Firstly, what sort of monthly price would you expect to pay for someone/company to look after your 3 bed apartment if only you use it?



Secondly, what sort of monthly price would you expect to pay for maintenance if you rented out your apartment to holidaymakers or does this depend on how many bookings you get?

Hi scooby,



I use Unwins who charge 35 per month and they look after everything including all taxes. 420 a year may seem a bit steep but the peace of mind this gives you (I do not live in TRNC permanently yet) is worth every penny. This charge is the same when the place is empty or when there is a long term tennant.



Holiday lets are very different and more expensive, you would need to check out the different agancies' web sites for guidance.

Thank you for your response, it gives me a starting figure which what I was looking for before I hit the phones! I thought is would have been more so I was pleasantly surprised when I read your message.



Does this figure cover an apartment or villa as I am guessing it may well be 2 different prices and my query is on a 3 bed apartment of approx 120m2,

As someone who has had their fingers burnt in both property maintenance and rentals I would be very careful as many property maintenance companys are not what they say.

When we first bought our penthouse we paid a local estate agent one years maintenance in advance at the time 360. They also put the apt on their web site at 200 per week for which they would take 15% of any rental. We only ever got a 4 day rental off them in 18 months and as soon as we came for holidays we knew someone had been staying as the new cooker hadnt been cleaned properly.

Also one holiday we decided to come out and not tell them, surprise surprise the electric had been turned off as they hadnt paid the bill, despite them having a float.

So we just lock the place up, turn off the water/electric and forget abour rentals, their not worth the bother for what you get.

I am sure there are many honest agents out there but things change when they realise you live in the UK

Regarding your question in Msg 3, I have a three bed apartment. I also have to pay 420 a year to the builder for pool and ground maintenance.



The other posters are also offering good advice. Shop around before selecting an agency, they all want your business.

In reply to some of them, the site is very small and does not offer a site maintenance.



I will check out the companies and websites you all mentioned above,

Toonie, I am actually looking for a friend of mine and I, too, have seen many people not get what they are paying for however my friends want to rent to friends and family only (which can often be worse!!) but because I live here I will be able to check that the agent is doing there job.
