| Hi, can anyone advise on how i can get a non paying tenant out my apartment. If i need a court order, who do i get it from? Can someone recommend any one in particular? |

| Portia, My advice to you is to go and see an Advocate. You have to give them 21 days written notice to pay up and after that you take them to go. If the notice is written properly (the law is very strict on that) and they do not pay in time, you go to court and the result should be very swift. ismet |

| Cant you go to the nearest building site and pay 3 or 4 Tc workmen to remove your front door fit a new lock while making sure occupants are outside when locking up. This is the Glasgow way but me and my pal used to do it there was only the two of us pocession is 9/10s of the law. |

| Seen the Glasgow way very effective especially in the gorbals and its works. Many years ago was in the only pub in Glasgow that had a garden (in the gorbals can't remember name) saw a man go over the balcony still attached to the door, someone in the pub said that's a flying non payer and they all carried on drinking their heavy - and someone shouted out room to let and does anyone want to buy a leather jacket, cds etc. and I thought London was bad - Good on you Scots |

| We ended up hiring a person who was fluent in Turkish and knew people from the Turkish Mafia. They soon left. The obvious way is to seek a court order but as it was over 2 years we waited to get the court; due to the fact that on the day of each of our 5 hearings something caused a delay. This was from the clients not being in the country to advocates on holiday or on another "more important case", to sudden deaths in the family. It was a joke. So in the end we resorted to a person who promised results....and we weren't disapointed. 24 hours they were gone. I cannot condone thefact of what we did, but neither do I condem what we did. Good luck with your case. |

| Cut off the services and change the locks. Tell them they can have their stuff when they pay up. |

| You Are not allowed to cut off any services, even if they are not paying rent, the law states that the property has to remain in the same as state as when you rented it out. Even if they are not paying rent. We cut our tenents electric off and they called they police, we had to reconnect it even though they were 5 months behind in the rent. |

| beware out here they have many rights i know its a pain in thr a but go see advocate it is the only way or you could be arrested the best way to avoid this is dont let to turks english only no mater what the refs say |

| Sorry to say Gates, but English do it too!! Had an English couple in our apt, did a runner, behind in rent, left huge electric bill and nicked bedding and kitchen items. Turkish family we had in apt had a few problems but at least they told me they were leaving and only lost 2 weeks rent, 2 coffee cups and a washing basket. I really don't think it matters where someone is from, its about the individuals. Angela |
