we bought had no probs, walk in flicked the switch everything worked,great builder good estate agent in ian frasier, minne konat as the solictor,we was very lucky

hildy i was asked a question, not smug just the truth, ok is this better, the builder was a shit the estate agent lied through his back teeth the solictor was crap, all not true but it makes you feel better ???????????????????????

well we researched as best you could . had great service from estate agent BORAY ,found my own advocate who has a reputation for being bit of a rotweiller (other estate agent said they hate her) thought she will do for me ....met her before we bought and showed her pre contract..she still gives us excellenct service OZLEM ONBASI LEFKOSHA.....Then bought from KAVANLAR and this was their early days ,but looked at some builds they had done and was impressed ,so took that little punt off plan .



so all in all i can collect kojan in 2 weeks when im over .........some luck ?some research?and didnt get many problems over the 2 years etc .........each step a hurdle





your a long time dead ,so enjoy it whilst you can

I am sure that there are many people who have bought without a problem but it is well worth remembering that until you have your deeds then problems can still occur.



I am also in no doubt that the vast majority who have found that their properties now have memorandums attached to them, did nothing different to those who now have their deeds, they were just unfortunate to end up with a builder who either overstretched himself financially or just never had the intention of finishing the properties in the first place.



Rowlo, I gather that you have your deeds and I am genuinely pleased that you have, but to brand those who have been let down by their builder/advocate et al as whingers who 'shoot the place to bits' is disingenuous at best and at worst could be perceived as gloating. They are not necessarily complaining about the TRNC as a whole, but about a building sector that has been allowed to flourish without any sign of regulation.

It is also worth remembering that many of these people live in completed properties (just like you) which during the waiting period for their deeds have been mortgaged without their knowledge. No amount of 'homework' could have protected them from this, builders have utilised a loophole in the regulations at their expense.



As for trying to 'put off' future buyers, I see it as giving future buyers a true idea of the potential pitfalls that currently await them should they decide to buy here. Don't blame those who are airing their grievances, blame a government that has allowed these practices to continue without any sign of legislation and blame the builders/advocates who continue to exploit the situation.



Change will only occur if the government are taken to task.

I think that if you deal with Honest people, you probably won't get ripped off, and if you deal with Villains then you probably will, no matter what your advocate says or does, because they've had a lot of practice, and they've got something to gain, unlike most advocates, who get paid 'Win or Lose'

But how do you know, in advance, which are the Honest ones, and which are the Villains? - Without benefit of Hindsight?

Nowadays, of course, the answer is to read Cyprus44

However, despite doing what I thought was 'extensive research' circa 2004, I never heard of any of these problems, and didn't even know that there were such things as Cyprus Forums - they just never came up!

You have to know the right thing to search for in the first place, and you don't know that until you already know about it - I think that Donald Rumsfeld would have been proud of that!

We had a minor problem.Bought the place fully furnished,picked up the keys 6 months later walked in to an empty apt,but we did pick up our kocan in may this year.The furnishings aside,the whole buying process from start to finish was very civilised.If I knew it was going to that simple next time round it wouldn't be an issue.

My problem with buying in NC is that I cant wait to get back out again to the sunshine when Im traipsing around in mud and piles of pooo, and sorting out problems caused by the bl---y civil servants of GB! lol



Only thing wrong with NC is all the English pubs setting up!



We bought because of the beauty of the place, to get away from big screen TVs, English pubs, in fact any thing English really.....

If you think people discussing the situation is putting people off buying,(some would say good,) then why start another thread like this,you have already 12 messages that people can read that have been intigated by you. Funny way of keeping things quiet!

You are the one who is putting people off buying.You complain about people telling the world what is going on, and yet your idea of encouraging purchasers is to tell them they are stupid to buy if they expect legal protection from the sharks.

I had no problems either did loads of research on the agents, developers too. Agents The little villa company and developers Evergreen.



Part of the research was there was no way it was a short term investment, once the north and south kiss and make up and they will too much at stake



Oh and location, location , location 80 yeards from the beach 2 bed shared pool 3 years ago totaly off plan stage payments and not being snug did lots of work so controled risk

My estate agent was/is Remax

Benan Kusat dealt with all the problems to the best of her ability within the laws here and has been a fabulous support thoughtout.

My friend went for the most prestigious builder at the time (NCP), and the advocat who was seen in all the best magazines and came recommended.



Result - A 100k mortgage on their home PLUS 4 memos - They were careful and prudent and will lose everything.



Their experience is that its a pure gamble buying in TRNC.



Might as well put your 100k into the casino......

you are right there.I Not common now, because for most of the people who tried to keep the ripoffs swept under the carpet just long enough for them to sell ,their ploy worked and they have managed to sell and are back in UK.

Their line was that there was no problem in buying property and any imaginary problem was due to upsetting the builder by not taking a softly softly approach and therefore offending cypriot sensibility.

What they were really saying was 'Please buy my house so I can get out of here'

Hi. We too used Mine Konat & had help from Iain Fraser of FraserMeridies. Had big problems with previous solicitor but Ms Konat sorted it all out. Highly recommended.
