A few more properties have been reserved on Sweetwater Bay only 2 villas and 2 bungalows left now not sure about the availability of apartments but as the site nears completion there should be more interest.

first appartment sold in block 131 i noticed last night so the world credit crunch not holding sweetwaterbay back from selling out , allthough we seem to have the same problem as turtle bay village the penthouse appartments not selling like the garden ones,anyone got any views why? also i notice the most expensive piece of real estate bungalow B21 gone back on the market. ken baxter gone out today for two weeks ,hes going to post a special SWB update on his return. regards andrew

I've purchased a ground floor apartment but was really impressed with the penthouses.

The roof terrace area and the views from all of them will be truly spectacular and adds a further dimension to what are already fantastic apartments.

I think the reason they are selling slower is mainly because of the price.

Some of them are over £100,000 and for that money in some areas you can buy a small villa.

Another possible reason and its a contradiction on the great rooftop terrace is that some people may see it as a safety hazard for small children.

I just wish I'd had more money though.



If anybody is out there soon let me know how 123 GR's doing and a couple of new photos would be nice.

Not sure about anyone else living there but many completions were promised by the end of September.Do we know if or how many have completed?? I am hoping to fit in a short trip soon but it will be whistle stop need to talk to a landscaper and look at the furntiture shops. We may not furnish on completion though as may decide to sell on we are so busy I cannot see that we will have time to use the villa. May even part exchange for an apartment on SWB or TB if someone wants extra space that a villa offers.

Rocky sorry to hear you may be selling up on swb??



I have read various threads on here for a while and as far as I understand you firstly need your ptp to be approved and once this comes through you can apply for title deeds for your property which swb have to do on your behalf.



Once you have your deeds then you can sell your property- until you receive deeds apparently you cant sell you property in NC unless you sell to a TC only??



So double check your options as this is quite complex?

I think I speak for many in saying that we're disappointed that you may be selling. You seem to have a similar [slightly wicked] sense of humour. Don't quite understand why switching to an apartment at SWB or TB would solve the time problem. I certainly WON'T be doing any gardening. Ours will be landscaped for low [in yhis case read zero] maintenance. I'm certainly not visiting SWB for a spot of gardening!

Hi All not definitely decided to sell yet, just that life is very busy at the moment and we cant see how we can get the holidays we need in 2009. I understand you can sell your contract to a buyer and the buyer completes the contract so may be possible. Hopefully life will get a little less busy and if things get better and life easier we may be able to use the villa.

I don't think I'll be going out for a while so some pictures of 123GR would be nice.

It's gone past my completion date but that doesn't worry me at the moment as I'd rather keep my money in my bank account for now and they can take a little longer to finish off if they want (but not forever).

Rocky, I was having lunch with Sir Alan Sugar the other day and he's told me because of the credit crunch I'm to offer you £25,000 for your villa and to sell you my apartment for £500,000.

My wife is unable to travel with me so I have asked Jennifer Lopez and Julia Roberts if they would like to share the villa I have booked. After all I need a woman to do the cooking and cleaning.Whilst Jenny is doing that Julia can do the washing and ironing.

I now have taken possesion of my flat but there still some snagging issues outstanding main one was the minor point of having the wrong kitchen put in. This was due to me changing my mind when i first chose apartments so my nieghbour has mine and vice versa have held back monies till work is rectified which is the responsibily of the builders who made the error in the first place.



Saying that my snagging list was smaller then Edith and andys who also snag so hopefully what i miss they get and vice versa. Im sure there are issues that i feel that are less/more important then others so i will leave up to the residents to decide the general workmanship which i am happy with bar the quality of the windows and doors which i feel the developers should have spent more money on.

Hi Steveie - Many thanks for the up-date - we commissioned a fully surveyor's report and he too noticed damage to the patio door frame - something that we hadn't even noticed. Once SWB have finished repairs etc. that Stuart Hillard has suggested, we have requested Stuart to do the snagging for us also.

Here's a snagging question for somebody.

When I looked at the showhouse shower I noticed that the plughole was the same fitting as the air vents in the wall and was non removable.

Now I'm not a plumber but surely that's not the correct fitting for a shower base!

In the UK they can generally be taken out to clean out all the fluff and hairs that build up.

As anybody noticed if it's the same in the finished properties?

Something to check out Rocky.

Hi all,



Long time no speak to??



Have just booked flights me and hubbie will be in NC from friday lunchtime and all day saturday!



Its both our birthdays on mine on the 10th oct and his on 12th oct so weve tied a trip to cyprus in with a couple of days at istanbul also!



Will be onsite around 11-12am on saturday as Im having my unit surveyed then?

P.S- Living room tiles in brown colour but rest of apartment in cream so when you walk into the living room area it feels like a whole different room.

I also paid extra direct and upgraded my kitchen .

Sorry I have not posted recently but I have been away from my base on business and have been really busy.



When we were over in Cyprus recently we arranged to have some additional units installed, we organised the buying of the furniture, the bigger items anyway and we (my wife) also sorted out all the curtains, drapes and blinds etc.



We will not be back over until some time next year, maybe as late as Easter but I would just like to say that the site is coming along really well and I just hope it is not so hot the next time we are there.



Sorry to hear you may be selling your unit, but what ever you decide I would like to wish you the best of luck.

Hi all,

Just returned from swb was hoping to have great visit until the sheep incident spoilt it !!!



Was driving along the main road past esentepe when an extremely large sheep stepped out onto the road straight out infront of our car!!

We had no time to stop and hit it full on!!

Unfortunately the sheep died and the car was an almost a write off- luckily we had seat belts on and the airbags worked instantly!!!

The farmer didnt speak english and we didnt speak turkish so the police arrived and we spent the afternoon at the police station!!

I cant THANK edith, andy and marco enough for their support and help they were our knights in shining armour who came to our rescue and if wasnt for them wed probably be in a NC jail by now!! WE ARE TRULLY GRATEFUL FOR THEIR HELP AND EFFORTS- THEY SAVED THE DAY !!!

Hi all,



Anyway apart from the sheep scenario...



SWB looks great and overall we are very impressed with the progress on site and the completion of out unit.



We met mike from rms briefly whilst he was busy unwraping and installing the gym equiptment onsite.



Sauna, communal shower/toilet area is completed and installed and they were also installing the jacuzzi whilst we was there which is big.



The pools are almost ready to be filled and the offices shops and one of the 2 sports courts are also complete now and the 2nd court is not far from completion either.



Phase 3 is really taking shape with most apartment blocks shells complete.

I appreciate that the site is coming on. However, until you get electricity and water, the properties can be as complete as they like, but no one can move in. We've asked RMS to sort our electricity connection, but there seems to be a stunning silence from SWB regarding when water will be available. I may try, but even I can't live by wine alone!!

I hear what your saying! Utilities connections is the vital questions right now??

Especially as many are completing??



If its any consilation when we were onsite they were testing the large underground water storage tanks located next to the shops.



They had found a small leak in one of them but were fixing it whilst we were there!



Once utilities are up and running and there are any issues or problems who will fix it?? The construction company??

I think rocky is the next one to go.



I've just made my penultimate payment, so only one to go and that's not easy when a big chunk of my money is tied up with icesave.



With the last payment that's when the fun should start with snagging, electric, water etc to be done and all the hassle and expense that entails.

Talking of payments we have made 2 now. At what stage is the 3rd paid? What constitutes completion of concrete and brickwork shell? Does that mean the roof is on and we have all walls finished?

Does anyone have any pictures of the sauna jacuzzi and gym inside yet?

We will be there first week in feb and it seems a long way off yet :-(

Is there any news on water being connected?

MInt I think you are right, they dont hang around when the money is due. Yours is progressing at a rapid rate since you agreed the purchase some 15 motnhs after I agreed mine. I think the first three stages do progress well is the next two stages where they drag their feet. I believe in one case they waited and asked for the last two stage payments together, That was when they thought it was finished, the purchaser did not agree that it was finished so I think the debate continues,

I don't think that anyone has 'completed' yet - no water or electricity!! Don't be too alarmed when you visit because the villas and apartments are not habitable, not unless, of course, SWB can fit you up to a generator.



I have also learned that the 'waste' land (ravine) is actually owned by a Greek guy - has any member had anything said in writing or otherwise that SWB would be responsible for the planting and management of the same? Apparently the men working on site have been dumping rubbish etc. on this piece of land which is spoiling the views. I would also like to hear from anyone who has had an estimate for putting in a pathway by the kitchen door.

i rang edith yesterday as i wanted some information, she rang me back with it at eight this morning after discussing the issue i had she went on about how great everything was going , on the subject of water and electricity she said a huge underground tank with so many tons of water had been filled the office was to get a live connection in the next few days and the pool was going thro its final tests before being filled. regards andrew

We have been advised that the land is 'exchange' land but what this means in real terms is anyones guess. I don't think you should be worried Andrew because there are a lot of people buying and moving to the TRNC. I sort of get the impression that the Brits moving out are the ones that have been duped into buying land that has already been mortgaged. We think that you should be more worried when Arsenal play Man. U. LOL!!!!!

What sort of puts my mind at rest in relation to the land issue is the fact that Andy (SWB) and his wife Connie (RMS) will be moving into an apartment on the development. I am sure that Andy and Connie who have been in the TRNC for a considerable amount of time now would not put down permanent roots without first doing their homework. Likewise, I suppose for Arthur and Dorothy who were previous residents in the South. I have no news from Yoav at the present time, but we have been advised by Connie after her visit to Kibtek presenting our contract etc. that our property has been passed and a meter should be installed shortly.

Whilst we've tried to keep our surveyors report priate ANDY HAS BEEN TELLNG PEOPLE this report is now for public consumption and can be read at SWB office - hope he remembers to show phjotos that keith took. This was supposed to be a private report paid for by us - he should now give our our £400 and or SWB. Regarding sewage situation- I dare think about especially as we just had a blockage and mass leak from our property drains here in the uk and that was bad enough??



And it happened 3 times in one week!!!



Well was just about to send swb my report but if its becoming public view then I ll have to re-think as this should not be happening???



Equally I now question whether they are showing others e-mails around aswell as this should not be the case?



I think that surely it would be in the best interest of swb and owners if this didnt happen surely??

Equally as all properties are built identical to one another it means that many issues will be the same for most properties?



But yet again there will be some individual unit issues also included in this?



So therefore I wouldnt blame them if they were to copy and paste some items as it will save them lots of time in re-typing every issue on all the reports?



Also my report was not that negative in general with mainly minor cosmetic and uncomplicated issues to deal with?

I went over to complete and unfortunately was not able to as there were still some outstanding works to do in my apartment and also to do with the site.



I will start with our apartment and these are purely my own views others may disagree.

I had a good look over the apartment and did some snagging checks. On the whole i am delighted with the apartment. There were and are some issues with some minor plaster and paint works but it was mostly cosmetic.Most of the other snags were minor. Some of the work was rectified during my visit. I could see no structural defects which would be my main concern. Also when we were over there was a heavy storm and I checked the apartment the following day and no sign of leaks.



I believe there have been problems with the water and waste treatment connections but have been told rightly or wrongly by Yoav that they hope to have these resolved this week.

The Development is truly amazing. The pool area is looking great. The gym is fully equipped and the mirrors are all up. The jacuzzi is in place as is the sauna. The ladies and gents communal showers and toilets are all installed. I must admit I haven't seen this on other developments and is a nice addition. I think we will all be delighted by the end result.



To sum up, once our apartment has had the snag list completed we will be delighted and have ordered all our furniture ready to move it in. Once the communal areas are up and running I believe it will be one of the best in the North. On the whole apart from SWB lack of information when it is needed we are absolutely delighted by the whole project. Again these are my personal views others may differ.

Yes the new photos of SWB do show it's coming on at a good pace but if you look at the last two pics of apartment 104 the building process seems to be going in reverse. I hope they are paying their money?

Hi Sam, met them when we were out Easter 2008, 104 was way ahead of schedule at that time and for a phase 3 it was in front of many phase 2 apartments. I think they were told to slow down a bit on the building.

According to the site spec. you have five sold and the last one reserved on 104 so that's pretty good.

Once snagging has been completed - my Arthur is hoping to go out towards the end of November, beginning of December to take care of furniture delivery etc. Sadly, I can't join him, I'll be in Paris!!



Andrew - the key thing is around £120.



All villa owners!! - any confirmation about cost of path by kitchen - I would be pleased to hear anything on this.

is that all it costs to have one of those electric cards which turns off aircon, lights etc when you leave the apt is that everything all in labour and cost of the actual device.

Hi all,



Regarding electric key card- I was told by swb that once your property is complete and kibtec have been to do their inspection and all is ok then you can ask swb to install the key card .



It cannot be installed before kibtec have been to your unit- so I pressume that as it is a seperate extra you will pay for it before installation after your property is complete and kibtek inspection hgas taken place and been successful?

P.S- Anyone had their gas cylinders and connections run outside their properties yet?

As too Ive heard this can be done at an extra cost through RMS who know someone?

Some time this weekend (as the weather forecast is dire here) how about a virtual drinks do at SWB everyone just close your eyes 'be' on your terrace, garden or roof watching the sun go down with a drink of choice in hand even if its a tea or coffee.

Maybe this time next year we can do it for real what a great thought.

title deeds ? christ have you not been reading the posts on this forum? dont hold your breath the saying goes, dont think anyone will get their kochan(title deeds) not untill any outcome to the cyprus problem talks are concluded. whats more worrying is were do we stand if we have to pay compensation, how much and how will they calculate it. these talks taking place are in secret ,you cant find any update anywere thats worrying also. but as the great alex ferguson once said "allways look on the bright side of life" regards andrew

You need your PTP before deeds can be signed over to you?

It should say in your contract that the developer will assign the deeds to you?



But like Ive read and heard until PTP comes through assignment or handover of deeds in your name cannot take place?

Hi folks I am back superb weather superb food very lonely as wife nd children at home. Trip was planned as completion was due but as we all know the delays have put the project back again but they were working hard this week. I decided to go and have my trip rather than cancel the air ticket. I understand some meters are being fitted and Edith told me Moira and Keith will have completion in 2 weeks. If you are reading this K & M I left an envelope in your kitchen at the villa with the chicken stuff you wanted. I had lost your phone number and failed to bump into arthur. Used an internet cafe but the turk keyboard differd folks yo press ALt something fot the @ and use the dotted i rather than the undotted I when wanting to use an i. Long jouner back left TBV at 230am had a five hour wait in Istanbul and 5 hours also to drive home from Stansted will get some pictures to you soon.

Jakki your place is looking nice but it dont have white goods.............. they are stainless steel and I like your extractor is that extra? (mail me the price please if so). They are rattling on with mine doing the tiling ( I guess that means another invoice shortly) they also did all the stone work in two days and that is hard work in that heat. I could not have a swim in your pool you have not tinkled enough and its too shallow with just the rain.

sorry folks photos take an age to attach to my hotmail address can anyone tell me a quick way rather than attach each individual photo? I attach as a file but is it quicker to attach as a photo? I assume that all my photos are jpeg my new camera downlads to pc very quickly but to upload each photo as an attachmetis a long and painful process. I will need to experiment a little more and perhaps further develop my IT skillf 4 wot they r.

I will be in NC 24th-27th November, to: a) see if all our snagging issues have been sorted, b) see if water and electric connections are up, c) get the furniture delivered. I've booked in for 24th at the Oscar [only £25 b+b], hoping [?!!] to stay in villa on 25th and 26th.

I'll take some photos of properties if there are particular requests. Will anyone else be visiting SWB at the same time?

We are here and things are looking up as we now have full concrete on C41 and it looks like the roof has been started. That does mean we have just had our 3rd bill from Yoav!

LOby I was there in torrential storms in Jan 07 there was no water running down the ravines as far as I can remember during those storms. I guess the water disappears underground as the ground is so dry

Hi All,

There are new photos on some of the individual plots on Sweetwater Bay website.



We met up with Jackie and Arthur yesterday and we talked SWB all through a yummy lunch. Great to talk at length about it as friends and relatives sometimes glaze over although I bet they are happy to borrow it when its finished LOL



After talking to Jackie about her villa purchases I am now tackling starting a wish list so that I can start buying 'bits' to take out next year. Daunting task but I guesss I will manage especially the buying bit!!

Just to let everyone know that we will finally be moving in to our villa on 5 December. We're really looking forward to unpacking and sleeping in our own bed.



We're presently trying to get 3G installed on our computer which will give us 24 hour internet access. This is a new system just been released on the island but our computer is being temperamental so Keith is trying to solve the problem.

I looked at the you tube video clips and it brought back memories when we went swimming in sweetwater bay and the agonies on the feet with the stones.

I have never worn beach shoes but it was almost impossible to walk on the stones so you have been warned, buy some beach shoes if you want to run into the sea at SWB.

Yes, 3G has arrived and it does work.....B18 who are on holiday have lent us their computer and we're using it now. However, here in Tatlisu, we don't have full speed yet because thelocal transmitter needs upgrading and although slow it works fine. It costs YTL.149 for the modem and then you get monthly scratch cards which cost YTL.70 for unlimiteddownload or sign up for a year which is cheaper.



Andysue - we were informed that SWB were awaiting some approval from Kibtec to be able to run the sewage but it should be happening this week. We were assured that all utilities would be up and running for us to move in.



Apart from ourselves, Jan and Walter C39 will also be moving in at approximately the same time. Their container is on the sea and they will be here 26 November so there will be THREE COUPLES on site.

Something will finally have to be done with that beach. Presently it's only Arthur and Dorothy who are keeping the beach clean but Arthur says the water is unpolluted. Also this time of the year the sea temperature is hot enough to swim in. Although on the site where we're renting we still have people coming on holiday and swimming in the pool!!!

reason so keen on internet is that as a holiday home instead of getting satelite/cable. you can get a gadget called a slingbox which connects to your tv/sky in uk and broadcast over to a pc in NC which you can connect to your tv. but it needs to be full speed to work properly, hopefully they will upgrade it before i come over next year.

andysue yes it is quiet I was expecting many completions in October but only aware of 1 with another completing on 5th Dec. I am planning to go out for my completion in new year but dont expect until after Phase 2 is complete, must be running 6 months late now.JUst booked for Florida in April plan an NC holiday in July 09 I think we should be finished by then. I think SWB plan to be offsite by March!!! we will see anyway. Its a lot of fun stirring up some of the other threads. Must go Fabio is short of players in Germany he wondered if I could get on in the second half.

Hi Guys

First time I've logged onto the forum since returning last weekend - work unfortunately takes up too much time!!! Rocky, you didn't see my hubby at the airport he was with me that day! There must be another poor sod who looks like that!

Had a great time in NC, we had a few issues but these related to us, nothing to do with the site and they're all sorted now - as ever Edith was a fantastic help. Edith and Andy are working extremely hard to get everything sorted but it appears it's one step forward and two steps back. It's typical bureaucracy or as we call it the FAF (f*** about factor)!!

AndySue, your property has come on loads since the last photo on website. We were on the top of 133 to have a look at the view and it was fantastic. They're making real progress with the remaining blocks. We were there at the weekends and the builders were there cracking on with it.



I have photos of the site but problems with my PC so will upload as soon as I get it sorted. MM

I think the reason a lot including me are posting very infrequently is the fact that there is nothing to post about there is as ever no news from swb.



I personally have been involved with this project since late 2006 and I started of the very first swb thread on NCF and also C44 and was then joined by Trips, Gaynorish, Davidoff, Milou and others and we had fun posting as the project was in the early stages for us as it is some of you now. Most of us originals, our properties are or nearly are complete so we are going through a more intensive phase at the moment.

We personally are only waiting for final conformation that the site electric meter has been installed and as I was promised EVERYTHING is up and running. Until then there is not a lot to post about. SWB started of with sending newsletters but this slowly faded away.

On a positive note though the site is amazing No one can disagree with that. There are people working on site 7 days a week. More info though SWB i

I will update you all when I return, and will try and take as many photos as possible whilst at SWB. I'm e-mailing Ansy/Edith/Mike for an update on whether water and electricity will be on as I've heard nothing. I have banged on to them time and again about the lack of information which leaves it open for rumours to spread, and despite promises that they would keep everyone up to date, nothing seems to happen.

However Andy, I have heard that Block 133 is to named "Sir Geoffrey Hurst Mansions", which you'll approach from Martin Peters Drive!!!

Just heard from Edith '....Electricity has been turned on at site ie all communal areas and they are testing the water tanks for leaks over the weekend, then pressure test everything. The sewage tanks can now operate but testing will take time.'

Mint if your daughter is young the insurance on my car would mean she would not be interested. Its quite sporty and the boot is not big enough for my two labradors so looking for a large hatchback or estate undecided on the model as yet but looking.

Thank you Jackie, daughter is doing really well with her driving and is looking for a car now.

We will be going out without cases in february so we could always take some stuff out for you I know we always ask but if you do pass C41 and manage to take some more photos that would be great we need a fix.

Spoke to Arthur a couple of times today - Sheila he has taken photos for you but has declined to take photos on your roof terrace - said he didn't feel safe!! He said the weather is fabulous - in the 70's - he said it's t-shirt and shorts weather. He is actually going to sleep in the villa tonight - beds and furniture have been delivered - can't wait to see the pics. He also said that he would be taking lots of pics of other properties this afternoon. He stayed at the Oscars Resort last night - said it was awful - but for £25. a night couldn't complain!!

Hi All -



It's not your roof Sheila it's Arthur not steady on his feet!! He called last night from our roof terrace - he said the sky was unpolluted and the stars looked wonderful and he could hear the waves!! I really want to join him but you've met our new addition he's been quite poorly but after three visits to the vet, he's now on the mend!! Spoke to Arthur this morning, water pressure isn't great but he managed a shower - curtains are being put up as I type. He's back tomorrow and will no doubt give a full report.

Hi All I have met a friend today whose brother has a villa in south cyprus and there are issues on some developments where the developer/builder has retained a plot/property and the parcelisation cannot occur and thus the title deeds cannot be issued. This allows the builder/developer to borrow money against the whole development. If the buider then defaults (likely in the current credit crunch) the Banks can take ownership of the properties. A similar thing happened in Spain in the late eighties. I would not think that Sweetwater Bay and its developers would entertain practice like this but has anyone been able to check out the parcelistaion and deed position with SWB or their lawyers? I do not wish to raise this issue with my solicitor if someone more diligent than me has considered this matter. We need a new thread as we get near 250 how about Sweetwater Bay Completions Part 2
