Hello All

I am hoping to buy a property in the TRNC (Girne area)and i will be visiting in the next 4 weeks, driving from Lanaca, i would like to say that i have found this forum very useful and hope to receive some wise advise and some top tips over the many questions i may come up with in the future !

Rod ....look around Esentepe / Bahceli area all the good , kind, thoughtful , rich , people live here. All that lot at the other end are always partying at JK's or eating at Guidos. . Us lot up this end are more sophisticated and dine out at Goya , Esentepe Villa Hotel or Stevies bar . Also that lot up that end don't talk proper like wot we do .!!

Wow - 18 posts and nobody has asked our new member if he's researched the thorny issue of property in the TRNC or even to beware what he may be told. Considering post-Orams how many of us complained they were misled and no-one told them the true background to property, I'm astonished.

Rod, welcome to the forum. Have you done your homework and know the score about main the two types of title deed here in the most beautiful part of the Eastern Med? Is there anything in particular yuou need help with?

I suggest it can only be a good thing to give 'newbies' to the TRNC some factual and helpful advice. Lord knows there are enough here complaining that they were not given any indication that anything might go wrong. Nor any warnings and that they just believed their E. Agents and Developers.



And I suggest, once again, to the management that they UPDATE their general info pages as this site is said to be among the foremost for INFORMATION about TRNC. Some are sadly out of date (years out of date) and others downright misleading in view of more recent events.



I really don't understand why they are left as they are.

yes i have investigated the situation regards deeds etc to the best of my knowledge reading from the internet. But just how safe are the different types (exchange etc). How good are the solicitors out there, Any advice would be greatly appreciated ! and without being to controvertial which area is the best areas to to live to east or west of Girne being as a holiday home ! which is the most developed area !

You'll know from your own research that the only safe and internationally recognised title deed is Turkish or foreign-owned pre-74. Don't touch anything off-plan, come and rent first for at least six months as has been suggested. And finally if you do buy, make a contract with a small deposit returnable if you do not get permission to purchase from the authorities. Never go ahead and buy without first getting your PTP. Foolish, mainly Brit people started doing this a few years back and the resulting free-for-all rip-off culture was their creation. Things could have been so different if only they hadn't been so greedy.

It wasn't the estate agents, builders and developers who handed over their life savings without having either a title deed on even PTP. It was the buyers and they were mainly Brits. If they had done things properly, the way it is done all over the world including the UK, the TRNC property market would have been regulated by demand. There would have been no boom and bust and we wouldn't have hundreds of people ruined by crooked builders and "lawyers" who quickly realised they had shed-loads of money on tap without even having to give anything in return.

So I'm sorry but it is down to individual blind greed or simple stupidity. The sad thing is how few people have the guts to admit it (because it reflects badly on them) or the decency to help a newbie from making the same mistakes.

Sun is shining, sea is glistening and the mountains are magnificent. Have lived here for 7 years and still in deep love with the place despite the fraustrations!

Agree with other members with regard to renting.....6 months should be enough for you to decide which area you'd like to settle in...................but Lapta or the West side is DEFINATELY the best in my opinion and I have lived everywhere here!

Agree with other posts rent for a while, do not buy off plan and take your time to make your own mind up. I would add that at the moment west is best as they have more facilities and a more established community.

The only response I have for AJ is - Why are so many AGAINST anyone giving any truthful and HONEST advice to a newbie thinking of buying in the TRNC? Is it a case of some wanting more people to be in the same boat they are in, somehow thinking this will strengthen their position? Any decent estate agent would give the same advice and they do. Why is the giving of this TRUTHFUL advice seen to be somehow 'subversive'?

You can live AND BUY in Northern Cyprus free of all worries if you do your homework. I and others know this for a fact! But you are unlikely to get a lux.accomm with use of a pool for from £20K or thereabouts. And who, in their right minds, taking into account the variation in prices between the properties with different sorts of 'title' would think there was no difference?

*I have taken the question of the out of date pages up with the management and they did respond on this board a while back, thanked me and said they'd see to it. They didn't.

Rod,I suggest you just take notice of comments from those people living in the North.

Oleander has an address of Larnaca,way down South in that Greek bit,EEC.I hear that the Greek government is paying monthly cheques to the Turkish owner of the land that Larnaca airport is built.

I love the Turkish Republic of Northern Cyprus,and NOT being in the EEC,or belonging to bankrupt Greece

I suggest you don't take the word of anyone on this forum. That you do your research and find out the FACTS for yourself. British High Commission Website has a timely warning on it about purchasing in TRNC.

Important facts on this forum are years out of date. And, for some inexplicable reason, hardly anyone here wants to mention even the slightest difficulty you might encounter, perish the thought they'd mention any of the big problems. The occasional post saying 'if we knew then what we know now we'd never have bought'. And quite a few more brave enough to say the best bet is to rent. Well ask yourself why they say that?

They love to keep on about me living in Larnaca. Truth is I lived elsewhere in Cyprus for much longer than I've lived in Larnaca. I now split my time between Lca and elsewhere. And I lived in the North for quite a while too. Just got fed up living on one of the biggest developments over there with (I kid you not) less than 20 of the dwellings on it occupied!

We won't mention owning any property in the TRNC that carries pre 74 Turkish Title. They don't like to hear about people who own those and bought a while back after doing homework.



I have pals who live in a development between Salamis and Bogaz where only FOUR, yes FOUR, houses are occupied! And those four not occupied all year round! Makes me laugh because they still argue with their neighbours about who parks where lol!

Would this include the 100,000 odd people in the RoC both cypriot and foreign that have purchased property and are still without deeds there as well ?
