Hi everyone



This is my first message...



Hello to everyone living at Casaers looking for some advice.



Myself and hubby are thinking of buying on this site we need some good old fashioned advice on what to do who to see etc..



Anyone willing to help us ...never done anything like this before

The question you should be asking is not should I buy at Caesor's but should i buy in the TRNC with the present problems?

Do yourself and husband a big favour, don't even think about buying property in the TRNC. Just read any of the far too many terrible experiences of those that have. If you want to visit for holidays then look at the many properties available for rent, the owners will be very pleased and you will have no worries. A lot of people who bought would love to be in that position.

msg1 ,landy , most people who have had problems have bought of plan , theyve laid out lots of cash to unscrupulous builders whove ripped them of , i dont have a property on ceasers ,but i have seen it and it looks a safe enough build ,i do own a property in trnc and dont regret a penny ive spent , but i never bought of plan ,good luck and enjoy .

hi just picked up key for apartment in victorius block everything they said they would do had been done,i found it very hard to find fault with the apartment. Jack is very good to deal with talk to him he owns it and is a v/nice person. everything went just as we where told it would and it did,we used terry hamilton to do our paper work and he was v/good.

I think you are asking to get in contact with owners for their opinions and experience and do not need to speak to the developer as people have suggested. (I have been there to look too).



A month or so ago someone posted that they were responsible for starting an owner’s committee.



He gave his contacts as pk1732@hotmail.co.uk and phone number 07773872950, which looks like a UK number.





Next time you write it might help if you take care over the name and place it in the section for Caesar. (You will see that in the index with different font sizes).

Look at the advise offered here..rent first..this gives you the time to look around and see what's best for you. Far too many people have lost their money buying in North Cyprus. Which is a shame 'cos it's a fabulous place....

My advice as someone who sells property in north cyprus is there is good and bad everywhere not just here in north cyprus, so dont just listen to the agent/developer, or people who have had a bad experience, just do your due diligence thoroughly ON the site you are looking to purchase as there is no better advice then those who have bought through that developer and been through the whole process with him. Ask for people on Caesar to tell you about caesar or better then that go there yourself speak to people round the pool, at the bar or in the restaurant. I recommend this to all my clients as it is a big decision to spend that sort of money, and when you buy a Ford Focus you look at reviews and write ups on ford focus's not a vauxhall!!

We visited Caesars last year prior to furnishing some apartments there. I was quite impressed! The place was spotless, the appartments seem to be of a high standard with lifts etc. I was also (as a keen gardener) impressed with the fact that some of the landscaping had been in place for a while - so the complex didn't look "bare" so to speak.

Why is it that the favourite reply to any concerns about buying in the TRNC is that is might not be safe in other countries too? If you are asking about buying specific property in a specific country then what happens in all other countries is irrelevant.



There are many brilliant developments in Cyprus and no one is disputing that Caesars might be one of them.No doubt the people who had their houses auctioned last week and today thought that their developments were wonderful, otherwise they would not have purchased.



No one is saying don't buy but they are suggesting that you actually get what you will have paid in full for, so if you consider this site why not follow the current advice

I am saying.............. Don't buy.....until The TRNC Government post rules that make it buyer friendly.



NOW if your builder hands over the kochan, check that there are no encumberances (preferably outside the TAPU offices)



Check that it has planning permission. Check that you have your PTP.......(then and only then) consider handing over the cash



in exchange. Then shake hands on the deal, then........count your fingers.



NO KOCHAN.....................NO MONEY ...... Even then do not trust what you have been told by the Estate Agent or Advocate

VAT - paid,

Connection to the water and electricity- paid,

maintanence for a year ( from June 2010)-paid.



Furniture :

double bed,

arm-chair,

wardrobe,

coffee table ,

TV and TV-stand,

table and two chairs on the balcony.



Aircon.



Kitchen :

2 chairs,

washing machine,

fridge,

gas stove.







The price is 25,000 GBP withour furniture.



Furniture is 2,000 GBP extra.

Agree, but until Bradus's question"'Have all purchasers on Caesars got their PTP and title deeds? " is answered, then a decision on how nice the site is can be made and whether you want to stay there, but not whether you should purchase

Let me think about this. Shall I buy a holiday home on that nice development? Looks great, sun shines a lot, people there tell me what a great investment it will be and such build quality. But then some doom mongers want to burst my happy bubble. Can I trust the estate agent to tell me the truth? Silly question I suppose, they only want their commission. Can I trust my advocate who I think is like a lawyer back in the UK? Oh, they don't owe me a duty of care & I can't trust them to properly look after my interests? Ah, not good. Yes but the laws are based on the UK I'm told? They were in the middle ages? Can I at least rely on the law and justice system to protect me if the property isn't want I was told it would be and or my advocate has let me down? What? I cant? Surely my contract will protect me? At least my advocate will have made sure that there are no debts outstanding and I can live there full time or have my holidays with peace of mind? Why are you rolling about laughing?

Buy resale with a kochan already in the sellers name, if you buy off plan now, you must see a head doctor and fast!!
