I have an apartment bought pre;build, cost £50,000 2008, good sight Kavanlar Alsancak has it made any money? Are they selling? Is it better to hold on? if Turkey joins Europe will it affect TRNC? Thanking you Gill

You will get from the above answers that the market is somewhat stagnant in NC at the moment. Firstly, what phase of Kavanlar did you buy on, phase 1 or the considerably smaller other phases? In 2008 a Phase 1 apartment was sold for about £80,000, but the market has plunged a bit since then and the reality is you property is probably worth much less than you paid for it. You will see periodically on this board another Phase 1 owner trying to sell his/her fully furnished place for £75,000 but it seems to be dragging on for them.



The best advice is to enjoy your place - you've got a lot for 50 grand, but it isn't a great financial investment right now.



As for Turkey joining EU; if it happens tomorrow it wont directly effect NC as the EU see Cyprus as 1 island and are demanding unity as a solution. For me the solution to the Cyprus problem was achieved by the Turkish Military in 1974 and in a dreamworld we should hope for recognition of that

I guess its not on site1 (dates you bought 2008) ?.Is it rented out now ?if its investment return you are looking for then why not rent through proper agent and take money for 2 years or so ,then sell when market rises .



I know you will get money back now if you wished to sell ,but if its prices to sell.Finished with PTP and kocan (which are available ) you would get all your fees back .

Agree with Kav i think you would have little trouble in getting back at least what you payed even in the present climate, i say this because Kavanlar are in my opinion one of the best developers in the TRNC who do follow their obligations through and if its on either phase 1 or 2 then kocans are available to transfer if you have received your PTP.

on average most lotto nos are 3 odd 3 even.pick nos 25 and below,or 26 and above.most lotto winning nos are relative ,ie 26...46 or 10... 20 or 1......21.pick 7 nos and do any 6 from 7. cost £7.

if there is group of you,do 7 different nos,any 6 from 7,and do all 49 nos.....7* 7 =£49............................. this time next year!

tell it how it is, nowts selling , more appartments on the market than you can shake a stick at, due to crap builds, crooked builders, and bent solicitors. The good point Cavinlar are known for a quality job even if they did skimp on everything after the phase one build, the bad point most of the flats are rented to locals and the place is like a squater camp. Hang onto it for another 7 years and you may make a buck.

None of the Kavanlar phases in Alsancak look like squatter camps. Phase 2 is particularly well cared for with residents who keep a watchful eye on things. A don't know where Dixie is looking.

Kavanlar Phase one when comlpeted looked really good, then they built phase 2 behind now 3 and 4 side by side. In my opinion they have crammed too many blocks together and may as well be called Kavanlar Apartments

Jimmyboy is spot on the phases after 1 are too cramped; I went to MEP's office in Phase 2 one quietish morning and got speaking to some other residents and our conversation echoed because the buildings were so huddled together, but no way do they look like squatter camps.

I do not own on T/B it is family. But to answer your question no bites yet, but they are not now to concerned about selling as the rubbish management company has moved on, so it is much more pleasent atmosphere now.

Price is definitely the key !

Too many people are wanting to recover at least what they paid for their properties but unfortunately this is unrealistic...particularly for anyone who bought in the last 3 or 4 years.



Did your neighbours achieve their original purchase price?

Our sale took 6 weeks received the money in the bank this morning, thank you very much.No Agents used a reliable Solicitor, Naiomi Memmhet.

Cronos If people aren't to greedy they should get their initial layout and a bit to boot.This is the second property I have sold 1 Villa purchased in 2004 sold in 2008 and an apartment in 2006 just sold not disappointed with the return on either.If you bought hoping to make a massive profit wrong place wrong time.Living back in the UK and loving it.

Some people wanted to buy and sell in a short space of time and get rich quick....it hasn't happened !

People who are serious about selling need to try and forget what they paid and just concentrate on pitching it at a price that the market will stand.

Deeds are meaningless really, sorry if its not whot you want to hear but untill things get sorted deeds mean zilch, and pipie the new lot on tqb are no better than the last lot sorry to burst ur bubble again, in fact if it ware not for whot they planted the place would not be looking too good, yeah we all know you didnt like them but thats you, but other owners think different.

Some property is selling here but most of whot is selling, is selling at break even exmp. the price paid, but not taking into account all the extras paid in the years in between buying and now, and if some have made a profit then they are the lucky ones.
