I'd like to guage how many people are actually in the process of buying a property in TRNC at the moment, just out of interest.



There is a current post regarding falling numbers of tourists, but would like to gauge how many are actually buying.



I would only want to know if you Haven't taken possession yet.

No 7 - expecting handover this summer - do be aware that a significant number of buyers are of retirement age and are not the most computer literate - I can think of two already - a friend who's just moved into his villa in Lapta and another here in UK who has also purchased off plan in Bahceli....this group may not necessarily use these sites

Read this forum for months but didn't like recent topics. Good to see something positive.



Must respond - we are also buying at Crystal Bay View (next block to Suntanman) and can only confirm all previous comments about this site on other threads. The build and finish are excellent, the location divine (twixt blue sea and green mountains) and near up and coming projects. Ready sooner than expected.



Been out there twice to inspect and were highly delighted. The whole area has a lot of potential. Can't wait for the handover.

Hi Pilgrim,

I have dealt with Diane from NCI, for the marina development Crystal bay phase 2, this will be constructed on the beach side of the road, close to eaglesnest. i am awaiting site and floor plans, i am led to believe there are 60 apartments in total, with pool, gym, restaurant, if you like i can email details to you once recieved i do have arieal shots of the plot, and artist impression of the finished construction.

Apartment at Turtle Bay Village - Due to take possession on 8th August. Builder Savyon Limited - everything about them and the development has been excellent. Used Naomi Mehmet (lawyer) too - everything but praise for her and her team. They have got back to me within the stated 48 hours.



Good luck everyone - hope you enjoy TRNC as much as we hope too.

We've bought 3 places in North Cyprus.



A 4 bed villa in Bellapais/Ozankoy. The property was completed 6 months early by our builder, Mustafa Otcuoglu. He owns the Altinkaya Resort and Altinkaya Fish Resturant. Water and electric were all connected with no major issues. He has also done an excellent job on sorting out the minor snagging problems in the past few weeks during our first stay in the place.



Secondly, a 3 bed apartment built by Seaterra in Esentepe - completed on time and with no major issues. Thirdly, a 3 bed villa near the beach at Bahceli built by Evergreen with communal facilities. The Bahceli development is a little behind schedule but I believe it will be good when finished.



I think North Cyprus is totally charming. The people are friendly and hospitable. The landscape and scenery are fabulous. The quality of food, fresh fruit and vegetables is better than anywhere else I've been. The pace of life is something all of us want to enjoy and savour. The culture and history are undeniable.



Yes, there are infrastructure, economic and political problems. These are being sorted out and it will take some time. In the meantime, fit in with the differences and enjoy your visit to North Cyprus. If you haven't been come and make your own judgement.

How did you manage to buy 3 properties in NC as I thought the law,rules and regs said that you can only purchase 1 property per person ???

or per family name (i.e surname/household)

Davidoff that's not correct.



A husband and wife can only purchase one property. Your sons or daughters (over 18) may each also purchase their own properties. In our case we have one property in the name of me and my wife, one in the name of my son and one in the name of my business partner.



We are not yet resident but will be in about 4 years time.

Do not wish to be "Miss Doom and Gloom" but its quite worrying that we are recommending builders and solicitors when in truth many of us have not finalised our transactions or had the opportunity to truely assess the build quality. You can only do this when you have occupied the property for some time and got your PTP and Kocan. Just heard from someone who initially recommended a builder/solicitor who has now done a complete u turn now that they have completed the build. As with most problem builds in the TRNC its not until the finish that most problems are identifed. It is easy to get carried away with the excitement of owning a beautiful holiday home and all those lovely happy holidays to look forward to but we still need to tread cautiously and not recommend until we are 100% sure.

My original post here was to try gauge the number of people, who were actually in the process of buying, not if they were happy or otherwise.



Just to get a feel for numbers. I posted another thread the same day to ask who was happy with their purchase's and that was intended for people who had actually finished the process and had moved in.



I think that many people can be premiture in thinking they have or are having a good smooth process, but until you actually get the keys, have the Kocan and have the Water & Electricaty connected.......you don't really know.

We are buying at Thalassa Beach and are happy with all services so far although a long way off from completion date. I read with interest some of the comments re build issues etc - has no-one on this forum ever purchased a brand new home in the UK !!!! - I did and never again - Persimmon homes are named and shamed by me - please never let them build in NC or the problems will really escalate.

Bought a lovely apartment in Girne 3 years ago, recently sold up and moved out to Esentepe (love it, love it, love it!) I work in tourism and although numbers are low, a large percentage of my guests are inspecting their propertys' progress. Very interesting mix of people that have bought for different reasons, some for investment, some as holiday homes, but quite alot of families this year looking to move here full time.

bradus hit the nail on the head!!!!

once you get past all the dodgy builders and dodgy agents you are left with all the good builders and straight agents but cyprus's builders biggest problem is their snagging and second fixing but it shows you how good a builder is how quick they sort your problems out, my personal view is you get this problem a lot more with these big complexes when they just whack these properties up quick time and dont bother about nothing else.

i was quite luckey my two apartments ive got in central kyrenia and famagusta

and one villa im in process of buying in esentepe were built when i was there

also the land i have got in catalkoy which i hope to start building begin of year

im using my own builders that i have employed so no worries there

so all in all people are still buying but supply is outstriping demand so it is a buyers market at the moment thats where n cyprus has to be carefull because the same problem happened to the other place i live thru out the year marmaris turkey and now there is a whole load of empty places with no one living in them

You are right ukturk. They need to be careful about not over building. Didn't the government call a halt to any new buildings not so long ago. Did I hear this incorrectly? If not have they started to issue a limited number of new build permits again?

hi sj im from wales, it's all a bit daunting buying abroad especially when you read all the horror stories. I have only paid a deposit of 1,000 gbp so far and am still not 100% if to go ahead or look into it a bit more, but the more you look the worse it gets.

and welcome to the forum, i know what you mean by being daunting but belive you me you have nothing to fear as long as you do your homework and you dont rush in to anything that you are not 100% sure of the best bet is to keep to this forum for any help or ideas, and try not be so paranoid there are horror stories wherever you go look at spain loads of expats look like losing their home under the new law coming into power

if you have any sort of questions or need any help please dont hesitate in posting me or any other of the member on this forum most of us know what we are talking about!!!!

Don't go with the rcommended lawyer if he represents the builder/estate agent as well. Find your own independent lawyer. There are many recommendation on this site.

Hi nicky , i'm from swansea . and we have a villa in the bogaz area. but i would echo what bradus says . you will need to find out what the total build would cost from your builder ,and ask them to break it down for you so that you know exactly whats included. and of course negotiate for what is not in the package, we bought ours about 4yrs ago and we had allsorts thrown in at no extra cost dont forget it's abuyers market at present so you are in good position

Karysiaka is about as far west of Girne as you can get before it goes into open countryside. Past Lapta, that way.

We are excited, but nervous also. As I mentioned on another post, I received uptodate (allegedly) photographs of the current stage of the villa. However, I did not recognise it as my development. I have subsequently heard via this and another forum that my builders Boyut construction went bust last August. That is the reason I am flying out on Wednesday

We have just taken over our villa at Tatlisu Levent Village some people call them the Sugercube villas because of the shape. After hearing all the horror stories I cant believe how smoothly the whole process went. The quality of the finish is very good and there appears to be very little in the way of snagging, I can give a big thumbs up to Levent and the site agent who is a diamond.

we too have purchased a 3 bed villa built by Fahri Octuoglu in Lower Bellapais

we saw the shell last March and we were given the keys in January 2008 3 months ahead of schedule, it is absolutely beautiful, we are out again in march to furnish and stay in it for a couple of weeks, and will be retiring there in a couple of years, well impressed to say the least,

Hi, Bought from Bulobolugh Construction builder, a villa in Alsancak in May 2006

should have been completed Jan 2007, then told August 2007 villa was completed came over; not finished then promised 3rd October 2007; came over again, still not finished, have now been given 31st Jan, still waiting to hear from builder, trying to get photos or information from builder and Lawyer very hard work, Wish we had purchased a resale with water and electric and snagging all done. Have now got a surveyer to see where were up to and to do snagging on our behalf.

Like to hear from anyone else that has bought from this company.

How are you, surveyer called on Friday and were waiting for his

report, Phoned estate agent on Friday 1st been told villa is complete just a few

small jobs to finish off, but apparantly still no water and electric connected.

As Martin has said compensation clause is very difficult to implement

could take a long time, We have got compensation clause in our contract but

decided not to implement this , have negotiated some extras with builder

instead. My advice would be keep in contact with estate agent, builder. and

Lawyer as much as you can. My personal advice would be to get a survey

done on your property when build is finished, our surveyer has done a great job for us. Graham.

I ended up paying £1000 to have my new apartment connected to the electricity meter. Just another of those NC shocks from the 'oh everyone knows you have to pay extra to get connected' bin. It also pays to check you have the right meter for your apartment/villa. Reason I say that is because I couldn't understand why my water bills were so high when I was not there. Turned out that the builder had given the water company wrong meter details and I was paying the bills of the full time TC family next door.

My main advice would be to take your time. It is a buyers market out there, so you have almost all the time in the world to make the right decision.



We went out originally looking at apartments and soon got the bug, as I'm sure you will fall in love with the place, as most people do.



So depends what you are looking for, Private Villa, Apartment etc.



Make a few appointments with some good Estate Agents, go through their books at what you think is what you want and get them to take you to all different parts of the coastline you think you might want to live in. They will pick you up from your accommodation, so you won't have to drive yourself(you probably wouldn't find some of the developements on your own anyway)



We originally thought we wanted an Apartment in Tatlisu in the East and ended up buying a Villa in Lapta in the west, so you need to look around.



I would say don't even think of making a decision on a property during your visit. If you do see something you like, go home. Think long and hard, then think again, then if you are still convinced, go out again for another week and do it all again. Yes go back to the one's you like, but try some more, there are plenty to choose from.



We went out twice, both times we thought we knew what we wanted and then ended up with something different. We did not sign on the dotted line whilst we were there, either time, infact it was 6 months after returning the second time that we finally signed up.



Hope this help, maybe a little long, well actually I could probably write a short book on it.

I can only reinforce what MC advises. It is all too easy to be ripped off by the smooth talking estate agents/builders. If you want to move out, then rent first, there is plenty about and then take your time before buying, get advice from people living in the TRNC, decide on the area that suits you and your lifestyle.

Hi shogs , welcome to the forum , take the time to read all the posts , it will give you some idea of peoples experiences , i bought off plan 6yrs ago with no problems and have been enjoying our villa for past 4yrs . in my opinion it is a safe investment buying in nc , but you really need to do your homework , research , research , research , you cannot do enough , draw on peoples experiences good and bad and then you can make an informed choice

To repeat earlier posts I would now buy a completed property, not off plan which I have done in 2005 and it is not finished yet..

As someone says it is a buyers market at the moment in TRNC so read the posts and see all the extra costs involved which are included in the price of a finished property. Like they say what you see is what you get when it is complete. No shocks when it is eventually time to complete and pay all the charges.No need to contemplate legal action which will last for years.

This is probably a little late for you, but just down the road to you on the same side of the road, towards Lapta is a new bar called JK's.



We were there this week, good people in there and if you like English sport, then they have it all on in there.



It's just a the entrance to the Hotel Sempati turnoff.

hi all, as this is quite an old thread, rejuvenated, it would be interesting to have an up-date from those people who had almost completed at the start of it. Did it turn out right, in the end?

We have brought a villa on the outskirts of Lapta, one of 4 in a grove, to the right of the village, almost inline with the flags on the side of the mountain. Anyone else around there?

Bought 3 bed Penthouse in Tatlisu, near proposed marina in Jan07 ,completed May08, moving in slowly furnishing from a distance. Everything went well, good solicitor and good builder (Boray). Only small problem was a telegraph pole about 3 mtrs from one of the rear balconies, will eventually be moved im told.

I have had a call from Cyprus Star regarding the TV programme and the petition to amend the SP Law. Marian Stokes is appearing tonight on their programme and I will appear next week. At the bottom of Marian's interview this week they will add a section about the petition and calling for more signatures before the petition is presented to the government next week. But currently there are only 846 names, which to put it bluntly, is a very poor show considering this affects thousands of buyers past and future because there is no law to rely on which compels the vendor to transfer the title deeds to you. WE NEED AS MANY SIGNATURES AS POSSIBLE BY THE MIDDLE OF NEXT WEEK IF WE ARE TO SHOW THE GOVERNMENT THAT THIS IS A BIG PROBLEM FOR BUYERS!!!!!!! For the thousands of people without title deeds; please sign. For the few that do have title deeds; please sign to make the system better for everyone.

We are waiting for our place at Esentepe along

with my work coleague Dave(The cat). I have had my doubts but as I know your place is well in advance of ours and you are really on top of things with regards build quality etc, then your comments really give me a little piece of mind.
