Can you provide evidence of no ties? Mortgae, injunctions etc.

If I remember correctly from seeing thise on Ebay you were offering flights to view, is that correct?

Hi Everyone



We have checked the history on these properties and sold many others on the same development, so our clients have registered contracts with land registry and found no mortgages or injunctions. We are also happy to sign a document making your deposit fully refundable if anything is found.



Kocans are ready for transfer if you have the permission granted, but they are all developments so they wont be individual you will get a share of the site, however the 2 bed at 50k mark will need more time for the kochan as it has just recieved final approval.



Thank you for your feedback regarding lack of info, i can see your point, please give me a couple of suggestions of what other details you would like, and if you email me i can provide u with further pics.



Regarding Flights, nothing was mentioned, but please email me if you would like to view and im sure we can arrange something.

Correction: there is no 2 bed at 50k its the one at 64950, that will have to hold on a little while for the kochan

They are all evergreen .

Nci used to be the estate agents oppisite the garage on the catalkoy road just before the turning for Malpas.Although the shop isnt there anymore these are probally legit houses that used to be on the books.

Now obviously selling over the internet.The guy who is selling is really nice guy

The kocan is in the builder's/developer's name.

Any buyer will have to get PTP first if they are not TCs. So where is the guarantee that assuming you get PTP, way down the line, that there is any guarantee of a shared kocan. Then there is the cost & difficulty of getting a final kocan. The site is obviously not parcelised yet.

nic2010, what are you actually going to tell potential buyers at auction about getting a PTP? Any existing PTP already held, for another property is not transferable. Time consuming process. No doubt anyone who buys on ebay will be unaware of the pitfalls in buying here.

Hi Everyone, thanks for all the comment.



Yes the Asia thing was wierd i think Ebay need to learn some geography!.



The copy of kochan is a couple of years old i will see if i can get an updated one, this property was registered with land registry and did not come up with any mortgages, but i have to admit the dates on the registeration are about a year old, i will look into this immediately and find out the situation.



I am happy to go through the PTP process with any potential buyers, but this will be the case whether they buy off of Ebay or any other source, it is part of the buying process out here and unfortunately cannot be avoided. As long as they register their contract with land registry they will have some security, till they are granted there PTP, this registration will bring up any issues on the land and for some reason there are issues all monies will be refunded.

Yes you are, You can obtain title as soon as valuation is complete and providing the share title or individual title is ready for transfer!
