Please keep comments appropriate for SWB. It seems that if a moderator likes he can decide a thread has gone off topic. One or two messages on the last thread were perhaps ruined by an outsider. In my opinion a moderator should delete inappropriate postings rather than ruin a thread of useful information.Perhaps some moderators are power mad. So should we use another Forum then caps and chappeses?

The SWB threads over the past 2 years have been very informative for SWB owners and prospective buyers.

The thread consistently receives the most hits.Just because someone chose to interfere with SWB owners postings they closed the thread down cant believe that.

Punish the the individual not the SWB owners and all those that enjoy visiting the SWB site in the TRNC and reading their postings on 44

I am [with difficulty] trying to join the SWB group on facebook- my limited and somewhat Luddite capabilities are showing through. However, to pick up on comments on there [as I can't post as yet], it is a bit precipitate to put the fact that The Bay Inn is closed down to certain people. Being a [mostly] holiday home complex necessarily means that the bar can only be viable during busy periods. Much as the criticism of the "permies" on this is misplaced, so must it also be stated of Danielle's comments about the planning of The Bay Inn. Is she privy to what Mike's plans were, and whether they were for the place to be open all year?

I'm equally fed up with comments being made as to "you'll find out". If I had some information of benefit to the owners as a whole [even those who have me on their hit list], I would communicate it. No answers have been forthcoming from SWBOA on the questions posed by Sheila [Mint1955] or myself- TBC

If SWBOA want backing from owners as a whole, they need to communicate and answer questions openly and honestly- at least that would be a starting point.

I appreciate that different owners will have varying objectives, however we must all want the site well run and cost efficient. For SWBOA to arbitrarily decide [via their "Budget"] when the lights will be turned off, and the pool will not be heated is simply not on. Equally the stated objective of "working with RMS" appears to be the exact opposite- I am practically blind in one eye but can see the intention is, regardless of performance to replace RMS. Perhaps we could be told whom SWBOA intend to appoint.

The bad feeling has all started because certain individuals have, right from the beginning, even before RMS took up management of the site, had their own agenda. It is noteworthy that when challenged on specific postings, those people go very quiet.

Arthur there have been many allegations from all sides and the worst include comments that someone is going to run away with all the funds, another suggested a resident was stealing swb property on site. Quite frankly I am disappointed with the non cooperation and the prolonged silent pauses from SWBOA in relation to your questions. I am sure we could all work together as we all have the same interest the success of SWB. Also it appears that both RMS and SWB have historically selected which emails they respond to. Whilst SWB is a super development it is like the world spoilt by a few people. Think I may sell and move somewhere more civilised.

Andy F it does not need an accountant or an economist to advise you that in the event of a settlement of the Cyrprus issue there could mean a boom in NC property prices. I can tell you than for nothing. When and if all the fears over NC properties has subsided (if the properties themselves dont subside) you only have to look at other med property prices for comparison. In addiiton Banks and others will be prepared to grant mortgages when the title is deemed safe. This will also stimulate the market. I was looking at properties in Sardinia before I purchased in NC and they are probably 4 to 5 times higher so NC was worth the gamble for such an unspoilt environment. Also Cyprus must attract the discerning traveller we dont want the 18-30 brigade or others similar. Anyway Andy I used to read the Angling Times when I was a youngster catching roach so I am not aware of the Carp Monthly that Arthur refers to perhaps he is a secret fisherman.

The only bits I read in Accountancy [the journal of the Institute of Chartered Accountants in England & Wales] is the disciplinary page- i.e. to find out who has been a naughty boy!



I think Rocky has revealed himself as a closet angler. Afraid I've only been fishing once- I did catch a huge trout, but is was in a lake with "tame" fish so I assume it was a lot easier than what you do.

Reference the message's 13 to 16, the resurfacing of the roads at SWB.



In May 2009 I was told that the final layers of the road surface were to be laid down once all the heavy trucks had stopped coming to site and there would just be private cars and large vans etc.



I was told that this was imminent, possibly within the next week or two but when I returned in August of 2009 it had still not happened but I was told once again that it was due to be done in the next couple of weeks but judging from your postings it seems it is still outstanding.



Whilst we are on the subject of roadways, does anyone know if and when the approach road from the highway to the site is to be completed, I was informed by SWB that would also be re-laid once the construction activities were completed as all the trucks etc would definitely damage the surface, I now believe we have reached that stage but what about the road?

Alexo youve been quiet when are you next at SWB? Cant imagine SWB will tarmac the access road it would cost an arm and a leg try getting a quote for your drive in the UK its cheaper to lay carpet. If SWB have not handed money over for the water meters even though people have paid for them on completion and.they have not tarmaced the roads on site, I would question if there is a cashflow problem?? Can RMS confirm that the maintenaince fees for the empty properties has been paid to RMS?

ive had the same answer about the road surface, everytime i asked ( about six times ) "its to be done in the next week or two " every answer to a question relating to something being done is " next week or two ".



latest is everyone will be e-mailed in next day or two regarding the official owners association thats now been set up !



by the way we have paid our maintainence , two years up front . after all the hassel we had getting a invoice for it ( several phone calls ) when we finnaly got it and transfered the funds we got another e-mail saying we should have paid six weeks ago and would we pay ASAP!

thats interesting Andy I thought we had to pay 12 months up front as a Bond on completion, well thats what I was told and did because it was in my final invlice...so how come you had a different arrangement? Does this mean that some owners who have not completed have not paid for water meters also. Why do some owners get preferential treatment or is this yet another c..k up?

I will be visiting NC in the not too distant future. I think there are a number of issues to be resolved as to whether all owners are being treated equally & fairly, such as the delay on fitting water meters. I e-mailed Edith on 24th February on the subject of water meters and regret to say I have not had a reply.

Unfortunately the lack of response is at the least unhelpful, at worst enables an "us and them" situation to flourish. I appreciate that some issues are down to the response of contractors, but I fail to understand why [as an example] the final road surface is always "in a couple of weeks".

The lack of response and delays do not help- I'm afraid it comes down to communication, which hasn't been a strong point with SWB. I wouldn't mind [so much] being given a promise not kept [such as the date for the final road surface], as long as we were told why it didn't happen, and when it finally will be done- and is then done.

hi all



after requesting the sand pit at the childrens area be changed to a soft cleanable surface as it was a serious hazard due to cats using it as a toilet i have had some good news they are going to do this.



i think a big thank you to rms / swb for taking action on this serious issue and helping protect our children form the dangers of toxiplasmosis and other horrible diseases left behind by animals.

regarding the final tarmac , andy k did tell me on a couple of occasions that the final tarmac can only be done when some person from the local gouverment signs the site off , this was why they were fussing over people doing modifications to their proprties . apparently when he turns up he can refuse to sanction final touchs like the road surfaces if they find something not on original plans.

lee we are having a match in summer at arapkoy , i will eat raw what you catch lol



rocky there are no carp in any sea appart from fresh water seas ( lake superior , great bear lake ) are classed as "freshwater seas "

the resevoires in northern cyprus all hold carp , ive been told about one very close to SWB and ive found it on google earth so ill be having a bash here in june .

I am hoping to be back in Cyprus in May for at least a couple of weeks or so and maybe this time the snagging work will be done or at least partially done.



Things have been a bit hectic here lately as we are bringing a project to completion in April and we shall then be relocating back to Saigon sometime in June or thereabouts.



I’m glad to hear that the roads are about to be re-laid in SWB but dismayed about the road from the highway to SWB, the last time I was there it was a mess and seemed to be getting worse but I do remember asking about this section of road very early on in the development and I mentioned all the heavy plant and construction vehicles would tear the road up during the construction phase, it was at this time that I was told SWB would make the road good after all their heavy plant and machinery plus their heavy vehicles were finished at SWB as it would be this type of traffic that would be the cause of any damage.

Re message 83, that isn’t quite the whole truth is it, Sweep?



On 4 February, you posted a message on the private forum asking the Committee to raise the question of the children’s play area as a serious health and safety issue.



When asked if you had complained about it, you replied, ”My brother mentioned it to Mike and he said they would be able to address the pit when funds are available, positive response but I think it needs pushing through.” (We know a number of others had also raised it with Mike and had the same response.)



The sand was discussed in the Committee Meeting on 7 February and on 14 February Shaun wrote to SWB about it, among a number of other issues.



It is now being rectified, although what the final result will be is still unclear as they are currently replacing the sand with concrete blocks.

Other issues raised in Shaun’s letter which are now being rectified are:

• The pathway to the beach; the erosion has been filled in and compacted and a drain has been installed to take the water from the storm-water drain underneath the pathway;

• The tarring of the roads on site and in front of the office;

• The broken gates; Shaun was told these would be operational once the tarring is completed;

• The slow pace of ‘snagging’ and the poor quality of repairs; the arrival of Sam appears to herald a change.

The answer to having a democratic vote is an emphatic yes. What people have objected to is Keith claiming to represent the majority of owners when, quite frankly no one has any knowledge of the views of "the silent majority". What people must accept is that if there is no public access, the bar will not be economically viable, therefore owners will not have a bar at which they can meet.

I am happy to go with the views of the majority on a one unit one vote basis; perhaps we can be enlightened [at long last] as to how many owners have "signed up" to SWBOA.

I'm sorry Sheila, but do you seriously expect to get specific answers? It's a bit like the "several people" with cuts from the tiles in the swimming pool. I could go on at length about statements made which simply aren't backed up when they are challenged.

Rather than waste time, I think there needs to be steps put in place where an open vote takes place on the major issues. My immediate thoughts are:

1) are owners happy for outsiders using the bar [they may use toilets but not the other facilities]. This of course should be subject to review if there are any adverse occurences

2) are owners happy to entitle non paying owners a vote

3) are we happy that fundamental decisions such as major capital expenditure, changing management company etc should be on a majority vote

4) what powers should any owners committee have? are they there to inform or direct?

5) do owners want the pool heated at popular [but cool periods]

6) what time should streetlights go off

Yes I was. We had a super evening and thought the bar to be delightfully fitted out. Everyone made us feel so very welcome. I am sure the type of bar you have would not attract undesirables. If only owners are permitted to use the bar I think it will be difficult for it to survive.

the vast majority of owners dont mind the likes of your selfs dropping by as trade is trade and the bar needs outside trade to survive. if it closes it will be bad for everyone .

Q . is there a site anywhere in turkish cyprus thats got a bar but excludes anyone other than owners /residents from using it ?

Hi Mint I agree there will be cost implications on a move perhaps for MIke or the community..thats not the issue here. The point is an agreement which would have to be on a majority so all owners can move forward in one RA. I think it is an important vote to decide what the owners want and any owners should only have one vote even if they own two or thirty properties otherwise it would not be democratic. A holiday company could buy 50 or 60 and then they could do what they wanted ( eg wet t shirts competitions) so how would we feel then if club 18-60 got involved (ok Arthur dont answer)so its a no no to any block vote I feel for now and the future. I say yes to a bar but not where it is.

It makes sense for any commercial activities to be roadside to increase the footfall of consumers. Where it is on site and with so many objections in due course I feel that Mike may close it and we will have lost this super facility. MOVE IT OR LOSE IT

dont drink and swim, the bar would be a better area for play pens for your kids and board games you should watch them all the time when they are swiming or by a pool so you aint got time to buy a pint. Hope it was in a plastic mug if we get broken glass in the pool it would have to be emptied and refilled..enormous cost haoppened on a complex in Sapin where I was an owner

If they don't pay maintenance they shouldn't use their apartment never mind the facilities until they do. We have the same problems as you it is common in the TRNC, trying to enforce it is a different matter. Name and shame, big fat notices on their apartment doors and windows and don't maintain their gardens if they have one.



As for the bar i would not want to run a business that is only allowed to serve residents, suicide in the current climate if you ask me. Before you know it they will be asking for electrified fencing, Crazy!!!!!!!!

In our opinion, the only vote should be whether "outsiders" are allowed on site to use the bar and we will vote in favour but, like most others, will go with the majority view. However, what should not be up for discussion is moving the bar. We were one of the earlier purchasers who chose our property knowing that it was always planned to site the bar next to the pool. If we were aware of this way back in late 2006 then everyone who has bought since knew where it was going to be. We agree with Sweep - adults and those with families want to sit and relax with a drink or keep an eye on their children in the pool - that's what holidays are all about and let's face it that's what most of us are doing at SWB - having a holiday.

I agree a business cannot exits without outsiders, BUT it does have everything to do with them as owners of the building ! perhaps they should have had the vote first, then the idea of relocation etc could have been put forward before it was completed.

i dont think for one minute that the bar should be moved, how many holiday resorts do you visit and see a bar along side the pool area i would say 99% of them from my experience it is the correct place for it and it should stay put were it is.



whats the point of having the bar half way accross the site away from the pool it is crazy to even think this is ok.



i for one will back mike and his bar all the way as will my bro who owns next door to me so two votes saying yes from us two.



mike has put a lot of hard work into this and i presume a lot of money too so i think he could do with all of our support with his venture at the end of the day it will make a day down at he pool that bit more pleasurable.

I think I may have misread your posting, are you saying that all owners own part of the bar which is a business funded by a private individual?

I am sorry If I have misconstrued your reply but unless the bar is a standalone business that is not encumbered by any 3rd party obligations then all I can say is you are going to end up without any bar at all because no business person in their right mind would entertain running a bar that he/she had no control over.

AJ I think that is the arguement in this case it depends how the site is parcelated - but nevertheless as an outsider the bar is nice and very well fitted out it would be a shame at this point and investements made in it not to have it up an running



- why cant you guys compromise and suck it and see and let Mike police the problems 'if' and when they occur. Then review the situation after the summer season, if all goes well let it stay if doesn't have a rethink how it can be policed better ! just and idea ! ) you may not have any issues at all.

As ever Andy, your diplomacy is your strongpoint.

However, I think more at issue for SWB owners is the question of the payment or non payment of service charges by owners, particularly those who claim to represent the owners as a whole by being on the committee of SWB. I put a detailed posting on the facebook group page "peace & harmony at SWB" a proposed way forward, which, inter alia, suggested that those who claim to represent all owners should at least pay as everyone else. They may have their complaints against SWB which should be directed solely against the developer; they should not be a justification for non payment of service charges. Likewise, as is well documented, there are committee members of SWBOA who even before RMS took up management of the site wanted to remove them. Not paying service charges because they don't like RMS is not an excuse; if RMS are not performing all owners should be informed so that we as a body can make a decision. TBC

My posting on facebook was two weeks ago. As has become normal practice, when the views of the committee of SWBOA, or their payment or non payment of service charges has been challenged, they fall silent.

I would ask every owner of every nationality, do you want a committee potentially representing you when there are committee members who won't "play by the rules" in paying their service charges?

Do you want a committee when [in media I am sure they view such as facebook or cyprus44], they simply won't answer questions?

Whether you agree or don't with the site being open so outsiders can use the bar, the above are I feel fundamental issues. SWBOA or at least the committee members thereof have had two weeks to comment, in my opinion, their silence speaks volumes.

I would like to end this post by saying that if I am contacted by SWBOA members who as a prerequisite are prepared to pay their service charges, I would be delighted to work with them for the benefit of all owners.

Just spent a fab 3 weeks at SWB. Once again its changed since we were there at New Year. The plants are growing well and ones that have not thrived are being changed. The pools are warm enough to swim in and a game of volleyball over the wall in the big pool was had most days at 4pm. Lots of new faces and we were able to put names to faces that we have only spoken to over the internet or on the phone only up to now.



More restaurants opened since we were there last between SWB and Esenteppe. If you get a chance try and eat at the Metran up the road its quaint but so very friendly. For fantastic food, but you do need to book (as she cooks to order) try Moulos its quirky with no real menu but the food is amazing.



Lots of plans in the pipeline and as always SWB and RMS are doing a great job in moving the site further forward all the time.

just back after a week surprisingly not crowded for half term week. Although only one afternoon we ran out of sun beds by the pool. Well they were covered in bodies or towels. Must confess it is easier to leave your stuff there when popping back for a cuppa tea if the Bay Inn is closed. The Bay Inn Bash was fun about 50 attended Sue Campbell instigated the event and twas multinational. England, Ireland, Germany were represented together with Belarus (nice people) even a Newcastle accent was detected. Lots of visitors interested in buying. SWB and RMS are working well in the interest of the site. Progress is being made with many issues and snagging seems to be progressing with a dedicated team. Roll on school hols in July.

Jakki I am sure I have said nothing to upset anyone. I model my diplomatic skills on those of Andy F who appears or disaapears to have gone missing. I may retaliate when I am falsely accused of something. Anyway in 11 days I will be supporting the Bay Inn (subject to BA still flying) again even though I did not agree with the location I can force myself to support it. i suppose its quiet because all the excitment of taking hand over as happend to the vast majority of us , still many issues that are of concern to me like none payment of maintainence and the court case thats comming out of the owners maintainence account.

Do you know that as fact ANdy? that RMS is paying court costs!!! surely the action was against Sweetwater Bay Developers wasnt it? Perhaps Mike will clarify on Facebook.

rocky their must be two court cases going on . one is definaely against mike and RMS and he told me about his expierence of being in court and defending himself and RMS .

further to above , im only guesing that a case against RMS would come out of rms funds by the way, if one was to come against my company it would come out of company costs its logical .



their was not one comment on facebook when a post on the case was posted, not one either way so at least it being brought up may force a clear up .

had e-mail from mike regarding my misleading comments which i accept are wrong and i aplogise .



" to clarify , there are NO CASES WHATSOEVER which have been brought against either me personally or RMS . on the contary WE HAVE BROUGHT CASES AGAINST SOMEBODY ELSE . there is an extremlely important difference between the two.

I looked at this penthouse in July and it must have some of the best views on the complex, was thinking of buying it.. I did not see a Russian Spy there though.

I will check her out I am visiting the site Friday for some time in the gym and the pool, it is an open site isnt it? I hope arthurs pool is open to the public as well then I have lots of choice. I need plenty of exercise planning the great north and the city of Manchester runs in 2011. Already I have taken a minute off my 1 mile time even the top Olympians cant do that
