If there was one thing (law or rule) you would change in the TRNC construction industry what would it be?

The government is currently offering a 75% reduction to the Land Registry transfer fees payable by purchasers on transfer of title. The normal rate is 6%. Everyone has the option to the reduced rate down to 3%. There is a 75% discount being offered, bringing the actual rate down to 0.75% of the sale price. Reductions are also available on capital gains tax-stopaj-paid by the vendors which has been reduced from 6.25% of the sale price to 4% of the sale price. This reduced rate is until 31st December 2009 İt should be extended a further 12 months.

Make parcelisation at the beginning of any construction compulsory and then after a certain percentage of the cost of the property has been paid to the builder, the Kocan should be transferred into the buyer's name.

I agree with Bonner, it is a scandal that owners have to wait years for their Kocans with the builders/developers blaming the government for not having enough people to do the parcellisation. I think this is an excuse and if the land was parcellised before the build began, transfer of title could be done as soon as ptp came through. Ptp is another bone of contention why does it take more than 2 years to get permission to purchase?

Make ecological builds compulsory. With the climate in North Cyprus it should be relatively easy to get a zero energy house.

The ptp should be replaced with something that should be granted to the builder instead of to the purchaser.

When a builder wants to build he would apply for the permission to build and have the parcelisation done.

The buyer of the offplan would not need to apply for PTP as the permission would have already been given to

the builder. Before a penny was received from the purchaser and before a brick was laid ,all permissions would be completed and a permission to commence building given.The only certificate needed after that would be a completion certificate,upon receipt of that, all taxes would be due. Job done.

I think the introduction of building inspections during building of all properties should be made and regulated

so that buyers could be confident that there purchase was up to standard and that it comformed to all regulations.
