Have you considered leasing a shop, on the main drag?

I,m sure there would be enough volunteers to chip in with the rent and provide a full time cover. WELL SHAFTED LTD or ROBBIN GITS & ASSOC

As for the shop - which estate agent could we trust ! and from what we hear from the TRNC, business is a little slow, lets hope so for the criminals

We could have a shared experience showroom



-With property specs, professional and glossy - naming the developers and the developments plus a special niche area for 'agents ' with useful info from the the poor buggers who have been ripped off.

We could offer coffee and have aircon, make it real, couple of full page ads in the local press, including the UK nationals.

what safeguards do you put in place to make sure that those naming rogues or advocating good guys arent people with an ulterior motive?



for example what checks are in place to make sure a builder or his/her friend doesnt just write something nice about themselves?



or perhaps a competitor can write something nasty about his biggest business threat?

We don't need safeguards as we have documented evidence on each and every case as we have a London legal team behind us now. Each and every story is told as it is. Giving GOOD GUYS names enables a prospective purchaser to have a lead on a builder/lawyer/estate agent (much like this forum) thus enabling them to find out further info and contact previous customers. We have named our Estate Agent and Builder due to the fact that we and numerous others have documented evidence that they did not act in good faith and that criminal activities may have taken place



Why are you so against pepole being warned at to what they may face ? Take the opening page it states;

Note the use of the word POSSIBLE PITFALLS that means you may encounter a problem, what wrong with bringing that to the attention of prospective purchasers ? How can you put safeguards in place? This remains the problem. Its never just been about "doing your homework" as some would say but it is also about luck to some extent. This is why people should fully support the work done by Victoria Loss and the HBPG because anyone with the ability to research the subject of buying in the TRNC knows that the law gives little protection to the purchasers and that there are many problems associated with buying in the TRNC. In which other countries would it be deemed acceptable to wait for 4 years for your title deeds when you have paid in full? Yet this has been acceptable practice. It is only by challenging such practice that things will change. Unfortunately those that have been in the http://www.ostrich club have allowed this situation to go on by not uniting and being a stronger player and shooting people down when they have tried to change things. The TRNC is a beautiful place to live and holiday and I would like it to prosper economically but with all the publicity (not just Aga they are a small number on the grand scale) the numbers investing were bound to fall. Its bad repuation already well in existence before Victoria Loss came on the scene. The only action available was to confront it head on and change it for the better. This also means that people have to share their good experiences with everyone as well. Its up to the purchaser to check to see if the source is reliable.

ITt's safer to buy a resale. With taxes paid.



The estate agents prefer to sell you new builds, its a higher commission hike, around 10%.( With agents like Mark & Hayran Unwin and the hard sell technique,they have tried to establish .) that can increase to around the 20% mark up as competition is tough and they promise the builder bulk sales for higher returns. like AGA Arapkoy,



If you purchased a property priced £130k they would take £26k - FACT ie 10% they would take as your inital deposit - thats why they push for the next stage payment., and pocket a further 10%. Then you are dumped and at the mercy of your builder, then they start the payment collection.

Hindsight, I think this is true and if you read most of the complaints coming from purchasers they nearly all centre around buying off plan and stage payments. Also there seems to be alot of complaints about the large developments suddenly hiking up annual maintenance fees.An increase of 133% was one that has recently come to light after only 1 year. Its a good idea on some of the smaller complexes to agree that a residents commitee will be set up after first or second year with the residents having control of who they decide to employ to do the maintenance and management. Unfortunately the big developers are a little reluctant to let this happen and many people are then left with these enormous increases and a shoddy service with little that can be done to address the issue.

I believe there are as many as 400 buyers at AGA Arapkoy lets estimate average price £100k that would lave mark & hayran Unwin , as SOLE AGENTS , with - initial deposits of @20 % agy commission - £800k - minimum.

Thats probviding you all paid at least 20%.



I believe the figure is nearer £1.2m
