| Hi all, just joined the club! I thought I would get some feedback from the members concerning some land that my father has left me, just outside of Famagusta. It amounts to 9 donums and is currently agriculutral land with fruit and veg being grown on an industrial scale. I plan to visit the site soon to get an idea of its exact location and assess its potential. I believe the potential for developement is good as the site has 2 properties on it and as such the services should be connected. Is there anyone out there that can give me some indication on the time scale for changing from agricultutral to residential and if this was approved what would the site be worth. It has always been in our familys name so the 1974 issue isnt a problem. Your comments would be appreciated Regards Ken |

| Apologies been reading posts for sometime and know this excellent forum is not a for sale sight, but have noticed various posts I consider 'ads' so I thought I might as well post, may help someones quest to build. I also have 3.1domuns (esheger) on hillside overlooking Bafra, great veiws, bought with intention to build 5/6 villas , but now wishing to sell or split to create funds for apartment purchase. photos and Kocan available. Elec and unmade road adjacent site. |

| Hi Diane62 Welcome to the site. I think you'll find that you may have a bit of a problem selling the land as a whole because of a couple of reasons. Foreigners with the same surname are not allowed to buy more than 1 donnum and the other reason is I understand from various sources that all land sells must be conducted through Estate Agents unless it is sold within a family. | Not much information coming through guys! I am a bit dissapointed with diane62's reply. This gives the impression that I listed my question as a sales ploy. Nothing is further from the truth! To then advertise her plot is just not right! I am after information that will give me some idea what is required to get the required authorisation to change the use for my land. I have no intention of selling, but I am interested in building on it for myself. There must be someone out there who has gone through this process before. Regards Ken |

| Cant claim to know a lot about it but we did buy land and have almost completed a build.You need an architect they will work with you on design of house but in our experience you will need to do a fair bit of the back ground work yourself dont rely on windows being same size and in equal distances etc you will have to double check every little detail but they will apply for your permissions to build, for electricity to be suppied and water drainage etc. The permissions are unlikely to come for ages so either you wait or you take the risk and build. Acess is a big issue and you must make sure there is a legal road I do know of people who bought from a builder but there was no access and they have not been able to take possession of the house. The architect is the person who works out how much cement metal work etc you need they are not like architects here. Not sure if this helps any. |

| Ken it is not clear from your post if your family is of TC or British descent. Perhaps you could try going to the Land Registry in Famagusta (with a Turkish speaker if necessary) to get the information you need. Who is currently farming the land and if, as you say, it is industrial (commercial?) then is it going to be a problem applying for change of use. I honestly don't know but hope that there is someone on the forum with experience. Maybe Ismet can help you? |

| You really need a Turkish Cypriot to help especially with the government office bit, although I think again the Home Buyers pressure group has done a lot to improve the level of Knowledge and awareness of whats required even since we started this.We have however done a lot of things the English way ie damp course - even allowing for pillars gutters loft insulation etc etc winters are very cold, when you are out look at a lot of standards of construction. If you do go ahead have a very clear idea of the standard of work you want to achieve ie what goes between the pillars even how many pillars the quality of cement thickness of metal etc and monitor it every step of the way. Remember also that everything has a price, its just knowing what is a reasonable! and the most difficult thing is knowing who to trust. This is a sore point with me this morning having just had an Email from our very rude and incompetent solicitors |

| Thanks for the info guys, this is the type of feedback I am looking for. joandjelly, The land had always belonged to my father,so the title is not a problem, I also have Turkish Cypriot family available to lend their support and the plot is commercial so I believe I may be in for a fight to get it changed. Bertie, Thanks for your comments, it would appear that the Construction industry is the same the world over, some really good builders and some not so good. The feedback seems to indicate that the sooner I get over there to have a look the better, just so I can establish what I actually have there! Thanks Ken |
