Building an extension - estimated price

Can someone please give me a very rough estimated cost to build an extension. It is one of the white ottoman style houses built by someone called Sukru or similar. The existing house is open plan but want to build on a new kitchen, study, cloakroom and entrance downstairs and add a master bedroom with en-suite upstairs. To keep the proportions and look of the property I estimate the extension to be around 7 metres x 7 metres - total area 100sq metres. I had been told previously that the build cost is around £500 per square metre but not sure if this includes any fittings etc. If it does not I wonder if someone could tell me how much kitchens are and whether it is better to bring white goods from the uk. or better still, send me a link to someone who sells kitchens and appliances.

I particularly want a large american style fridge but have no idea what they cost in cyprus. here they are aroung £1000 at the moment.

Cost of build is more likely £600.00+ per M2 at todays cost of materials/labour, fully fitted, floors, doors, windows, sanitary units, electricity, plumbing, decor, etc,. Of course you will get cheaper prices but with the resultant inferior quality. Kitchen with Granite worktops for a 20 M2 room should be around 5K from someone like Ciddy Mutfak in Girne opp Astro. Whitegoods are not much more expensive than the UK, however for some reason microwave ovens are exorbitant, especially integral units. I recently bought a Sharp fridge freezer, above and below doors, massive storage (can't remember square footage) for just over £900.00. All other white good are Bosch from the Bosch shop in Girne opp Toros, speak to a guy named Tuna.

Thank you for your reply. Can you just explain what you mean by fully fitted - do you mean the cost of the kitchen is included in this?

Judyr, yes, sorry, fully fitted price would include kitchen at around 5K. This figure can mushroom, especially if you go to someone like Prestige Kitchens who are the top end of the market, very good but again, reflected in price.

Give us a call we can complete everything you have suggested apart from the white goods as we do not sell these.. Everything else no problem as we have a full building team and carpentry shop...

Not sure on building costings but to restrict the very real possibility of having to add numerous buckets to your fittings budget you may wish not to include any flat roofs in your building design in anticipation of winter rains. Villas here have been dubbed "concrete tents" by many ex pats.
