My builder has gone AWOL.



We are negotiating with the landowners to transfer title so we can complete ourselves.

Can anybody give any advice on what happens if we deal with the landowners direct.



I want to know if we start from scratch again?



I am still waiting for my P TO P to come through. What happens if you want to add or remove someone onto the title deeds. Would this be possible or are we still under the same contract.



The property has been registered so how does one add/take someone off this?

Billy,

Please let me know if you have been told that your PTP has been agreed or not.

If not, you don't have any rights whatsoever!

Technically, it is illegal to pay or accept any deposits before PTP is granted.

I do hope that you find a solution for this scenario.

I'm not quite sure if I understand your question, but I know when I got divorced, we had to change our contract details, I had to get a new contract from the builder in my name only, and then re-apply for my PTP, so it was in my name only, and then when I get the deeds it will be in only my name. Our PTP had just come through, so had to start from scratch again.

I would call Marion at the home buyers pressure group, you will get the answer to most if not all your questions with her knowledge

Hi Bradus,



I believe it was from reading the law passed about real estate agents, the whole version of which can be accessed through Marian's HBPG website.



The PTP responses have been interesting and an eye opener. Makes you wonder why anyone proceeds without first having received their PTP???? I will collate and discuss in September after chatting to various people about it all. I know one thing, PTP should be changed from being for a specific property to one for a general search and then once a property has been found, qualified by the Land Registry whether or not it is without restrictions in respect of military zones. This would indeed cut the processing times to weeks and help the whole system work more efficiently. More on that later ...

Thanks message 7. I agree totally.......people must be mad to purchase without their PTP. However the Government seems hell bent on changing some of the things that don't necessarily need altering but appear to have no intention to change PTP and speed up the process.
