Me again!



Just want to let you all know that work on the site is still going on. Apartments are having final finishing touches done with paint work inside and on the balconies.



You may find that once you are out here, you will have to deal with a few snagging issues but it is all worth while and needs individual attention to move things along.



There is not water and electricity on the site. So signing up to both shouldn't be a problem.



Have had a couple of issues with leaking water tanks on the roof but they have been dealt with.



We have had our aircon units fitted too. The one in the living room isn't in an ideal place but couldn't be fitted anywhere else.



If anyone would like me to take some pictures please let me know and I will do my best.

Gailforce,

My snagging is due to start next week so would be forever grateful if you could take some photos of Block 2 Apartments 5 & 6. The last photos I got from Unwins showed tht there were no worktops in the kitchens.

You say that there is "not" water & electricity on the site:should that read "now".I owe you a beer.

aircon in lounge is on exterior kitchen /diner wall near the breakfast bar.

and adjacent to the "kitchen door" tha leads to the balcony .



the compressor then sits on the balcony floor under the window ,a major complaint with phase 1 ers .



simply the size and weight of the unit it has to go there .

Hi All on Phase 2 ,



Just got an email from Fatma from Kavanlar asking for the last 2,000 pounds to be paid + 5% vat . I have pointed out to her that Ilker said the 2,000 is to be kept hold of until the deeds are availible + we still have no aircon fitted , pergola or barbecue on the roof + we need water in the pool . I f we all stick together on this it may carry more weight . I,m willing to pay the vat I think , but its a bit much asking for full payment when important things are not completed . What do you think .

the appartment are not ready to move into on phase2, there is a lot of touching up on the interior (digs and soforth) in spite of the painting,



we are not paying tax until the deed are ready to hand over

Fatma has now told me to hold on to the 2,000 until deeds are handed over + I have asked her for dates on pergola,bbq fitting + water in pool . I know they are waiting for final pool + comunal area approval but they must have a date . Ilker told me pool would be filled in 1 month 3 weeks ago .

Hi Kav, thank you for picking this up. Can the lounge aircon unit be fitted right up to the ceiling in the position you described ? If they are lower than the ceiling does it interfere with the use of the work top below it?

yes the unit inside is fitted high up to the ceiling ,and it is big internal u nit (24000btu) .

the compressor is not bulky really but because of the weight has to sit on the floor ,under the window sill .



the danger could be that phase1 ers complained about it .



i suppose if they did this to ilker and not themselves he may look to change it .



the unit is great for the room and in winter really takes that night time chill off .



summer we have all the windows open and air (and dust from phase2 ,lol) circulates quite nicely .





on the work top for kitchen ,depends on your view .



we have picked the breakfast bar up and moved it to the other wall in kitchen (next to entrance to kitchen off hall) ,it makes sense for us .



this makes the diner larger and the kitchen more galley which works for us .

Can anyone tell me if the apartments in phase 2 are open.What is the best way to make contact with Ilker to get access for measuring and snagging.Are his people (with keys) alaways on site.

Very grateful for any help as I have a lady travelling this week to snag,furnish and decorate my two apartments (numbers 5 & 6 in block 2).

Mackeral 05338451945 is Ilkers mobile if from uk 00 90 first. When I went over the apartments were open with the keys in the doors. If they are locked then on Phase three and four there are workers and generally they can help.

i just got back. because of the painting the doors were all open but no keys in locks. I would think that once work is finished they will be locked again but there should be keys about with workmen, The wiring was just being put in for electric meters and there were no water meters fitted (on our block anyway).

We are not sure about paying 5% vat direct to Kavanlar . We have been advised not do this until we receive a proper invoice for the total amount + a receipt upon payment . We dont feel happy sending almost 3,000 stg in response to an email from Fatma . What happened with this on Phase 1 + what are other phase 2'ers doing .

Yes phase 2 , no. 5 , block E . We moved in 14 July without aircon but as said before this is being fitted this week as we now have electricity . I would recommend that everyone gets to Kibtek asap to pay for their meter as it sometimes is a long wait + it seems as if they do now have meters on the Island again .

On the subject of APARTMENT NUMBERS , I personally think that the numbers that Kavanlar have put on our doors look temporary . Hence I have had made in England an engraved brass laminate number for our door , number is in black relief out of brass , size 5 x 5 ins approx . If anyone is interested I can get more made .

Thanks High Priest but I am still confused as my apartments are block 2 ,apartments 5 & 6.

There is no letter in the block !!!

Just had an e-mail from Fatma telling me that they cannot fit my air conditioners and I cannot get white goods fitted until the electricity and power is connected. So don'ty know how the snagging is going to get done.

The appt's are now A,B,C,D,E,F,G,H , so yours is block B + there is a 1ft sq silver letter at the front of each block . Sorry should have explained this .

I can understand aircon not being fitted as the builders electricity isn't powerfull enough or so they say . There shouldn't be a problem with fridge , cooker etc . If you can get builders electric , the mains switch is in the cupboard at the bottom of the stairs they should be able to deliver . They do need testing + so does the mains , I think I would prefer to be there or arrange for someone to supervise .

Geoff Walmsley who lives in Block E , no. 4 would do this for you + snag [ he was in the building trade for 40 years ] His no. is 00905338445074 , email marion.walmsley@yahoo.com Geoff + Marion are currently looking after our appt. + are a relly great couple from Yorkshire . The other thing you could do is wait until you get out there , its normally next day delivery + all the fitting is done by the supplier .

High Priest, get one for me as previously arranged. saga with electricity goes on and on. The clerk put the appt and the block the wring way round and although they have a copy of the contract I have to re-apply after getting a refund which can take up to a month. Exasperating or what? Trying to resolve but also trying not to lose patience.

Yes we were offered this when we were there , but £70 a month seemed alot to us . This may well have increased by now seeing electricity prices have just gone up alot .

You can sign up to this at Kibtek or the depot near the big fountain roundabout [ turn right coming from our end ] then you stick with it till they can fit a meter . That could be 1 month or anything up to 6 months .

They only offer you this option if you have paid for your Meter and then they find they have run out. Usually 2 weeks later !! We signed up, its 150yt now. Had it on for 10 days, really enjoying the aircon,then noticed one morning we had a meter in !!! Silent and crafty !!! just waiting now to see if they charge us a full 150yt on top of our leky bill.

Personally i would not go for the 150ytl per month option for electricity, unless you desperately need it to have aircon and white goods installed. They seem to only offer this once you have paided for your metre and are waiting for it to be fitted. Was speaking to a couple of people from phase 2 last week who took this option, to find out that a few days later their metres were fitted!! funny how they can find metres when they want too!! You then start paying through the metre.

We paid for our metre and were told it would be about 2 week, but ilker said that there are no metres again on the island, got someone checking on ours so will let you know how long it takes.

After visiting the belediyesi 4 times we eventually got our water metre fitted which was there the next day!! It cost 1300ytl + 82 building tax that you now have to pay. You can also pay for a tanker of water to be delivered whilst you are waiting for the metre, but we think it is best to get the water and electricity metres sorted as soon as you can, as the price seems to be increasing all the time ( especially the water )

If you need any advise on were to go, what you need to take and the best way to do this let me know, i'll be happy to help if i can.

In reply to you previous post about air con in lounge. In phase 2 the units are being fitted on the corner section of wall between the patio doors and the dining area window. The compressor is now being mounted up high off the patio, which makes sense as they do throw out a lot of heat and it also gives you more patio space. I think they are able to do this now because the units are smaller, and in phase 2 we have not got the space over the breakfast bar, as our apartments are smaller than phase 1.

Hi Hammers, thanks very much for aircon info for phase 2. For some reason I was just getting a bit stuck on that point for some reason. The new solution sounds much better given the reduced space. We have been told our aircon is going in this week so a little closer to a finish.

Our flight wasn't too bad, delayed 1 hour, and a bit of a mix up with the luggage this end!! arrived home a couple of hours late in the end.

I have just sent the final installment plus the 5% VAT via my solicitor so that I can get an invoice for it.

My partner Jean and I will be out there October half term, 25th - 1st November.

Hi

I am a little concerned about paying the 5% KDV to Kavanlar on possession as opposed to when receiving the deeds (kocan). I am not sure about the legality of this and there has been debate on other BB's about whether the regulation they are quoting to support this actually applies to property.



Not only does it remove the incentive for the builder to issue the kocan but the money sits in the builder's bank account until they pay it to the government. If they choose not to, you are still liable for the KDV despite having a receipt for the money from the builder. Some builders have gone bust with purchasers' money and they have still had to pay the KDV.



I am not suggesting this is the case with Kavanlar who are a reputable company but this 5% KDV will not be paid to the Tax Office until kocans are issued.



Also, don't forget that when you do receive the kocan you are responsible for a further 6% stamp duty (or the option of a one time payment of 3% on a property purchase) and a nominal payment to Alsancak Beledeysi.

I asked Ilker if the Kocans are ready and he said when you have the PTP approved then he will hand over the Kocans , he told me to talk to my solicitor .

my Solicitor said they are still waiting for my PTP to come through .

I have handed over 50000 pounds so i was not really worried about the KDV , whether it sits in their bank account or not i wanted to pay it . I know what your saying about an incentive to keep them on their toes , but at the end of the day they have your 50000 pounds and you have their 2500 pounds who is the richer?

I have my PTP and I have contacted my solicitor about acquiring a kocan. As I said, we are incredibly fortunate that Kavanlar are a reputable company with a high standard of finish and delivery.



I for one, thank my lucky stars that I chose to buy with them and not another well known company that now appear to have raised mortgages on property they have sold. I won't name names on this board but they are still advertising properties.

I read somewhere else because the land the apartment was built on has many owners the deed need to be split so maybe not until the all the money has been paid by all the buyers will the Kocans be released.



I suppose its just a case of sit back and wait patiently.

i have my ptp ,i have also been awaiting since februaury to complete the transaction and its not ready to complete .



last week i was again ready to complete ,but again others were not .



the land (certainly for 1 ) is allready parcellised ,so what can be the hold up ?

Hello Duncan and Lynn, we will be ( we hope) in Block 9. We should be in the apartment on the right at the top of the stairs, not sure how they number them. That block was actually reorientated from the original plan and we were buying apartment 5 initially but then Ilker offered us the apartment on the

" outside" if you understand me, which I think is number 6

We bought through Select Estates and they have promised to send photos of the apartment, in the next 48 hours. If you have the necessary equipment and expertise and the time and inclination to have a look at the apartment for us and maybe send us a couple of photos we would really appreciate it. We are block 9 no 4, below Mr Cooper, and like yourselves also from Lancashie (Rochdale). Between us three we represent half the owners of block 9. Any idea who the other three are? Although last time we were out in May one of the ground floor apartments was still up for sale.



Can't wait for Sept 13th, especially with the miserable weather in the UK, to get on sorting no 4 out, getting it cleaned and meters installed. We are back home on Oct 1st so hopefully next time we are out Oct 29th we should be able to move in.

The block that changed position is 5 [ now block E ] We are no 5 [ block E ]+ have already moved in + are out again 30 Sept for 3 weeks . Alot of the stuff for apt 6 block 5 [ E ] ie opposite our door like kitchen carcasses etc had your name on ; Mr . Gittins . So unless you have changed again I think you are opposite us . It will say the address of the apt you have bought on your contract .

We only have pictures of ours + comunal stuff that Lemtich kindly posted on previos boards , if you look back you should be able to find them .

We were last out 20 July + the apt opposite ours seemed ready if it is yours .

Morning all, |Thanks for the welcome Gemma. Just received some photos of our apartment from the estate agent. Everything looks good. I had asked when we would get the keys and was told that Ilker has said we get keys once the final payment, the VAT and "the transformer fee" are paid!

Have paid the first two already. Does anyone know what the transformer fee is? does he mean the electricity meters?

Hi Steve,We paid £1000 to Kavanlar last year towards a communial generator but was told by ilker later that they are no longer having one because power cuts are now much less frequent so we just deducted this from our next stage payment.maybe this is what they are refering to.

Now for something different. I am just reviewing 'A Quick Guide to Customs & Etiquette in Turkey' for the publishers Kuperard. Having spent some time living on the Turkish mainland I didn't expect to find too much I was not familiar with but I keep discovering little gems so I thought I might share this one with all you apartment dwellers.



You neighbour might well give you a plate food to welcome you to your apartment which you are obliged to accept. When you return the plate you are expected to fill it with some food of your own as a reciprocal gift.



I am reminded too of a paticular characteristics of the Turks and of the Greeks too. They get like to please and get pleasure in telling whart you would like to hear. This applies very much to Ilker. If you phrase your question 'Will our apartment be ready soon' then you will get an answer of 'yes, very soon'. I think that not understanding Turkish attitudes explains why some people may not get on as well with Ilker as others. I am firmly in the pro-Ilker camp and have always found him helpful and easy to get on with.

I have had an reply from Select Estates saying that the installation of a transformer/ generator is common practice and a "must have" in Cyprus. However, as Cooper says, he has been told, by Ilker that there will not be one intalled at Alsancak. Has anyone else paid or been asked to pay the £1000 fee?

I have emailed my solicitor for further info.

the transformer was to originally be installed 2 years ago (possibly more ?)on phase1 and share between phase 2 etc .



its was decided then its wasnt going ahead because of lack of interest ,cost of idea and fitting (think it was servicing 86 appts at 1k each) and then the fact the government has dramatically improved the infrastructure at kibtek ,making power cuts less often.

Thanks Kavenkoy, I was aware, 2 yrs ago when i first looked at the site, that paying for a transformer was a possibility. It does seem as though it might be a case of left hand not knowing what right hand is doing!

I will see what my solicitor and the estate agent come up with.

Hi all, we were asked if we wanted to contribute to a Run Quiet generator in 06 too like others as an extra to cover emergency supply only. We are told that if all Kav II ers signed up it was to be approx £1000 each. They couldnt get enough support so it was not pursued. We were up for it but didnt pay as agreement for it never arrived.



The mains supply transformers are another question completely - not sure we all have the same contract but if it helps ours does state that it is 100% the builders cost to get supply of water and electricity (this would include all step down/control equipment like tranformers/mains fuses etc ) into the apartment block and 100% our cost to arrange connection to our own apartment by meter installation from utility suppliers.

I emailed my solicitor yesterday asking for info on this transformer question. She quoted the contract which said, as the above post, that it is the vendors responsibility to install transformers etc. However, she said I could either pay the £1000 and then claim it back afterwards, or I could simply refuse to pay it. Whichever way, it seems it would then be very difficult to actually get the money back, or to get the keys if i didn't pay!

I have emailed Ilker to try to get some clarification from him.

Hi All,



Got back last Saturday. Apartment complete and both water and Electric meters installed.

I had also originaly sent £1000 to Ilker for the Generator but deducted this from one of the stage payments when I found out that it was not going ahead.

Ilker was very responsive when it came to sorting out the snagging so no complaints there.

It cost 975ytl to have Electricity meter installed and several visits to the power station.

To have the water meter installed the cost was 1300ytl + you have to pay another 160ytl for the council tax which no one told us about when we went to pay the for the meter and then was wondering why it had`nt been installed.



The site it looking good and I think they were installing the pump for the swimming Pool when we were leaving.

With a lot of luck it might be ready for those that are going out in October but my guess is it won`t be until next year.

We were asked for £1,000 for a generator about a year ago + expressed that seemed far too expensive , a generator that costs more than an apartment ! We said that we were prepared to put up with any power cuts as they could be quite romantic , so didn,t pay . This has never been mentioned since .

We have asked for our Pergola + BBQ to be in situ when we next come out 30 Sept Fatma has said final approval of the site is iminent + these will go up as soon as this is given . I think if all people who own top floors email Kavanlar [Fatma] about this , it will happen sooner . Also I believe it would be good if all who are visiting during the next couple of months emailed her requesting for the pool to be finished + filled making our hols more enjoyable . We have + if you don't ask , you don't get Here,s fingers crossed .

We have also bought on Phase 4, we were out there last week. Our block is 2A, penthouse 6. Block A3 and A4 brickwork seems to be complete, not sure about A1. Our brickwork is nearly complete. No plasterwork in any of the blocks, hope that helps a little bit.

Good morning from a very hot Cyprus. We have checked round for you--- No Aircon at all but all your White goods are in. Flushed the loo,s for you====== Will take some disinfectant over later !!!! There are lots of bits and pieces in the pool pump room but dont know if its complete. Pool looks as if its ready for its acid clean-- but hey ho who knows.
