Yes, I bought a villa for my daughter at the beginning of November 2009 almost finished and they moved in just before the end of the year and we celebrated the New Year there. Mind you, as interior architects they had all the right contacts and finished most work in a very short time. She designed the cupboards etc. the day she signed the Sale Contract and the manufacturing started next day. We hope to have the title deeds this month. No pain, no worries and everything going according to plan.

My partner works in the property sector and despite a very slow 2009, November and December suddenly seemed to see a resurgence in interest - from virtually no customers to customers most days... Several sales in December... and yes, mostly esdeger land.

Msg 4...you can fool all of the people some of the time,...and some of the people all of the time,..but you can't fool all of the people all of the time.....of course the agents will talk things up but me thinks that people are not so gullable any more regarding NC.

We rent and it is the best decision we ever made. For buyers from outside the EU, NC may be a good option but until the Orams case pans out, anyone from an EU country should keep their money in their pockets.

daisy dukes get feedback from clients you show around and it could be something quite simple for the reason you are not selling . You could then possibly put it right for you to get a sale . Hope this helps .

A lot of people now seem to be long term renting rather than buying.





You have to remember though, that every 'renter', rents from an owner!



So, ultimately, every renter is supporting property ownership in NC, and potentially helping to pay off the 'owners' borrowings, or making a contribution to their savings/pension fund.



Renters can support a property market as much as buyers.

On our development of 4 Villas one has just been resold to a TC couple and another is in the process of being resold. So I guess the market is not totally dormant.

Pipie msg 17....i have done exactly that, and am now in the middle of a slight remodelling job, hopefully this should do the trick...Also because years ago this house was the local coffee shop, so with this slight remodel it could once again be turned into a very nice little restaurant...something that's not actually available in Karsiyaka......

Messege 18 we have friends who are going over in March to look for property . Also at Christmas we met up with Cypriots from the South who were looking for property could have knocked me down with a feather so to speak !!

Pipie and No 1 Doyen - I was meaning to start a new thread regarding selling homes in NC after seeing Frank and Joans website also but never got around to it, never saw this one and it would have been my question also. What I would have asked is "was it necessary to spend more money to get a sale". If you take the example of Frank and Joan their property has been up for sale for nearly a year and now they are advised to change the staircase from spiral to an L shape. Surely the agent should have mentioned this earlier if it was to be a selling problem. Obviously Frank has not gone into detail what his conversation was with the Agent but if it were me I think I would be pretty miffed to find out after all this time that more expense was needed to sell a property. I realise there are properties personally designed and not to everyones taste but surely the Agent should be targeting the different markets regarding potential buyers. .................cont

....continued from 29........if obviously every person who viewed his property was saying the spiral staircase is a problem then maybe its worth doing but in Franks case as far as reading his website he only had 2 people view, I could be very wrong on that there could have been hundreds. Don't see why people should continue to spend their money like this. Sylvie

Renting for the last 6 months or so - the best way to really assess how the TRNC would suit us! The property market is just ONE aspect of moving here, albeit quite an important one



There is a lot of uncertainty in the market but like everywhere else people still move (buy / sell houses) for the 3 D's - Debt, Death and Divorce.



Also, never forget there is the local population - who don't look to the TRNC as a place to have a holiday home or a second home etc., The Orams case doesn't affect them unless they are TC's from the EU!



From what I understand the market looks like it is finding a 'floor' - but time will tell.



Much talk about a settlement - but it is just that 'talk'.



As I have said on previous posts - the legal system here needs reforming and the property sector needs to get its act together if they want to rebuild trust!



Don't have high expectations and you will not be disappointed

We have had our property on the market for some time and if we made all the changes

that people suggested we would have re built our house. I do take these reasons for not buying with a pinch of salt because 99.9% of people viewing so far have not been in a position to buy (need a mortgage and we have shared deeds) The question has to be asked why an estate agent would even bother showing someone round in this circumstance.



Having spoken to the agent they have basically said that they do not want to offend any local buyers as word would soon get round and would affect their business, meanwhile all and sunder were trapsing around our place. Not anymore I hasten to add.



Having been advised on the selling price by the agent we put it on for less and still no joy, when you speak to the agent their only response has been try a lower price. We are now down to the price level I thought we should be at months ago. 2010 brings new opportunities to sell I hope!
