| Can anyone post positive feedback regarding apartment complexes e.g did the developer , deliver , are you happy with aftercare and maintenence ? how long has complex been up and running . |

| Although I did not buy pesonally, I have heard nothing but positive feedback regarding Boray Developments in both Lapta and Kucuk Erenkoy. They are all completed in the last 10 months or so, inhabited and running as you would expect, I think they have run into the electric meter allocation problem as other developers, but on the whole my friends are more than happy. |

| Hi Pipie, Could I just ask that people responding to your request have fully completed before making any recommendations. I know of many incidents when recommendations have been made at an early stage of the development only for things to turn very sour in the final and most important stages. I don't wish to come across as a doom and gloom merchant but you have only to search this forum to come across examples of people who initially sang the praises of their developer/solicitor/estate agent only to have their fingers burnt after handing over the bulk of their hard earned money. These are probably a minority but I would not want anyone else to swell their numbers. I must say that in my own case I have had a very positive experience so far with a fantastic builder and a competent advocate. However although we have taken possession of our apartment on time and it has been built to an excellent standard I would not put my neck on the block and actually recommend anyone at this stage until such time as I have received my PTP and title deeds in my name. |

| Medveiw sunrise is beutiful and completed. It is well maintained, many good positive reveiws, but ongoing maintenance charges are high. approx 3/4years old. |

| Sorry should have mentioned that as far as I am aware and I think i would know if different, that ALL purchasers of Borays Lemon Grove Lapta and Seaside Apartments Kucuk Erenkoy have completed in full bar receiving electric meters and title deed which as we are all aware is out of the developers hands and is an issue to be taken up with the present governments agencies that serve these area of discrepency. So contrary to bradus thoughts the answer to Pipie's thread regarding positive feedback on completed developments i.e within the boundaries of the contract signed by both parties, is that the above paragraph serves to prove that yes there is positive feedback on a developer in the TRNC. |

| I have also heard complimentary reports regarding Boray Developments.They seem to be highly recommended. They also have some good designs on their villas and apartments. However Aslan, I would argue that the problem of title deeds is not altogether out of the developers hands as unfortunately some unscrupulous ones have used them as bargaining chips on completion to extract more money from purchasers.Totally agree that this is an area where the law needs amending. |

| Yes Bradus you are correct regarding certain developers that we can name and shame of board who use title deed as a way of retrieving funds to pay the developers capital gains tax, which is also illegal. But it is also good for this board to hear of good developers who are Cypriot and have the reputation and honour of their family name to think about that have provided an excellent service to their clients and look at North Cyprus the development industry and money making in the long term and not like some of their fellow countrymen whose lack of vision has jeopardised the future of the island. I guess from other threads the names of the Cypriot developers who have shamed their family name and their home country can be viewed. |

| Pipie, You have two similar threads going at the moment, so I'll put what I have to say on this one. We signed contracts end of May 2006 with Evergreen Developments for an apartment on Crystal Bay View in Bahceli. There have been one or two hiccups on route but, took posession on 02 May this year. Evergreen have delivered as per contract and the finished product is excellent. We have received confirmation within the last few days that our PTP has been granted and are now in the process of transfering title deeds to our names. Maintenance is controlled by Lynx, who are doing a sterling job and have got the finishing touches in motion and also sorted out a few problems with the pool and jacuzzi. When I read posts from other members who are not as fortunate with their purchase, it makes me feel very luck indeed. |

| Hi Pilgrim, I agree with you that Sunrise Beach Club is a beautifull site and is well kept. it is a great pity that unsuspecting Medview purchasers are shown this site and think that is what they are going to get when they purchase on other Medview developments. They certainly don't get anything like Sunrise but still pay the same high service charges. Suntanman It is good to hear that you are going to get your title deeds and that your ptp has come through, we applied in June 2006 so maybe we won't have to wait too long now. The Butlers wife |

| Can I also add the Sweet Homes site in Bahcelli - our apartment was delivered ahead of schedule and we took possession last December. The apartment is fantastic and the views stunning so we are very pleased - we have applied for PTP in February so this has not yet come through. Overall really pleased that we took the gamble to purchase in TRNC. Coming out next week for 3 weeks hols and we cannot wait... |

| We moved into Turtle bay one year ago, as the complex was in its infancy, there was no planting done, they were continually digging up and relaying pipes etc, a common occurence hear on the island but we paid our maintenance as we were living here and we have been hit with hike after hike, and more money required for this and that, but despite it all we like the place and it is slowly getting better, we have problems with people leaving out bin bags of rubbish and the dogs/cats/birds ripping them open, it tends to take away from the look of the place specially as we have got bins from the council to be used. we also have a workers encampment right in the middle of the complex which dont add to its character, but hey ho thats life and the complex might just be finished fully by late next year 2009. Also many people are currently getting income from letting out there propertys here so in the eyes of most and probably legally it would tend to suggest that the complex was handed over as complete, and now what is happening is classed as ongoing maintenance, but we love cyprus so have had to adapt to life here.
