Please can anyone advise us about our current situation with our construction company .They are not in a position to issue full title deeds(outstanding final approval etc...) ....what they can issue is a share of the land on which our villa is built .Has anyone else been put in this position and if so what have you done ,we have our final payment to make and are unsure as to hand this over ,without full title available .We have asked our advocate and they have said take the share of the land document ,though someone else a local man has said it is not worth much .Any feedback would be appreciated .

Nothing wrong with a shared Kocan, it is normal here. Get it while you can, it gives you title and secures your property in your name.

It takes long time for the title to be issued. Take a share of the title; make sure that the land registry writes on it that there is an unfinished property on it.

You need to get 2 documents (Your lawyer should prepare them):

1. An option signed by all other co owners.

2. A site plan should be prepared ( preferably by the architect) and attached to a document certifying that the boundaries set by the builder are those accepted by all of you, all co owners should sigh.

You do not need to borrow alot,even 1 lira is enough.Debt is that debt at the end of the day.



I remember leaving £1 debt on my house/s so that bank would have to keep my title deeds in their security boxes for nothing. ......then again,that was in UK.
