Porsche,

Kavanlar built the house.

The value is more than probably what the owner said they wanted. Estate Agents here don't value property they just ask, "how much are you looking for?" and "Does that include our commission?"

Because of this scenario many houses here are over priced and have sat on the market for many years. Each owner that the place down the road is asking £x,000, so my property must be worth £x,000 + £10,000, or in many cases even more. They don't realise that the first house is overpriced and so they too price themselves out of the market.

Secondly, the High End market is very slow. The buyers are few and far between and they have lots to look at. Average Joe and wife are looking for a villa with pool and all costs to be within £120,000. So if your property is over that value it will be a while before it sells.

Every property here needs to reavaluated on a proper, scientific basis and at prices the market can take. In the UK house prices have fallen over the last few months and it's not just at the middle to bottom end, the top end are suffering too. Here in the TRNC prices just stagnate for years, or rise, waiting for the market to catch up. So those who paid £120,000 2 years ago for their villa and pool, guess what, it's only actually worth £120,000 today as you actually over paid in the first place. There is no profit for you. Maybe in 3 years time you'll be able to add £10,000 to it, if you're lucky. Of course if there is a Cyprus Solution then prices will shoot up to match those of our cousins in the South and everyone will be able to make a killing in the property market, when it becomes a sellers market and not the buyers market that it is today.

Hi I've just found your forum. This house looks a dream. We are currently living in Krabi Thailand. Our house is now up for grabs. Much the same as this one but on a smaller scale. Has everything this one has. We want to move to TRNC as it will ultimatley be closetr to the Uk where our family is. Anyone interested in a house in Thailand let me know!! Our first choice was Cyprus but we stupidly got waylaid on a holiday 2 years ago. Fantastic place to live but too far from home.
