the tax office and land registry and you get to keep ALL the money. Give it a try.

It's not just 5% commission. They add VAT on top of that. You have to add a lot extra to the selling price to allow for this amount that you can make your property unsaleable.

Don't!! It's very easy to sell it yourself, subject to the glut on the market at the moment.

Estate Agents will charge you a fortune,

........which means you will have to up your selling price

....which means you won't sell, because there are so many other properties on sale by deserting (!) Brits!

Put a for sale sign outside the house but make it a large'ish one, you only need 'for sale' and a telephone number. If you live away from a busy road, put a sign at the end also.



We sold our last house like this then got our lawyer to do the paperwork for us.



We had more viewings and calls from this one sign than we did from all the agents put together!

Why are you all slagging off estate agents - they are not all in the same category just because you have had a bad experience. Some are very hardworking and do actually have customers.... I would love to see some of you try to sell a house in this marketplace with all the propaganda and criticism that they are up against. Some agents are just trying to make a living without you all adding to the negativity on this rock!

If you have water & electric connections, and the deeds in your name, you have a good chance of selling via your own sign or via North Cyprus bulletin boards.



If you don't, I think you'll have a tough time selling, no matter what selling method you use.

Strange this. I have just sold a villa without the assistance of either an estate agent or a solicitor. There definetely was no estate agents' stamp on the contract nor was one asked for at the land registry.

Believe me there are plenty of people out there looking to buy property. The locals only want Turkish title.

They will get taken round by the estate agents during the day then return in the evening to try and knock the price down without estate agents' commission. We had loads of them trying to buy our villa.

The sign on the gate prooved to be the best way of selling. We tried 5 estate agents who were a complete waste of time. Most did not bring a single buyer to the villa. They will attempt to get you to drop your price but are not so keen to reduce their commission rates. Their rates are far too high at present for what they do.

I personally wouldn't trust any of them . Do it yourself, it really is quick and easy. Get a buyer. go to the tax office and then the land registry. You need tthe help of a Turkish speaker to fill in a few forms...that's all.

Well it is interesting to read some of the comments about the best way to sell your house!! It is not easy to find a buyer in the current climate and the best advice is to try as many marketing platforms as you can, including a sign on your property. Also many vendors do have an over inflated idea of what the value of their property is, basically if you purchased in the last 2 - 3 years you will not have made much, if any, profit unless you bought at a knock down price to begin with. Estate agents have to charge a fee, everybody works for money! If you are unhappy with the service they provide then drop them, easy. You can of course advertise in the newspaper and set up your own website, subscribe to portal websites, send details to UK agents who promote Northern Cyprus Properties, advertise in the various magazines etc. And of course they all will be happy to do this for free!!!! (not).



And the comment about VAT? Not serious surely?? It is a tax!!

This was the case about 18 months ago that you had to use an estate agent but the law changed again as usual. I have sold in karsiyaka without an agent no problem. I do agree though that not all agents are bad and do serve a purpose. Go with what you are happy with its your property at the end of the day. If I bought a villa for eg £80k and was selling at £150k would 5% really be a problem I think not. Try spain at 15% that would hurt.

i spoke to the estate agent from whom i bought the property. he suggests that i wait till my partner has left the property making it easuer to sell but thats not the problem, i just want someone to take some pics and put it on the market regardless of who/what is in the house.



I tried to find numbers for local newspapers but no joy - if anyone can recommend someone they no i would appreciate details.



but why is it so damn hard or am i so accustomed to our british ways?

Friends and neighbours used them to sell and rent their properties and so far there has been nothing but praise for their service. They helped every step of the way. Been looking for 5 years and dealt with many agents the top ones we respect (for knowledge and trustworthyness) are - in no particular order - Pia or Hayat at Donaghey and Beyler (Catalkoy), Jez Pilcher at Ian Smith (Alsancak), Iain Fraser at Meridies (Girne), Kirk and Nicola at Korinia (Alsancak/Girne border) and Abdelazim at Sunbeams (Alsancak - affilliated with a respected builder - Ali Yemeneci hope I spelled that right). These are real people - they care and will do the best they can for yo



They work hard to sell your property - they have websites, produce documents and sales brochures, promote the property, drive prospsective buyers around to view etc etc.



They have been doing this for some time - they know what property is worth and how to sell it - if they say a property is worth X, but the vendor wants X + £15K - guess what - it won't sell. I have seen properties on the market for 18 months - get real - if you want to sell, use these people and accept a realistic offer.

we are just going through the stages of selling our property, and are being charged 5% plus 17.5% vat, how can companies in TRNC charge VAT at that rate, surely VAT at 17.5% is a uk tax? and the estate agent, although is run by english, I believe the owner is turkish? please advise, I thought you had to be registered for VAT before you can charge it?

Msg 43: we have found that they want to charge 5% plus kdv (I did think kdv was 16% but I am not 100% sure) of the 5% however with most of the agents you can in fact negoitiate 5% to include kdv. Personally I think 5% is a rip off full stop!



Alternatively, agree a sum of money as I would think that business is slow and anything is better than nothing for them, within reason as they have to earn something out of the deal.



Or negotiate a lower % ie 3% or 4% plus kdv, there are enough agents around doing little business that there is some flexibility in their charges

hi i live in the south and i'm british and i own a piece of land in Karsiyaka...the title deed is pre 74 owned by my mother who btw is cypriot!this makes the deed completely safe...i am willing to sell it if the price is right...the land is in the centre of the village and it's 894 square metres...

Sorry but would not recommend Nortcoast, they seem very helpful and genuine, but all that changes once it comes to contract and their payments, we have had several dealings with them and they certainly showed their true colours.



I personally do not think it matters which agency you choose, it is a hard market at the minute and all you can do is make sure your property is the best it can be and with a bit of luck you will sell.

The commission is 3% and not 5%, look out carefully as some real estate companies will paint you very romantic pictures, watch out for certain real estate chains that will try to make you a deal with you sign a contract with them you agree they can sell your appartment for 50.000 and then they put it for sale for 70.000 and the difference they put in the pocket + they charge you commission as well.
