Hi just reading about Palm bay view I have just purchased no. 70 a pent house just come back 11th May the swimming pool was finnished and had water in it. I have just sent my second installment and completion of the whole complex should be completed by April/May 2009 cannot wait until then but I will be back to see how it procresses. kamal

Hi Kamal, I think you made a wise choice buying at PBV. I am buying a penthouse near the pool. I am hoping to make my final payment in the next 6 weeks and have handover! I think it will be one of the finest developments in TRNC. It will be a great community and I hope a lot of owners will live there rather than just holiday times!



Look forward to having a final completion PBV party next year!

Arrived here last night and visited the site today, looking well.



Pool has been emptied to complete patio areas and will then be refilled.



Nadav has removed original contractor and is appointing new one, expect to start him within the next couple of weeks.



Blocks A and B are complete only snagging. Roads are complete so electric can now be connected.



Foundation is in for the restaurant.



Only a few sub contractors working at the moment until new main contractor starts.



Still looking at May 2009 for final completion but have my doubts.



Will be visiting the site again over the coming week so if anyone has anything specific they need answers for or photographs let me know, I will check the forum daily.



Weather is great !!!!!!!!!

i am glad the weather is good for you ,when you say sites a and b do you mean a to be the crest and b the cliff edge ,if so has the middle section started yet .

main contractor going is not great news ,but lets wait and see .

has the steps going down too the beach started yet,if not maybe you could ask .

are all the roads in place mike or just some .

Many thanks for taking the time to post while your still on your hols. Glad the weather is good for you.



With regard replacing the contractor, any idea what happened ?

It does concern me slightly this has happened, it does seem late in the day for this to happen & may cause a delay in site completion. Is May 09 the date PBV are quoting you for overall completion ?



Any idea where we are with number of appts still unsold.



If you go back to PBV can you please ask about when the snagging queries we raised (Plot 9) will be sorted out and the final money requested.



If you can get pictures of the complex it would be greatly appreciated.

Hi folks, I to went to Palm Bay view today and I am not Happy.



Finally got some info that Yes problems with contractors and new ones started.



I was not allowed to view the inside of my apartment as apparently the Engineer has taken the keys and gone away for the weekend.



My Parents are with me for 1 week holiday and go home Monday their first time to TRNC and disappointed they could not view my Late OVERDUE delivery department!



I have a meeting with the Project manager Monday....will be interested to see what he has to say?



The site will not be finished for a long time. They have lied to me. Snagging list still not done/



As they say in Dragons Den IM OUT!!! Im fed up with delays and excuses and want my money back.



The excitment has gone and I want to buy a completed TURNKEY property elsewhere. JANUARY 2006 I placed my deposit and signed contracts/

Hi Guys,



As regards main contractor, apparently supplying less and less men so tavoid overrun they decided to dump him and go for a new one. They are due to appoint new main contractor next week who apparently will throw lots of men at the job.



As for Blocks A and B I mean two blocks around the pool.



As I have not been there since March can only comment on my impressions, Work completed appears to be of a high standard, unable to get into any completed apts, only show apt, to see how much snagging would need to be done but will investigate next week. Can only go on info supplied by Chris but Nadav and Carol Anne due back on Monday so will give them ahard time.



Completion of whole site still planned for May, have my doubts but will depend on new contractor and numbers he throws at it.



Have taken a few photos but memory card playing up so will take loads next week and post on return.



Will post again later but any specific questions let me know, will try to get answers.

I am still optomistic about the site and if all completed as told and Marina etc goes ahead will be a superb site. I intend to continue as I really do like the complex but can sympathise with those who have been waiting a long time to have their dreams ruined within sight of the finish line.



If anyone wants anything specific let me know and will do my best. I am online daily as talk to the kids on MSN, saves expensive mobile calls.

A few more snippets, road and footpath to your apts is complete and all of them can now be connected to electric meters and off builders electric which will save developers a fortune (apparently four times normal tarrif).



My apt is not as far on as I expected so will advise them next week that I will be witholding next payment until new contractor is up and running and a suitable amount of work has been done.



Word on the ground is that Marina will be going ahead, when it starts is anyone's guess but according to local press is imminent.



Went round to Eagles Nest and view to Marina site is superb, lunch was another matter, say no more.



Will be back out at Palm Bay on Tuesday and have a long list of questions so will update then.



Weather Great.

Hotel Great.

Beer and restaurants superb.

Folks I wıll let you know the outcome on Monday.



The 6 months + delay ıs now eatıng ınto my fınances that were reserved for settıng up home etc when I move to TRNC.



I am now forced to sell my home back ın the UK to re fınance my sıtuatıon. Obviously this was not the original plan and wıth the current economy and property market ın the UK I wıll lose even more money thats ıf I can sell it!!



Rentıng out now ıs not an option for me.



I thınk PBV Project ıs goıng to be a fıne qualıty development when fınıshed......but sadly I dont thınk İ can afford to waıt another 6 or 7 months.



PBV attıtude towards me when I started quoted compensatıon accordıng to my contract was dısgustıng and unprofessıonal.....I wıll remınd them on Monday that I AM THE CUSTOMER and they are ın breach of contract and that I have bee

I fully understand your position and really do sympathise but having been in the building trade for over thirty years in the UK I can only advise you to approach your meeting on Monday calmly. Builders/developers in the UK, and would suggest even more so over here, are a different breed and one sure fire way of antagonising them is to approach them with all guns blazing. You are in the unfortunate situation of having parted with most of the money, and having read a lot over the past two years concerning the property market here I personally think the legal route could become prohibitively expensive.

I think that may have been you talking to Chris when we left PalmBay on Friday but wasn't sure and you did not seem to be in a receptive mood during your conversation with him so thought discretion was the better part of valour.

SteveAustin, Thank you for your advice support I will give you a call tomorrow anyway. I am going to see my Lawyer first thing tomorrow to seek advice and options.



I will go calmly to PBV tomorrow with an open mind but prepared. I am all ears to what Nad has to say and what he is going to offer me.



I need some support from fellow purchasers of PBV as they have accused me of being the only person to complain. They are still in breach of contract and as I write this e mail as of Tuesday 14th Oct 2008 it will be 3 months over run in addition to the 4 months grace period!



If by way of a miracle, they may offer delivery by Christmas which is nearly 5 months late plus 4 Total equals 9 months late delivery. I had to cancel again my furniture delivery which has been stored and payed for 7 months now!



Im not letting them off the hook that easyly.

I have viewed other propertys this week fully completed, with full aircon, mains water supply, full white goods..Bargain Prices!

Hi All,

Was out at Palm Bay again today and basically same as before, still negociating with new contractors.

There are 32 apts still to sell and a few people looking around when we were there.

Steps down cliff not started but area between apts at top has been shuttered and poured.

Work still continuing on pool patio area but only a few workers on site.

My gut feeling is that when new contractor is appointed things will progress although feel May09 completion is a bit optomistic, who knows.

Snagging of Crescent Block is to be completed asap.

Great site so hope things sort themselves out, I personally think they will.

Met up with Neale today and had a beer and a chat, nice guy, but will let him update you all on his news.

Off to blow the froth off a few.

Thanks once again for this update, covered everything. We are in for the duration, no doubt about that. Glad with your vast experience of the building trade that you still feel happy with what you see.



I think PBV should, in their next news letter, give us a full update on all the issues, including completion. I for one am banking on the complex being ready for next summer & I'm sure I ain't the only one !!

Back home again after a fantastic week, sorted most of the furniture and have seen enough shops to last my lifetime, I don't normally do shopping.



Credit card is in the freezer cooling off.



Sorted Bank account and wills, all relatively painless except on the pocket, but at least it is something else to strike off the list.



We are really looking forward now to getting our keys.

Going back out again in March and if not ready will stay in Mountainview again, it has become a home from home, taking the kids with us as they have not been out there yet.

Glad to hear everything seems to be progressing. We are in for the duration too as we think it will be stunning when finished. Went out in the summer and had to stay elsewhere as we couldn't stay in our apt (as promised, but a long story....).

Hoping to stay out in PBV next summer holidays, let us know when the big party will be and we'll be there!

We're just waiting to hear on the snagging at the mo, but in no rush really - rather have our money gaining a little more interest.

I wonder does anyone know whether we should have building and contents insurance yet? If anyone knows of a reputable firm that would be great, and also about the will making? Can we not do that this end????

Teamcharms,,,We made and lodged our wills while out last week, must be done in TRNC as have to be lodged at the courts. Our solicitors organised it all and took us to court in Kyrenia where they were checked,stamped put in fancy envelopes and sealed, they keep them there and give you a number should you need to access them. All fairly painless except on the pocket although not a lot different to wills in UK.

Insurance not sure about when we become liable, expect it would be on handover of keys. There was a thread recently about ins companys just do a search.

You know what air flights are like to book, with a then 14yr old boy & 12 yr old girl, we have booked for next year already. We are out in TRNC 5th August - 19th August, fingers X and everything else it will be at PBV.



My wife & I are out in 1st week of June 08 to buy furniture etc etc.



Mike , thanks for these great photos. It lifts the spirits and raises the excitement levels of what, we hope, will be a great complex.



It will be an absolute pleasure to buy you all a drink next year from our poolside bar. That coming from a Scotsman is a big statement indeed !!!

Sounds like the sort of time we are planning to go out. Who have you booked with?

We are waiting for the flights to go on sale from Pegasus for next summer as the prices seem quite competitive!

We went with CTA last time and not too cheap as we only booked in the January before we went.

We booked with BA on the day the flights came out, it worked out @ £250pp. Not exactly cheap but not bad either for the dates & the times of flight, leave 8.50am and arrive back 8.00pm.



I will be looking to use Pegasus but bottled it and did not wait, wanted to get the August flights sorted soon as possible.

I was just looking at other PBV. sites and found the mention of Wills didn't know this one, do we just get copies of our UK wills? and did anyone get any further on the insurrance issue?

Grandma,

We did the wills when we were out in October.

These wills cover everything in TRNC, all done via email before we went out, then went to Lawyers where they were signed, witnessed and stamped. We were then taken to courts in Girne and they were checked, placed in envelopes, sealed and retained in the court.

We were given a number should we need to go back and alter them or for dependents when our toes curl up.

We also lodged a copy with our solicitor here in UK and she noted it on our UK wills.

All fairly painless except on the pocket.

Hi, think it may have been something we had mentioned a while ago regarding wills and we really must get that sorted, so thanks Mike for the advice. As for the insurance, I had emailed someone in trnc and never had a response, but someone had mentioned on another thread that building, etc should be insured by developer until handover and key handover.

Think I may contact a friend who had purchased in TRNC and se what she had done.

Thank you Mike for the info I'll keep trying to get hold of our TRNC solicitor, and it looks like we may have to make a pre wedding trip! I think the insurance issue is important as we have already lost a small item from our apartment.

A word of warning to PBV owners. My apartment has been broken into twice in the past 3 months, nothing stolen as there is nothing in there.



Just some sabotage, damage to front door and lock and both patio doors unlocked and left wide open.



I feel it is the responsibility of Lexington developments to secure the site and protect our properties. At this stage they should have gated security with 24 hours cover of a security guard.

Teamcharms, Im glad you have had a reply from PBV. They seem to be ignoring me. It is a fact that my property has been broken into and left open on two occasions. There is/was damage to my front door where it had been forced and patio doors left wide open.



I dont quite understand your comment whoever had advised me? My Representitive is a level headed trustworthy person, He described what he found (Front door) damaged and ajar, the lock not working properly as though it had been forced and one of the patio doors open?



What is your interpretation of that?

Please don't think I am causing any sort of argument or anomosity - life is really too short! Teamcharms point taken, Life is too short.................Unfortunately most of you out there dont seem to be affected by the downturn in the economic climate or credit crunch. But my life is hell at the moment nothing is working out and the DELAY from PBV of 8 months delivery (My permanent home to be...maybe...?) has completely scuppered my plans and cost me serious money.



I am freezing cold in Bleeding depressing *hithole Britain!



Oh yes and to add to matters....it does not seem like TRNC is going to be much better with the Orams case and the never ending WASTE of time talks with the Presidents!

I am sure that you will find we are all affected by the economic downturn, especially the sterling rate across the world dipping.



I think the delay of PBV is something we all have to live with and considering the horror stories you hear about other developments / developers, I think we should count our blessings.



It's just started to snow again and I HATE snow, bring on the warmth of the Med......



I hope that when you eventually get out to the TRNC all the hassles will be a distant memory for you and you can enjoy the life you've planned.

Its been a long time coming for me over 5 years since I decided to buy overseas. Originally I was buying a house out in the mountains near San Diego California but that never worked out due to visa and work permit restrictions.



I only hope TRNC works out, Im getting too old for continuous let downs and stress.

Just had my final snagging done at PBV. Beware, there was a number of faults listed for PBV in JUN 08 still not sorted. A bit disappointed by that if I'm honest.



There is good news, that being that the new main contractors come with a very good reputation.



From what the pictures show we are still some way from site completion. We can only hope that the pool cres is ready for the summer.

That sounds disappointing :(



Chris will certainly put his foot down when he goes out in a few weeks. We've booked for 3 weeks in August and would be mightily p***ed off if no pool at least! We've booked on the basis that all would be complete in the spring.



Apart from that, all's well.....so looking forward to a finished apartment and site!
