Please don't share any details in the public domain on how you accomplished the eviction. If people need advice I strongly suggest it is done privately by personal e-mail. Placing information such as this can be a foot shooting exercise. Please be aware of this. Mainland Turks and locals have favorable protection against forceful eviction. They also have favourable rights on tenancy.

Information like this is so important - it lessens considerably the risk of other property owners being ripped off.

Name and shame - and please do share details of eviction: how can you "shoot yourself in the foot" by telling everyone the truth? (question to Sal1262)

Yes as Yorgozlu mentioned I am Cypriot (London Cypriot) but it should'nt make any difference, if I or anyone else chooses to invest their hard earned cash on a investment property in Cyprus or wherever in the world, in my opinion it gives me the right to protect my investment in whatever way I see appropriate.



I will no tolerate any mainland Turk, Brit , Cypriot or whatever they may me be, taking the p@@@ out of my investment.



These people have promised to pay me monies owned, but I very much doubt they will. I am sorry to say but in situations like this you sometimes have to take the law into your own hands and thats exactly what I did.



I have felt it important to inform forum members so they will not suffer the same problems that I have and will in due course form a landlords association in order to protect investors from such inccidents.

Sorry but when its my property I am the only person that has rights, to me tenants are temporary residents that have a responsibilty to pay rent in order to reside, if they cannot or will not pay rent then there is absolutely no need for them to be occupying my property.



If I wanted to set up a hostel I would have done, the idea is I buy they pay rent and everyonre lives happily ever after othewise they find themselves on the street, there is no other option.

I am only trying to advise, not start a slanging match. From a legal prospective, do share your experiences but privately. Putting your actions (which could contravene tenants rights) on this notice board, which is in the public domain is risky.

For the sake of clarity I will give you a one hypothesis.



If I represented a tenant that had been thrown out of a property by the landlord for non payment of rent or any failure to uphold the tenancy agreement and that landlord had failed to follow due diligence (legally) in their removal. I would seek the full jurisdiction of the court to adjudicate. In such a close knit community such a TRNC I would also be mindful to check sites such as this. This site could provide sufficient evidence for any prosecution relating to sub-judice.

Just be careful what you print in public.

I gather you are a lawyer, not practicing in TRNC I suspect and pretty new to the game. Do you actually believe that a tenant owing over 4000stg in rent, electric and water would be so stupid to then turn round & take the person they owe to court?? Would you actually take on a case of this nature ??



Yes I do see your point and I am not in anyway starting a slanging match, just making a point from my side of the fence. It would make my day If these particular tenants decided to take me to court, I actually found out today that they have actually done exactly the the same to 2 other previous landlords and were taken to court by Kibtek for stealing electricity.



As you can see I have not mentioned how I got them out. They defaulted on payments of rent & utilities so I could no longer provide them with dwellings its as plain & simple as that.



Just trying to make fellow forum members aware so they can becareful...

It seems that you had been patient enough as they owed 5 months rent and that you are now liable for over 2800tl in bills, its a shame that the kids may have had to experience this but that is down to the parents, not you, (knowing you, I am sure you were firm but fair !!)



Sal1262 has a point but I am sure its worth the risk as these Pikeys cant pay the rent so HTF are they going to pay a lawyer ???



your decision was right and proper, maybe not legal, but hey sheet happens
