got back from NC last week did the snag every thing fine just a couple minor probs but nothing to worry about .Welcome to Robyn to our happy throng I think you made a good decision with PBV the building is going ahead at a fair rate of knots and with nearly 70% of options taken you got in at the right time.

Owners of land were confirmed as Lexington Development Ltd, this is the company building PBV. A copy certificate, produced by the local authority, should be included in your contract as an appendice (was App H on ours ), basically it confirms legal ownership . All this should be clarified and explained to you by your Solicitor.



Have returned from our snagging trip Weds 28th May, only minor faults paint on tiles / cracked tiles etc and Site Engineer said "no problem, we will fix". Again everybody from PBV very helpful & understanding.



PBV is looking tremendous and has made great leaps forward since my last trip in November 07. Pool has been tiled & tested for leaks, two found and rectified, pool area wil be a great asset. All 88 appts are up and running and at various stages of completion. Was told some of the internal road is being put down w/c 2nd June. Nadav (Project Manager) told us builders have been told to work flat out and have no financial restraints put on them. However, I cannot see the complex being 100% completed before Easter next year, that was the feeling coming out of the sales office. Good things come to those who wait !!!



Steve A, visited artificial grass place and have to say was very impressed with one sample in particular. Funnily enough this was the sample used in a small show garden on the premises. Have E Mailed off a fairly extensive list of questions re guarantee, ground prep, maintenance, how does it stay in place & some idea of costings.Did hint there might be hope of repeat business for him from other owners. Will keep you updated when I get a reply.

Hi PBV's Finally got an e-mail back from Carol Anne with regards to handover date for my apartment. The snag list is almost complete (small nothing major) Im impressed with the quality build and ive been in the construction industry for 28 years. The authorities are due to come in June to inspect and give approval for habitation. So hopefully wont be long!



This is a dream coming true for me, I remember standing on the site in January 2006 with Nadav and a large site map. it was just grass and a few pegs marking the site, I recall looking at the plan and said to Nadav "I want that one!" (In an Andy Little Britain voice)



For once in my life I was at the front of the que and had the pick of the bunch!

We went back to the office and placed my deposit then went to the Lawyers the next day. I have been walking with a spring in my step ever since!



I look forward to standing on the rooftop terrace with an ice cold beer!!!!!!

Gordon has suggested installing Plasma Screens in Filling station forecourts,playing non stop porn movies, thought it would be nice to see someone else f****d while you fill up your tank.

Hi all,



Have received a reply from Easy Lawns via the English speaking Ruth (very helpful).



Sample to which I refer in the posting above is 25mm Duo Natuaral DSS.

In my eyes it looked very realistic & totally fit for purpose.



Toga (Easy Lawns) prepares the ground ready for grass laying.

Grass comes with a 5yr guarantee.

It allows rainwater etc to filter through into the ground thus no flooding.

It is held in place by a special glue.

It requires no maintenance at all.

It does not discolour after a period of time.

An exact price per a PBV garden cannot be given until a full survey has been carried out, however, ball park figures are between £25-£35 per sq m.



An estimate of a 6m x 6m garden then would between £900 - £1,260 if my calculations are correct.



When the time comes if we went as a group to lay the whole garden area for each block then I think we would be in a strong position for a bit of bartering.

Sounds good, will have a look when we are out next If we can get a list of all who are interested can approach them for a job lot, I'm sure they will be prepared to deal.



I only saw the sample at Sea Terra and have no idea which spec it was but looked very realistic.

I have not done my snagging yet as not due for completion until Feb 2009, Morty and Bloggy are just back from doing theirs so can answer your questions.

As for white goods I managed to negociate all white goods inc F/Freezer and alterations to kitchen to suit, two extra aircon units in bedrooms and alterations to bathrooms all within the price, took a lot of bargaining but got it in the end. Also had all of above written into the contract.

Trying to hold onto the Six Million Dollars for as long as possible.

No doubt did pay a lot more as only bought end of Feb this year, would have been nice to have been at the front of the queue. Spent about eight months gathering as much info about builders, agents, area, lawyers and living there as possible before buying and must say I am happy so far.

We are in a garden apt in block D, all pool apts were sold so picked this one as it was elevated and we have a view between apts on the front. Apts along front are nice but too expensive for what they are.

At the end of the day so long as I have a sunbed with a view of the big yellow ball and room for a few beers I will be a happy man. Roll on March.

May/June Newsletter.

Have you PBV people received the newsletter? It is looking good there and that swimming pool looks amazing! I just keep visualising taking a dip doing a few lengths (Yes its a big pool so just 2 lengths will do!) AND then go to the Bar and sink a beer!



On a serious note.....Ive E-mailed Nadav the Project Manager of PBV to see if He would consider some Energy saving products for our site ie Solar panels to heat the swimming pool, Solar photiac panels to power street lighting etc.

Would do you buyers think? This will save a lot of energy over the years and help keep our maintenence fees down!!!



I think if enough buyers show an interest in this maybe they will consider it...it will mean us no doubt having to pay say an extra £150 each for the panel purchases........AND remember when the island gets a power cut...The street lights will stay on as they will be on battery backup!! PLease show you interest in this idea?.....Thanks nunu1
