There is an old saying, "Nobody remmbers what I do right only what I do wrong" or " you can please some of the people some of the time but not all the people all of the time", this is true in many cases like people who sign contracts without reading them and expect a pool in their garden that is not on the contract, then blame the builder for their own mistakes, and start making incorrect remarks, to other people about the situation, this is wrong, manners cost nothing, and should stop. the person (Buyer) who's name shall remain blank, should now leave it alone and except the fact that he is wrong.

The same goes for vendors who have signed a contract and take no notice of it!!!!!!!!!! They seem to think that only the purchaser should uphold their end but the vendor doesn't have to!!!!!

Then there are people who read there contract and then find out that really is a contract worth the paper it is written on ?

What are you trying to say rogerdodger? My horse bolted but İ didnt realise I needed a clause in my contract to say the horse cannot bolt until after it bolted.

I know of several purchasers that entered into contracts and bought as advertised Villas with pools, walls, driveways, etc, only to be told later that the price does not include the pool !!!.or walls !!! or driveways !!! etc, etc,

Do not blame the purchaser for impressive and misleading advertising by sharp practicing estate agents and developers.

On a positive note I know personally of one purchaser that bought a villa with pool only to be told it was a mistake by the estate agent and that the pool was not included in the price.

The developer honored the mistake and included the pool in the house price.

Now Thats Magic.

I read my contract very carefully and signed I even gave a copy to my lawyer here he said there should be no problem. Signed contract MAY 2004 Got electricity last week only buy stumping up an extra £2.600 and a lot of hard work by my GOOD neighbours and myself and a lot of travelling back and forward to TRNC. I`m still waiting for mains water, roads and proper access to my property nearly 4 years later, as forthe £1000 per month penalty clause I work it out at 2 years 8 months late on delivery ( so far ) works out at £32.000 the builder owes me ( HA HA ) The estate agent said they have fallen out with the builder and they dont want to know. My chin is still up and I`m smiling because one day, one day!!!!!!!!.

Now that you got your contracts rgistered, it is about time you all take your contracts seriously and claim the penalty clauses for late delivery. See the tread running on TRNC Villa Owners forum right now.

I dont think people who buy houses anywhere dont look at tthe contract!!!!!! it`s SOME of the builders who wont hounour the contract.
